1 0 0 + AT T E N D C O D E S LEARNING SESSIONS Those that attended one of the five 2012 Code Updates, held in March, will be ahead of the curve regarding these new codes that are now in effect. Dan Dockery did an excellent job of covering most the major changes to both the Residential Codes and Energy Codes. Each two hour session was jam packed and lots of questions were addressed throughout each session. Dan has been an asset for our general contractors, suppliers, and trades, as he shared a list of the changes that the Inspection Department will be looking for which will help save time and money. Solutions on how to meet these new requirements were discussed as well. A list of resources regarding the new codes can be found on our website, www.hbaws.org . This special resource page has helpful information on the new codes, where to order your 2012 Code books; download pdf files; Code Fact Sheet from Dan Dockery; Video of the Energy Code Overview; and more resources will be added as they become available. Spring is here! Take a small break or clean or organize. Leading up to every spring we all deal with the mad rush to close out last year’s business, prepare financial statements and complete business and personal taxes. What fun! Then spring is finally here. Like most people I enjoy the longer day light hours, the warmer weather, baseball practice and games with my kids, and the opportunity to complete a few spring tasks. We all have the home cleaning items like getting the yard ready, donating old items just hanging around the house or taking some time with our family on a spring break trip. Remember that spring is a time of renewal. Take some time for yourself and for your business. The building business is fun, rewarding, challenging and contagious. We find ourselves planning, managing, problem solving and selling with longer and longer hours. Even if your business is your passion it is beneficial to take a break. Remember to take time to de-clutter your head. Spring is the perfect season to take some time for yourself and your family. Stop and enjoy the fruits of your labor and remember that you are not just working for the money. Taking time will help you to renew your mind, rejuvenate your passion and enhance your own perspective about yourself and your business. This is true whether you are too busy or in need of work. If you cannot take a full day, or a week, then take a half day or early morning to organize or clean your office / work space. Even though we use the internet and PDF documents predominately with our trade partners and clients, we still accumulate

tons of paper, magazines, samples, etc… As I have seen with most of my suppliers, vendors and clients we all have a tendency to hoard these things not realizing that too much can weigh us down. Get rid of it! Recycle what you can and pitch the rest. Use it to help get a fresh perspective. Spring clean your sub contractors and vendors. Read over your contracts and pricing with each one. Replace the ones that are not HBA members or no longer in business - with ones that are HBA members. Take your trusted trade partners out for lunch and ask how to make the business relationship more beneficial. Ask them what you can do to improve your business. I run ideas through my trade partners and business support group all the time. You will be surprised what great ideas you will receive that will reenergize your passion. Here is a fun idea for the spring: break out your records and review your contracts for insurance, internet, phone, supplies etc. Saving money and getting better service makes good business sense, and it can help you be more productive. We just had our workman’s comp and general liability provider (an HBAWS Associate member) review our records. He ended up saving us a nice chunk of change. Remember, circumstances change on a more frequent basis than we realize or want to recognize. Make it a priority to carve a little time out of your business day to evaluate specific items - you will be glad you did! And above all, don’t forget to enjoy life! Work hard, play hard, finish well!

CREATING A SAFETY CULTURE Jerry Herman wrestled alligators at a Florida alligator farm before becoming our EO… Megan Parks races jet skis as a hobby… Bev Hayes was a teenage model for hair care products… Steve McSwain was the leader of a boy band called the “Wally Boys”. Okay, some of this is true, some of it isn’t, but it is April Fool’s day. So here are some other April Fool’s fallacies…You don’t need to worry about a safe jobsite…Injured employees won’t cost you money… Fall protection is a waste of time…Commercial insurance should be cheap because it’s all the same, and insurance companies don’t pay claims anyway. Again, APRIL FOOLS! A strong culture of safety at your company is one of your most precious assets. And an unsafe work environment can cost you thousands of dollars a year in lost productivity.

• Make sure your employees know that safety comes first on the job site and that you expect them to comply with safety rules. • Many insurance companies are more than happy to provide you with loss control and safety support. You can even call your insurance company and ask for a loss control survey. This usually includes a visit from a company expert who will come to your job site and help you to identify areas that you can improve upon. At the end of the day, a company with a “safety culture” will have lower insurance costs and more productive employees. No Foolin’!

So how do you create a safety culture? • It begins with your commitment as a business owner to providing a safe work environment for your employees. • Begin meeting with your employees on a monthly basis for “Tool Box Talks”. These are short (usually less than 15 minute) meetings you can hold before starting work for the day. Each meeting focuses on a specific issue; Fall Protection, Ear Protection, Proper use of power tools, etc. There are many online resources for this type of meeting, and Busch Insurance and Builders Mutual is happy to provide you with an electronic template, just drop me an email and I’ll get you one. • Create a written safety plan and share it with your employees. Many contractors keep a copy of this safety plan in company vehicles and it can include your tool box talk subjects, Material Safety Data Sheets, and Emergency Medical information; location of local hospitals and medical facilities, and emergency phone numbers.

