PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction Ground Hog Recession? Punxsutawney Phil in Punxsutawney, Pennsylvania and Woody in Howell, Michigan differ on the topic of six more weeks of winter or an early spring. Of course I am talking about two of our country’s beloved and most recognizable ground hogs. If you believe that both are experts but have contradicting points of view then who’s forecast do you think is right or close to right? Like many of you I look at Ground Hog Day with a dose of humor and laugh at the fact that some people look to an oversized rodent to help them predict the short term future in their weather. Sure it’s fun! But it got me thinking about our local and our industry’s economic situation. Like our ground hogs every publication, every news story and news show has a different take on the economy. Each news piece is full of contradictions. One expert says the economy is improving and another is saying we have not hit the bottom. I was reading an on line remodeling magazine last month and the topic was our nations aging housing stock. The article went on to forecast large gains and business potential in the remodeling sector across the country. I was inspired. The very next article I read broke down the foreclosure process and the additional wave of foreclosures coming this year. The problem that this article pointed out was the downward pressure from foreclosures on housing pricing which in turn has hurt the ability of credit available to homeowners for remodeling projects. Needless to say I felt less inspired. As a business person and a member of our association I have to filter this information so that I analyze what really pertains to my business and market. Many times we get consumed by the national news. We think that we are the only ground hog. We forget to stick our heads out of our den and take a longer look around. When I look out of my den this winter I see many signs of spring and more opportunity. I see the presidential election coming which has a tendency to push some customers into a holding pattern. I know that whatever the outcome of the election the world will not stop spinning. That client that wanted to wait will still need the large renovation completed

after the election. I will have to find reasons for him to do business with me today and not next year. I see from my den that Real Estate sales of single family homes in our area are up. Housing inventory in our market is starting to shrink a little. I see banks lending a little more. I read about small gains in employment. I see real estate appraisals coming back that are more in line and reasonable. I hear my phone ringing from old and new clients calling for my advice and estimates on larger projects. I hear many of our members say their phones are ringing more, that they are busy with estimates. I hear members saying they are seeing more opportunity on the horizon for this year. I read about signs of our economy in our market improving and making small gains. I see many ways to promote my business this year. We have one of our biggest events happing this month. The Triad Home and Garden Show is live this month on the 17th, 18th and 19th. This event draws almost 10,000 people. We have it in a new venue this year at the Education Building at LJVM Coliseum Complex. Members participating are excited about the new location. They are also optimistic about their business opportunities this year. We only have two booths left! This is far better than this same time last year. Also, our Winston-Salem Chamber of commerce has initiated a Buy Local Campaign which has gotten a lot of traction in our local market. Please participate and help to promote. Our Association’s committees, events, meetings and affiliations to other groups provide our members with limitless business networking potential. Come out of your den to participate, network and have fun! Unlike the ground hogs, Punxsutawney Phil and Woody, our future economic forecast is longer than six weeks but it is getting better. We all need to get out of our den and look past our shadow at the opportunities already around us and take advantage. Remember that our Association is here to support and help promote our members and their businesses. As always please to do business with a member. See you at our next event!

Heating and Air Conditioning Remodeling Projects With the state of new construction still fairly up and down, many people are considering and undertaking remodeling projects. Sunrooms, screen porches, kitchen and bath facelifts, even master suite additions and basement finishes are all on the list of popular projects. From a heating and air conditioning perspective, that can mean a wide range of things. It is important for the contractor to take this into account when discussing the project with the customer. Is the system old enough that a replacement or update be considered? If an addition is being considered, will they need another system, or will they have to replace the current system with a larger capacity? Sunrooms gain and lose heating and cooling faster mainly due to the presence of windows. Factoring that into the equation, it is usually better to consider a separate system for that type of addition. Small, ducted split systems can be considered if a larger room is being added. Sometimes ductless mini-splits “thru the wall” units are a better option for smaller rooms. In many cases, it is difficult to get ductwork from an existing system to an addition like this. Also, taking into account that you have quicker temperature loss and gain in these structures, you’ll see a wider swing of temperatures and have a likelihood of times where the customers may be too warm or too cold to really enjoy their new room. Ductless mini-splits or small, ducted split systems would be good for these as well. Kitchen and bath remodels don’t always call for an additional system. In many cases it calls for moving some air conditioning vents around to accommodate the changes, venting out a bath fan, running gas lines to appliances and venting out a range hood. It’s good to get specific information on the appliances used so the plans can include the requirements of the venting on the hood especially. Some of those appliances are specific on what they need and can be tricky if not thought of beforehand. Master suite additions usually require separate systems, or replacing the existing system to incorporate the

