Benefits of Hiring a Professional Remodeler contracts, having insurance, providing warranties, and more. A professional remodeler will be able to provide you with a copy of their business license, their general contractor license, as well as show proof of workers' compensation and liability insurance. This will protect you from liability in situations involving job site injuries or property damage resulting from the work being done on your home. Better business management means better service because you can rely on the remodeler to perform with integrity. fter spending more time at home the past two years, you may be ready to give your dwelling a refresh. A renovation can modernize your home and add more value. Before you start a project big or small, we recommend finding and hiring a professional remodeler. Working with an expert has many benefits. A remodeler can provide a wealth of experience, professional integrity and solve any design challenges you may encounter during your project.

A

Customizing to Fit Your Needs

Experience on the Job Site

Providing Service and Expertise

Do you know what to expect when you remove a wall? How will you dispose of the old materials? Exactly how much new material are you going to need? What is the precise sequence of steps to finish the job? Professional remodelers understand all the intricacies of the project and can provide you with a project timeline. Plus, many contractors have specialized knowledge and contacts to get the best prices on materials and labor. As a trained expert, a remodeler has a firm grasp of the requirements to meet city ordinances, regulations and permits.

Your home is your largest investment and the best way to protect it is by hiring an ethical, professional remodeler who can help you achieve your goals. Realize that you are buying a service rather than a product. By investing in their expertise from the start, you will enjoy the tangible benefits of high-quality craftsmanship for many years to come.

Business Management and Integrity A large component of being a professional remodeler is maintaining a reputable business. This includes integrating best practices, writing clear

Home remodeling frequently involves problem solving, such as maximizing existing space, strategically building additions, or navigating limited budgets. Professional remodelers can help manage such challenges and meet your needs while staying within your budget. Proper training and invaluable experience help remodelers identify the various options and solutions to satisfy their customers.

Take advantage of the annual TOUR of Remodeled Homes...talk with these industry professionals to discuss your future renovation needs. Contact information is available on each entry page as well as on the Greensboro Builders Association website at www.GreensboroBuilders.org.

Tips for Remodeling Success flexible and can easily adapt to the unique needs of different people, whether they need a home office, a gym or more space to entertain.

Design for the Future Trendy colors and decor will come and go. But something that will never go out of style is energy efficiency. Homeowners who incorporate green elements will experience long-term benefits in energy cost savings, higher resale value and enhanced living comfort.

O

ne of the busiest years for remodelers was 2021, in the wake of the COVID-19 pandemic and during a highly competitive home buying market. Homeowners increasingly sought the expertise of professional remodelers to help modernize their existing homes. Remodelers surveyed by the National Association of Home Builders (NAHB) at the end of 2021 said demand for projects of all sizes remained even stronger than it was at its peak in 2020. A big reason why stems from the record growth in home values. Higher home equity provided resources for homeowners to improve their existing homes, supporting higher demand for remodeling. And with countless innovations in building products and design techniques, it's an exciting time for those looking to improve their home. If you are thinking of updating your current home for 2022 and beyond, here are some key guidelines to consider.

Optimize Space Our lifestyles have evolved and so has our reliance on the home as a place to work and learn. After a few years of social distancing and modified work schedules, most homeowners who need a home office space have already created one. The next step is to make it versatile. Home office space has re-emerged as an essential element, but it has been redefined...it is more about creating a space that is

Aside from energy-efficient appliances, features that often go unnoticed but can make a significant impact include low-E windows, energy-efficient roof shingles and tiles, and spray-foam insulation. Smart-home devices can also produce significant energy savings. Remote and voice controlled lighting solutions, customizable thermostats and automated whole-home security systems are popular integrations for today's smart homes.

Stay Flexible Builders and remodelers continue to deal with supply-related delays this year. The challenges depend on the scope of your project and the types of materials needed. It is important for all parties to establish clear expectations for project milestones and to remain flexible if delays occur. Experts recommend having a backup plan in the event of remodeling project delays. Perhaps there will be a delay on the new kitchen appliances, and you will need alternatives for cooking and storing food. Or bathroom finishes might take longer than expected to arrive and you will need to continue relying on a secondary bathroom. Project disruptions can be inconvenient but having alternative plans in place will make them more tolerable. One of the most critical steps as you begin any renovation is to work with trusted industry professionals. 2022 TOUR OF REMODELED HOMES

Transforming Small Spaces in Your Home feel larger by reflecting the light and making the room look bigger visually. Select Neutral Paint Colors. Walls and floors with light and solid colors can help make any room feel bigger. Experts recommend two colors for your space, one overall hue and one accent color. Too many colors or too dark of a color palette will make the room look smaller and busy. You can add a splash of color with a rug, pillow, work of art or room accessory.