NAHB 2012 PRIORITIES Protect the Mortgage Interest Deduction Americans overwhelmingly oppose any action by Congress to tamper with the mortgage interest deduction, but it could be eliminated or scaled back as federal lawmakers and the Administration are looking at tax increases in light of deficit concerns. The consequences would be devastating for home owners, the housing market and the nation’s economy. Any attempts to tamper with the mortgage interest deduction would raise taxes on millions of home buyers and home owners and further depress home values, leaving more home owners with mortgages larger than the value of their property (“underwater”) and fueling even more foreclosures. This cornerstone of American housing policy has been in place since the inception of the tax code nearly 100 years ago and supports the aspirations of families at all income levels to become home buyers. Nearly 37 million home owners directly benefit from the mortgage interest deduction and 70 percent of the benefit goes to middle-class home owners who make less than $200,000. Many in Congress agree that tampering with the mortgage interest deduction would harm consumers and the economy. House resolution H. Res. 25 expresses a “sense of Congress that the current federal income tax deduction for interest paid on debt secured by a first or second home should not be further restricted.” The resolution, which has more than 180 cosponsors, shows that lawmakers are aware of the critical role that the MID plays in supporting homeownership in this country. NAHB is encouraging supporters to call the Capitol Switchboard at 202-224-3121 and urge their representatives to co-sponsor H. Res. 25. To educate the public on the importance of preserving the mortgage interest deduction as a cornerstone of American housing policy, NAHB has created a consumer-oriented website, SaveMyMortgageInterestDeduction. com. The website contains fact sheets, frequently asked questions, statistics, and other important information to allow consumers to stay informed as debate on the mortgage interest deduction moves forward. Most importantly, SaveMyMortgageInterestDeduction.com tells visitors how to remain engaged and make sure their opinions are heard on this important issue by connecting through NAHB’s Facebook and Twitter mortgage interest deduction communities e on Housing blog.

Spring is traditionally a time when homeowners start thinking and planning for needed home improvements. Several of our Remodelers Council members participated in the Jr. League Tour of Fine Spaces last weekend, and from all reports the turnout was excellent, the number of homes entered and attendees was greater than last year, and people seemed energized about making changes to their homes. Our program in April will be Dan Dockery from the Winston Salem city inspections department. He will be reviewing new codes that have recently been introduced, with a particular focus on areas that affect remodelers. This will count as a two hour CE credit (one hour before dinner, one after) so if you would like to attend please let us know. You don’t have to be a member of the Council to take part in the CE training.

Government Affairs Report W-S/Forsyth County Addressing Ordinance Update: Your Opportunity to Review & Comment If anyone knows the importance of having street names and addresses to property assigned in consistent and logical manner, it’s real estate and building professionals. Even with GPS systems, lots of valuable time can be lost trying to find a listed property or a construction site if street names change from one intersection to the next, and house numbers jump around. A correct and systematic method of addressing also provides benefits our local community by eliminating costly billing errors, reducing missed service calls and, most importantly, protecting property and saving lives through the correct dispatch of emergency services. In Forsyth County, street name and address information have not always been assigned, recorded or maintained in a standard manner. Although less critical years ago when our population was smaller, it became clear in 2007 that changes were needed for the safety and wellbeing of our citizens. Since then, a City/County Address Coordinator has been hired, a master address database has been created, and Planning staff, in collaboration with emergency service and other staff, as well as representatives from other Forsyth jurisdictions, has been preparing a unified update to the Winston-Salem, Forsyth, and other Forsyth municipalities’ addressing ordinances. The purpose of the update is twofold: 1) to make all addressing ordinances in the county as similar as possible and 2) to bring the ordinances in compliance with existing development regulations and national addressing standards. Planning staff has also compiled an Addressing Policies & Procedures Manual to aid in the implementation of the Addressing and Street Naming Ordinance by establishing and documenting standards, processes and policies for street naming and addressing for all jurisdictions in Forsyth County. The majority of these policies have been in practice for years. However, they were not documented and shared. Whereas the Ordinance dictates “what” should be done, the policy and procedure manual describes “how” to do it. The policies and procedures are will provide consistency and simplicity in the naming of streets and addressing of structures and should be universally applied throughout the county. For the development community, the creation of a common

addressing ordinance and the accessibility to policies on the internet should provide more surety in the addressing and street naming process and make it easier for both developers and administrators to understand and follow. Substantively, little has changed in the ordinance. In practice though, developers may or may not find differences in the way addressing and street naming processes affect them based upon their past experiences; previous processes were never fully documented and varied depending upon who was responsible for those tasks at the time. Developers should find no changes in processes such as addressing a subdivision since it remains the same. However, other processes, such as addressing multilevel and/or multitenant structures are being standardized so, in general, units with outside doors opening to the street will be assigned street addresses and internal and/or upper floor units will be assigned addresses with suite numbers. Planning staff is asking for public input, particularly from those in the development, service provision, and emergency services community, on the ordinance revision and the policy and procedure manual during the month of April, before presenting the draft documents to the elected bodies in May. Staff has provided the following draft documents on the Planning website www.cityofws.org/Planning. Under “News and Updates” or “Addressing” on the first webpage you will see: 1) The difference between the current ordinances

On March 6th, we headed out from the HBA House to the Ronald MacDonald House to take a tour and participate in their T-Shirt Fundraising Event. Forms for t-shirts were given out to each of us to consider how many we would order and some turned in their forms right away. We have not yet closed the order for t-shirts so if anyone is interested, you can still purchase them for the benefit of the Ronald MacDonald House. They were also selling cookbooks. Several of our members also purchased cookbooks, with all the proceeds benefiting the cause. The house was well organized with food preparation, donations and volunteers buzzing around. We shared snacks in their conference room and had a very short meeting. Our next meeting is April 3th at the HBA office and we are entertaining a speaker from the Shephard Center. Please help the Professional Women in Business and the Shephard Center by dropping off old used books at the HBA office for this worthy cause. Each member is encouraged to bring a guest to our meetings, as we are trying to build our membership.
