The latest numbers from the Pew Institute show a record 60.6 million people live in multigenerational homes. That means nearly 20% of the U.S. population lives in households consisting of two or more adult generations. Home builders and remodelers are building and renovating homes to meet the needs of multigenerational households. These designs allow many generations of the same family to live together under one roof yet have private areas as well as combined living space. Features of multigenerational home plans can include in-law suites within the main home with separate areas for independent living. These often have kitchenettes and en suite bathrooms, and sometimes private entrances

Building professionals who have earned the National Association of Home Buildersâ&#x20AC;&#x2122; Certified Aging-in-Place Specialist (CAPS) designation have received training on how to build or renovate a home so that the occupants can live in the home safely, independently and comfortably, regardless of their age or mobility level. They have been taught the strategies and techniques for designing and building aesthetically pleasing, barrier-free living environments. While most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care professionals. Top 10 Tips To Sell Your Home Ready for a New Home…But Have a Home to Sell 2. Clean the Carpets. If your carpets are in decent condition, a professional cleaning can help refresh them. But old, matted carpeting will be a detriment to your home selling. If you have hardwood floors under old carpet, tear up the carpet to expose them.

3. Check Off the Repair List. Make a list of all those little repairs you’ve let go. Then make a plan to fix each one. The hole in the screen, the loose doorknob, the doorbell that doesn’t work and the leaky faucet must all be repaired before buyers start f you’ve made the decision to put your house on the market, there are a few steps you need to take before you put the “For Sale” sign in your front yard.

In fact, by taking the time to carefully go through your house from the perspective of a potential buyer, you’ll see the potential problem areas that could prevent offers from coming in. Create Curb Appeal. Take a fresh look at your home from the street. Does it have curb appeal? Is it warm, inviting and well-kept? Growing Demand for Construction Careers The residential construction industry is one of the few sectors where demand for new workers is consistently rising. In North Carolina, the demand for residential construction employment experienced more than 20% growth in the past two years. This means there is ample opportunity for motivated students and adults seeking a rewarding career path. Residential construction workers consistently express high job satisfaction. And average salaries in the Triad remain competitive with other industries in our area.

s our economy and the housing market continue to recover, home builders across the country are seeking skilled workers – such as carpenters, framers and roofers – to help them build the American Dream. During the recession, many skilled trade professionals left the home building industry to pursue employment opportunities in other sectors. Recent surveys show that not nearly enough of them have returned even though the housing marketing has improved considerably. In addition, more than one-sixth of the industry’s workforce will retire within the next decade. Delays in construction are becoming more common due to the high demand for skilled labor within our market. When builders are unable to schedule trades on time, it means that buyers are unable to move into their home on time. These delays and production logjams are hurting the housing recovery by increasing the cost of building homes and making housing ultimately more expensive for home buyers. Building Trades Offer Great Career Path A home builder relies on a number of highly trained workers to get the job done right. This includes dozens of skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians, painters and landscapers. On average, 22 different trade contractors are used to build a single family home.

Greensboro and Guilford County are very fortunate to have a variety of training programs in place within our high schools and secondary schools. Students can start in high school and continue training at technical schools, community colleges, registered apprenticeship or industry training programs. Earlier this year, members of the Greensboro Builders Association worked with Junior Achievement to offer an inaugural Construction Academy for 8th grade students to introduce them to the various construction related career paths. As one 8th grader commented, “I never realized how much technology was involved in construction” thus intriguing his interest. At a time when countless college graduates are finding they are underemployed and saddled with mounting student debt, it is critical for educators, counselors, parents and students to reexamine the widely held belief that a college degree represents the only road to success. Learning a skill and mastering a trade can offer satisfying and rewarding career paths as well as financial gain. Many construction related career paths provide four-year degree opportunities to expand on those skills. If you know of students and/or adults interested in exploring a career in the construction, encourage them to talk with members of the Greensboro Builders Association to learn about employment and career opportunities.

Giving Back to the Community This year we are working with Community Housing Solutions to assist with various tornado relief efforts…rebuilding a home that was severely damaged in April by the tornado that swept through east Greensboro.

reensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes. ReBuilding Hope: Tornado Relief Efforts In 2011, we formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, GBA members, spearheaded by our Remodelers Council, have completed more than 10 home renovations including an entire house renovation on a 1920’s home in the historic Glenwood neighborhood, as well as the construction of a new home in the Ole Asheboro neighborhood.

Raising Roofs…Builders for Habitat: Celebrating 60 Homes In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week called Raising Roofs…Builders for Habitat. This every-other-year community service project brings builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. In 2017, we celebrated our 8th build, constructing 5 homes in one week, bringing our total to 60 NEW HOMES for hard working families. Habitat homes are built to both Energy Star and the National Green Building Standard certifications. Planning is already underway for our 2019 Raising Roofs…Builders for Habitat build. We are very fortunate that members of the Greensboro Builders Association give so generously of their time and resources to make a difference in the lives of others in our community…both through their involvement with our Association and individually.
