AR Homes by Christopher Scott has a unique process that’s different from the average custom build. It all gets a jump start by reviewing their plan collection with each client, rather than starting from scratch. “We like to say, ‘Start with ours and make it yours.’ Our 100+ plan collection is already priced and designed, ready to modify for our clients,” says Scott Bates, co-owner of Christopher Scott Homes. “It’s the shorter, easier path to a custom home design and also allows our customers to stay within their targeted budget.” At this year’s Home-A-Rama in Holliday Farms, Bates and his colleagues Christopher Carnell and Dan Hayes, wanted to showcase a modern design that was also warm and livable. The Newport model, named after Newport Beach, California, is a 6,600 sq. ft. home that includes an abundance of glass, modern low-pitched angle rooflines, stucco and stone exterior, and metal and glass garage doors. Some unique features of the home include a floating stair system, a hidden pantry in the kitchen (disguised as a cabinet door), and a casual main floor sitting room with a bar that shares a two-way fireplace opposite of the great room. While these rooms connect, hidden pocket doors enable the homeowner to separate the two areas when desired. “You can separate the kids from the adults or the men from the women – whatever you need,” says Bates with a chuckle. Another of those eye-catching details, the floating stair system, is a metal structure with wood treads and a glass railing. “All of the different materials really draw your eye there when you walk inside,” says Bates. Behind the stairs are windows and a stone wall that climbs to the top. In addition, the wall just adjacent to the dining room is all glass and displays wine racks. The home has outstanding outdoor living that includes a fireplace and firepit, dining area with ample seating, and magnificent views of the golf course. While outdoor living spaces have always been popular, they are especially relevant this year in the era of COVID-19 as people seek safe ways to gather. “This is a unique time we are in. Clients are investing more in their homes because that’s their escape, their sanctuary,” says Bates. “They’re spending a lot of time there, so they want to make both their indoor and outdoor spaces special and comfortable for family and friends.” Not only does AR by Christopher Scott Homes have a model in Zionsville’s Holliday Farms but they also have a smaller traditional cottage style home called the Prestwick in Westfield’s Chatham Hills. Both homes are open seven days a week, Monday through Saturday, from 10 a.m. until 6 p.m. and Sunday from noon until 6 p.m. “For anyone seeking some design inspiration, come see these models,” says Bates. “We’re excited to show off these homes in the Home-A-Rama and keep them open to the public following the show.” The Newport is located at 10895 Holliday Farms Blvd., Zionsville. Safety Measures Increased safety precautions were implemented for the on-site experience to provide a safe environment for attendees. Tickets were sold in advance online by arrival time blocks in order to effectively spread out guests and allow for better social distancing throughout the homes and event site. This proved to be effective as each 30-minute arrival time completely sold out while still maintaining on-site capacities approved by the Boone County Health Department. This approach, coupled with extensive cleaning and sanitizing enhancements, allowed guests to comfortably explore the homes with peace of mind.
Virtual Experience This year, First Internet Bank Home-A-Rama debuted an all NEW Virtual Experience. For the first time, all eleven homes could be viewed online with exclusive behindthe-scenes videos, interactive 3D tours and inspiring photography. This allowed many out-of-town guests, relocating customers, and home-bound attendees the chance to still fully experience everything Home-A-Rama has to offer! Virtual attendees could message the builders and ask questions about each home in the Guest Book, as well as learn more about many of the fixtures and finishes throughout each home via the 3D virtual tour and save photos to their Favorites.

Realtor Day Realtor Day took place on September 24th and was met with similar enthusiasm. Active realtors could attend with free entry on this day by registering in advance, and these registrations hit our max capacity within 36 hours of making the site available! Realtors flocked to HomeA-Rama to explore the homes and were greeted by sponsors offering giveaways throughout the event site.

