PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction THANKFUL It is hard for me to believe that it is November already. Many of us are working hard to finish a project or two before the holidays and others booking business for next year. Still some of us are taking a small break after participating in our association’s 50th Fall Parade of Homes event in October. No matter what you are working towards we can be thankful for the simple fact that we are still here doing what we enjoy. I was reminded of this fact at our Fall Parade of Homes Event and Awards how many of our members truly enjoy and take tremendous pride in their craft. Even though we have different points of views and even compete with one another we come together for the benefit of our members to host a wonderful event for the public while promoting our craft. It’s difficult in this economic time to stay positive and keeping the perspective that our glass is half full not half empty. When I toured my fellow builder’s entry homes this year I witnessed several things. For one I felt great pride when I heard so many positive and glowing comments from attendees. As I went from house to house my competitive gear switched in. I thought to myself that I needed to bring the level of my game up a bit. I listened and spoke with many of the attendees. Their mood was upbeat and many attendees wanted and needed to make changes with their home status. I heard conversations about rates being the best they have ever seen! Mostly I heard a lot of pent up demand! Lastly, I have to acknowledge the amount of work our staff and the Parade Show Committee Members put into just this one event to make it happen.

The Fall Parade is just one event our association holds every year for our members to promote themselves, sell products and services and network with industry professionals on a personal level. When I sample the companies in our market that are doing well there is one common thread. That is they are active in our local Home Builders Association and in the community. As a member now for six years I have gotten to know many of my best competitors who have even helped me with questions and problems. I have connected with many great vendors and sub contractors who I still do business with today. I have broadened my service capabilities by learning about new about new products and techniques that have saved me money and made me money. But most importantly I have made many lasting friendships and relationships that have been great personally and for business. I have shared referrals while receiving referrals that led to new clients. My circle of influence and my personal connections have grown over the years from being a member. If you are a member who has not attended any or few events this year you need to start by coming to the November meeting and December social. Remember our next large marketing event will be in February for the Home and Garden show. It is time to invest some of your time to fill the other half of your glass and receive the rewards. So, I look forward to seeing you at our next meetings. Remember our Association is here to support and help promote our members and their businesses. As always please do business with a member.

REMODELERS UPDATE Bob Vaughn, President, NAHBR, HBAWS It is always interesting to see how things change in the remodeling world, with trends that start small and can grow to have a major impact on how consumers want to interact with their space. After doing some research I have come across a few trends that are showing up on the West Coast, which means they may have no relevance for your business, or they could be coming your way soon! Garages are doing more: With space at a premium, people are looking to design spaces that serve multiple uses, including the garage. Garages are now sharing space with exercise areas and hobby rooms. Storage is no longer just shelves tacked to the wall. Built in storage cabinets and ceiling mount storage lifts can create even more space. Same for Laundry Rooms: Rather than a single room for laundry, designers are looking to make this room larger to handle multiple chores, for example doubling as a home office or craft room. It can also serve as a transition between the garage and the house if a mudroom area is not practical. A popular feature is to add a doggy door through the laundry wall to the back yard! Kitchens are still the big seller: What everyone now agrees on is the growing emphasis on kitchen islands. Eat-in kitchens remain popular, but whats changing is the arrangement of the seating. Designers are getting away from the “picnic bench” seating with all chairs in a row, and going to 90 -degree seating. Stools are along two or even three perpendicular edges of the island to enhance conversation. Enjoy your Thanksgiving Holiday!

It is the time that starts off the season to be ready for the holidays. Designers are rushing to complete remodel projects and some of us are also helping builders with numerous projects. All have had to redesign their way of thinking: smaller remodel jobs, concentrating on green energy efficient building, or adjusting to the new climate of change. For an insight into the design business we are seeing that my customers are asking for lighter colors, yet still want color in their homes. With just about every new client, the words we hear are that black countertops are not an option and they don’t want red or green walls. We listen carefully to what my clients are saying and attempt to provide a good presentation of what they are asking for. We interject color into their fabrics, accessories and paintings. Most people have moved away from dark cabinets. It is almost a repeat of the 1990’s. They now want some form of custom white and possibly a colorful accent island in grays or blues in the kitchen. Now I know this may be trendy, but it is what is being shown in the magazines, TV, and design seminars. My bi-annual trips to Atlanta normally pay off because my design staff and I hit every seminar for design that we can find. We want to figure out what the upcoming trends are before they hit Winston-Salem. We are prepared: no ifs, ands, or buts. It is a full-time job trying to stay ahead of all social media, mobile communications, and networking, as well as computer and software changes for a small business. As a designer and a retailer, our biggest challenge is competing with the internet. My advice would be to get ready for 2013. It is coming with a lot more change to our industry. 5

Tear Up a Parking Lot, Rebuild Paradise* A few weeks ago, in Old Salem’s Visitor/Event Center, there was standing room only to hear University of Utah Professor and Director of its Metropolitan Research Center, Dr. Author C. Nelson tell us about what our future holds, with a focus on all real estate sectors. His credentials are impressive and so was his presentation. Multiple national entities have sponsored Dr. Nelson’s interesting research over the years, including NAR and ULI (Urban Land Institute). His presentation was an overview of the just published report he prepared specifically for the Piedmont Triad area. His work was sponsored by the Triad Sustainable Communities Planning Project, now renamed to “Piedmont Together.” His presentation was and his report is in-depth; however, your attention is held by the interesting facts and trends and how they translate into major changes for residential and commercial real estate and building, as well as other aspects of our lives. He sees these changes over the next 30 + years happening especially quickly for those of us in the “go to” southeastern states. I walked away with a much more detailed and enlightened understanding of and appreciation for the future we are all heading toward. After reading his report and looking at his power point slides, I think you’ll feel the same. Oh – I forgot to tell you what the title of this article means! The population of jurisdictions comprising the Piedmont Triad Region of North Carolina (see figure 1) will grow from about 1.6 million in 2010 to about 1.8 million in 2025, then to about 2.0 million in 2040. About 80,000 new households will be added by 2025 with a total of 140,000 new households by 2040. The demand for nonresidential work space will increase as nearly 350,000 new jobs are added by 2040.

The Professional Women’s group met on Tuesday, October 2nd at the HBA House and accomplished a great deal. The first order of business was to elect the new officers for 2013. A formal installation ceremony will be held at The District Rooftop on November 13th at 6:00pm. The remainder of the meeting was used to create and plan the calendar for 2013. We voted for our Women of the year awards. The annual Christmas Event is normally held at the home of the president. This year it is set for December 11th at 6:00. Members need to bring a covered dish and an ornament for our ornament exchange to June DeLugas’ home. The yearly Christmas Event is always a fun celebration of the season complete with games, fellowship, and fabulous food. Some of our members have been training since last year in hopes of nabbing their favorite ornament during the exchange. You might be surprised at how agile and fearless normally ladylike women can become when they have their eye on the prize. All associate women and builder’s wives are invited to our meetings. We have exceeded our fund raising goals and will continue to encourage each member to network and refer business to each other. And remember when designing your booth that no physical/visual barriers taller than 4ft. may be placed within 3ft. of the aisles to as not to intrude on neighboring booths’ visual space/design. • There are no restrictions on a company purchasing a booth next to or near a competitor in their industry. • Exhibitors from the 2012 Show will get the opportunity to register first ( August 31).
