TECHNOLOGY INITIATES NEW ERA IN REAL ESTATE A message from your 2022 GTR President Ruth Bryson We were reminded of the impact of technology on the real estate industry recently when Stellar MLS implemented changes to the MLS Touch app. Many of you shared the frustration of having to log in every 10 hours (now extended to five days and we hope soon for beyond that.) And yet I also was struck about how quickly these tools became a vital part of doing business. From small things like using an app that frees us from our desks and allows us to be immediately responsive to the growing use of cryptocurrency for both home buyer and mortgages, technology is redefining the home buying and selling experience.

We often watch other industries to understand the speed of innovation taking place around us and one of those is the automotive market. I know many of you can remember when the catalytic converter was state-of-art technology for cars. Today, manufacturers are recruiting math and computer majors into lucrative automotive technology careers and even the American muscle car Corvette is going electric. If you are old enough, you can remember when buying a new home meant browsing paper listings taped to an office window or scanning the newspaper classifieds followed by a drive by. Obtaining a mortgage required stacks of paperwork and document gathering. In real estate today, Protech is now a multi-billiondollar industry, driving everything from virtual tours to seamless mortgage experiences. REALTORS® soon will find their daily toolbox filled with things like Conversational AI, which will give consumers 24/7 responses. Augmented realty and live video tours also are changing the way people tour properties.

Consider the technology so many of us now find indispensable: cell phones, computers, CRMs, digital photography and drones, social media, Supra eKEY, SavvyCard®, REALTORS Property Resource® (RPR®), and even Zoom.

Technology is already in place to create a fully automated buying and selling experience that is personalized and customized to each client. Data crunching tools can predict with great accuracy changes in the marketing place, such as rent changes, which will drive investment decisions. Technology may seem overwhelming right now, but just think how quickly we relied on the MLS Touch app.

Savvy associations like ours also are looking ahead to burgeoning trends like blockchain, already a $3 billion sector, expected to grow to a $39.7 billion by 2025. Understanding and embracing this technology may soon mark the difference between being successful and watching

CODE OF ETHICS Denial of Equal Professional Service

O

n a Saturday morning, REALTOR® B, a salesperson affiliated with REALTOR® A, answered an e-mail from Prospect C, a recent college graduate who was moving into the city to take his first teaching job at Northwest High School. Prospect C was married, had two young children, and was a veteran. After working with Prospect C to determine his family could afford a three-bedroom home in the $240,000 range, Realtor ® B described available properties near Northwest High School and set up appointments to show houses to Prospect C. That afternoon, REALTOR® B showed Prospect C and his wife three houses in neighborhoods near the high school. On Monday, at a faculty meeting, Prospect C met Prospect D, who was also moving into the city to take a teaching position at the same high school and who was also in the market for a home. Prospect D was married with two young children and was also a veteran. Prospect C told Prospect D of REALTOR® B’s knowledge of the market and VA financing and how helpful he had been. Prospect D called REALTOR® A’s office that afternoon and asked for REALTOR® B. and asked for REALTOR® B. REALTOR® B met Prospect D and determined Prospect D could also afford a home in the $240,000 range. Prospect D told REALTOR® B that he was also a new teacher at Northwest High School and had been referred by Prospect C. Prospect D was black.

undergoing racial transition but did not show Prospect D homes in neighborhoods near the high school. Prospect D asked about houses closer to Northwest High School. REALTOR® B replied that he had no knowledge of any homes in that area for which Prospect D could qualify. The next day, Prospect D, while visiting Prospect C, related his problems in finding a home near the high school and learned that REALTOR® B had shown Prospect C several homes near the high school. Prospect D filed a complaint with the Association of REALTORS® claiming that REALTOR® B had discriminated against him and his family by not offering equal professional services. The complaint was reviewed by the Grievance Committee. REALTOR® B was charged with an alleged violation of Article 10, and the complaint was referred to a Hearing Panel of the Association’s Professional Standards Committee for hearing. At the hearing, REALTOR® B admitted that he did not use the same efforts to show Prospect D properties in neighborhoods near the high school as he did with Prospect C because he felt Prospect D and his family would feel more comfortable living in a racially integrated neighborhood. The Hearing Panel found REALTOR® B in violation of Article 10 of the Code of Ethics.

Q: I'm a real estate licensee with a listing. I've been contacted by a sales associate who has a buyer interested in making an offer on my seller's property. However, I've discovered that this sales associate's license is inactive, and that this person is not currently working for a broker. May I still pay the cooperating agent a commission? A: No. Section 475.25(1)(h), Florida Statutes, provides that a real estate licensee may not share commission with a person not properly licensed as a broker, broker-associate or sales associate. Further, since the cooperating agent’s license is inactive, he or she is in violation of Section 475.42(1)(a), Florida Statutes, which is a felony of the third degree. If the agent’s license is inactive, the agent may not receive compensation.

Hi Young Professionals of GTR! We are all juggling and navigating this insane and demanding market. Showing property after property is exhausting and time consuming. Tampa Bay Real Estate Makes U.S. History with NFTs Blockchain Technology to Influence Future of the Industry by Greater Tampa REALTORS® Tampa Bay is known for its year-round warm climate, gorgeous white sand beaches, champion sports teams, and now a burgeoning cryptocurrency real estate market. With escalating home prices and historically low inventory in the bay’s competitive marketplace, both buyers and sellers may soon find the best values involve crypto and the blockchain. And since crypto can bypass traditional real estate processes, becoming a crypto expert can make agents a vital guide in this new space. In the first quarter of this year, Tampa Bay made American history when a home in Gulfport became the first in the U.S. to be auctioned as an NFT or non-fungible token using cryptocurrency. The house sold for around 210 Ethereum, a type of cryptocurrency, amounting to $631,790 after currency conversion. Cryptocurrency is simply a digital currency exchanged through a computer network and is not reliant on any central authority such as a government or bank. Coin owner records are stored in a digital wallet. Blockchains are open decentralized networks of computers used as proof of work or, in the case of a real estate sale, proof of stake. The sale was facilitated by Propy, an offer management and transaction platform that streamlines real estate transactions entirely online with just a few clicks. Propy followed the Gulfport sale with the sale of a Hyde Park condo as an NFT just weeks later for $185,000 USDC, following multiple bids in 24 hours. Ownership of the NFT blockchain technology.

