A
s the 2021 year begins and our new normal continues, I would like to recognize our organization’s previous leadership and current staff. These seasoned veterans of our industry adjusted and advocated for us through the beginning of a global pandemic that could have sidelined our industry. The Board of Directors under the leadership of President Ford Matthews worked with diligence to quickly make adjustments allowing our industry to soldier on. Our staff worked tirelessly to advocate for our industry and show that its members were and continues to be an essential part of the economy. There is no doubt in my mind that without these swift actions and efforts our local industry would not be as strong as it is today. Thank you to the Zoom masters for all that you have done and continue to do for us.

SECRETARY Our industry now more than ever has the bandwidth to grow the construction workforce. This is my primary initiative as I serve as President of our organization. Construction Careers has been a hot topic over the past few years and during this period the GBA has enhanced this program and developed many relationships. We now have connections with Guilford County School, GTCC, Junior Achievement, Peak Adventures, Builders Bridge, NC Skills USA, and She Built this City just to name a few. All these organizations are looking to educate and/ or place workers in a job within our industry. I plan to expand this list of organizations, offer resources to expedite their focus, and provide an easy process for their workers to find a career with a GBA member. I believe this initiative can be leveraged to address many of the core ideals of the GBA. Construction Careers will provide a clear and easy path for those looking to enter our industry. This effort also brings added value to our membership by filling open job positions for GBA members. It offers another reason for non GBA members to consider joining. It provides an additional way for our members to be involved through the new programs and partnerships. Finally, it strengthens our community outreach by connecting our organization to other nonprofits in the community. A new structure for the Construction Careers Committee has been established and I encourage you and your company to get involved in a meaningful way. There are now 3 subcommittees: Outside Communication, Inside Communication, and Programs. The Outside will work with organizations that are not members of the GBA to identify how we can assist and what they can provide. The Inside will work with our existing members to identify what they need and what they can provide. The Programs will work to connect the resources with the needs through the development of projects and programs. I encourage you to contact me if you would like to join any of these subcommittees or if you have an idea for a program. We now have a job portal on the GBA website where you can post job openings your company is seeking to fill at no cost. (We will also share the job portal with our community partners that have constituents who are seeking employment.) If your company is currently looking to hire a new employee, I encourage you to post this opening here. The First Wednesday socials will continue via Zoom for now, but hopefully in person later in the year. A mixture of after-hours socials, coffee & conversation, educational programs and community service opportunities will also be offered. These events are designed to provide an informal way to connect and meet other industry members…as well as invite prospective members to attend with you. It is my honor to serve as your 2021 President. I look forward to meeting you and working with you as we continue to grow our industry.

Looking Back…Moving Forward As we more forward this year, plans are to ramp up our efforts in creating opportunities for students and others to enter the construction industry. We need industry participation, both on our planning team, as well as companies that can provide onsite learning opportunities from job shadowing to internships and apprenticeship programs. We encourage you to find ways to participate in our Construction Careers initiative. Are you hiring? If so, post your open positions on our Jobs Portal. Would you be willing to go to a classroom and share your experiences and reasons to consider exploring construction as a career path? If so, let us know.

s we reflect on 2020…what a year. None of us could have imagined in early March what the next nine months would upfold, dealing with so many pandemic unknowns. However, our industry rallied to remain essential, and was able to do so throughout the year, by placing a priority on providing safe worksites for our customers, clients and employees. Our national, state and local associations continue to advocate for construction to remain essential, while also working to address the growing concerns with increased demand and supply-side constraints. Not only are escalating costs for lumber and building materials creating challenges, the availability and delay in material deliveries are impacting construction timelines and costs. On the state and local level, we are seeing more municipalities trying to impose impact fees. NCHBA and TREBIC will be working diligently to advocate against unfair regulations that impact our industry. Your 3-in-1 membership works behind the scenes to help our members, as well as homeowners and buyers, as so many of these costs and regulations impact housing affordability. One of the greatest challenges for our industry remains the growing need for skilled labor. As an Association, building awareness and interest in construction careers is an ongoing priority. This past year created challenges as we were unable to work with area high schools and community colleges due to COVID restrictions and remote learning.

