ix months into this pandemic and life remains crazy with so many unknowns surrounding our economy, schools, and community. I don’t think any of us thought in March that six months later we would still be dealing with so much uncertainty.

A few positives for our industry…we have been fortunate to continue to work as construction was deemed an essential business within the state…and consumers are still actively looking to build, buy, remodel and redecorate their homes…which bodes well for our Builder and Associate members. We appreciate how everyone has adapted to new protocols and procedures, taking appropriate safety precautions on job sites and in your showrooms and offices. Our national, state and local associations have earned their annual dues from us this year…providing invaluable resources and support throughout all this…while continuing to lobby that our industry remains open for business amidst Stay-at-Home and Safer-at-Home executive orders. This is where your Build PAC support becomes so important…as we need elected officials in office that understand the needs of businesses as well as the impact that regulatory restraints can have on our industry. When you contribute to NC Build PAC…our local association receives 30% to support local elections…with the remaining used to support candidates for state offices. If you have not made a contribution this year, please consider doing so…you can find a pledge form on our website. Since the initial shut-down in March, our Association has managed to find way to continue to provide many of our benefits and services…even in modified formats….from virtual educational and networking meetings…to adding virtual tours for our Spring Parade of Homes…to hosting a “social distancing – low touch” golf tournament. Our annual Tour of Remodeled Homes will be launching as a Virtual TOUR in September as homeowners were hesitant to open their homes. This still allows us the opportunity to showcase the value of professional remodeling. Planning is underway for our Fall Parade of Homes in October which will have a mixture of traditional open houses, following all regulatory guidelines, as well as virtual tours only. We are also working with Community Housing Solution for our ReBuilding Hope community service project with plans to construction a new home later this fall and into the new year. While we are still unable to host in-person meetings until restrictions are lifted, we have transitioned to virtual meetings when possible. We are hosting our annual Triad Housing Market Forecast, featuring Edsel Charles, virtually on September 17. It will be interesting to hear Edsel’s perspective on our current market status along with post pandemic forecast. Regarding several of our scheduled fall events, we don’t what to expect to at this point. We anticipate hosting our fall golf and skeet tournaments given they are outside events, however that all will depend on regulations in place at the time. As much as we would like things to be back to normal with in-person gatherings…the safety and health of our members, your families and employees are the most important thing right now.

Membership Events As we remain under regulatory Safer-at-Home orders…we are unsure what events can be held in-person between now and the remainder of the year. While the safety of our members, your families and employees are our greatest concern…we also miss having the opportunity for face-to-face interaction. We know that many of you are “zoomed” out however some of our meetings currently must be held virtually until restrictions are lifted. At this point, we should be able to proceed with our fall golf and skeet tournaments, as they are outside events with proper social distancing. However, for inside events, we just don’t know yet. Builder News Continuing Education for General Contractors Effective this year, NC general contractors are required to complete 8 hours of continuing education to renew their license in 2021. Following regulatory and CDC guidelines in place at the time of the class, will determine if we can hold the classes in-person or if they must be held virtually. You have the option to register for a full day (8 hours) or select different dates for morning and/or afternoon sessions. Certified Aging-in-Place Specialist September 9-11 & November 16-18

Millions of Americans are living longer and more active lives. And with their changing lifestyles, they are looking to revitalize their home environments. As industry professionals…are you prepared to help them identify and provide their needs…whether in a new or existing home? To earn the NAHB Certified Aging-in-Place Specialist (CAPS) designation, three courses are required. • CAPS I: Marketing & Communications Strategies for Aging and Accessibility • CAPS II: Design/Build Solutions for Aging and Accessibility • CAPS III: Details & Solutions for Livable Homes and Aging in Place

Fall Parade of Homes October 10-11 & 17-18

Our Fall Parade will offer both traditional open houses, providing all regulatory and CDC guidelines are in place, as well as Virtual Tours only. Being mindful of the current health situation we find ourselves in, we want to provide an alternative for anyone unable or uncomfortable viewing the homes in person. The virtual tours also allow builders with limited inventory to participate in the Parade of Homes. With most buyers today beginning their home search online… we introduced Matterport tours in the Spring Parade. These virtual tours ranged from 200 to more than 1200 views. In addition, our website during the two weeks of the Spring Parade had more than 15,000-page views, accessing the digital Parade magazine and virtual tours. For consumers looking to build or buy a new home, the Parade of Homes continues to provide a great opportunity to showcase new homes and neighborhoods. Information on the Parade remains on the GBA website and Parade mobile app for six months, providing builder contact and marketing information. It’s not too early to start planning for our 2021 Spring Parade of Homes scheduled for April 24-25 & May 1-2.

ReBuilding Hope Planning is underway with Community Housing Solutions to help them build a new home beginning late fall. This is not a blitz build…construction will follow a normal building schedule. There are numerous ways for GBA members to be involved from donating and/or discounting building materials; providing professional services and skilled labor; to assisting with general labor and hospitality needs on building days. Solid demand for housing is clear in both new and existing home markets. New single-family home sales jumped 14% in June to a 776,000 annualized pace per Census estimates. For the first half of the year, despite the recession of 2020, new home sales are up 3% compared to the first half of 2019. Sales-adjusted inventory is at just a 4.7-month supply. According to data from the National Association of Realtors, completed June resales were up 20% compared to May, but still down 11% compared to a year ago. However, that deficit is beginning to close: Pending home resales are up 6% compared to a year ago in June, having now returned to pre-pandemic levels. Due to insufficient domestic production and tariffs on Canadian sources, the price of lumber has staged a staggering increase in recent months, rising roughly 80% since mid-April to an average price above $600 per thousand board feet. This increase will add thousands of dollars to the cost of a typical newly-built home, thereby constraining housing supply, exacerbating affordability woes and limiting housing’s economic impact.

With mortgage applications running ahead of 2019 levels, demand for single-family homes remains a bright spot for the overall economy. Home prices continue to rise well above the rate of inflation as housing inventory remains thin. Additional home building is required to meet this demand, but the rebound of construction off April lows has expanded the need for lumber.
