PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction
It is hard to believe that December is already upon us, but it has been a great year. I would like to thank our membership and our HBA staff for all the great work they have done together this year. It takes a collective effort and many hours to put together all the wonderful events, programs and socials our association does every year for our member’s benefit. It is much like building a house. Last week I found myself at the end of the day standing out front of our project in Pinnacle. Everyone including the homeowner had gone home for the day. I had just finished walking around making my task lists for the next couple of days. This project was five months in the making which started with clearing the lot. The sun was fading behind the trees and for the first time I was able to view this project as a house. I was able to stop and reflect on our hard work. I could see how the client was going to live in and enjoy the house. It was a great feeling! I really enjoy the entire building process. I enjoy seeing the final result the most. It takes many talented people to build a house. These people are dedicated to their craft. They care about their small part but care more about the final result. Many decisions have been made
along the way with some compromises. But the result is a beautiful house that will become a home for a terrific couple. Our association is the same. We have many wonderful people who know their craft better than anyone. They truly care about the end result. They understand their involvement and time can make our industry stronger and better for everyone. The result is a collection of different people making our industry and community a better place for our members. The holidays are always tough to get through but remember the start of another year is just around the corner. If you have not done much as an HBA member this year then come out in January. I assure you that you will benefit from your involvement and so will our industry and community. Then we can all stand at the end of the day admiring our work together. Remember our Association is here to support and help promote our members and their businesses. As always please do business with a member. Thank you for a great year.

REMODELERS UPDATE Bob Vaughn, President, NAHBR, HBAWS I am always on the lookout for the latest consumer insights, and recently came across a survey among users of Houzz.com. Home resale value is taking a back seat to comfort and function in remodeling projects. Here is how the key drivers for planned projects broke out: “Improving the look and feel of the space” 86% of homeowners “Making the space more functional”- 70% “Increasing home value” 47% “Changing lifestyle needs” 21% “Aging in place” 8% In the next two years, 48% of homeowners surveyed are planning to redo a bath, 45% say a kitchen. Average budget for these projects is $11,300 and $26,800 respectively. Only 11% report that they would borrow money to fund their remodeling project. A third of homeowners reported staying within their budget for their most recent remodeling project; 43% went over, and 18% had no budget at all! Photos are playing a bigger role in how clients find what they want, agree with a spouse on a mutual style, and decide who to hire to help execute the vision. Make good photography a priority. Put a plan in place before you start a project, discuss with your clients and put it into the contract. You will be glad you did.

When entering this industry 6 years ago I have seen many changes taking place at the consumer level. Originally it was heavy in the new construction market and now it is heavy in the remodeling market. I have talked with many homeowners and Realtors that see the need to remodel to enjoy and update their homes to updating for selling. Many homeowners are staying longer in their home and want to enjoy the beauty of the stone in their kitchens and baths. This need is directly related to all of the granite that is seen in new homes and shown in magazines. Then there are the ones that are replacing to sell their homes. Realtor’s say that it helps in the showing and in the sales of homes. The ones with granite countertops seem to have more showings and increase the value of the home. In any case granite is an investment. In February of this year, there was a survey that showed that 75% of the respondents preferred granite in their future kitchen remodels. This is up from 55% from the same survey in 2008. It was stated that “nothing beats the beauty and value of granite countertops and see it as a safe investment. It pays for itself in the terms of higher resale. When looking for the right countertop it is important that the end user know how granite is different than marble. Marble is shown in many magazines in the kitchen, especially White Carrara. What is not mentioned is the maintenance involved and the wear of the marble. Marble being a softer stone will show its wear and
staining is inevitable. I have installed marbles in kitchens and in every case the buyer was aware of the issues. The magazines can show an elegant kitchen but does not inform the reader of the other issues. So what is next? There seems to be a slight trend in different finishes on the granite. Polished is still the preferred but leather and hone stones are showing interest. Leather stones have a satin look finish and hone has a flat finish. Honed stones require more maintenance and care. They can show watermarks and removing harden food requires soaking the spot. Using a scrub pad will show scratch marks. Leather stones are easier to maintain and using a scrub pad does not affect it. In all, we need to realize that granite is the number one preferred top and it is an investment. It is a custom designed top and offers a return for the buyer in the beauty, durability and value. It does not come off the rack and working together with your fabricator will increase the purchasing experience.

PROFESSIONAL WOMEN IN BUILDING June DeLugas, President
December is fast upon us, which happened so quickly with my duties as President of Professional Women in Business. There is much enjoyment in knowing that you are doing something to encourage others. Our members are excited and energized every month to work towards new goals for helping others. Our November meeting was held at the District Roof Top to inaugurate the new leadership. Steve McSwain was so gracious to help with the installation. The newly elected officers for 2013 are Tracy Morehead: President, Karen Holcomb: VicePresident, Nora Fain: Secretary, and Judy Redding: Treasurer. For the Ways and Means Committee, which is very important to our organization, we voted Debbie Fletcher and Missy Easter into this position. The Christmas party is traditionally held at the outgoing President of Professional Women in Business’ house. This year the Christmas Ornament Exchange will be held at June DeLugas’ home in Bermuda Run West on Tuesday, December 11, 2012. Every member was asked to bring some professional clothing to donate to the Forsyth Tech Career Center for Women. Contact Gisela at Giselal@hbaws.org or June at june@junedelugasinteriors.com if you are interested in joining our lively group.
