President’s Message
Herb Reese, HBAL President I would like to thank everyone for the confidence in trusting me to be President for the Home Builders Association of Lincoln in 2020. This is a great opportunity for me to give back my time, talent and treasures to an industry that is an important part of my life. I have seen a lot of changes in the homebuilding industry throughout the years. We have gone through difficult and slow times, energy and code changes as well as labor force shortages and housing affordability issues. I encourage everyone to become more involved in the Association because it allows us all to be part of the solution to solve issues, make the homebuilding industry stronger and help make positive change for the building industry. The Home Builders Association of Lincoln helps every one of us succeed, whether it is fighting for affordable housing, fair regulation changes, keeping members up to date or encouraging the younger generation to become involved. This association is part of the glue that holds the Lincoln building industry together. I look forward to serving as your President this year. Be sure to visit the Nebraska Builders Home & Garden Show February 7-9 at the Lancaster Event Center!

HBAL Installation & Awards Ceremony
Award Winners President’s Award Jim Christo was the recipient of the 2019 President’s Award. Outgoing President Denny Van Horn said, “Jim has been a role model for all of us in the way he has served HBAL and our industry. He has and is an advocate for builders and remodelers locally and at the state and national level. Jim has dedicated countless hours to working with students to educate them about our industry. He was a founding member of the HBAL Careers in Construction day at the Home and Garden show. Jim represents the best of the best when it comes to community services. If there is someone in need, Jim is always there.”
Membership Awards Membership Awards are recognition for membership recruitment. Individuals such as these are the life blood of our organization.
Herm Hempel Award In 2019, we brought in 61 new members. Of these, ten were recruited by Denny Van Horn. Because of his efforts, Denny has earned the 2019 Herm Hempel Award for most new members.
Ervin E. Peterson Founders Award The Ervin E. Peterson Founders Award also goes to Denny for retaining the most members in 2019. It is great to have Denny involved with recruiting and retaining members of HBAL.
Affiliate of the Year 2019 Affiliate of the Year Award winner, Ben Carey, has been instrumental in working with youth in our community to get them involved with careers in construction. Ben also played an integral part in HBAL’s most recent blitz build for Habitat for Humanity. By volunteering to be cochair of the project, he helped us complete our 17th build. Ben is always looking for ways to give back to our industry.
DSC Employee of the Year Development Services Center Employee of the Year Award went to Bill Fuelling. Bill always has a willingness to listen and work with contractors.
Associate of the Year Ron Petsch received the 2019 Associate of the Year Award. Ron has been very active in educating many of HBAL’s members and their employees over the past 41 years. He was instrumental in bringing students to HBAL’s events to ensure they were exposed to our industry. Ron has helped many of our members find valuable employees after they graduated from college. Without his help, our industry would not be as successful as it is today. Ron was also awarded an Honorary Life Membership because of his service. Thank you for making the YBP Holiday Party a success!! BEVERAGE SPONSOR Wow, what a year it has been! Thank you to everyone who attended the YBP Holiday Party at White Elm in January and to those who brought donations for the Capital Humane Society. We are especially excited for Hayley (YBP Past President) who finally won an Apple Watch in the raffle... Hope you are enjoying Kristin Sims your new watch! I would also YBP President like to thank Kelli again for her dedication last year as President of YBP. You were a big part in making our group a great success last year, and now I am really panicking because I have some big shoes to fill this year. I will try not to make this sound like a cheesy Presidential speech, but I am really excited and honored to be the new YBP President this year. To those who know me, you probably know I can be a real jokester at times. Although I do love to have fun and add humor to every little bit of my life, please know I take this position seriously and I am more than ready to help lead this organization in 2020. If you are not already a member of YBP, please consider joining this year or stop by one of our events - I promise we don’t bite. We have several events planned for this year and there will be lots of opportunities to network with other young professionals in the industry. We do not have anything scheduled in February due to the Home Show, so be sure to mark your calendars for our next YBP event on March 24 at the HBAL office – can’t wait to see you all there!

Chairperson’s Message by Heidi Polacek
The January Meeting at HBAL with Stephanie Vanous from Zelle HR was a great success, thanks to all who attended! For those of us who have a small business, I find it helpful to attend presentations like this and not just learn about critical business practices, but make contact with subject matter experts who can help in their area of expertise while you focus on what you do best. The Home Show will quickly be here, February 7-9. If you don’t have a booth, consider attending to support HBAL and your fellow members! There are still a few spots left to volunteer to help with the Food Bank House. Contact Jennie Korth at jennie@hbal.org if you would like to help out! Time to start thinking about your entries for the Tour of Remodeled Homes, April 25-26. Contracts will be mailed soon and are due March 6. Participate in this fun event to get your finished projects out there for all of Lincoln to see!

Remodelers Council
Remodelers Council Ramp In 2001, the Home Builders Association of Lincoln was asked by an employee of the Building & Safety Department to help build a ramp for a fellow city employee. Because the need was temporary, it was decided the best approach was to purchase a light-weight modular aluminum ramp which could be assembled on site and, once the ramp was no longer needed, it could be removed and stored for future use. Since then, the ramp has been used numerous times by those in need and HBAL members are quick to volunteer the man hours required to make it happen. In the last year, the ramp has been installed at three residences because of the willingness of our members to take time out of their day. Thank you to all who had a hand in making this happen and know you are appreciated, not only by the homeowners, but the HBAL staff as well!

Goal-Based Networking
Goal-Based Networking:
Turn Your Socializing into Profitable Relationships By Jeff Beals
Most professionals know they must network in order to achieve long-term business success. I remember as far back as high school being told by my guidance counselor that I needed to “meet a lot of people and build a network.” That was great advice back then and even better advice today. It’s critically important to participate in the public arena and interact with the people who could become your clients, provide you with valuable information or help you further your causes and beliefs. While they understand the importance of networking, many professionals do a lousy job of it. It’s easy to show up at an event, grab a drink, eat some free hors d’oeuvres, say “hi” to a couple people, then go home and pat yourself on the back for being “involved outside the office.” Unfortunately, that’s not networking. It’s merely socializing. There’s nothing wrong with socializing. In fact, it’s generally a good thing, but it’s not efficient. In order to convert socializing into networking, you need to have a three-tiered goal planted in your mind before you even enter the venue where networking will take place. I call it “goal-based networking,” and here’s how it works: Goal #1 - “I will get a direct opportunity” This could be a new client, an invitation to join a prestigious organization, a job offer, a promise to donate money to your pet cause. While Goal #1 is ideal, it unfortunately doesn’t happen at most networking events. Goal #2 - “I will get a solid lead on a direct opportunity” This is almost as good as the first goal, because it moves you closer to what you really want. Goal #2 should happen at the vast majority of networking events you attend. If it doesn’t, you’re not meeting enough people or not asking the right questions. Goal #3 - “I will meet new people and learn valuable information” This is the bare-bones minimum goal that you should achieve at every single networking event you attend. Make a commitment to network more and remember to think about these three goals before walking into your next networking event. Setting these goals consistently over a long period of time will maximize the return from your investments in networking. That means you increase your public profile, connect with the right people, find new business and become that person who always seems to know about business happenings long before your colleagues do. Jeff Beals helps companies find better prospects, close more deals and capture greater market share.
