AB Homes supported Taking It To The Streets with a charitable drive earlier this month. This organization is a nonprofit local to Lee’s Summit, assisting those experiencing homelessness and helping with emergency response and disaster relief. Donations included sleeping bags, blankets, clothing and food.
2024 Design Trends C aroline Broderick is the Managing Editor at Pro Remodeler, NAHB’s official remodeling publication. She recently spoke with over a dozen designers in the industry about not only what trends to expect in the new year, but the reasons behind why things are popular. Bold personalization: Many homeowners want to make their homes uniquely personal and don’t place as much emphasis on having their home “resale” ready. According to a survey by the National Kitchen and Bath Association, 76 percent of designers agree homeowners don’t want a “kitchen like everyone else; they want a uniquely personal design.” Stark white and gray color palettes are no longer preferred. Colors are shifting to warmer tones and textures, such as shades of blue and green. Wood grain and beige tones have been a popular choice in replacing stark white cabinets.
Habitat Recognized by Chiefs
H
abitat for Humanity of Kansas City was recognized at the Kansas City Chiefs game versus the Philadelphia Eagles on Nov. 20. President and CEO Lindsay Hicks had the opportunity to serve as the pregame Drum Honoree. According to the Chiefs, “those selected as Drum Honorees demonstrate Kansas City Chiefs founder Lamar Hunt’s best qualities, including vision, a pioneering spirit, compassion, humility and love for community.”
Nostalgic notes: Blending modern elements with touches of nostalgia has become popular. For example, “character to a space can be met with antiquelooking plumbing fixtures that welcome a natural patina,” according to Pro Remodeler. There’s also a shift away from modern design elements (clean lines), to incorporating more traditional features such as curved archways. Organic design: Gaining incredible popularity over the past few years is the idea of biophilia; the belief that humans possess an innate desire to connect with nature. Bringing the outdoors inside is another way homeowners are personalizing their living spaces. This can be done by using woven materials such as cane and rattan throughout the home or by installing skylights allowing for more natural sunlight to flow through common areas.

Mellick Recognized as Bonner Springs Teacher of the Year R
yan Mellick is a Master Carpentry teacher at Bonner Springs High School, recently named Teacher of the Year for the Bonner Springs School District. Ryan and his students have been very active in the KCHBA Workforce programming over the past several years, participating in the KC MADE competition and the Parade of Playhouses. He has been a persistent spokesperson for the skilled trades and is dedicated to investing in the future of the construction industry’s workforce. The KCHBA would like to congratulate him on this well-deserved honor! Slowing Economy, Permits Hot Topic in 2023
A
mid continued interest rate increases by the Federal Reserve, KC’s implementation of the unamended 2021 IECC energy codes and fewer permits being issued in the KC area, the KCHBA began a strategic communications plan to better serve its members and improve awareness with the public. Here are some highlights from 2023.
