PRESIDENT’S MESSAGE Steve McSwain – Maplestone Construction Get Out and Make a Connection I went to the 21st Century Building Expo this past week and participated in some NAHB training sessions. I took the NAHB CAPS course to get my CAPS designation. The training focused on how to apply universal design to our ever growing baby boomer market. Universal design is important to this growing market because more baby boomers are taking care of elderly parents in their homes and boomers are planning to age in place in their own home. It was a fascinating class that introduced elements of universal design and how to apply these elements to help clients who have special needs for many areas of the home. Many of these elements I found to be beneficial to even someone my age. There are many limiting factors that this group has to overcome. One common issue with elderly people is their tendency to withdraw from their peer group or their support network when challenges arise. When I walked the small expo show floor I thought to myself it is not just the elderly that withdraw from their peer group. It affects any group even the building industry. Our market has been challenging to say the least and seems like there is no end in sight. I was surprised to see so few exhibitors and very few attendees over a three day period. There are very few opportunities where your peers, friends, competitors, trade partners and associates get together to learn new ideas and share experiences. It is truly a missed opportunity for you. During our in class group sessions we had time to quiz each other about our markets, processes, margins, and what in general has been working or not working for each other’s business. I came away with several gold nuggets that will help me. If you missed out on the expo make sure you don’t miss out on the HBAWS events planned this month.

Our HBA and community in Winston-Salem is small but we are one of the strongest in the state. In October, our association has the Fall Parade Golden Home Awards and Celebration (Tuesday, Oct. 16), Breakfast Extravaganza at the Association Home ((781 Brookberry Farm Circle, Thursday, Oct. 18) and two weekends of open houses for the Fall Parade of Homes (Oct. 13, 14 & 20, 21). Make plans now to attend these upcoming events! Take time to get away from your daily challenges and make important new connections to build on, while supporting our members. Meet with these business owners and their partners to see how you can participate with the Spring and Fall Parades next year. Perhaps you can expand your business. Don’t be a shut in. Come out to see what new ideas you can implement into your business or next project. Join us and show your support. I would like everyone to join me in congratulating one of our own builder members who recently was chosen and awarded Distinguished Builder Member of the Year by the North Carolina Home Builders Association. This builder has been and continues to be a leader in our association. He has taken on many roles in our association and in our local building community. He is always willing to help. PROFESSIONAL WOMEN IN BUILDING June DeLugas, President

Our very enthusiastic group met at June DeLugas Interiors’ store in Clemmons for the September meeting. With much to do on the agenda, we initiated our planning session for 2013 and discussed officers. The women were so excited to volunteer for positions; therefore, all of the names will be acknowledged and voted on at our next meeting in October. We held a food drive this month and everyone brought in canned items for the Clemmons Food Bank. With the year passing so quickly, we took a moment to look back at all that we have accomplished. There are funds left over in the Lewis Wilson Scholarship account. We voted to reimburse Charles Kaiman at Forsyth Tech and to increase the amount given to the last two students. Each student has already received $250 for their outstanding accomplishments. The award will be increased to $500, as they provide receipts. Our November meeting will include the installation of new officers at a restaurant to be chosen by Tracy Moreland, who will serve as president next year. All associate women and builder’s wives are invited to our meetings. We have exceeded our fund raising goals and will continue to encourage each member to network and refer business to each other. Kathy Craven-Snodgrass, Rick Judson elected to NAHB posts at recent Fall Board Meeting The North Carolina Home Builders Association proudly announces that two members from North Carolina were elected to NAHB leadership positions at the Fall Board Meeting last week in Austin, Texas.

Kathy Craven-Snodgrass was elected the 2013-2014 NAHB National Associate Chairman at the Associates Committee meeting. Kathy is a member of the Winston-Salem HBA and actively serves the federation on the local, state and national levels. Rick Judson, a member of the Charlotte HBA, was elected NAHB Chairman-Elect and will serve as Chairman of the federation in 2013. Judson served as NCHBA President in 2004. We congratulate Kathy on a job well done! 9

In general, Ken’s job is to help small businesses navigate through the governmental processes more effectively and efficiently. YOU come into play when a business wants to build a new facility or complex, or reuse and up-fit an existing building. YOU are then hired as a real estate or building professional to handle all the required governmental approvals, which can be a daunting task without guidance. Just a few examples of when Ken might be of assistance are: Don’t know what’s required to reuse or remodel a building, open a new business or expand it? Want to know why it’s taking so long to get a permit or approval from a City department? Don’t know where to start? Having trouble getting information from or working with a City department? As you work through the process and deal with various departments, have you got a suggestion or complaint? Call Ken. New Version of 3.8 Percent Tax Rumor Circulating A viral e-mail continues to circulate indicating that the 3.8 percent tax on some investment income is a tax on all home sales. The newest version suggests that NAR is using its opposition to the tax to try to influence the presidential election. The viral e-mail is wrong on both counts. The tax itself is not a tax on the sale of a home. In addition, neither NAR nor the REALTORS® Political Action Committee (RPAC) engages in advocacy related to a presidential election, including this one. So, whoever is circulating this information is inappropriately trying to link NAR to erroneous information about the tax and about our political messages. For your primary source of accurate information on the matter, you should continue relying on the videos, Q&A, examples, and other documents at REALTOR.org Access that information now Fannie Mae Expands Investor Financing Options The secondary mortgage market company will allow individual and LLC borrowers to finance up to 20 properties using its HomePath mortgage. NAR has long called for expansion of financing opportunities for investors to increase the absorption of REO properties. REMODELERS UPDATE Bob Vaughn, President, NAHBR, HBAWS The Remodelers Council was pleased to participate in the Associates Roundtable last month. It was nice to have the focus on specific issues faced by the remodeling community, and we were able to have some attendees stay over for our regular meeting and program. Thanks to the committee for including us! One of the more interesting trends in remodeling is the growing reuse of materials, either from the houses being remodeled or acquired from other sources. While not really new, in older housing stock clients are starting to ask about reuse of materials. People don’t want to replace everything if they don’t have to. Reusing millwork and light fixtures can be a lot less expensive than paying for matching ones or reproductions. And with flooring, here’s an interesting fact. Salvaged yellow pine flooring (from warehouses, for example) lasts longer than new pine floors because the reclaimed material comes from old growth trees that were denser. It can be time consuming to clean up and repair old materials, but if you have an eye for what might have value, it might be worth keeping them around. People love taking an old piece of wood or metal and repurposing it into something new.
