HBAWS Member News June 2012 2012 - 50th Anniversary Fall Parade of Homes

Special Edition Parade Magazine In celebration of the 50th Anniversary for the Fall Parade of Homes, we are excited to announce an upgraded, full color, gloss magazine.

Our Media partner, Winston-Salem Journal will be producing a magazine for the Fall Parade similar to the Winston-Salem Monthly. Each entry will have a full page spread with a color picture of the home, picture of the builder, special feature list, HBAWS member vendor list, realtor and builder contact information along with company logos.

Our association was formed in 1959 to establish the Fall Parade as an event to market local builders and their product. This event has grown over the years to include judging, the Golden Home Awards and Association Home projects.

The 2012 50th Anniversary - Fall Parade is officially underway with the recent Kick-Off dinner held at the Brookberry Farm Barn. The event was sponsored by Southern Community Bank.

PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction Partnering with Other Small Businesses I recently read an article in one of my monthly remodeling magazines that really resonated with me.

The topic was small businesses prefer to partner with other small businesses in creating strategic partnerships.

The article was based on a small business survey that The UPS Store franchise conducted. It cited that “approximately 75 percent of small business leaders said they understood the importance of receiving support from other small business owners. However, only half of the respondents indicated that they work with other small businesses leaders.” The article went on to say that the study showed that 46 percent of small business owners would like to receive local support but just one in four actually receive any kind of support from a business partner - local or otherwise.

Even fewer have a strategic partnership in place.

This made me think about my own network of small and large businesses that I interact with on a daily basis.

Many I have gained through the HBA over the years and others through customers and friends. How can I take my relationships to the next level of a strategic partnership? It is simple. Ask for their business. Better yet ask how you can help grow their business. My first strategic partnership was with my cabinet company. I help her on sales calls to homeowners when another builder is not involved. We have sold four projects together. We both win and it provides significant value to the potential client. My goal is to be her biggest cabinet customer.

I was recently introduced, by an Associate Member, to another general contractor who needed help on a commercial project. We met to discuss the project and agree on terms of our partnership for this one project.

The project was bigger than either one of us could handle but together we could make it work. We did not get this particular project because of price but we were very close. We discovered that we work well together and each of us has skills and connections that the other does not. We are having lunch with our wives later this week to see how we can really partner to take down other opportunities together. The funny thing is I would have driven by this project for months thinking “I wonder how they got that project”. Make introductions within your circle of business associates or friends to help them develop a partnership with someone you know. Before you know it that favor will be returned back to you.

Strategic partnerships can be with companies inside or outside your industry. They can be formed in or out of your market. They can be developed with a loyal customer or a friendly competitor. The important thing to remember about this UPS study is try not to be in the 75% of entrepreneurs who do nothing to develop strategic partnerships. If you want to begin this process then start with our association. We have many business leaders covering several counties in many vertical markets who know hundreds of other people who want a partnership.

Mark your calendars for our monthly events like the Fall Parade of Homes Kick Off Party and our Annual HBA Golf Outing. There are many opportunities for you to grow and expand within and around our local HBA. Remember our Association is here to support and help promote our members and their businesses.

NAHB 2012 PRIORITIES Preserve Affordable Downpayments and Mortgages Six federal agencies are proposing a national Qualified Residential Mortgage (QRM) standard that would require a minimum 20 percent downpayment, which would keep homeownership out of reach of most firsttime home buyers and middle-class households.

In addition, the QRM plan includes several other bad ideas that would seriously impact the average family’s ability to affordably obtain a home of their own. It would mandate restrictive debt-to-income ratios to qualify for a home loan and prevent 25 million current home owners from refinancing to lower mortgage rates because they lack the required 25 percent equity in their homes.

High downpayment and equity rules along with excessive underwriting requirements will not have a meaningful impact on default rates but it will tighten lending rules to the point where millions of creditworthy home buyers won’t be able to qualify for a mortgage. Responsible consumers who maintain good credit and seek safe loan products will be forced into more expensive mortgages under the terms of the proposed rule simply because they do not have 20 percent or more in downpayment or equity. In other words, the proposal unfortunately penalizes qualified, low-risk borrowers.

About 62 percent of first mortgages taken out to purchase a home last year would not have qualified under the proposed QRM standard because they had downpayments of less than 20 percent, according to LPS Applied Analytics, a mortgage data firm.