Awards Abound In the early spring, the Overland Park Chamber recognized the KCHBA by naming us to its Business Hall of Honor. The EDC Honors Luncheon recognizes businesses and leaders who have helped make Overland Park a nationally ranked city in which to live and work. Brian Rodrock of Rodrock Homes and Matt Adam of Matt Adam Development accepted the honor on the KCHBA’s behalf. At the 2023 International Builders Show, Summit Homes was honored as the Single Family Builder Safety Program of the Year (between 100 and 500 home starts per year). The KCHBA’s 2023 KCHBA President Brian Tebbenkamp of Patriot Homes was named NAHB’s Region D Young Professional of the Year, and KCHBA Executive Vice President Will Ruder was honored as the 2022 Local Executive Officer of the Year during NAHB’s Leadership Council Meeting. The National Housing Hall of Fame at NAHB’s headquarters in Washington, D.C., recognizes individuals whose spirit, ingenuity and determination have changed the nation’s housing for the better, and whose contributions to the housing industry have enduring value on a national or global scale. The 2023 Hall of Fame inductees included our very own Tom Woods. The induction and award ceremonies took place during the 2023 Spring Leadership Meetings, on Tuesday, June 6, at the Board of Directors Meeting at the National Housing Center in Washington, D.C. 8 | KCHBA.ORG | DECEMBER ISSUE
KCHBA Participates in Build My Future Event In April More than 500 students interested in careers in construction attended Build My Future in Topeka, Kan., where they spent the day learning about different trades through interactive activities and booths. Activities included a virtual reality painting, welding, tiling, cabinet making, moving a cone with a forklift and more. “This is the first Build My Future in the state of Kansas,” said Will Ruder, executive vice president of the KCHBA. “It’s an opportunity for young people to come be exposed to a myriad of different things, opportunities that are available to them in the skilled trades. Building things using their hands in order to add to their communities, to their economies, and as well as their own personal fortunes.” The KC-area schools that attended Build My Future were Bonner Springs High School, Northland Career Center and Excelsior Springs. KCHBA members who participated with interactive exhibits or booths were Summit Homes, Clover & Hive, Kansas Gas, NARI and Kansas Builders Insurance Group. KCHBA Assists Members with 2021 IEEC Energy Code Implementation Approximately 90 KCHBA members (and several nonmembers as well) attended a meeting on Aug. 17 to hear how KCMO plans to enforce the 2021 IECC energy code, including the plan review process, the updated IB documents and the inspections process. Kansas City Building Official Jeff Lee and members of his staff spoke to the group and answered questions. The KCHBA also sat down with an energy rater and compiled information to assist builders with the new code requirements using Performance HERS compliance. Continued on Page 10.

PR Advisory Group Creates Strategic Communications Blueprint In the spring, the KCHBA hired a public relations consultant to assist with identifying perceptions, expectations, level of awareness, etc., that members and the general public have about the association and how current messaging may be reinforcing those perceptions. The results showed that while members are generally content, they seek clarity on benefits, industry insights and ways they can help to advance KCHBA’s goals. From the public’s perspective, minimal public negativity exists, but there’s a notable knowledge gap about KCHBA’s full mission and how the association benefits consumers. KCHBA staff asked various members involved with marketing at their companies to join a PR Advisory Group to create a strategic communications plan for the KCHBA. The PR Advisory Group met weekly between July and October to create a detailed plan, which includes a new mission statement, an elevator pitch and streamlining the messages and channels in which the association communicates. Implementation of the plan begins in 2024, focusing internally on our members’ feedback from the audit. In 2025, staff will include stronger efforts to improve the knowledge gap with the public. This process will be an ongoing commitment to change perceptions and awareness and the plan will evolve over the years based on the results of our efforts.

• The Parade of Homes continues to be the premiere new home marketing event in Kansas City – and the second largest in the country. The Spring Parade had 340 homes built by 117 builder members and the Fall Parade had 343 new homes by 103 builder members. • 50+ networking and education events were enjoyed by more than 1,700 participants. Meet Your 2024 President:
Dennis Shriver
“O
riginally I thought I wanted to be an architect; I liked engineering and drafting,” Dennis Shriver said, as he reflected on what drove him to be a builder. Shriver grew up in Raytown, Mo., and gained experience in high school and college learning the trades, working on a foundation crew and doing general labor. “Anything you can think of [when building a house], I did it… not always at the highest level,” Shrived laughed. “But I always enjoyed seeing something physically built.” Shriver started his college days in architecture school at UMKC, which acted, at the time, as a satellite campus for K-State students on the Missouri side. After one semester he realized it wasn’t for him and transferred to what was then Southwest Missouri State University. “I realized I wanted to build the things as opposed to designing them,” stated Shriver. After pausing his formal education to join the Marine Corps for six years, Shriver graduated with a degree in Construction Management. “[The degree] was helpful in landing my first job as a superintendent. But four years of college didn’t fully prepare me for navigating job sites. Some things you just get to experience firsthand.” Shriver has now been experiencing the residential construction industry firsthand for over 25 years. “I started building homes in 1997 in Overland Park, right after I got out of college,” stated Shriver. “I’ve been building homes ever since.” After a few years of working in Kansas City, Shriver received a job offer in Saint Louis, Mo. He moved to the other side of the state for several years before coming back home in 2004. “I moved back with the same company,” stated Shriver. He was tasked with starting a division of the organization in Kansas City. But then the calendar turned to 2008. “The market conditions [that year] caused the company to constrict. I left and went out on my own. In 2009 I became a part of Hearthside,” said Shriver. Hearthside is a multi-generational business, but not in the Shriver family. “I didn’t have anyone in my family that was in construction, but I always liked the idea of how things got built,” said Shriver. “The concept of building a building out of nothing always kept me in awe.” Shriver and Chris Valentine originally purchased the company from Valentine’s father. When his co-owner of Hearthside wanted to retire in 2017, Dennis bought out his partner’s share and became the sole owner of the company.