You may have heard that our own MVP Tom Brady recently acquired a unique collection piece, Bored Ape #3667 for the price of $430,000 or 133 Ethereum. Bored Ape Yacht Club is a collection of 10,000 unique NFTs bearing a cartoon image of disinterested apes. NFTs also can also be used to trade ownership rights to physical objects like homes and other tangible property.

CRYPTOCURRENCY The use of a token or crypto asset cannot hold or own a title to a property because it will not transfer rights. Currently, within the legal frameworks of real estate transactions, the use of a token or crypto asset cannot hold or own a title to a property because it will not transfer rights. In order to track ownership of a property, it would need to be absorbed with a legal entity such as an LLC. So how did the digital sale of the Gulfport property work? The process involved the seller of the property, their real estate agent, and Propy, who was responsible for minting the NFT (creating a token on the blockchain) and setting up the online auction. More than 7,000 users registered to place an online bid for the home, confirmation that this type of digital transaction has simulated buyers’ interest in this innovative technology and process. Benefits of the digital transaction: Bidders can view the offer process in real-time, permitting them to update figures as necessary to be competitive; rapid transfer of ownership – no long closing periods; conversion of a digital asset to a tangible one, and because blockchain technology can eliminate intermediaries from the real estate transaction process, costs can be less. “We have eliminated the “worry and wonder” associated with the purchase process,” says Natalia Karayaneva, Propy’s CEO and founder told RisMedia. “Because the process is transparent, interested buyers and their agents were able to view offer activity and adjust their price points accordingly. They didn’t have to worry about whether or not their offer was accepted or high-enough.” Additionally, the launch of smart contracts in blockchain tech platforms now permit assets like real estate to be tokenized and traded like cryptocurrencies such as Ethereum and Bitcoin. There are disadvantages, as well. In the sale of the Gulfport home, when the cryptocurrency was converted, the

actual sale price was less than the $650,000 asking price. Crypto can undergo wide valuations in a short period of time. USDC, used in the Hyde Park condo sale, is considered a “stablecoin” because it is pegged to the U.S. Dollar, helping to eliminate some of the volatility.

While still very preliminary, comprising many unknown potential risks, NFTs and blockchain technology appear to have a solid future in real estate. Through platforms like Propy, real estate professionals can receive their Crypto Certified Agent* accreditation for just under $500 providing them with the knowledge and tools needed to improve their understanding of this digital arena. Greater Tampa REALTORS® welcomed Chief Revenue Officer of Propy, Joe Budelli to discuss the future of real

estate through blockchain, crypto, NFTs and the metaverse in April 2022. With 130 virtual attendees, this successful turnout yet again proved the importance and need for more education around this technological shift in our industry. On Thursday, June 30, GTR will host its second crypto class. We invite all members to gain the skillset needed to improve their understanding of this digital arena in our next course, ACE Crypto. Embracing THe Latest Business Tech Technology has made all our lives much easier over time. The ability to be ahead of the curve is vital to our careers and businesses. I remember the first time I saw a cell phone. I was at a training event in Fort Benning, Georgia. An old Chief Warrant Officer pulls out this phone and bragging about being able to make phone calls from anywhere. I immediately thought it was a dumb idea. Who wants to be handcuffed to a device 24/7 where anyone can reach you? Admittedly, I don’t have the greatest foresight. I also remember the first time I saw a cell phone camera. I was in line at a military exchange in Kuwait when the guy in front of me gets his phone out to take a photo of someone in line. He bragged about the technology. I thought a camera in a phone might be the dumbest thing I’d ever seen. We have great cameras available to us by Nikon and Canon. Then last June, I put money down on an all-electric Ford F-150 Lightening. I spent eight months bragging to my friends about never buying gas again. I am ready to embrace technology and change. If you think about it, what do you have in your home that you would be happy with that used 1800’s technology? Nothing, right? Why do we still use the combustible engine in our cars? The reality is our lives are so much better using new things. Unfortunately, Ford delayed delivery of my all-electric truck by another year or two. Now I have to buy gas again! The first home I inspected had a security system. I joked that home inspectors can’t inspect a security system, but if it is armed, we can trip and note the response time. Technology has changed our home security completely. Now we can answer our door on a

Affiliate Director phone app. We can open and close our garage door, adjust the thermostat, set our sprinkler systems, and track our children’s driving habits. In business, we gain huge advantages with the latest technology. We can market to a select group through tracking and analytic systems. Instead of a TV commercial to everyone watching the channel, wecan target people who have searched or read certain topics and articles. Automation allows us to send emails at set intervals with little to no work on our part.

Employees are now working at home, which increases productivity and decreases time-wasting commutes. Time management has been optimized. Online meetings can bring people together quickly and cost effectively. Online communications have reduced the amount of time needed to distributed information. The tools we use to do business such as home inspections have become more accessible and detailed, which makes the information provided to customers so much better than in the past. Technology will continue to evolve and make our lives easier both at home and at work. I know Greater Tampa REALTORS® is focused on emerging technologies and how to make everyone’s work life easier and better. I hope everyone embraces the changes that are coming and enjoys the changes and improvements to our lives.
