W
hat a year this has been…something none of us have ever experienced in our lifetime or could have imagined. To say it has been a roller coaster of a year is an understatement. The unknowns and challenges we still face from this pandemic are staggering. However, our industry has shown its resilience and commitment to providing services for our customers and clients. We are all adapting and finding ways to continue to work while keeping everyone as safe as possible.

Our Association has adapted as well. So many of the benefits of our membership are behindthe-scenes anyway…and those services have continued throughout this year…actually in many ways have increased if you think about the ongoing advocacy and lobbying efforts to keep our industry deemed an essential service. Our dues have paid for themselves ten-fold for that alone. In several states, construction was shut down completely. We may still be facing challenges in the coming months, which is more reason to remain vigilant in keeping our jobsites, employees and customers safe.

Just imagine what the past nine months would have looked like for your business if you had to close your doors. As we go into this holiday season, I encourage you to support local small businesses in our community that have struggled to keep their doors open.

I want to applaud the efforts of our committees, Board of Directors and staff for their commitment to finding new and creative ways to serve our members. From adding virtual tours for our Parade of Homes and Tour of Remodeled Homes…to social distancing with our golf and skeet tournaments…to providing virtual educational programs including our recent Housing Forecast and CE classes…we have found ways to adapt. We miss having our traditional marketing, face-to-face events…however the safety of our members, your families and employees takes precedent. In this issue, you will find a new and different Associate Expo…given we couldn’t host this annual event in-person or as an outside gathering…we are bringing it to you in a new format. Our Association greatly values the support we receive from our suppliers, trade contractors and service providers. Please take a few extra minutes and visit this special section to learn more about these members…and call them to discuss services they can provide for your company and/or clients. As we close out 2020…I want to give a special thanks to Tom Hall and Scott Allred, past presidents of our Association and chairs of our Membership Team, for their leadership in our recent membership drive. We welcome all the new members who have joined and appreciate your commitment to support our industry, along with all members who have renewed this year. We look forward to when we can meet in person, but until then, don’t hesitate to reach out to any of us for ways to engage and connect with other members.

We just completed a membership campaign this past month and welcome all our new members who have joined. We appreciate your commitment to support our industry. We are stronger working together to address industry issues and the unknowns that we continue to face. In reflecting on the benefits of membership, several members have shared what they value and appreciate from their GBA membership. One of the greatest challenges for our industry is the shortage of labor. As an association, we are focusing our efforts on encouraging students and others to explore opportunities in construction. Our Construction Careers committee is working to develop on-the-job learning opportunities. We encourage you to join our efforts. We are honored to have been recognized for many years with the Lewis Award for our efforts in using Association members in the construction of our homes. When looking for a new supplier or subcontractor, we start with the GBA membership directory as well as ask other members who they recommend.

We have continued to work this year – classified as an essential business – as a direct result of the lobbying efforts of our local, state and national associations. Imagine for a moment what your business would look like today if residential construction had been totally shut down, as it was in several states. One of the greatest benefits our membership provides is having a strong lobbying effort and a collective voice that consistently advocates on our behalf.

Our business has grown over the years by participating in the Parade of Homes and Tour of Remodeled Homes. These events provide us with a great opportunity to showcase our new custom-built homes as well as our professional renovations. Not only do they bring us new clients each year...they have helped us build name recognition and credibility for our company. The addition of virtual tours has been an added benefit for consumers and us providing an online presence throughout the year. These home tours are an integral part of our annual marketing plan. We have loved partnering with and will continue to partner with the Greensboro Builders Association for years to come.
As a new member, it was important for us to market our business services to builders and remodelers. We have found that sponsoring events, such as the golf tournament, have allowed us to meet many members face to face…especially this year when indoor events have not been feasible. Members like to do business with people they know, along with ones who actively support our Association. We look forward to when we can all be back together for networking events this coming year.

Being a member has helped us stay abreast of business and industry issues through education programs offered by both the Remodeler and Builder Councils, as well as industry resources provided by NAHB. Having the ability to take national designation courses locally, as well as providing Continuing Education classes for general contractor license renewal, are additional benefits of our membership.
I value the commitment our Association members have to giving back to our community, especially with a focus on affordable housing, through partnerships formed with Habitat Greensboro & Community Housing Solutions. There is a unique energy when a larger group comes together working side by side. Not only do we make a difference for someone in need...we benefit more from the experience ourselves. Over the years, I have made some valuable friendships with other industry members that I might now have known otherwise.

ReBuilding Hope ReBuilding Hope, our community service project with Community Housing Solutions, kicks off this month as we will be helping with the construction of a new home between December and April. The house is a one story, 1400 square feet, three bedroom and two bath home, located at 1701 Eastwood Avenue. Material and skilled labor donations and/or discounts are greatly appreciated to help in the construction of this home. Several members have already signed up to participate in various ways…from site preparation to providing windows, exterior doors, cabinets and countertops. Community Housing Solutions will be involving GTCC students in various aspects of the construction, including framing the house. This is a great way for our members to get involved in both our community service and construction career initiatives…working alongside students on the jobsite.

