You are ready to shop for your dream home with your trusted real estate agent! When you find a home you want to make an offer on, your agent will let us know the address, offer price, and desired closing date. We will send you our client agreement with terms for this specific property and get final approval from our approval committee.

Write a Cash Offer

Once you’ve signed our client agreement, your agent will write a cash offer that is 4x more likely to win! We will provide your agent with offer instructions, proof of funds, and a mission statement. When the offer is accepted, you will submit your program deposit within 48 hours of offer acceptance. The deposit will be the greater of 2.5% of the new home purchase price (4% for homes over $1 million) or the amount of earnest money. We will pay the earnest money and your program deposit will be returned when you buy your home back or if you cancel the purchase during the due diligence period. Right after offer acceptance, we will execute a Buy Back Contract for the same purchase price as the cash purchase.

Move Into Your New Home

You can move in the day we close on your new home! Daily Ownership Cost (DOC) begins once we close on your new home. The DOC daily rate is outlined in your terms letter. It's a daily rate that is prorated, so you will only pay for the days between the cash purchase and when you buy it back from us. The first 30 days can be netted out from your program deposit. The second 30 days is due on day 31 from the cash closing.

Sell Your Old Home

Get your former home staged and listed on the open market within 14 days of the cash closing. You'll have up to 60 days to get under contract from the day we close on your new home. We'll check in periodically for listing updates.

Buy Your New Home Back

Once your former home closes, you are able to use the proceeds from the home sale to close on your new mortgage and buy your new home back from us. The program fee and DOC will be deducted from your program deposit, and the remaining amount will be refunded to you upon closing.