As we look to hosting membership events…we are currently conducting virtual meetings and educational programs…until restrictions are lifted and it is safe to have larger group gatherings. We miss having our traditional face-to-face events however everyone’s safety takes precedent. We are able to conduct outdoor events such our Skeet and Golf tournaments with social distancing in place…and are hopeful that by late spring/early summer we can resume our First Wednesday Member Connections and other meetings in person. In the meantime, we encourage you to join us on Zoom for our monthly Member Connections… the first Wednesday of each month at 3:30 pm. These virtual networking events provide an opportunity to meet other members within the Association. We are currently gearing up for our Spring Parade of Homes to be held on April 24-25 & May 1-2 with both traditional open houses and virtual tours. Planning is underway for our annual Tour of Remodeled Homes to be held in late summer/early fall and our Fall Parade of Homes to be held October 9-10 & 16-17. Construction continues on ReBuildng Hope, our community service project with Community Housing Solutions, building a new home on Eastwood Avenue. GTCC carpentry and HVAC students are helping with the construction of the home. Special thanks to all members who have assisted with material and/or labor donations and discounts. As an Association, we are more effective with greater input and participation. We encourage you to find a place to get involved and participate this year.
Ways to Get Involved One way to become more involved in our Association is to volunteer to serve on a planning team. There are a variety of places that you can help make a difference for our Association and industry, as well as gain new business contacts while doing so. Below are a few opportunities to explore. Let us know where you might like to be involved and we can help make that connection.

Building Awareness for Construction Careers Careers in the Construction Trades Carpentry $52,850

Carpenters are needed in all areas of construction and are often employed through the entire construction process. Thus, it is one of the most secure jobs within the industry.
O
ne of our key priorities this year is to build greater awareness as well as develop opportunities for students and others to enter the construction industry. From classroom visits, on-site field trips, job shadowing, internship and apprenticeship opportunities…we need member participation. We have a Jobs Portal on our website for members to post any job openings you have. There is no charge for this service, it is a member-only benefit. Once we have the site populated… local organizations will be helping us promote the website including Guilford County Schools, GTCC and area workforce development groups. We will also promote throughout our social media pages and encourage you to do the same. With the spread of COVID-19 this past year, this has led to economic hardship and skyrocketing job losses across multiple industries nationwide. However, in most states including North Carolina, construction has remained an essential industry, therefore job losses have been minimized within the building industry. As you know, the building industry offers more than just another job…it provides a rewarding career with the opportunity to earn a great salary. And you don’t need to follow the traditional college path to get there. The top 25% in most construction trades earn at least $60,000 annually. There are tremendous needs and growth potential in all trades. Additionally, the gender pay gap is smaller in the construction industry. On average, women in the United States earn 80 cents for every dollar a man earns. Women in construction earn 97 cents for every dollar a man earns. The National Association of Home Builders has provided the following research and data for Careers in the Construction Trades including the average national wage and projected growth through 2028.

Laying brick is one of the oldest and most respected trades in the construction industry. Masonry construction uses brick, stone, marble, granite, travertine, limestone, cast stone, concrete block, glass block, stucco, and tile.

When a home is built, nearly all the interior and some of the exterior surfaces need to be painted to protect them from damage by water, mold and corrosion. Painting and maintaining painted surfaces improves the appearance and increases the value of a house.

Nearly all areas of construction rely on plumbers. If you enjoy working with your hands and solving problems, then this is the trade for you. Plumbers install, repair, and maintain pipes in residential, commercial and/or industrial buildings.
If you know someone looking for a new career, encourage them to explore the opportunities within the construction industry. Residential construction is poised to help lead the economic recovery. Low interest rates and pent-up demand for homes places residential construction and remodeling in a position to recover more quickly than some other sectors of the economy. But we must grow our workforce and that requires all of us working together to promote and build greater awareness and interest in construction careers. From talking with students, their parents, and anyone looking for a career change…we need to share the opportunities available. Think about ways you can be involved. We encourage you to join our Construction Careers planning team as we work to develop programs and opportunities that promote our industry. Industry News Lumber Pricing Continues to Rise Lumber prices continue to rise, with pricing as of mid-February reaching new record highs. According to NAHB, the unprecedented spikes in lumber prices have added more than $24,000 to the price of the average, new singlefamily home, and nearly $9,000 to the price of a multifamily home since April 17, 2020. Although the housing sector continues to lead the nation’s economic recovery, these sharp price increases threaten housing affordability for everyone. The escalating lumber prices are largely due to insufficient domestic production. When prices began their historic rise, NAHB reached out extensively to the Trump Administration, members of Congress and to lumber mills calling for prompt action to address supply shortages that were harming small businesses, home builders and ultimately, the overall economy. With the new Biden Administration and Congress in place, NAHB is redoubling its efforts to develop short- and long-term solutions to the lumber crisis.

NAHB recommends including an escalation clause in contracts that indicates if lumber prices and/or other specified building materials increase by a certain percentage, the customer would be required to pay the extra costs. You can access a sample of an escalation clause on the NAHB website.
