Lien Law Changes Seminar Senate Bill 42 that will go into effect on April 1, 2013 include: • The creation of a third party Lien Agent • Any party providing labor , materials, or services for the improvement of real property will now need to serve “Notice to Lien Agent” in order to assure the preservation of lien rights against the real property. • The failure to serve the Notice to Lien Agent is that the party can lose lien rights if the property is sold or refinanced. Best Practices for Preserving Lein Rights, will be reviewed for the benefit of all our Associate and Builder members. Don’t miss this presentation by Andy Carmen, Bell, Davis & Pitt. The seminar will be held from 4:00 to 6:00 p.m., prior to the January 29th, Membership meeting and dinner.

PRESIDENT’S MESSAGE Shane Wagoner – Wagoner Homes, Inc.

Working Together Rick Tozier, our 2009 HBAWS President, titled his January message with a quote from Winston Churchill that said, “If you are going to go through hell, keep going”. This was a month after the markets froze and our industry dove into the pits of hell. But it is comforting knowing that we have the blessings and support from fellow members of this association who we can lean on while we walk through it together. Fast forward to today, and we’re still walking through it in many ways. There are still many obstacles in our way. Obstacles such as not knowing what the future holds for our industry; artificial interest rates; impending inflation driven by regulatory and economic measures; distortion of housing prices; economic and social tumult; political equivocation from our leaders, and the list goes on. How much is bureaucracy to blame? I will let you answer that. The definition of a Bureaucrat is – “an official who works by fixed routine without exercising intelligent judgment”. As small business owners, every decision we make we have to exercise that intelligent judgment as business gets more difficult. I think we should expect the same from our political leaders. Although government regulation is important, I think the key questions are what is too much? What is not enough? Where do these boundaries lie? At the end of the day, we all want to see what is best for our industry, but we need to know what direction we are going and I am not sure we fully understand that at this time. We see progress, but I question whether it is here for the long-term. I think if we take Churchill’s advice, we will come out on top if we continue to work together.

This Association does that well and is what makes us special. I am proud to have the opportunity to serve as the 2013 HBAWS President. I am proud because of the wonderful people within this association. I have learned a great deal watching, talking, and collaborating with all of you. I’ve been inspired by watching how you have navigated, and survived, this unprecedented downturn and are again, starting to grow. It has expanded my views and opened my eyes in ways that would not have been if I hadn’t become more involved. It has given me a base of knowledge to continue forward during these tough times. Now that another election year is behind us, the dust should begin to settle and our path will become clearer. As this year moves forward, I’m hopeful it will continue on this positive course. However, I want to remind each of us that silence is consent. The HBA provides a loud voice for all of us. Becoming more involved makes that voice louder. I encourage you to get involved in some way with the HBA— join a committee that interests you, meet someone new at each HBA event you attend, offer your insights, invite someone to join the HBA. If you are a longtime member, take a new member under your wing and show them the ropes. Just do something! I look forward to working with all of you as together we continue to grow and strengthen our association. Let’s continue to strive for success and take advantage of opportunities that present themselves. Let’s continue to push forward together and I know 2013 will be a positive year for you!

REMODELERS UPDATE David Miller, President, NAHBR, HBAWS The Remodelers Council extends its thanks to Bob Vaughn for his leadership and service in 2012. Great job, Bob! At our January meeting Realtor Erin Hege will discuss what consumers are looking for in their home search, which will also give us insight on what those who are remodeling want. Some remodeling trends for 2013 listed by the online review site Angie’s List, include: 1) Creating more space and function by removing interior walls; 2) Customized remodeling such as built-ins, lighting, charging stations, and organization; 3) Walk-in showers and master baths; and 4) Remodeling for energy-efficiency such as new HVAC, smart thermostats, and windows.

During these continuing difficult economic times being part of an industry-specific organization like the Remodelers Council becomes even more valuable. Active participation in the Remodelers Council can help each of us as professional remodelers and associates learn how to deal with ever changing taxes, building codes, and regulations. It helps to know that you are not the only one facing these challenges. By sharing our challenges and our successes we can all improve our own businesses and our industry. It’s true that we are business competitors with each other, but we are also competitors with the not so professional remodelers, too, and that is really our biggest challenge. By helping each other, we help ourselves. So I encourage you to participate, share ideas, and let’s look forward to a 2013 of growing and improving our business and industry together!

HAPPY NEW YEAR!! Hope everyone had a great holiday. I am looking forward to an exciting new year. To finish up a good 2012 we held our annual Christmas ornament exchange at June DeLugas’ house (Yes, her house is beautiful) This event is always full of laughter, well attended, great food and wine and lots of fun ornament swapping/stealing. While at the ornament exchange, I realized that even though the economy has been slower the past few years our council is still strong and we have a great group of women. The HBA is a great association and while each of us has a different reason for joining, I find that the education, the relationship building and the general philosophy of this organization is and can be an asset to each of us. For each of us, our ultimate goals is make money while helping others but meeting people that understand your profession,

someone that you can share ideas with and can learn from are benefits of not only the HBA, but also of the Professional Women in Building. This coming year our goal is to increase membership and to continue our support to our local charities. Our January’s meeting with be the second Tuesday – January 8th at Uncorked Masterpiece in Reynolda Village at 6:00pm. (Happy Early Birthday Debbie Fletcher) Our normal meeting time is the 1st Tuesday of each month at the HBA office. Booth spaces include 8’ tall backdrop, 3’ or 8’ tall side rails. Electricity, and access to water can be purchased through HBAWS. Furniture and fixtures can be rented from the HOLLINS Exposition Services – rental forms will be provided upon registration. OTHER INFORMATION • $100 deposit per booth space is required at time of registration (cash, check, Visa or MasterCard). • All spaces will be assigned on a first come, first serve basis, depending on the time and date the completed application is received at the HBA office. However, please note that booth sales on the first day of registration will be handled in accordance with the guidelines set forth by the Triad Home & Garden Show Committee that are explained in item number one. • Show management reserves the right to review and approve all requests for booth space. And remember when designing your booth that no physical/visual barriers taller than 4ft. may be placed within 3ft. of the aisles to as not to intrude on neighboring booths’ visual space/design. • There are no restrictions on a company purchasing a booth next to or near a competitor in their industry. • Exhibitors from the 2012 Show will get the opportunity to register first ( August 31). SPIKE UPDATE A letter from your 2013 Spike Club Chair… My name is Jodi Tate and I will serve as the 2013 Spike committee chair. I wanted to introduce myself and give you some insight on what’s to come this year. I have been in the real estate industry since 1989 beginning my career with Lewis Hubbard. I had a very successful sales journey with Hubbard Realty before moving into management/training positions within the company. We became Coldwell Banker Triad in 1997 and I have served as Chief Operating Officer since 2009 under Beverly Hubbard Godfrey. By the way, I am an avid Wake Forest fan. My father was the head football coach back in the 60’s, so don’t be surprised to see some sports themes at upcoming events! Jerry, Megan, and I have discussed several new initiatives for 2013 that will build on the great accomplishments of our 2012 Chair, John McPherson and the Spike members. I will review all those with you at our January meeting. We will also launch a speaker series for our Spike members beginning in February. I very much want the networking and learning opportunities to be a benefit to you at our monthly meetings. Speakers will be featured quarterly. As I value your time and commitment to the cause, I will start meetings promptly at noon and a hearty lunch will be provided to all those that arrive by 11:45am. We have much to discuss at our first meeting on January 9, 2013. I look forward to working with each of you as we grow and retain membership and to share the benefits of HBAWS.