W

ith more time spent at home the past two years, finding space for everyone to work, play and relax may have become a challenge. A re-organization or remodel of a small area in your home can make the difference if you are looking for more space. A solid plan with carefully selected design elements can turn any unused space into a cozy haven for you and your family to enjoy. The following steps can help you reimagine underutilized areas in your home. Create a Plan. Once you've narrowed down what space you plan to transform, think about how you are going to utilize your space. An area for a home gym, reading nook or play area for the kids all have different functionalities and require distinct design approaches. This critical first step will help you determine the room flow, furniture, fixtures, and storage solutions. Embrace Natural Light. An instant way to add volume to any space is to increase natural light. Windows, skylights, or glass doors are magnets for natural light to shine through any small space. A professional remodeler can help you explore your options for windows or natural light installations. Mirrors are also a great way to make a small space

8

2022 TOUR OF REMODELED HOMES

Rethink Your Furniture. When planning for larger items in your space think about functionality. Do you need a desk and a bookshelf, or can you purchase a furniture item that can serve as both? Fewer pieces of furniture in your small room can make a tiny space seem like it has more square footage. Different types of furniture with built in storage solutions such as side tables or seats will make your room visually less crowded. A professional remodeler can install shelving or cabinets if you need alternative storage solutions. Balance Your Décor. The final step is personalizing your small space. While it may be tempting to place everything in your new room, remember to keep the space simplified and free of clutter to avoid making the area feel smaller. Generally, interior designers recommend having some empty space known as "negative space" to make positive elements in the room stand out and create visual comfort.

Make Your House a Home for a Lifetime Thresholds that are flush with the floor make it easy for a wheelchair to get through a doorway. They also keep others from tripping. Open and accessible floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn and increase mobility. Kitchens designed with multi-level counters; accessible storage and easy access appliances.

L

ooking to renovate your home to provide greater accessibility, adaptability along with aging-in-place features? Here are some of the more common universal design features that are incorporated into new construction and aging-in-place renovations: No-step entry. Build a step-less entry that will increase access and convenience without comprising aesthetics. One-story living. Many homes are incorporating a bedroom and full bath on the main level which is barrier-free. Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house. Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room.

10

2022 TOUR OF REMODELED HOMES

Lever door handles and rocker light switches are great for people with poor hand strength. But others like them too. Try using these devices when your arms are full of packages. You'll never go back to knobs or standard switches. Good lighting helps people with poor vision. And it helps everyone else see better, too. Floors and bathtubs with non-slip surfaces help everyone stay on their feet. They're not just for people who are frail. The same goes for handrails on steps and grab bars in bathrooms…as well as comfort height toilets.

To learn more about universal design, aging-in-place or to find a building or remodeling professional in the area that holds the national Certified Aging-in-Place Specialist (CAPS) designation, visit the GBA website at www.GreensboroBuilders.org/Councils.

Giving Back to the Community

W

e are very fortunate that industry members give so generously of their time and resources to make a difference in the lives of others throughout our community. The Greensboro Builders Association (GBA) is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. Providing affordable housing remains an ongoing area of emphasis. We have worked with various organizations over the years such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro, and Housing Greensboro/ Community Housing Solutions to assist with new construction and renovations to existing homes.

ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. More than twelve homes have been renovated to ensure homes are warmer, safer and drier for those in need in our community. In 2014, we completed an entire home renovation in the historic Glenwood neighborhood. In 2016, we built a new home on Douglas Street in the Ole Asheboro neighborhood. In 2018 we renovated a home partially destroyed by a tornado and in 2021 we completed construction of a new home on Eastwood Avenue. Construction Careers

Raising Roofs…Builders for Habitat In 2003, the Greensboro Builders Association entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week. This initiative Raising Roofs... Builders for Habitat continues to be tremendously successful due to the generous contributions of Association members. To date, GBA members have constructed 64 Habitat homes in neighborhoods such as Stonegate Crossing, The Village at Northside, Quail Oaks West, and Asher Downs. Planning is underway for this fall to begin construction of our 65th Habitat home which coincides with celebrating the Association's 65th anniversary as a local trade organization.

12

2022 TOUR OF REMODELED HOMES

Building a workforce for the future is critically important to our industry. GBA members volunteer with Guilford County Schools, GTCC, Junior Achievement, Skills USA, and other groups to promote construction careers. At a time when countless college graduates are finding themselves underemployed and saddled with student debt, it is important for students and their parents to know there can be equally rewarding career opportunities within the construction industry. If you or someone you know is looking for a new career, don't overlook a potential career path in construction. Competitive salaries...on the job training...advancement opportunities...national industry growth are just a few reasons to explore a career within construction and/or related services.
