We are fortunate to have the stage set by four local developers in conjunction with Bob Timberlake at the beautiful The Lake at Lissara, which is located in Forsyth County. This year we have two, yes two, Spring Association homes, and both are located on Sparrow Hawk Court at The Lake at Lissara. Builder Alan Fletcher will dazzle everyone with his beautiful mountain cottage-style home. The breathtaking natural views, attention to details, and exceptional floor plan are a must see. Our second home is the Buck Horn Tribute Home. This home is one of the final designs of legendary local Builder, Buck Horn, and is being built by his long time subcontractors as a tribute to his memory. Proceeds will go to the family of Buck Horn in gratitude for his many contributions to the home building industry and HBAWS. The 2012 Spring Parade offers a total of 22 homes, as well as two subdivisions across Forsyth and Davie Counties. Again, we have joined forces with the Greensboro Home Builders Association by having both events on simultaneous weekends, April 28 & 29, and May 5 & 6 from 1 – 5 pm. This year we are privileged to have yet another gifted local artist, Melanie Fink, who graciously accepted our invitation to create a beautiful painting on canvas, and this same design is also being used as the logo on our advertising and website for this year’s Spring Parade.

PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction Primary Seasons Everyone in our association seems to be busier now that the primary building season is under way. The weather is better, days are longer and clients are calling to get things done. We have all struggled in our businesses over the last couple of years due to the economic climate but we are still here working hard for our customers and our own success. There are lots of potential clients out there ready to make a change in their housing and lifestyle needs. So, guess what? These people need the services of our member businesses. Keep working harder and smarter while you are connecting to these consumers. Just because the economy has slowed down and is slowly improving does not mean that the needs and wants of our clients have stopped or not changed. Make sure you are helping your prospective buyers with making a decision to do business with you today and not next year. The other season that is moving into full throttle is the primary voting season, election year. In years past I would hear some of our membership say, “I had a big deal working but they want to wait until after the elections.” So what can you do during this Primary season? First remind your clients that the world will not stop spinning if the election does not go to their party affiliation. Isolate their needs and provide the solution for each need. Do not forget that housing offers more than basic shelter but fulfills many emotional needs as well. Supply solutions for your client’s emotional needs and they will forget about finding objections to moving forward due to election issues. Get involved in the election process. It is simple. Our association has great people at the local, state and federal level to facilitate our industry issues. It is amazing to find big issues that affect our members’ businesses but get little to no air time in the local news or in our local paper. But we have hard working people on our staff and in our membership, like Nancy Gould, and other members sitting on local councils, boards and planning committees keeping watch. If you would like to get involved at the local level call our staff to find out how you can give just a couple hours a month to help provide direction for our local industry. It is fun and provides another group of people to network. Since it is an election year, support our local candidates running for local or state offices. Many of these candidates are aware of our local issues and willing to champion our cause. These candidates have a real stake in our industry’s recovery. Not only do they live in our community but many have businesses and careers that stem right out of our local economy and our industry. You can support them with a couple of dollars for their campaign. Volunteer to help their campaign efforts by making phone calls or attending an important meeting or event. Better yet get to know them and then vote for them. Take a few minutes to find out what our Association’s Build Pac is doing on our behalf. Over the years our Build Pac has tackled many state and local issues that affect housing. Funds we raise locally and at the state level are used to assist candidates with campaign finance and fight bad legislation making its way through our state congress or even the local level. Please contribute what you can for your industry. If you have interest, plan to attend our legislative day in Raleigh on May 22nd. Lastly, mark your calendars for our monthly events. Our Spring Parade of Homes started last weekend and continues this weekend - May 5 & 6. Attend the Spring Parade Breakfast Extravaganza on May 3rd at Lake Lissara. There are many opportunities for you to grow and expand yourself and your business within our local HBA. Keep in mind our Association is here to support and help promote our members and their businesses. As always please do business with a member!