“As I got further into my career I also found joy in the process; watching the number of different people and parts and pieces that come together to ultimately build a house,” Shriver stated. “As an industry, we’re comprised of a varied group of business owners, laborers, bankers, ditch diggers, salespeople, craftsmen, engineers, accountants, designers, artists… the list goes on. Somehow, we all come together in an orchestrated way to construct the actual spaces real life occurs in. We don’t just build buildings… we build homes.” Shriver has been attending KCHBA events on and off since the late 1990s, but it was around 2012 that Shriver was able to really pour time into the association. He appreciates the KCHBA for providing a space for members to collectively impact the direction of the industry. “We’re small business owners with a million things to do, but it’s a place where we can all come together and collaborate, sometimes commiserate, and have that common ground. While we may be competitors out in the field, ultimately, we are all doing this together.” Although an “empty nester” these days, Shriver still has a full house. Him and his wife of over 26 years, Mendy, have five children and reside near Liberty, Mo.
Goals for 2024: “As a young, green, superintendent I remember looking up to the KCHBA as the expert source of all things housing,” stated Shiver. “Our association has helped create a successful, positive, thriving industry to work and do business in. It’s important for our future generations of homebuilders, and homebuyers alike, that we maintain that presence.” Shriver’s overall goal in 2024 is to re-establish the KCHBA as the trusted information source for all things housing and homeownership for the Kansas City metro. Shriver points to the KCHBA’s new communications blueprint as a guide for this to occur. The continuous execution of this plan will promote the association as a primary thought leader and outwardly position the KCHBA as the go-to, consumer friendly entity that promotes quality housing data and education while working to move more people into homeownership.

e don’t just build buildings, we build homes,” said Dennis Shriver of Hearthside Homes at his Inaugural on Dec. 7 at Boulevard Brewing Company. “Humanity is at the heart of what we do… The KCHBA’s mission is to promote housing opportunities for all.” As 2024 KCHBA president, Shriver will provide leadership as the KCHBA re-establishes itself as the trusted information source and housing champion for the Kansas City metro. Also during the event, KCHBA announced the winners of its annual awards to members for their outstanding leadership and service to the homebuilding industry.
2023 Bob Boillier Sales and Marketing Award: Lonny Cohen of The Real Estate Book/New Home Guide and designKC Lonny is a longtime KCHBA supporter, having served as senior vice president of association services at the KCHBA for 15 years. During this time she planned and oversaw many publications, events, education and the establishment of the KCHBA charitable foundation. “As the [foundation] staff liaison, it was an experience I cherished every day because I got to work with a group of passionate members who had the goal to give back to the community and help strengthen the industry for the future,” stated Lonny. In 2020, Lonny collaborated with Keith Sauro to incorporate the New Home Guide with the Real Estate Book. The first issue of designKC magazine was then published in fall 2021, a new publication devoted to featuring exceptional homes highlighting the area’s best architecture, custom build and remodel projects, fine interiors and outdoor living. In a full circle moment, Lonny now serves on the Foundation Committee and is a former chair. She is also a member of the Artisan Committee and Professional Women in Building.
