PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction
Real Competition I would like to take a poll of our members on the topic of competition. I am not talking about your basketball, golf or tennis game but business competition. Do you find yourself competing for business against an HBA member or Non HBA member more often? This past month I found myself competing with a non HBA builder member or even against a non licensed general contractor. In these projects the customer always focuses on the price and not the scope of work. I find through my interview process the customer has not defined the scope of work, the level of detail they expect or even the type of materials to be used. I find that their expectation is high quality work for a small price. It is hard to compete with these non members because they are only focused on price and it is hard to focus the conversation back to the benefits of following a building process based on a define scope. When I hear that I am competing with a non HBA member I ask the customer if we can compare my estimate against the other firms. When I have done this with the client I am amazed at what I find. Many times my competitors estimate is just a blank sheet of paper with a lonely dollar amount written on the face. There is no written scope; no list of material types to be used, no contract with the estimate, no stated warranties and nothing in writing that defines any portion of the project. When I start asking open ended questions to the client about this other company we find the client knows very little about the other company or how they go about building. In fact we find that the client’s expectations are so high that the price given by that other company does not match. The answer we get too many of our questions is “I do not know” or “I guess they understand what I want”. We also find that the competitor is not a licensed contractor, not a licensed business and does not have insurance. We take this opportunity to level the playing field and to educate the client on the building process, best practices and methods and material selection. We review our methods and materials we use to insure that the design materializes like we promise. We move the client away from focusing on price but on the scope of work. We also talk about the relationships we have with trade partners and how they are HBA members. We do not convert or win every project where we compete against a non member. But we better prepare the client for their project and educate them on things they should do to be prepared. Do not be afraid to press the price barrier with a client. Many times the client does not want the lowest price but the best value for their money. The client needs a little assistance with defining value. There are many opportunities for you to grow and expand within and around our local HBA. Remember our Association is here to support and help promote our members and their businesses. Associate Guest Article: John Oglesby, Piedmont Garage Doors WHEN DO YOU NEED TO REPLACE YOUR GARAGE DOOR? A garage door is the largest moving object in the home that is often operated by electric garage door openers. So it makes sense, to inspect the operation of your garage door/electric opener, do the necessary maintenance, which will provide safe and trouble free operation.
CARE & MAINTENANCE: (1) Regularly lubricate all moving parts of the door, and consult the door owner’s manual for the manufacturer’s recommendation. (2) Check the springs, cables, rollers, pulleys, and other door hardware for signs of wear. Keep in mind, that any hardware attached to the springs are under very high tension, and if handled improperly, can cause serious injury. (Do not attempt to repair/adjust the torsion springs located above the door yourself.) If you suspect any problems, have a qualified professional make the repairs. (3) Make sure your electrical opener has a reversing feature. (Especially, for any openers installed prior to 1993 are now required by federal law to have advanced safety features.) If a reversing feature is not present, it should be replaced. (4) Test the force setting on the opener, by holding the bottom of the door as it closes. If the door does not reverse readily, the force may be excessive and need adjusting. (See your owner’s manual for details on how to make the further adjustment, and test again.) If the door continues not to reverse, have the opener repaired or replaced by a professional.
GARAGE DOOR REPLACEMENT: A new garage door is not just a replacement of an old or broken door - It is one of the best remodeling investments that you can make to your home. Based on recent sources, garage door replacement is the #2 home remodeling project to recoup most of its cost when the home is sold. Garage door replacement recoups 84% of its cost, right behind entry door replacement. (Remodeling Magazine’s December 2010 Cost vs Value Report.) Not only can you update by replacing your garage door, you can enhance the curb appeal of your home. (1) If your garage is attached to your home - Insulated doors will help to reduce the transfer of heat or cold air from the outside to the inside of your garage. (2) If you use your garage as a workshop, your comfort will be top priority. Insulated garage door will help maintain the temperature in the garage within range as compared to the extreme temperature outside. (3) An insulated garage door is generally quieter and has more attractive interior than a non-insulated door. With today’s selections on garage doors, you can improve energy efficiency, much easier to maintain, and with the traditional/carriage style panel designs to provide long-lasting beauty to your home.

Recognizing Housing’s Important Role to the Economy As policymakers begin debate on housing finance and budget issues that will impact job creation and future growth, they must understand the important role that housing plays in the U.S. economy. Considering the enormity of the total number of jobs attached to housing, a sector that accounts for 15 percent of the nation’s Gross Domestic Product, now is hardly the time to step back from the nation’s longstanding commitment to homeownership.
NAHB 2012 PRIORITIES
Building 100 average single-family homes generates more than 300 jobs and nearly $9 million in taxes and revenue for state, local and federal governments. Perhaps more than any other consumer product, housing is “Made in America.” New homes and apartments don’t arrive in this country on container ships from Europe or Asia, and most of the products used in home construction and remodeling are manufactured here in the United States. More than 1.4 million residential construction jobs have been lost since April 2006. The pace of recovery is debatable, but based purely on population growth and demographics, the U.S. will need to build 17 million additional homes over the next decade. The gap between current production and potential housing production is more than 1 million homes. That represents more than 3 million untapped American jobs. This gap is a result of multiple factors, including deferred household formations, a lack of construction financing and flawed appraisal practices under which new homes get compared to distressed and foreclosed properties, thereby distorting true market values. There can be no economic recovery without a housing recovery. The path forward is perfectly clear: Congress needs to take actions to restore the health of the housing industry to put America back to work. This is a sentiment shared by American voters as well. A recent NAHB survey of likely 2012 voters conducted by Public Opinion Strategies and Lake Research Partners found that despite the ups and downs of the housing market, home owners and non-owners alike consider owning a home essential to the American Dream and support politicians who embrace pro-housing policies and the mortgage interest deduction. An overwhelming 75 percent of the respondents said that owning a home is worth the risk of the fluctuations in the market and 73 percent of those who do not own a home say it is a goal of theirs to eventually buy one. Equally telling, more than 70 percent of voters believe the federal government should provide tax incentives to promote homeownership and oppose proposals to eliminate the mortgage interest deduction -- a sentiment that cuts across party lines.

