Virtual TOUR of Remodeled Homes elcome to the 23rd anniversary of the TOUR of Remodeled Homes, presented by the Greensboro Builders Association's Remodelers Council. Due to the current pandemic, we are unable to host traditional open hours to tour professional renovations...however we are offering Virtual Tours on our website. We hope these tours along with the information in this magazine will provide ideas for your home renovation, along with contact information for professional remodelers in our area.
W
This annual event provides an opportunity to explore possibilities for your own home's transformation whether that be a complete home renovation, master suite addition, upgrades to your kitchen and/or baths, the creation of outdoor living space, and more!
Renovating Your Home... The first step in planning your home renovation is to develop an idea of the various things you want to achieve. Create a prioritized list of your needs and wants. Look at magazines and websites...collect pictures of homes or remodeling projects you like. Things to take into consideration include traffic patterns, furniture size and placement, colors, lighting and how you expect to use the remodeled space. Utilize our virtual Tour of Remodeled Homes to explore the creativity and quality workmanship of professional remodelers. The more clearly you can envision your renovation and describe it on paper, the better prepared you will be to make the transformation of your home into the one you have always wanted. Once you have created a master list of things you want to incorporate into your renovation, the next step is deciding how to accomplish your vision. This includes determining your budget...how much money you want to spend on your home renovation including furnishings, landscaping, or any other expenses you might incur...along with selecting an experienced and licensed general contractor.

2020 TOUR OF REMODELED HOMES
The best way to ensure your renovation dreams become reality is through the work of a professional home remodeler. Not only can they provide the necessary guidance you need, they can help you explore and discover your home's full potential. We encourage you to start your search with our Tour of Remodeled Homes contractors. These industry professionals are available to answer questions and share helpful resources. Their contact information can be found on their entry pages. You can also find information on the Greensboro Builders Association website which includes a membership directory of licensed general contractors, suppliers, trade contractors and service providers. In addition, you can access a listing of Remodelers Council members and CAPS professionals. Best of luck with your home renovation...maybe it will be one that is showcased in our 2021 Tour of Remodeled Homes!

Preparing for A Home Renovation Choose a Time Frame that Works for You
H
ome is more important now than ever. If you've spent a significant time at home this year, you may have started to reimagine your space. Maybe you want to add a new home office or perhaps you have decided your dated kitchen and/or bathroom finally needs some attention. A home renovation can modernize your home, provide additional space that meets your lifestyle needs, increase your comfort, as well as provide value to your investment. To help you start planning for your home remodel this year, consider the following tips. Plan Your Project Once you have a general idea of what you want for your home renovation and how much you are willing to spend, talk to a qualified contractor - a licensed professional - who can provide an estimate. Some projects take considerable time and money, so it is important to select a contractor you can trust. The best place to start is by utilizing a directory of professional remodelers that are members of their local trade association, such as our TOUR of Remodeled Homes contractors and industry design partners. At the Greensboro Builders Association, we have an active Remodelers Council dedicated to the highest professional and ethical standards in the home renovation industry. 6
2020 TOUR OF REMODELED HOMES
If you're working from home or going back to your job soon, that may help you decide when it's time to start your project. Home construction can be disruptive. Tell your remodeler upfront your work or living arrangements while your home is under construction. A professional remodeler will provide guidance on how to minimize significant disruptions related to plumbing or electrical work. If you have small children, most professionals will be willing to remove tools at the end of each workday or be placed out of reach. A contractor can also erect temporary walls to minimize dust in your primary living areas. Organize a Temporary Storage Solution You will likely have to store or put away items in the area that will be remodeled. Storing items will make it easier for the construction crew to navigate your home. Don't forget to remove items from hallways or near staircases. Large items in your space, such as appliances or furniture, may have to be removed. Discuss Safety with Your Contractor Safety on the job site for workers and home owners is the number one priority for qualified remodelers. If you have any concerns about social distancing or other safety measures talk to your contractor. New safety protocols and procedures have been implemented this year to provide greater protection for everyone of a job site. Your home should be your cozy place...your happy place. Working with a professional remodeler...you can transform your existing home to meet its full potential...becoming the home of your dreams!
Universal Design
B
elow are some common universal design features to consider as you renovate your home to provide greater accessibility, adaptability, along with aging-in-place features. No-step entry. Building a step-less entry increases access and convenience without comprising aesthetics. One-story living. Incorporating a bedroom and full bath on the main level which is barrier-free. Kitchens designed with multi-level counters, accessible storage and easy access appliances. Open and accessible floor space. Wide doorways - 32-36 inches wide let wheelchairs pass through. Wide hallways - 36-42 inches wide. Floors and bathtubs with non-slip surfaces...grab bars in bathrooms...as well as comfort height toilets. Thresholds that are flush with the floor. Good lighting helps people with poor vision. Lever door handles and rocker light switches are great for people with poor hand strength as well as general convenience. To learn more about universal design, aging-in-place or to find a building or remodeling professional in the area that holds the national Certified Aging-in-Place Specialist (CAPS) designation, visit the GBA website at www.GreensboroBuilders.org/Councils.