2023 Fred J. Geier Associate of the Year: Bobby Wilson of Wilson Lighting Bobby grew up in the family lighting business, but did not expect it to become his career. After graduating with his bachelor’s degree, his father asked him to join the showroom. He told Bobby to “give it a try; leave any time you want.” That was 37 years ago. Bobby is still in love with the lighting industry and serves as the company’s president. Wilson Lighting has evolved from a small light shop into a vast lighting and home furnishings 14 | KCHBA.ORG | DECEMBER ISSUE
resource center for consumers, designers, remodelers and builders in the Kansas City area and beyond. Throughout his career, Bobby credits the KCHBA with playing a vital role in his development and success. He was introduced to the organization by his father and Richard Mather more than 30 years ago. Since then, he’s been a proud associate member. He has been a Parade Committee member for several years, served two terms on the Board of Directors and participates in the Finance Committee. Recognizing the importance of homebuilding on a national level, Bobby has been an NAHB Gold Key member for more than 20 years. He has attended the International Builders’ Show almost every year for the past 30 years and loves to host an annual event for Kansas City builders who travel to the conference.
2023 Next Generation Builder Award: Joe Christensen of Cardinal Crest Homes Before establishing his company in 2011, Joe was introduced to construction by working on his family farm. He learned the ropes of different trades, working in asphalt, landscape and rough in carpentry and received a degree in construction management with an emphasis in architecture design. Joe is a co-founder and co-owner of Cardinal Crest Homes. He works closely with clients designing their homes and helping their ideas become reality. Solving problems and finding creative solutions to home design and construction are some of the things he loves about his job. His involvement with the KCHBA includes serving as 2023 co-chair of the Builders Council and a member of the Artisan Committee. In 2024, Joe is joining the KCHBA Executive Committee as secretary and treasurer.
2023 Builder Hall of Fame inductee: Darol Rodrock Darol began building homes in Shawnee and Merriam in the early 1970s. He saw a gap in neighborhoods that held their value while offering homebuyers a safe and vibrant place to raise families. Darol also understood that the little things mattered in a big way; his developments contain distinctive stone entry monuments, many with fountains, and all perimeter fencing was made of wroughtiron. The finest in amenities—from pools, playgrounds, paved trails, green space and clubhouses with workout facilities—
nurtured families and the overall sense of community. Darol created the Rodrock Development Moms’ Council, which planned an array of family-friendly activities, including Easter egg hunts, July 4th bike parades and wagon rides led by Belgian horses at Christmastime. He knew these gatherings helped new neighbors have fun but also helped provide families—and importantly children— a safe place to grow up. With the creation of Rodrock and Associates Realtors, Darol ensured his communities were staffed with on-site managers who not only were able to ease the homebuying and building process but were also invested in the neighborhood and able to welcome families and help them connect with their new neighbors. At that time, no other real estate company was dedicated exclusively to new homes sales. Darol’s incredible dedication to Kansas City homebuilding spanned more than 35 years and resulted in some 85 communities with over 30,000 homeowners. He created a home buying and building experience that was unique and special in the industry, focused on family, friendship and protected values, allowing Darol to stand by his lifelong commitment to creating exceptional communities.

Metro New Home Permits Dip in October A
s nationwide new home sales weakened in October, so did the number of single-family permits issued in the Kansas City area, according to statistics compiled by the KCHBA. A total of 303 single-family permits were issued in October, the slowest month since February when 152 permits were issued. Sales nationwide of newly built, single-family homes fell 5.6 percent compared to September, according to the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. However, this is up 17.7 percent from a year ago. Single-family permits in the region fell 7.3 percent in October when compared to September. This is down from 4.1 percent from October 2022. Kansas City, Mo., once again leads the list of toppermitting cities for the month of October with 41 singlefamily permits issued. Other top permitting cities included Gardner (25), Lee’s Summit (23), Raymore, (23), Overland Park (21) and Grain Valley (20).