New Energy Codes: Less Energy, Less Cost, Less Carbon Most stories, speeches, announcements, etc. can be summed up in just a couple of key words. This one can be summed up in a couple of key numbers: 30 (thirty), and 15(fifteen). In a nutshell, businesses will have to be 30% more efficient in their energy usage, and private homes 15% more efficient than buildings built prior to the new codes. That kind of savings can really add up over the years. Plus, as we have discussed in previous articles written by my colleagues and I, you will have a healthier and more comfortable home/business as well. These new codes work towards our common goal of being better stewards of the resources on our planet by creating a smaller carbon footprint. Thus the mantra from the US DOE (Department of Energy) “Less Energy, Less Cost, Less Carbon”. We (at the TGBC) have been preaching this message long before it was popular! A little background on how we got here: On June 24, 2011, Governor Beverly Perdue signed SB 708 into law approving the new Energy Conservation Code for the residential and commercial buildings in North Carolina. This new code was the fruit of over two years of work by The NC State Energy Office teamed with the Governor’s Office, NC DOI (Department of Insurance; these are the folks that write the Building Codes), NC Chapter of AIA (American Institute of Architects), Appalachian State University, Mathis Consulting, and our organization, NCHBA (NC Home Builder Association). As a result of these efforts, the particulars of the new codes were hammered out and they were also able to obtain $500,000 in federal grant money to provide comprehensive training and help with compliance. According to the NC Department of Energy “the new code will save home and business owners money on their monthly energy bills and help retain and create jobs in every region of our state”. The new codes went into effect on March 1, 2012 and will apply to all new buildings permitted after March 1st. So how do we accomplish the savings! Basically it’s with higher insulation levels, better window performance, and until the “Green” movement, a totally overlooked item: building envelope leakage and the thermal barrier. Wall insulation goes up to R-15 while the ceiling value must now be R-30 continuous from wall to wall (not just piled up in the middle like in the past). Access door and pull down stairs can no longer be uninsulated nor have just a few tufts of insulation tucked in the stairs. 4

R-10 is minimum for all access points. This alone will add a great deal of comfort to a home, not to mention the savings. Bathroom fans will have a specific amount of air they have to move (50cfm if on a normal switch) and 75% of the lighting in the home is required to be energy efficient such as LED, CFL, or regular fluorescent tube lighting. Homes will now be tested using duct blaster testing (to make sure HVAC ducts are not leaking into unconditioned space) and blower door testing (to determine if the building envelope is tight enough to prevent heating, cooling, or moisture problems). According to Steve Armstrong of ESG, the new energy codes give us the equivalent of what was once Energy Star certified under the old version 2.0. The bar on Energy Star has now been raised with Ver. 3.0 and in all probability will always stay ahead of standard building codes even as new codes evolve. For those that want to do just a little better, the new code also includes the High Efficiency Residential Option (HERO) which delivers a 30% improvement in minimum energy efficiency prior code requirements. This is in the spirit of the original goal which was for all buildings to be 30% more efficient. Of course, I would be remiss if I didn’t brag a little before closing and advise you that our TGBC builders have been routinely building homes with 50% improvement and better! Here’s to “Less”. WHY NOT HEATED FLOORS! Q: What was Floor Coverings International’s biggest hit at the recent Triad Home & Garden Show? A: HEATED FLOORS were the big hit. Bathroom remodels, as a category of flooring projects, is currently our largest. Tile and stone are the surfaces of choice for the floors, in the showers, and around the tubs. An objection many people have with this surface is that it is “cold”, literally and aesthetically (hard). The heated floor eliminates this concern and is affordable Q: Why would people in the South want heated tile bathroom floors? A: Homeowners love the “comfort” of a warm bathroom under foot. A heated floor becomes cozy, softening the space in feel. Q: How does this product work? A: We utilize an electric system which is readily accessible to 110 volt (20 amp.) electric service. The electric current runs through a mesh wire coil configuration put down in the thinset before the tile is laid. The mesh coils connect to an electronic thermostat which can be controlled by time, temperature, and the clock. Q: How much floor do I heat? A: We recommend the areas where you would appreciate having the warmth underfoot. In the case of bathrooms – we suggest the areas just outside the shower and tub, along the vanity(s) where you stand, walkways, and the toilet area. We have had many customers wishing they would have done a larger area including closet(s). Q: Can you heat other types of floors? A: Yes. Dependent on the flooring type, the mesh coil field will vary somewhat but the installation and operation is largely the same.