Coronavirus Concerns Spark New Home Design Ideas
H
omeowners have transformed their living spaces into classrooms, home offices and gyms this year. With people spending more time at home, the future of home design is being reimagined. As homeowners seek out ways to maximize the functionality their living spaces, here are some of the budding trends we are seeing in home design and renovation.
Creating Private Spaces
Modifying Mudrooms and Entryways
Getting homework, virtual play dates and work conference calls completed all in the same space at the same time is a challenge. New small, convertible spaces or nooks in homes can help a full house function a bit better with an additional private or semi-private space. Converting a guest bedroom to a home office is another option. Finding Storage Solutions A simple area to take off jackets or rainboots when entering your home is no longer an afterthought. Now a focal point, home entryways and mudrooms are a space where mail is dropped off, groceries/ delivery boxes are collected, face coverings are removed, or hands are sanitized. Future home design will take these activities in consideration when creating a functional, cohesive and comfortable entryway. Incorporating Touchless/Hands-Free Home Features Materials such as copper have natural antimicrobial elements that have the potential to reduce the spread of microbes. Doorknobs, kitchen cabinet handles and other home hardware with copper or other antimicrobial materials could grow in popularity. Touchless faucets, hands-free light fixtures or appliances may also gain widespread usage.
8
2020 TOUR OF REMODELED HOMES
From more space to store non-perishable food, home office accessories or items in the entryway, a place for everything is generating appeal for homeowners. With more time at home, additional storage space will be a valuable feature in future home designs. Transforming Outdoor Spaces A functional space to comfortably host a socially distanced backyard cookout or dinner will likely be an attractive design feature. Simple improvements from upgrading patio furniture to building out decks will be at the top of any exterior home feature must-have lists. Working with a professional remodeler, they can help you create your perfect reimagined home. Utilize our virtual tours for new ideas and designs that may work within your home renovation.

One of the primary benefits of our annual home tours is the opportunity to learn more about local builders and/or remodelers...as well as the suppliers and trade contractors that assisted in the renovation and/or construction of these homes.
SPONSOR CLUB
Due to the pandemic, our traditional open houses as part of our annual home tours, will be based on regulatory restrictions in place at the time of the event. Everyone's safety is of upmost importance which is why we have incorporated virtual tours for both our Tour of Remodeled Homes as well as our Parade of Homes. This year our Tour of Remodeled Homes is a virtual event only...providing you an opportunity to view professional remodeling projects from the comfort of your home...gaining new ideas for ways to transform your existing home along with contact information for professional remodelers.
KITCHEN & BATH
Our annual Parade of Homes - held in the spring and fall - showcases newly constructed homes throughout Greensboro and Guilford County. Our Fall Parade is scheduled for October 10-11 & 17-18. Currently, we hope to have Parade homes open, following regulatory and CDC safety guidelines and protocols, however that will be determined at the time of the event. We will have virtual tours of our Parade homes as well... allowing anyone uncomfortable or unable to attend the opportunity to view these homes virtually.
