Top Design Trends for 2017 as the nation’s most creative and inventive builders, remodelers, architects, developers, and interior designers. Among a wide variety of award-winning homes, several design trends are evident and will be sure to gain the attention of those who might soon be buying, selling or remodeling a home. Some of these trends include: Modern farmhouse. Demand continues to rise for farmhouse sinks, repurposed wood siding for interior design details and barn doors customized for a more contemporary feel that incorporates glass, white tints and metal hardware. White on white. A long-standing trend remains intact, featuring a clean combo of white on white, most notably in kitchens. Shiplap inside and out. Horizontal shiplap – or long, overlapping panels of wood – is an increasingly popular choice for exteriors and is also featured in entryways, stairwells and living rooms.

Some designs featured a unique spin by adjusting the width of the boards to create a more customized feel. Repurposed space. Designers are increasingly utilizing the space under staircases for more than just storage. These areas are great for installing bookshelves, displaying art or creating a nook for pets. Some builders are incorporating an entire bar under the living room stairs.

Natural wood beams. From remodels to new homes, wood beams left in their original state add a natural touch and create a focal point in interiors. Natural wood ceilings add warmth and can be used in either traditional or more contemporary designs. Prominent wine storage. Many new kitchens today include floor-to-ceiling wine storage with customized wine racks, glass doors and display lighting. Big showers and tubs. Showers keep getting bigger and free-standing tubs have become increasingly luxurious. Walk-in showers with wall-to-wall glass are the most sought after. Metal roofs. Stairs can sometimes become a problem, but moving the master bedroom and the laundry room to the ground floor can be part of a solution. Doing so can give home owners many more years in the home they love without a sense of urgency to move to a one-story home. Expand Your Space Depending on the age of your home, you may find that, for example, your master bedroom or bath is too small for comfort. Look for opportunities to expand those rooms into adjacent, unused or underutilized spaces. A remodeling professional...a licensed general contractor... is the best person to help you determine what your options are to build your dream master bathroom or bedroom. They can also help you find ways to create a more open floorplan that is easier to navigate for those with mobility concerns. Incorporating these changes will not only create a home that suits a

changing lifestyle, they also may increase the value of your home when you eventually decide it’s time to sell. Several Greensboro Builders Association members have earned the National Association of Home Builders’ Certified Aging-in-Place Specialist (CAPS) designation which provides training on how to build or renovate a home so that the occupants can live in the home safely, independently and comfortably, regardless of their age. Universal Design In new construction, universal design enhances traditional design by incorporating elements that offer comfort, convenience and ease of use. By implementing universal design features in your home, it allows your home to be safe for all ages and for those with various accessibility needs. Many of today’s new homes are incorporating universal design features. Multigenerational families and first-time home owners alike will appreciate the often simple and inexpensive changes that make homes livable for all household members, regardless of age or ability as well as accessible for visitors that have mobility challenges.

Make Your House a Home for a Lifetime Here are some of the more common universal design features that are incorporated into new construction and aging-in-place remodels: • No-step entry. Build a step-less entry that will increase access and convenience without comprising aesthetics. • One-story living. Many new homes are incorporating a bedroom and full bath on the main level which is barrier-free. • Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house. • Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room. • Open and accessible floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn and increase mobility. • Kitchens designed with multi-level counters; accessible storage and easy access appliances. • Floors and bathtubs with non-slip surfaces. They’re not just for people who are frail. The same goes for handrails on steps and grab bars in bathrooms…as well as comfort height toilets. • Thresholds that are flush with the floor. They make it easy for a wheelchair to get through a doorway and also keep others from tripping. • Good lighting helps people with poor vision. And it helps everyone else see better, too. • Lever door handles and rocker light switches are great for people with poor hand strength. But others like them too. Try using these devices when your arms are full of packages. You’ll never go back to knobs or standard switches. Careers in Constructionâ&#x20AC;Ś Building the American Dream Building Trades Offer Great Career Path Builders and trade contractors are seeking skilled workers to help build the American Dream. A home builder relies on a number of highly trained workers to get the job done right. This includes dozens of skilled artisans and professionals, including carpenters, architects, engineers, project managers, plumbers, electricians, painters, and landscapers.