additional square footage and heating and cooling load. Some customers will want thermostatic control of the new space, which can be handled either by a small split system, or by adding zoning options to keep that space on it’s own control. Basement finishes require separate systems or zoning. The changes in the codes require separate controls for multi-level systems. Sometimes modification of the existing main floor system is needed to either free up space for the basement, or to maximize what they are finishing. Some of these alterations are minor and will not greatly hinder profitability of the project for the contractor. The additions and basement up-fits can get pricey, depending on what is required, and can chew into a projects margin quickly. Including an HVAC consultant in the process can really help avoid any of these potential pitfalls and can add value to the project. Even suggesting an add-on line item to replace a system that is older, offering efficiency benefits, tax credits if applicable, rebates, etc can help the bottom line of the contractor and can increase the satisfaction of the homeowner on the project overall.

2012: NAHB Priorities When we arrive at December 31st, 2012 the many individuals and companies that are a part of the building industry will look back and say “this was the year we began our recovery from the Great Housing Depression.” This year, when you ask what your NAHB membership does for you I would like you to give some thought on how you can help maximize your membership by being involved and helping NAHB help you. As we move into this new year of hope and optimism let’s fully understand what the National Association of Home Builders (NAHB) is currently focused. Below is the 2012 NAHB Priorities, on behalf of its membership, reprinted from nahb.org. Please share them with all of your members as a retention tool but also as talking points in HBA membership recruitment 1. End the Housing Production Credit Crisis It is absolutely vital to get credit flowing to the housing sector again. In the current regulatory climate, lenders have basically stopped making acquisition, development and construction (AD&C) loans that are necessary to allow builders to construct new homes. Credit is the lifeblood of housing. Home builders cannot keep their doors open and create jobs in their communities if they cannot get credit to build even pre-sold homes. And when lenders call in performing loans, everyone suffers. Workers get laid off, sound projects go uncompleted and banks take possession of unfinished property. Federal bank regulators maintain that they are not encouraging institutions to stop making loans or to indiscriminately liquidate outstanding loans. However, NAHB members who are dealing with banks all across the country suggest that bank examiners in the field are adopting a significantly more aggressive stance on AD&C loans out of fear of the regulators coming into the banks and targeting them. With inventories of new homes nearly depleted in many markets, builders should be gearing up to meet demand, create new jobs and keep the economic expansion moving forward. The only thing holding builders back in these locations are traditional lenders, who still aren’t providing the credit needed to renew the production process. NAHB is urging Congress to support legislation introduced on May 5 by Reps. Gary Miller (R-Calif.) and Brad Miller (D-Calif.) that would help restore the flow of credit to the housing sector. H.R. 1755, the Home Construction Lending Regulatory Improvement Act of 2011, offers a legislative solution aimed at ending the freeze in housing production credit that has forced countless home building firms across the nation to shutter their doors, resulting in grave repercussions for job growth and the overall economy. We welcomed several guests and new members to our Remodelers Council meeting in January. Our speaker was Kelly Mitter from Habitat for Humanity, who gave us an overview of the shift in focus to renovation of neighborhoods surrounding Habitat Homes, starting with the Cherry Street neighborhood in 2012. We would love to have more guests come to our meetings; our meeting in February will be a week early on Tuesday, February 7th due to Valentines Day. We are planning our Remodelers Showcase for 2012, which will be held May 19-20. If you worked on a great remodeling project in the last year with a Remodeler Council member, don’t hesitate to suggest it as an entry to the remodeler, or even offer to co-sponsor an entry. It’s a great way to show your support for the remodelers and get some recognition for your company. If there is something new and innovative in your business that you think could benefit our Remodelers Council members, please give me a call. We like to stay up to speed on whats new and helpful to our members.

