Open Houses will be held on Saturday & Sunday from 1-5 pm…admission is free. This is a great chance to see the homes firsthand as well as meet and talk with Parade Builders and Realtors regarding homes they currently have or will have available.

Home Buyer Preferences Continue to Shift

Amenities no longer necessarily translate directly to number of rooms or types of features within the home either — it can also be simply having a space within the home that provides respite. Home buyers are looking more and more to their homes to provide a sense of well-being. Builders and designers are achieving this through walking paths and other outdoor spaces connected to the home, as well as the incorporation of natural materials and other examples of biophilic design, a style focused on bringing nature indoors.

Despite the news headlines, individuals continue to buy and sell homes. According to recent National Association of Home Builders (NAHB) analysis, 88% of homes sold were on the market for less than a month.

Home buyer preferences have continued to shift home building trends following the height of the pandemic. NAHB expects home size and amenities in homes to grow in 2023 — a reflection of the preferences of those who can afford higher interest rates — before dropping again in 2024 as affordability improves with lower mortgage rates and more buyers re-enter the market.

Not only is housing affordability evolving post-pandemic, but so are home buyer preferences. The demand for more flexible and better-equipped home spaces continues to rise for both first-time and repeat buyers. One of the primary trends is the preference for an open-kitchen family room, which can be reconfigured and better utilized to provide more space for additional rooms.

As you will see during the Parade of Homes, new homes today are designed to accommodate a variety of lifestyles, from busy on-the-go families to flexible spaces ideal for spending more time at home. In addition, many new homes feature a variety of floor plans and amenities to complement everyday family activities.

Builders have noted that by using less space, more emphasis can be placed on details and finishes to make rooms such as bathrooms feel more luxurious. Home buyers are willing to pay a little more for solutions, such as cabinetry add-ons that eliminate dead space, adding utility.

Other home features that resonate with first-time and repeat home buyers include hardwood flooring on the main level, walk-in pantries, laundry rooms, exterior lighting, and ceiling fans.

In terms of the space buyers are seeking, NAHB found that the average size of a new home dropped slightly from 2,525 square feet to 2,480 square feet in 2022, and the percentage of new homes with 3 or more full bathrooms and at least a 3-car garage dipped to 33%

and 17% respectively. Meanwhile, the percentage of homes with 4 or more bedrooms rose slightly to 48%, partly because of the flexibility that bedrooms can provide.

Builders saw a large jump in the demand for exterior amenities, such as patios, decks and porches, this past year along with increased demand for home office — which appeared on the list of buyers’ most-wanted features for the first time this year.

Much Ado about Ceilings

Aceiling with a pop of color, a stylish ceiling fan or detailed trim work can give a room personality and character. Ceiling décor also can add drama to an otherwise dull space, give the illusion of height in a compact room, or increase the feel of intimacy in a large one.

Making a ceiling the focal point of a room has its challenges though. The right look depends on the style of the home, the size of the room and the desires and taste of the owner or buyer. With so many factors to consider, deciding how to enhance a room by altering the ceiling can be overwhelming.

But with so many options and design trends available, the result could make the venture worthwhile. Here are some ideas to consider as you build or remodel your home:

•Fun with Paint – Contrasting ceiling and wall colors give a room modern appeal. Experts recommend using deeper shades, like eggplant or cocoa, to make a large space cozier…and softer ones, white included, to open it up. Or consider a wallpaper…over-scale or bold patterns…will keep it interesting. One thing to note…designers caution against using the same color or pattern on both the walls and the ceiling…doing so tends to make a room feel small and closeted.

• Structured Design – When it comes to custom ceiling design, the only limit is the imagination. Popular options include coffered ceilings, which feature

• Keeping Cool in Style – Among decorative home features, ceiling fans stand out as the most wanted item, with 88 percent of buyers rating them essential and desirable, according to the latest What Home Buyers Want survey by the National Association of Home Builders. In fact, ceiling fans have consistently remained the number one home décor feature over many years. Though in high demand for both their aesthetic appeal and practical application, when it comes to style, it’s all about personal preference and comfort.

•Specialty Lighting – Specialty fixtures make a room rock. Whether it involves a custom or a stock fixture, designers are finding ways to showcase it as a piece of art, rather than just a functional element. Recessed lighting, pendant lamps and chandeliers are being paired with other ceiling details to make a statement with a room’s design.

• Out of Sight Height – Ceiling height makes an instant impression. Though ceilings that are 9 feet or taller are falling out of favor due to concerns about energy efficiency, high ceilings on the first floor are still desirable, particularly among millennials. Ceilings that are too high, however, can make a room feel cold and uninviting. That’s why experts recommend the use of light fixtures, ceiling beams and paint to better define a space or make it cozier.

We are very fortunate that industry members give so generously of their time and resources to make a difference in the lives of others in our community. The Greensboro Builders Association (GBA) is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions.

Raising Roofs…Builders for Habitat

Celebrating our 65th Home!

In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensbor o known as Raising Roofs…Builders for Habitat . This building blitz, held in alternating years, would bring builders, remodelers, suppliers and trade contractors together to work side by side to build houses from foundation to dedication in one incredible week. To date, we have constructed 64 new homes for hard working families. Habitat homes are built to both Energy Star and the National Green Building Standard certifications. This is a huge undertaking that couldn’t happen without the support of numerous Association members.

We are currently building our 65th home as we also celebrate the Greensboro Builders Association’s 65th anniversary. We are excited to continue the tradition of helping provide affordable housing for others in our community…and appreciate the generosity of our members who continue to donate building materials and labor to support this initiative.

Since 2011, GBA has partnered with Community Housing Solutions to assist with residential renovations and new construction. More than twelve homes have been renovated to ensure homes are warmer, safer and drier for those in need in our community. Two homes have been completely rehabbed, one in the historic Glenwood neighborhood, and one which was damaged during the tornado that touched down in East Greensboro. We have also constructed two new homes, one on Douglas Street and the other on Eastwood Avenue. Through these initiatives, we have impacted 16 families and more than 40 individuals to date.

In addition to providing support in the construction of new homes and much needed home repairs, GBA members serve in various leadership roles on these organization’s Board of Directors and building committees.

Construction Careers

Building a workforce for the future is critically important to our industry. GBA members volunteer with Guilford County Schools, GTCC, Junior Achievement, Skills USA and other groups to promote construction careers. At a time when countless college graduates are finding themselves underemployed and saddled with student debt, it is important for students to know there can be equally rewarding career opportunities within the construction industry.