NAHB 2012 PRIORITIES Maintain Federal Support for Housing Finance System Some members of Congress are actively pushing to abolish Fannie Mae and Freddie Mac and end the federal backstop for housing. Absent a federal role to help reassure mortgage market investors, the 30-year, fixed rate mortgage, the major housing finance tool for most Americans, would become increasingly scarce and much more costly, pricing many creditworthy borrowers out of the marketplace. Similarly, the availability of financing for multifamily housing would fall woefully short of the growing need. In the wake of the financial crisis, the Federal Housing Administration, Fannie Mae and Freddie Mac have become the primary sources of financing for residential housing. Even with the current high level of federal support, fewer mortgage products are available now than in the past, and these loans are being underwritten on much more stringent terms. As the private market assumes a greater role in the mortgage marketplace, maintaining an appropriate level of government support is essential to preserve financial stability, promote investor confidence and ensure liquidity and stability for homeownership and rental housing. Complicating the situation, the federal government is looking to trim back the Federal Housing Administration’s participation in the market, which would further limit the availability of low downpayment mortgages. Reps. Gary Miller (R-Calif.) and Carolyn McCarthy (D-N.Y.) on July 7 introduced H.R. 2413, the Secondary Market Facility for Residential Mortgages Act of 2011. The bill would stabilize housing and ensure liquidity in the mortgage market by maintaining a federal role in the U.S. housing finance system. Similar bipartisan legislation (H.R. 1859) introduced this spring by Reps. John Campbell (R-Calif.) and Gary Peters (D-Mich.) would replace Fannie Mae and Freddie Mac with five private companies that would issue mortgage-backed securities and have government backing. NAHB has presented lawmakers with a detailed proposal on restructuring the housing finance system to provide a consistent supply of mortgage liquidity and retain a federal backstop while limiting taxpayer exposure. Actively involved in this issue, the association continues to encourage all congressional efforts that seek an appropriate federal role to ensure a reliable and adequate flow of affordable housing credit. Meanwhile, in an important victory for consumers, President Obama on Nov. 18 signed into law legislation passed by Congress to restore higher loan limits through 2013 for mortgages backed by the Federal Housing Administration. Restoring the higher FHA loan limits will help to stabilize home values, provide constancy while private investors re-enter the market and enable millions of creditworthy consumers to get home loans with the best mortgage rates and lowest fees and downpayment requirements.

Government Affairs Report Opportunities and Responsibilities that Make a Difference VOTING is one of the most powerful instruments our society has to bring about change and shape the future. Each vote does count always counts; so make sure one of your top priorities between now and May 8th is to prepare yourself ahead of time to be ready to vote intelligently on May 8th. With all the ads, signs, articles, and letters to the editor about the primary candidates and issues, you would think that it’s easy to decide who and what you want to vote for or against. I, for one, actually find it quite confusing. So, to help you and me, I did some homework and highly recommend the shortcuts below to get yourself prepared quickly: 1. To learn about each candidate and read their own statement: http://ncvoterguide.org/guides/index.php 3. If you want to learn about when and where to vote early: http://www.app.sboe.state.nc.us/webapps/os_sites/ MEETING with your members of the NC State Legislature is another powerful way to make sure issues and problems important to you and the health of the building, development and real estate industries is considered in all decisions they make for us. The more of us who take the time to travel to Raleigh and join fellow Home Builders and Realtors(r) from across the state in talking with our members of the Legislature, the more likely or voice will be heard and remembered. Both NCAR and NCHBA do a great job of holding legislative meetings each year that include a briefing on our industries’ important issues, and provide opportunities to talk with our members about them at an early evening reception and then at office visits with them the following day. The Professional Women in Business met at the HBA House Tuesday, April 3rd with business as usual. We had guest speakers from the Sheppard Center. They spoke about their program, “Faith in Action,” They talked about the services they offer which include respite care, minor home repairs, visitations, and transportation services for older adults. A brochure was handed out that explained more information about their organization. Volunteers are needed if anyone is interested. Our members are encouraged to bring old books for the Sheppard Center Book Sale early May. Old and New business was discussed and our next fundraiser is Belk with selling $5.00 tickets for April 21. We keep the $5 and the person can use the $5 off of their purchase at Belk. The sales event takes place April 21st. Our June 5th meeting will be at Wanda Wilson’s home.