s the housing and remodeling industry rebounds from the Great Recession, labor challenges remain a top concern for industry professionals. Delays in construction are becoming more common due to the high demand for skilled labor within our market. During the recession, many skilled trade professionals left the home building industry to pursue employment opportunities in other sectors. Recent surveys show that not nearly enough of them have returned even though the housing marketing has improved considerably. In addition, more than one-sixth of the industryâ&#x20AC;&#x2122;s workforce will retire within the next decade. According to the latest Bureau of Labor Statistics data and analysis by the National Association of Home Builders (NAHB), there were more than 138,000 open construction sector jobs. An NAHB survey of home builders across the country further illustrates the depth of this problem. Six in 10 of those surveyed experienced delays in completing projects on time, 18 percent had to turn down some projects and 9 percent lost or cancelled sales because they had too few workers to complete their homes. When builders are unable to schedule trades on time, it means that buyers are unable to move into their home on time. These delays and production logjams are creating additional costs of building homes thus making housing more expensive for consumers.

On average, 22 different trade contractors are used to build a single family home. This means there is ample opportunity for motivated students and adults seeking a rewarding career path. Residential construction workers consistently express high job satisfaction. And average salaries remain competitive with other industries in our area. The residential construction industry is one of the few sectors where demand for new workers is consistently rising. In North Carolina, the demand for residential construction employment experienced more than 20% growth in the past two years. Greensboro and Guilford County are very fortunate to have a variety of training programs in place within our high schools and secondary schools. Students can start in high school and continue training at technical schools, community colleges, registered apprenticeship or industry training programs. At a time when countless college graduates are finding they are underemployed and saddled with crushing student debt, it is time for educators, counselors, parents and student to reexamine the widely held belief that a college degree represents the only road to success. To meet the housing needs of a growing population, attitudes must change. Learning a skill and mastering a trade within the building industry can offer satisfying and rewarding career paths and financial gain.

The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes. Raising Roofs…Builders for Habitat In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week...called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To

Planning is underway for our next build to be held in late October – early November this year. Our goal is to construct 5 homes…bringing our total to 60 homes this year! There are numerous ways to be involved from providing labor, donating materials or making financial contributions. We encourage you to support our efforts to provide affordable housing in our community. Follow updates on both the GBA and Habitat Greensboro websites. ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, GBA members have completed more than 10 home renovations including an entire house renovation on a 1920’s home in the historic Glenwood neighborhood. We just completed the construction of a new home in the Ole Asheboro neighborhood. Special thanks to our members who donated labor and materials for this home. We are very fortunate that members of the Greensboro Builders Association give so generously of their time and resources to make a difference in the lives of others in our community.

A Simple Gesture Bring Food to Parade Homes

he Greensboro Builders Association invites you to join us in our support of A Simple Gesture Greensboro during this year’s Parade of Homes… by bringing canned foods when you tour the Parade homes.

A Simple Gesture is a food collection program that supports the food banks and food pantries in Greensboro and Guilford County especially those that are assisting the children in our community. Food items most needed are canned protein based foods such as tuna, chicken, beans, and vegetables.

Your Simple Gesture We encourage you to support A Simple Gesture year-round by signing up to be a food donor. Donors are provided a reusable grocery bag to keep in their pantry and commit to buy one additional, non-perishable item when shopping each week, and place in the bag. Volunteers will come to your home every other month, on the date specified on the tag on your green bag - collect your bag of food - and leave another reusable grocery bag for you to use during the next two months. The collected food is delivered that same day to several food banks for distribution to school pantries. Businesses can also sign up…providing employees with grocery bags to fill and bring back to the office on designated collection days every other month…as well as provide financial donations to support the growth of this initiative. Your donations will help support area food pantries that are working to address hunger needs in our community, including BackPack Beginnings, Greensboro Urban Ministry, Jewish Family Services, and Out of the Garden Project. Working together throughout our community, we can begin to make a difference… providing much needed food support for hungry families and children in Greensboro and Guilford County.