Government Affairs Report SIGN UP FOR YOUR NECK OF THE WOODS As I move throughout the area keeping tract of issues our local governments are currently considering or want to investigate in the coming year, I am reminded more and more that the benefit our members’ knowledge and experience is often left out of important local governmental decisions. Especially now, our local community leaders are making extremely difficult decisions on how our local governments can continue to provide services and solve new or growing problems with substantially less public staff and adequate equipment. If not vigilant, we could see overly expensive, difficult and time consuming burdens being placed on the real estate and building community (property owners, builders, property managers, developers, and real estate brokers) as a means to raise more revenue or try and solve a problem. Our local leaders, and we as a community, need for each of us to take the time to help guide our community during these challenging times. Citizen boards, town and county councils and commissions need to hear your thoughts and opinions. As REALTORS® and Home Builders we know so much more than the average citizen about the general pulse of our community, the importance of keeping housing affordable and the need for balanced, practical regulations that are considered and adopted only when absolutely necessary. Our lively group met at the HBA Office January 3rd and began a busy business schedule. Our agenda was long, but much was accomplished. Rosemary Howell typed and read over the changes we had been working on in 2011 to our by-laws to fit the new title “Professional Women in Business.” The changes to our by-laws were voted on and approved and will now go to the board for final approval. We discussed our budget and what types of charities and scholarships we are going to support for 2012. We also agreed to initiate ideas to add members to the Professional Women in Business, and a suggestion was made that we each invite the spouse of an associate or member of Homes Builder’s Association to our next meeting. Wanda Wilson agreed to be our social director for the next few months. The group discussed our plans for the Triad Home & Garden Show: February 17 - 19 at LJVM Coliseum Complex Education Building. PAYING FOR IMPROVEMENTS

FHA 203K Streamline Repair Program “How willRicci you pay for improvements?” (The FHA 203K Streamline Repair Program) by: Ron (by: Ron Ricci)

So often I hear people say that they would love to purchase a home with all the good deals out there and the pickings so ripe given the plethora of foreclosures, short sales, REOs, and other distressed properties including Estates where properties have not been upgraded in decades! The problem is that these homes are sold “as is” and in of need sprucing up as a minimum, and in many cases, major overhaul and remodeling. Getting financing to buy the home is tough enough; now one has to figure out how to pay for the repairs too! Well….problem solved! With the FHA 203K Streamline Program, you can bundle the loan for the home, plus the repairs into one mortgage! As a cost conscious consumer desiring low energy bills as well, you also want to include weatherization and upgrades to the HVAC system to make this a smart purchase with a house that has literally been recycled into a livable, sustainable home that is eligible for a great FHA rate. This can also be used for refinancing, building your improvements into the loan. So how does it work? To qualify for an FHA mortgage (the best loan out there right now), the home needs to pass the mandatory HUD inspection. The improvements made using the 203K Streamline process bring the home up to HUD standards. The program allows up to $35,000 in improvements to be financed into the mortgage (there is no minimum). This amount includes a 10% contingency for cost overruns which will be applied to principal if not used. Total amount of the mortgage is capped at $271,050 for our area. The appraisal, done by a HUD certified appraiser, has to appraise “as is” and will be given a value “as repaired” and upgraded according to the approved contractors quote. The normal FHA contract is utilized and the funds for rehab are escrowed by the lender and dispersed as the work is completed. A Licensed General Contractor is always required, and to assure that good stewardship is being practiced for energy savings and planet responsibility, a GC from our organization would be advisable. The GC must go through a rigorous process with the lender to be approved for the program. Single and up to 4-family units are allowable, but must be owner occupied. Most repairs and upgrades are eligible including Kitchen remodels, new appliances, roofs, gutters, painting inside and out, termite treatment, and of course anything to do with tightening up the house to make it more energy efficient such as insulation, new windows and doors, etc. Not included would be major rehabilitation, structural work, or landscaping. Work must start within 30 days of closing and be completed within 6 months. Realtors should take note: this is a great way to move distressed listings by marketing this bundling approach! The documentation to participate is not all that bad! The FHA contract and Addendums are fairly straightforward. There are Homeowner/Contractor Agreements and all the usual written cost estimates which must be deemed reasonable and acceptable by the lender.
