PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction Client Expectations Last month I wrote an article about real competition from my perspective with HBA members and non HBA members. I received several texts and emails from some of our members saying they liked what I wrote and had run into the same issues. This month I thought I would follow up with a theme of Client Expectations. This past weekend my family and I were searching for something to watch together after dinner. My twin boys really like the HGTV show “Holmes on Homes” and so do I. If you have not watched it you should give it a try. The show’s theme is that Mike Holmes comes into a client’s house whom has had a horrible renovation experience with a so called contractor who ended up not finishing the project or the client started to have serious problems after the work was completed. Mike comes in and listens to the client’s pain and problems, creates a design based on the client’s wishes, deconstructs the project and then builds it correctly. As they deconstruct the work that the other contractor has completed they find tons of problems like code violations, wrong type of framing, to poor craftsmanship. Mike and his crew then complete the renovation correctly and the clients are in construction utopia. Now the unrealistic part is that the client does not have to pay for all the rework, which is paid by shameless product placement. What is interesting is to watch the client praising Mike Holmes for being such a great contractor and saving their dream when in fact the client is partly to blame for the calamity. After all, the client did not do their homework in validating their expectations. But is it the client’s fault? On this particular night we ran across a show called Property Bothers. The basis of this show is two brothers, one real estate broker and the other a contractor, helping a client purchase a fixer upper type home then turning the project into their dream home. The problem is the scope of work that gets defined is always much larger than the budget. But somehow they always make the budget work out to the penny and so does the time line.
I am no dummy I understand that these shows are backdrops for product placement and most of the people are actors. But what I find interesting with these two shows is the client’s expectation levels get sky rocketed to such a high level so quickly. During these shows you never see anyone introduce a little reality into the process. It is hard to provide a dose of reality to a client when the client is working off strict emotion and has been lead there by a Professional. In my business I really try hard to keep the client excited about their project while listening to their wishes but providing them with a realistic budget, timeline and expectations. We take the time to understand and write a scope with a plan. Then we use real construction math and budgeting techniques that are focused on the plan and scope. Here lately I have been invited to look at a client’s project because they did not like something with their first contractor. I know “red flag”. In an onsite interview with the client I found the first contractor had provided the client with the expectation they can get everything they want for very little money. Even though the client knew the project cannot get done for that price, their emotions had the better of them. The client had not had a real conversation that pertained to expectations. I did not price the project for that reason. I do not blame the client as much as I blame the professional who makes the unrealistic promise, while setting the bar to high. I had a manager once tell me that every problem and objection that came from the client was my fault. I asked how that could be. He said “Because you either said it or confirmed it with them.” You’re their professional there to help them.” Remember to be both a professional technician in your craft with the sales flare to get the business. Remember to come participate in our events this month. There are many opportunities for you to grow and expand within and around our local HBA. Remember our Association is here to support and help promote our members and their businesses. As always do business with a member.

Social Media... Fad or Fundamental? I would like to open this editorial by referencing a great book you should all read: Socialnomics by Erik Qualman. My hope is to inspire you to embrace the fundamental value in social media in your business. So let’s get started with a few statistics. 1. Gary Vaynerchuk grew his family business from 4 million to 50 million using social media. His company name is Wine TV Library. He found first hand that $15,000 in direct mail= 200 new customers; $7500.00 billboard=300 new customers; $0 Twitter= 1800 new customers! 2. Dell sold $3,000,000 worth of computers on Twitter. 3. The University of Texas MD Anderson Cancer Center witnessed a 9.5% increase in registrations by using social media. 4. Over 50% of the world’s population is under 30 years old and 96% of them have joined a social network. 5. The fastest growing segment on Facebook is 55-65 year old females. Single females are also the fastest growing segment of first time homebuyers.
Now let’s look at how the consumer responds within these same 4 steps. The buyer LISTENS to feedback about what to expect from the product and then buys. They then INTERACT with the product. Next, the buyer REACTS to the product based on their personal experience. Finally, the buyer decides if they will “SELL” for you or against you. There are two top rules in sales that I remind our agents all the time, “Listen and Know your customer.” For all you naysayers out there, I know the question you are asking is, “What kind of return of investment can I possibly get from an active social media strategy?” I will answer this with a quote from Socialnomics. “The return of investment of a strong social media campaign is that your company will be in business 5 years from now. It is no longer whether you do it, but how well.” I will close this editorial with one more stat: If Facebook were a country, it would be the third largest ahead of the USA and only behind China and India. In my humble opinion, social media is NOT a fad, but a fundamental change in how we communicate.
So you ask, “How do I get started?” There are 4 easy steps: 1. Listen to your customers and the conversations around you on the social network you join 2. Interact and join the conversation. 3. React and adjust your product or service based on this feedback.