NAHB estimates that it would take 12 years for a typical family to save enough money for a 20 percent downpayment on a median-priced single-family home and other research has found it would take even longer. Borrowers unable to make a 20 percentdownpayment or to obtain FHA financing would be expected to pay a premium of up to two percentage points for a loan in the private market to offset the increased risk to lenders, according to NAHB economists. This would annually disqualify about 5 million potential home buyers, resulting in 250,000 fewer home purchases each year.

If buyers are denied access to affordable housing credit, the shadow inventory of foreclosed homes will not be drawn down, a housing recovery will not take hold and economic growth will stall.

Low-downpayment home loans have been originated safely for decades and did not cause the housing lending crisis. Subprime, no-documentation loans and other alternative mortgage products crashed the economy. The Administration and regulators must acknowledge this fact and offer a new plan that ensures a safe and healthy mortgage market and keeps homeownership affordable for working American families.

The Remodelers Council is going high tech! Our June meeting we will be learning all about wireless and how to use it in our businesses. Verizon Wireless will be presenting an Introduction to Wireless Mobility, including how to use tablets, smart phones, mobile broadband and more. This is tailored to the small builder and a great opportunity to ask questions of an expert.

The Remodelers Council is continuing to solicit entries for the Showcase of Remodeled Homes, which we hope to put on August 25th and 26th. Entries are due by June 25th, so if you or your associate partner are thinking of participating, now is the time to act!

Government Affairs Report SUMMER SHORTS Below are a few short “briefs” about governmental affairs happenings this summer: Let your voice be heard in Raleigh – Realtors call NOW! Calling all WSRAR members to make it the best NCAR Legislative Day ever. HBAWS had a great turnout for NCHBA’s Legislative Day in May. WSRAR members now have the opportunity do the same on June 6, and you can leave the driving to us! Let’s have at least one large van full of members meet with other REALTORS® from across the state, filling the hallways to the legislature buildings as we make personal visits to our state senators and house representatives. Kernersville and New Jordan Lake Rules Effective this August, additional Jordan Lake Watershed Rules will apply to a small portion of eastern Kernersville and Forsyth County, and much of Guilford County.

Kernersville’s stormwater management staff held an informational meeting in May for stormwater design firms about the changes. However, commercial REALTORS®, builders and developers who do work in the affected area also need to have a general understanding of these new rules because they will affect site design and increase the cost of stormwater management on a site as much as a third. To learn more, call the Kernersville Stormwater Management’s Department at (336) 996-6462.36) 996-6462 Changes Happening to Lewisville’s Downtown’s Regulations Lewisville’s Planning Board continues moving forward developing changes to its downtown zoning districts. In additions, they are creating design guidelines for properties located along the Great Wagon Road, which the town hopes will become an improved roadway one day.

Both are currently being discussed at Planning Board 12

meetings and will soon be discussed by the Town Council. I encourage our Lewisville members to get involved and start attending the Planning Board meetings; your knowledge is always beneficial in helping make sure these types of regulations are reasonable for the property owners affected by them.

Improving the Development Review Process in W-S As reported previously, several HBAWS, WSRAR members, myself and other citizens were appointed last October by the W-S City Council to look at how well the 7 plus departments involved in the complicated review/approval process(es) of building or development plans and permits do their job. The committee has been meeting every two weeks, examining how each department moves proposals through internally and how the departments interact together to move them forward. We have also examined the “best practices” of other cities known for their top-notch review processes, heard from people involved in attracting new development and business here, held two public input sessions and visited Greensboro’s “one-stop shop.” The list of ideas we now have is quite long. During June, the committee will organize and prioritize these ideas, as well as discuss the cost-benefits of each. As we progress toward our goal of a final report this October, we will need our members to review our recommendations, and let us know which improvements they think are most important and feasible. Stay tuned to our associations’ weekly notifications or monthly newsletters to learn when the draft report will be ready for your review.

In Lieu of our normal first Tuesday meeting, The Professional Women in Building voted to be part of the social at Lake Lissara. The Spring Parade of Homes was a big success.

We saw 200 to 300 people a day. I believe this is a good sign for building and selling of real estate in our area.

Duct Testing Training for 2012 NC Energy Code Compliance Beginning March 1, 2012, North Carolina officially adopted the 2009 IECC as part of the 2012 NC Building Code, requiring all duct systems to be sealed / pressure tested. This 1/2-day training will provide you with the hands-on training needed to get you and your team up to speed on the new code requirements & proper use of the duct testing equipment. Everyone will get plenty of hands-on training, and suggestions on types of equipment to consider (We’ll demo two different brands during the class). We’ll also cover the duct testing requirements for ENERGY STAR Version 3.