Phil Hotle says that home buyers looking to purchase a new house have to be ready to move quickly, especially when the home of their dreams comes on the market. Buyers need to be pre-approved and well prepared. “While interest rates and a low inventory of homes are still continuing to be at historic all-time lows, it’s really a seller’s market,” Hotle says. “Houses that are priced right and in great shape can sell within a day or two.” Freddie Mac reported that “the 30-year fixed rate mortgage average was 2.87 percent for the week ending Sept. 17, up one point for the record low set the week before.” Market Watch reported that “low mortgage rates have stoked the housing market, as they compelled would-be buyers to speed up their timelines in order to lock in the cheap financing.” Hotle noted that new home construction is also hot right now.
Realtors.com reported that builders were scrambling to fill a severe housing shortage when COVID-19 hit. After a brief slow down, increased demand has really been heating up. The National Association of Realtors reported that “single family starts recently increased 4.1 percent to an annual rate of 1.02 million. Low interest rates and solid demand are spurring single-family construction growth. Single-family permits are also continuing to rise as well, and single-family starts showed continued growth in August. The phrase “hindsight is 2020” seems ironic these days given the fact that no one saw 2020 coming. “With all of the additional time spent at home, I think that everyone is really analyzing their spaces and items,” Moore says. “People are realizing that there are things that could be done to improve their spaces.” As organizing has continued to gain a great deal of popularity (more so than ever before) during the past six months or so, many people are making room for more closet space, especially during a home renovation. Maybe you have a large front entryway, but store coats in a mudroom by the garage. Consider adding a coat closet near the front door for added storage and convenience. Your holiday guests will appreciate the easy
access when they are coming or going. If you don’t have the extra room for adding closet space, then you will want to maximize the space you do have. “I think that taking advantage of any space that you can is really important if you are going to make the investment,” Moore said. “Make sure that the space you are designing for your new closet is a large enough size for your needs, a space that can be utilized fully. Things to do to help achieve this would be less obstructions in the space, or even doing pocket doors to eliminate the heaviness of a door swinging into a space.” Making sure that everything has a place in the most convenient location for your daily routines is also an important consideration. When Kent Shaffer Homes was invited to participate in the 2020 Home-A-Rama in Holliday Farms, they chose to design a 7,700 sq. ft. modern-industrial style home that blends steel with stone and cyprus. The exterior mixes channel rustic cedar siding with regular James Hardie artisan siding to give it a warmer feel than you typically find on a modern home. They also added custom aluminum awnings in the front, which provides a highly unique look. “It’s a neat feature most people haven’t seen before,” says Kristen Shaffer-Hale, CEO of Kent Shaffer Homes. On the inside they kept with the modern-industrial style by using exposed steel beams in the kitchen and basement. In addition, they included custom metal work throughout the house, such as a stainlesssteel hood in the kitchen, metal railings, and metal shelving in the lower level bar. “The mixture of the steel, metal and windows really give it that modern-industrial feel,” says Shaffer-Hale. At the same time, the Shaffer team made sure to infuse warmth into the home by introducing warmer colors, shiplap & wood beams in the main floor great room. “That’s something we strive to do in each of our houses – to create a welcoming environment that makes a house feel like a home,” says Hale, noting that this particular one has a number of features that won’t be found elsewhere. For instance, the study has Pecky Cyprus wood ceilings, not a very common wood. And in the kitchen, they installed three different colored cabinets – white, charcoal and maple. “A lot of times you’ll see two colors in the kitchen, and we decided to go with three,” says Shaffer-Hale. “With the home show, we like doing things people don’t see every day.” Homeowners will also love that this home enables them to control the HVAC, security, audio & video, and lighting from their smart phone. There are many more distinctive elements in this 5-bedroom, 7-bath, 3.5 car garage home such as a hot-rolled steel fireplace, custom brick walls, warm oak flooring, and a walk-in butler’s pantry. The moment you step inside this 3-level, 7,600 sq. ft. home in Holliday Farms, you will fall in love with the living room’s three-panel sliding pocket door that connects to the outdoor living space. The glass door is massive in size, with each panel measuring 4' x 10'. Because each panel goes into the wall, there is zero barrier from the living room to the outdoor space. And that outdoor space is key, especially these days. “The door provides a continuation where outside is in and inside is out,” says Liz Yust, Director of Sales & Marketing with Old Town Design Group. The outdoor patio has seating, television, a grilling station, and a custom fire table that lengthens the number of months for enjoying the outdoor space. When this house was designed, it was a year prior to the pandemic, but the OTDG team incorporated something that everyone has been asking for over the past six months – ample natural light. They did this by installing 10 ft. tall fixed frame windows in the dining room that go from floor to ceiling, allowing massive amounts of natural light to flow in. “If you think back to the beginning of the pandemic when it was snowy and dreary, the need to see nature was so important,” says Yust. 5 6 H AV E N

Because the house was largely designed for entertaining, it has a working pantry/scullery directly behind the kitchen. “You’ve got the ability to chop, prep, and throw dishes into the sink but not be in the same space as your guests,” says Yust. From the design side, they did some unique ceiling plays in different rooms of the house. For instance, they installed floating wooden tiles in the living room ceiling, and in the master bedroom, they have drywall wrap that they call “cloud lighting,” both of which are designed to introduce texture and light into a room in different ways.