NAHB 2012 PRIORITIES Defend the Low Income Housing Tax Credit As Congress looks at tax expenditures and all programs come under review, it is important to protect the Low Income Housing Tax Credit (LIHTC), the most successful affordable rental housing production program in U.S. history. Eliminating the LIHTC would bring production and rehabilitation of affordable rental housing to a standstill. Since its inception, the program has made possible the production of more than 2 million affordable apartments. It creates approximately 95,000 new full-time jobs, adds $7.1 billion in income to the economy and generates approximately $2.8 billion in federal, state and local taxes each year. In recent years, the LIHTC has produced about 75,000 new apartment homes annually. The demand for affordable housing is acute and far exceeds the ability of LIHTC projects to keep pace. The program is essential to address the shortage of affordable housing options in our cities and towns.

Universal Design Revisited No one wants to be reminded that they are aging. Surveys have found that the terms “aging in place” and “universal design” are either too vague or had negative connotations. A new perception is needed, and one group is working to coin the term “better living design”. It communicates that many of the features of these design principles help people of all ages, and they are transparent. Another factor that takes this trend beyone aging is multigenerational housing. We all know that right now a poor job market has many college graduates moving back home,with fewer new households being created. What if this trend continues? Wouldn’t homeowners like a way for their grown children to be “on their own” in their home? Add to that various ethnicities and cultures that are interested in having space for aging relatives, and a certain percentage of grandparents raising children. All of which lead to different opportunities for remodelers. Universal design features support people of all ages. Visit our next Remodeler’s Council Meeting to learn more about these design options!

1. Register by coming to the Home Builders Association of Winston-Salem’s office on August 31, 2012: • 8:00 a.m. – 11:00 a.m. • Open to HBA of Winston-Salem member exhibitors from the 2012 Show. • AGAIN THIS YEAR: A company’s representative, who is at the HBA office BEFORE 8:00 a.m., will put the company’s name on a sign-up sheet on the front door. At 8:00 a.m., the sign-up sheet will be taken down and each company on the sheet will be given a number. A drawing will be held with the first number pulled getting to select booth space first. The drawing and selection process will continue for those companies whose names were on the list and were given a number. • Companies who arrive at 8:00 a.m. or later will wait in line and select booth space after the drawing is completed. • 2:00 p.m. – 5:30 p.m. • Open to any exhibitor from the 2012 Show OR 2. Register August 31 by fax - beginning at 8:00 a.m. for HBA of Winston-Salem members and 2:00 p.m. for non-members. A Visa or MasterCard number for booth deposit will be REQUIRED to reserve a booth space that is faxed. We will not accept applications prior to August 31. PLEASE NOTE: companies registering at the office will be given first priority over a fax. Faxed booth registration forms will be assigned a booth after the registration forms from people registering in person have been processed. FAX NUMBER: 336-550-4890 OR 3. Booth spaces include 8’ tall backdrop, 3’ or 8’ tall side rails. Electricity, and access to water can be purchased through HBAWS. Furniture and fixtures can be rented from the HOLLINS Exposition Services – rental forms will be provided upon registration. Other Information: • $100 deposit per booth space is required at time of registration (cash, check, Visa or MasterCard). • All spaces will be assigned on a first come, first serve basis, depending on the time and date the completed application is received at the HBA office. However, please note that booth sales on the first day of registration will be handled in accordance with the guidelines set forth by the Triad Home & Garden Show Committee that are explained in item number one. **Please realize we are not holding your space from last year, only giving you the opportunity to purchase a booth(s) in the 2013 Show.** • Show management reserves the right to review and approve all requests for booth space. And remember when designing your booth that no physical/visual barriers taller than 4ft. may be placed within 3ft. of the aisles to as not to intrude on neighboring booths’ visual space/design. • There are no restrictions on a company purchasing a booth next to or near a competitor in their industry. • Exhibitors from the 2012 Show will get the opportunity to register first ( August 31). The August monthly meeting is going to be exciting and interesting. We are meeting at Missy Easter’s Home at 6 P.M. Steve McSwaim, our current president, is our guest speaker promoting Build Pac. All you ladies are invited and you builders please remind your wives. “Black Jack for Build Pac” is our theme for the night to raise money for Build Pac. Sheila and Daily will be our black jack dealers. Each member will get 20 chips for $20, which is our normal Build Pac donation per member. Additional chips will be available for purchase. Build Pac donations must be a personal check and not a business check. There will be a prize for the member who has the most chips at the end of the game. No experience required, just fun. Wine and cheese appetizers will be served by Missy Easter and Judy Redding. The business meeting will begin around 7 P.M. to discuss the rest of this year’s agenda.
