Open Floor Plans Remain at the Top of the List Open floor plans not only maximize space and flow, they optimize natural light. Windows serve more than their immediate area, illuminating the entire space.

hether looking for a new home or revamping a current residence, home owners continue to be drawn to the feelings of spaciousness, easy flow and welcoming togetherness evoked by an open floor plan. Pioneered in the early 20th century, open floor plans remain popular today, according to a recent survey from the National Association of Home Builders. The survey found that 70 percent of buyers want a kitchen-family room area that is either completely or partially open, with 32 percent wanting it completely open. And owners of existing homes are choosing to open things up too, if possible. Remodelers reported that 40 percent of their projects involve opening main floors by removing interior walls entirely or by using countertops, cut-throughs or archways, rather than full walls, to define separate areas in a more open way. Main floors with few or no interior walls between areas for cooking, eating, relaxing and entertaining allow cooks to chat with family members or guests, provide easy flow for entertaining and enable parents to keep an eye on children from different areas.

With the increasing focus on accessible design, open floor plans meet another of todayâ&#x20AC;&#x2122;s needs. With fewer doorways, they are easier to navigate for maximum usability by people of all ages and abilities such as those in a wheelchair or with a stroller. In addition you are finding other universal design features in todayâ&#x20AC;&#x2122;s new construction including wider door and hallways, walkin showers, smooth flooring transitions, and cabinets with pull out drawers.

To expand the feel and functionality of open floor plans, outdoor living areas are being integrated into homes. Easy physical and visual connections with outdoor spaces is enticing and generates an abundance of natural light and ventilation. The seamless flow of indoor and outdoor space is a trend gaining increased momentum each year. Today’s Top Kitchen and Bath Features color followed closely by medium and dark brown. Unlike kitchen cabinets, home buyers have a strong preference for type of appliance. Two-thirds of buyers say stainless steel is their preferred color. Home buyers were also decisive when it came to kitchen countertop material. A majority say granite or other natural stone is their favorite.

oday’s savvy home buyers are paying more attention to kitchen and bathroom features…and new homes are reflecting their preferences. A kitchen is not only a cooking area – it is a space where people gather to create and share meals – a connecting point for family and friends. Similarly, function and design are characteristics home buyers are also looking for in their bathrooms. With a variety of finishes and amenities in kitchens and bathrooms available, which features stand out for home buyers? A recent study conducted by the National Association of Home Builders (NAHB) reveals what kitchen and bath features are among the most wanted this year. The survey asked first-time buyers and existing home owners to rank several kitchen and bath features based on how essential they are to make a home purchasing decision. When asked about kitchens, more than half of home buyers ranked walk-in pantry as the top desirable feature in the kitchen. The second most wanted kitchen feature was a double sink, followed by a table space for eating, central island and granite/natural stone countertop. The preferred finishes for cabinets varied. More than a third of home buyers preferred a white kitchen cabinet

When it comes to the bathroom, home buyers say having a linen closet in the master bath is the most desired feature. The second most wanted feature was having both a shower and tub in the master bath. Other top preferences include a double vanity and private toilet compartment in the master bath. Home buyers increasingly say they prefer a white toilet, tub and sink. Unlike kitchens, there were stark contrasts in bathroom feature preferences among different generations. More than a third of older home buyers age 65 or older do not want a whirlpool tub in the master bath, compared to only eight percent of buyers under 45. Similarly, a third of older home buyers do not want a skylight in the master bath, compared to 14 percent of buyers under age 45. Giving Back to the Community

e are very fortunate that our industry members give so generously of their time and resources to make a difference in the lives of others in our community. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions.

Raising Roofs…Builders for Habitat In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensboro known as Raising Roofs…Builders for Habitat. This every other year community service project brings builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. To date, we have constructed 60 NEW HOMES for hard working families. Habitat homes are built to both Energy Star and the National Green Building Standard certifications. Planning is underway for our 2019 Raising Roofs build with plans to construct four homes the week of October 26-November 1. Follow our Facebook and Instagram pages for photos and updates throughout the build.

ReBuilding Hope Since 2011, GBA has partnered with Community Housing Solutions every other year to assist with residential renovations and new construction. Last fall we completed a major renovation of a home that was severely damaged by the tornado that swept through east Greensboro in April 2018. Through the generous donation of supplies and labor, we were able to make added enhancements to the home, allowing the homeowner to return after six months of the home being inhabitable.

Construction Careers Building a workforce for the future is critically important to our industry. GBA members volunteer with Guilford County Schools, Junior Achievement, Skills USA and other groups to promote construction careers. Last year we co-sponsored a Construction Academy with Junior Achievement to showcase the various career opportunities in the construction industry to eight grade students. At a time when countless college graduates are finding themselves underemployed and saddled with student debt, it’s important for students to know there can be equally rewarding career opportunities within the construction industry.

A Simple Gesture For several years we have collected canned goods during our annual home tours. A Simple Gesture is a food collection program that supports food banks and school pantries in Guilford County assisting children in our community through BackPack Beginnings and Out of the Garden Project. We encourage you to join us this year in bringing canned goods as you visit our Parade homes.
