re you ready to renovate your home to better fit your lifestyle? Everyone has changing needs and in most cases, renovations can provide those necessary and preferred modifications. The most critical step as you begin this process is to work with a trusted industry professional. You will find that even simple remodels can cost hundreds or thousands of dollars. With any major investment, it's important to have a team working with you that you can trust. Below are some general recommendation to consider as you begin to plan for a home renovation.

Do Your Research

Make sure the remodeler holds an active NC General Contractor license...which is required for any renovation exceeding $30,000 in value. Ask the contractor for their license number. You can search the status of their license on the NC Licensing Board for General Contractors website at www.nclbgc.org. Utilize the Greensboro Builders Association website at www.GreensboroBuilders.org to find a list of licensed general contractors in the area. If you are looking for a contractor who specializes in a specific type of remodeling, such as accessibility and aging-in-place, you can find a list of Certified Aging-in-Place Specialist (CAPS); as well as a list of Remodelers Council members. Ask family, friends and coworkers for recommendations.

Make sure the contractor has a permanent business location and a good reputation with suppliers and financial institutions. Make sure the contractor carries sufficient workers compensation and general liability insurance. If not, you may be liable for any construction-related accidents on your premises. Ask for a copy of the insurance certificates. Look at the prospective remodeler's company website and social media accounts to see photos of their work.


Ask the contractor to provide you with names of previous customers. Ask to see the contractor's work, both completed and in progress. Check for quality of workmanship and materials. What is their working knowledge of the many types and ages of homes in the area, and what sort of issues could arise? Make sure the contractor arranges for the building permit (the person who obtains the permit is the contractor of record and therefore liable for the work) Verify that your contractor is an NC Lead-Safe Certified Renovator if you are planning work in a pre-1978 home that will disturb more than six square feet of painted surfaces inside the home or 20 square feet on the exterior of the home.

Contracts are Critical Make sure the contractor provides you with a complete and clearly written contract. The contract will benefit both of you. Be cautious of unusually low-priced bids. If the contractor is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem. Keep in mind that less expensive does not necessarily mean better!

Trust Your Instincts Do you feel you can easily communicate with the contractor? Remember you will be in close contact with them throughout the construction process. Make sure you are compatible with the contractor you select. Beginning your project with mutual expectations will go a long way towards a smooth remodel. You'll spend a lot of time with your remodeler so it's important to have a good rapport and trust in him or her. We encourage you to take advantage of the annual Tour of Remodeled Homes to meet with professional contractors to discuss your future home renovation needs. Bring your questions and ideas to share. Giving Back to the Community

W

e are very fortunate t h a t industry members give so generously of their time and resources to make a difference in the lives of others in our community. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions.

ReBuilding Hope Since 2011, GBA has partnered with Community Housing Solutions every other year to assist with residential renovations and new construction. Last fall we completed a major renovation of a home that was severely damaged by the tornado that swept through east Greensboro in April 2018. Through the generous donation of supplies and labor, we were able to make added enhancements to the home, allowing the homeowner to return after six months of the home being inhabitable.

Raising Roofs‌Builders for Habitat In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensboro known as Raising Roofs...Builders for Habitat. This every other year community service project brings builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. To date, we have constructed 60 NEW HOMES for hard working families. Habitat homes are built to both Energy Star and the National Green Building Standard certifications. Planning is underway for our 2019 build with plans to construct five homes the last week in October.

Construction Careers Building a workforce for the future is critically important to our industry. GBA members volunteer with Guilford County Schools, Junior Achievement, Skills USA and other groups to promote construction careers. Last year we co-sponsored a Construction Academy with Junior Achievement to showcase the various career opportunities in the construction industry to eight grade students. At a time when countless college graduates are finding themselves underemployed and saddled with student debt, it's important for students to know there can be equally rewarding career opportunities within the construction industry. A Simple Gesture For several years we have collected canned goods during our annual home tours. A Simple Gesture is a food collection program that supports food banks and school pantries in Guilford County assisting children in our community through BackPack Beginnings and Out of the Garden Project. We encourage you to join us this year in bringing canned goods as you visit our Tour and/or Parade homes.

The original kitchen, with only 5 cabinets, lacked storage and was dysfunctional for someone that loves to cook. Working within the existing footprint, the kitchen now features shaker cabinets and a wall of windows with open shelving. The original island was enlarged and refinished. Project Description Relocating from Idaho, the owners were delighted to find this property, with the Before flexibility it affords both as a family home and gathering space for meetings and entertaining. The house was essentially redesigned, and spaces were reconfigured for the owners' needs: meeting spaces, a library addition, an in-law suite, and enhanced storage spaces. New energy efficient systems, windows and doors complement the renovations. Challenges encountered during the project included previous construction errors or omissions uncovered during the work, retrofitting the elevator into the garage, and the long-distance relationship with the owners – which was facilitated by having a great partnership with the local designer/ project liaison.

Project Description An open concept kitchen that includes a custom pantry was the desire of this homeowner. A Before complete renovation was needed to blend the new with the existing Farm House style home. The age of the house, a back porch addition, the existing house framing and structural issues were obstacles overcome to turn this desire into reality.
