Today’s Home Design Trends Home Preferences of Boomers & Millennials Baby boomers have a few distinct preferences when it comes to home location and features, according to a recent survey from the National Association of Home Builders (NAHB). Boomer home buyers overwhelmingly preferred to live in the suburbs compared to other age groups. When asked about community features, boomers want to be near retail space. They also had a strong preference to live in a pedestrian-friendly community with walking/jogging trails and a park area. Compared to millennials, playgrounds and swimming pools are not popular community features for boomers.

n open floor plan remains one of the primary preferences in today’s new homes. The majority of today’s buyers want a kitchen-family room area that is either completely or partially open. Main floors with few or no interior walls between areas for cooking, eating and relaxing allows for connecting with family members as well as easy flow for entertaining. Open floor plans not only maximize space and flow, they optimize natural light. With the increasing focus on accessible design, open floor plans meet another of today’s needs. With fewer doorways, they are easier to navigate for maximum usability by people of all ages and abilities such as those in a wheelchair or with a stroller. In addition, you are finding other universal design features in today’s new construction including wider door and hallways, walk-in showers, smooth flooring transitions, and cabinets with pull out drawers. Another popular design feature trending in new homes is creating outdoor spaces that seamlessly integrate with indoor living. To expand the feel and functionality of open floor plans, outdoor living areas are being integrated into homes. Easy physical and visual connections with outdoor spaces is enticing and generates an abundance of natural light and ventilation. The seamless flow of indoor and outdoor space is a trend gaining increased momentum each year.

The survey revealed different preferences for home size across age groups. Older buyers preferred a smaller house with high-quality products and amenities compared to millennial home buyers. Only a few older home buyers in the survey preferred a home with more than one story, compared to a majority of younger home buyers. There also were striking differences between age groups when asked about bathrooms. Nearly half of older home buyers consider a full bath on the main level essential, compared to less than a third of younger home buyers. A significant percentage of older home buyers did not want a whirlpool tub, skylight or dual toilets in the master bath, compared to younger home buyers. Although most home buyers in each generation consider energy efficiency an essential or desirable home feature, this preference increases significantly with age. A majority of millennials (76 percent) want ENERGY STAR-rated windows in their homes, compared to an overwhelming majority of boomers (91 percent). What features are most important to you? Preparing to Buy a Home This Year to move to a school district that fits your family’s needs. While it may seem like an obvious line of reasoning this will help you determine your needs and wants and create a “must haves” list.

ou’ve decided to buy a home this year. Purchasing a home can yield many benefits. Not only will you enjoy the pride of homeownership, real estate appreciates in value and there are tax incentives available. For most people, a home is the biggest purchase in their lifetime. If you are ready and willing to become a homeowner this year, the following tips can help you confidently purchase the best home for you.

Evaluate your finances One of the first steps in homebuying is knowing your credit score. When you learn your credit score it will help determine the interest rate and associated costs you pay on a mortgage loan. In general, the higher your credit score, the lower the interest rate you’ll qualify for. You’ll also need to research how much house you can afford. Talking to a qualified lender can help you determine your price range. Another key step when you are crunching the numbers is to set a down payment goal. The myth remains that you must put down 20 percent to move forward with your purchase. There are options for home owners available to put down less than 20 percent, such as a Federal Housing Administration loan.

Take an assessment of your needs If you are firm in your decision to buy a home this year, it is likely because you have a specific reason to purchase one. Maybe you need bigger space or want

When you put pen to paper and outline what you need in your new home, this will save you time when you start looking. Your next home may not meet every single item on your priority list, so you must decide on what factors you can compromise on and how you can realistically stay within your budget.

Set a budget Your home buying budget should not be set based on what your maximum loan approval amount is. As the buyer, you are the best judge of what you can afford realistically. A good rule of thumb is that your total monthly home expenses should not exceed more than one-third of your gross monthly income. Home buying expenses are not limited to your down payment. Do not forget to determine how much you need to cover loan fees and closing costs.

Sell your current home If buying your home this year is contingent upon selling your home, you should be prepared if the timing doesn’t align perfectly. Another consideration is to make sure you have sufficient funds on hand if you are unable to have concurrent home closings. A real estate agent can help you navigate the transitions. A buyer or seller market makes a difference timing the transaction and a professional real estate agent can shed light on local market factors for you. With the current demand for inventory of both new and existing homes…along with historic low interest rates…it is a great time to make that move to find your new home. Giving Back to the Community

e are very fortunate t h a t industry members give so generously of their time and resources to make a difference in the lives of others in our community. The Greensboro Builders Association (GBA) is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions.

ReBuilding Hope Since 2011, GBA has partnered with Community Housing Solutions every other year to assist with residential renovations and new construction. In the fall of 2018, we completed a major renovation of a home that was severely damaged by the tornado that swept through east Greensboro in April 2018. Through the generous donation of supplies and labor, we were able to make added enhancements to the home, allowing the homeowner to return after six months of the home being inhabitable. Planning is underway for this year’s initiative…building a new, affordable home.

Raising Roofs…Builders for Habitat In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensboro known as Raising Roofs…Builders for Habitat. This every other year community service project brings builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. To date, we have constructed 64 NEW HOMES for hard working families. Habitat homes are built to both Energy Star and the National Green Building Standard certifications. This is a huge undertaking that couldn’t happen without the support of numerous Association members.

Construction Careers Building a workforce for the future is critically important to our industry. GBA members volunteer with Guilford County Schools, Junior Achievement, Skills USA and other groups to promote construction careers. From career fairs…field trips to job sites… co-sponsoring a Construction Academy with Junior Achievement…our goal is to showcase various career opportunities in the construction industry to students. COVID-19 Guidelines for Touring Parade Homes

he ability to have homes open for the Spring Parade of Homes will be based on current regulatory and CDC guidelines in place at the time of the event. Virtual tours of all Parade homes will be available.

While taking part in the Spring Parade of Homes, safety measures will be in place. Builders are asked to follow CDC guidelines for the safety of the public, as well as their safety, to prevent the spread of COVID-19. We are asking all attendees to follow CDC and regulatory guidelines in place at the time of the event. As an attendee, we ask that you: • Stay home if you are potentially sick. Anyone displaying COVID-19 symptoms may not be granted access to the home. • It is suggested that seniors and persons with compromised immune systems not attend this event due to risk of infection. • Due to the limited number of people allowed in a home at a time and the nature of children to touch surfaces, we ask that children not attend this event. • Maintain 6’ social distancing guidelines while waiting to enter the home, talking to those working in the home and while touring the home (including while following directional signs inside). This may require waiting to enter a hallway or a room until the group ahead of you has left the area. • Refrain from touching surfaces and handles in the home. • Bring your own face covering to wear while in the house. • Bring hand sanitizer (containing at least 60% alcohol) to use between home tours. • Make sure to wear/bring socks with you as you will be asked to slip your shoes off and carry them through the home to leave through a different door than what you entered. If you do not have socks on you may not be allowed to enter a home. (consider bringing a bag to carry your shoes if it is raining) Your interest in our annual Parade of Homes is greatly appreciated. We hope you enjoy the tour while still being mindful of the current health situation we find ourselves in.