Real Remodeling Challenges Our remodelers council continues to look for ways to make sure our members have the best tools, techniques, and information to win in this hypercompetitive market. At our last meeting we had a presentation from Verizon Wireless on the latest wireless tools for small remodeling companies. In talking with our membership the remodeling challenges they face today are not that different than what they have been historically: 1. 2. 3. 4. 5.
Overwhelmed with marketing. Don’t know what will work or where to start. Finding Qualified leads/ striving for a consistent workload How do I differentiate myself and my company in a world of lookalike competitors? Everyone is focused on price, with complaints that we charge too much Closing rate is too low.
In the second half of the year we hope to tailor our programs towards addressing these challenges with our members. We encourage all HBA members to support our NAHB remodelers!

Government Affairs Report SOME GOOD NEWS FROM RALEIGH! Our state associations and many of our state representatives have worked at a break-neck pace to make sure our interests as real estate and building professionals, and as citizens, are protected during the fast and furious Short Session of the NC State Legislature. Summaries of bills NCAR and NCAR worked especially hard on for us are summarized below, along with links to the bills. Copper Theft Bill is Law! The legislature approved it, and Governor Perdue has now signed HB 199, Metal Theft Prevention Act of 2013, that addresses the theft of nonferrous metals (mainly copper). Theft of nonferrous metals has become an increasing problem in North Carolina. Criminals have discovered that these metals can be sold quickly for a large profit. No one is immune to this theft and it is causing a great deal of property damage and can create serious safety hazards. This legislation helps deter criminals from stealing nonferrous metals, as it will cut down on the ease of getting fast money by: • Requires metals recyclers to be permitted; • Adds a penalty for purchasing metals without a permit to go after rogue buyers; • Requires only check payment for copper so there is no “fast money”; • Requires the metals recycler to take a photo of the seller and the metals being sold; and • Protects the innocent property owners by releasing the owner from any reasonable civil liability and requires restitution to property owners for the damage done by the thief. Both the House and Senate adopted the conference report on HB42 Mech.Liens/Pvt Lien Agent, so the bill is expected to be signed by the Governor soon; perhaps even before you read this article. The enactment of this legislation averts a major crisis for our industries. The continued availability of title insurance in the state was threaten by our two major title insurance companies, who said they would curtail their policy writing on June 15. Because of much work by NCHBA and other residential and commercial building interests, both entities extended these “deadlines,” and have stated that they can live with the compromise legislation. While this legislation will impose new burdens on contractors and owners, the final bill is a more practical and less Nancy Gould, RLA, AICP, burdensome approach than the one originally offered Governmental Affairs Director that maximizes practicality and minimizes the burden for our members. PROFESSIONAL WOMEN IN BUILDING June DeLugas, President
The monthly meeting each June for Professional Women in Business is always at Wanda Wilson’s home. She entertained us this year with homemade barbeque and a delicious potato salad. She also made her famous rum cake, which no one could resist. The weather was also agreeable. We took advantage of the great evening to eat outside. We then had our business meeting and decided to donate our funds at the August meeting to Build Pac. We also confirmed that each member would donate $20 and bring a canned food item. The Golf Tournament was a big success, including the selling of the traditional grass skirts. Each golfer stopped by and donated $5 for their grass skirt. We were so proud to have raised $380. There isn’t a meeting scheduled next month due to the July 4th holiday. The normal first Tuesday of the month meeting for August will be held at the HBA House at 5:30, Tuesday, August 7th. BAR, PREP and HCCP Exams offered July 25 - NCHBA will offer the following exams on July 25 at 9:30 a.m. These exams are rarely offered in North Carolina, so if you are considering earning an NAHB designation, make sure you take advantage of the opportunity. As you will see below, BAR or PREP is the first step toward either the Certified Graduate Remodeler or Certified Graduate Builder designations. Must pre-register by Monday, July 16. Housing Credit Certified Professional (HCCP) Exam—$175 The HCCP designation, through the National Association of Home Builders, demonstrates your high level of knowledge, experience and education in the LIHTC industry. By taking and passing the exam, you are eligible to complete the experience profile and application to receive the designation. The HCCP exam is an SAT-style multiple-choice exam with a “best answer” format. It is designed for current LIHTC professionals and you must score at least 70% to pass. The exam covers: Management Development Compliance issues Section 42 policy. Professional Remodeler Experience Profile (PREP) Exam—$195 The PREP is the required first step in the process of becoming a Certified Graduate Remodeler (CGR). Candidates do not pass or fail the PREP. Results determine the course of study for CGR candidates. The 150 question assessment measures a candidate’s knowledge in five core areas of remodeling business management Marketing and Advertising; Business Management; Estimating; Contracts, Liability and Risk Management; Project Management. Builder Assessment Review (BAR) Exam—$195 The Builder Assessment Review (BAR) is your first step towards obtaining the prestigious Certified Graduate Builder designation. This comprehensive course assessment will measure your expertise in five key areas of the building industry: Building Technology, Business and Finance, Project Management, Sales and Marketing and Safety. Your results will show you the areas where your knowledge is strongest, where it is weakest, and will determine the courses required for you to obtain your CGB.