About Community Housing Solutions Community Housing Solutions (CHS) provides home repairs to qualifying families who are owner-occupants of Guilford County homes and are below specific income levels. The scope of repairs may include but is not limited to roofs, plumbing, flooring, energy efficiency, accessibility modifications, electrical hazards, and code violations. They focus on repair issues which make a home warmer, drier, and safer. Since their inception in 2002, they have completed more than 950 home repairs. CHS is also building NEW homes on vacant lots, as well as rehabilitating existing homes, in the Ole Asheboro neighborhood in Greensboro and the Southside neighborhood in High Point. They are providing home ownership opportunities for low-income families while helping to stabilize neighborhoods. Community Housing Solutions is supported by local community volunteers who work alongside skilled construction staff throughout the year. They are funded by individuals, businesses, faith and civic organizations, local foundations, city and state government programs. GBA is proud to be one of the organizations working in partnership with Community Housing Solutions through our ReBuilding Hope initiative. Since 2011, GBA members have assisted with more than 14 home renovations, including a home partially destroyed by a tornado, as well as the construction of a new home in the Ole Asheboro neighborhood in 2016. 10

Continuing Education Effective this year, NC General Contractors are required to complete 8 hours of continuing education for license renewal. Planning is underway to provide CE classes in 2021 throughout the year. Classes will be held virtually, as well as in-person, if allowed based on regulatory guidelines at the time. We are looking to schedule classes in January and February for those unable to meet CE requirements this year as well as those who want to get it out of the way for the new year. rom the very beginning of the COVID-19 pandemic, NAHB along with our state and local association have been working to keep home builders, remodelers and trades partners safe and on the job. That effort is now being redoubled as the country faces a worrying spike in cases, hospitalizations and deaths from the virus.
NAHB won an early victory on this effort when the Department of Homeland Security designated home building as “essential business infrastructure” on March 28. By the end of April, many states and major cities in the U.S. allowed home building to continue under modified safety rules. But now, the nation and the industry are facing a fresh challenge from the virus. As home building returns to levels not seen since 2007, COVID-19 is rapidly spreading in nearly every community. Workers on job sites must be conscientious of safety guidance to keep themselves safe and job sites remaining open. The promise of vaccines hitting the market soon, while welcomed news, cannot be a reason for workers to drop their guards in the winter months.
Early efforts focused on the safety of workers on construction sites. NAHB, in cooperation with the Construction Industry Safety Coalition (CISC), adapted CDC guidance into a Coronavirus Preparedness and Response Plan for Construction tailored specifically to home building job sites and published on March 25 in English and Spanish. NAHB has been monitoring changes in official guidance and has updated the plan three times, with the most recent version published on Oct. 29.
In addition to the considerable threat posed by the virus itself, there may also be regulatory hurdles to overcome in the near future. There remains the possibility that OSHA will issue a temporary emergency standard on workplace coronavirus safety in the Biden administration, making adherence to comprehensive safety protocols even more critical.
The plan describes how to prevent worker exposure to coronavirus, protective measures to be taken on the jobsite, personal protective equipment and work practice controls to be used, cleaning and disinfecting procedures, and OSHA guidance on what to do if a worker becomes sick, including recordkeeping requirements. The plan was immediately adopted by many in the home building industry, with members posting the materials on job sites and providing training to workers and trades partners.

While many at NAHB focused on worker safety, staff in the NAHB government affairs department worked tirelessly with federal, state and local officials to keep workers on the job site. Due to the nature of most home building work – often done outdoors and with masks and other protective equipment already standard – construction was one of a few industries that could be considered safe and essential.
COVID-19 Basic Infection Prevention Measures COVID-19, caused by a new coronavirus, is a respiratory illness that can spread from person to person. The following infection prevention measures may help prevent transmission on construction job sites.
Stay home if you are sick. DO NOT WORK.

Wash hands frequently or provide alcohol-based hand rubs containing at least 60% alcohol. Cover coughs and sneezes.

Practice social distancing — try to maintain SIX feet between each worker. Wear face covering (cloth, bandana, etc.) or mask over nose and mouth to prevent spread of virus. Reduce the size of any group at any one time to 10 people or fewer or LIMIT all in-person meetings. Minimize ride-sharing. While in vehicle, employees must ensure adequate ventilation. Avoid sharing tools with co-workers, if possible. Clean and disinfect frequently used tools, equipment, and frequently touched surfaces (door handles, handrails, machinery controls, cell phones, tablets) on a regular basis. If N95 respirator masks are not available, minimize dust and airborne contaminants by using engineering and work practice controls. Use proper personal protective equipment (PPE) when cleaning and disinfecting, such as gloves and eye protection. Revised – 4/23/2020
