PRESIDENT’S MESSAGE Shane Wagoner – Wagoner Homes, Inc. Money is Cheap! Money is cheap! What does this mean? How can you take advantage of it? We all know where our industry has been for the last 4 years, but we still have some questions as to what is happening. One day I feel good about it, the next day not so much. So I have concluded two things. 1. It all depends on what you read and who you listen to. 2. Economist, Politicians, and TV Personalities are good at talking about money without ever having to make any. Therefore, opinions are subjective, but reality is unbiased. That’s why I just read the funny section of the paper anymore. I find it just as humorous. The current reality in our industry is that interest rates are the lowest they have ever been in history. That means money is cheap to borrow. The only way most people can take advantage of this is through some type of mortgage loan product. That’s why there’s been a swell of people refinancing their homes, and freeing up cash they didn’t have access to before. How does that affect businesses in our industry? Well, we saw it this weekend at The Home and Garden Show. With a special thanks to our event sponsor, Bloomday Granite & Marble, and our Preview Party Sponsor, Carter Lumber Company, the show was a great success. Through many conversations with potential customers attending the show, it was evident they had money to spend. Because they had refinanced their home, it had given them access to equity they didn’t have before, allowing them to finally fund those weekend warrior projects that they have been longing

to do. Many vendors could feel the synergy that was created by the reality of low interest rates. This giving our industry a small boost and some hope that the economy will continue to improve. How can you capitalize on this syenergy consumers are feeling? The HBAWS is like a stage for women and men in our industry to perform on. A stage that creates opportunity for all of its members. The Home and Garden Show proved to be a big stage and the vendors, as well as the volunteers, performed well. They saw the opportunity to focus their marketing efforts on people who are ready to take advantage of cheap money. It was a stage for them to stand on and say, “We’re still here, and we can show you how to spend it!” I am glad that I volunteered because it gave me the greatest opportunity of all. To witness the spirit of entrepreneurship created from the hard work of our Association, which helped renew my own enthusiasm of self motivation. I look forward to the next stage that is being built, the Spring Parade of Homes where Piedmont Federal Savings Bank will be performing Live as the event sponsor, not to mention the many Parade homes. Our February meeting was located at the HBA where as always it was a fun a spirited evening. We played a game to see who got to work a double shift at the Triad Home and Garden Show. Debbie Fletcher was the winner!! Professional Women in Building members brought garden items to go with 3 urns of flowers provided by New Garden Landscaping & Nursery. The garden items were raffled during the three day Home and Garden Show. Thank you to those who donated to the worthy cause. Rosemary Howell donated a handmade knife from her husband (Dean) for a silent auction. Proceeds also went toward the Lewis Wilson Scholarship. Between the raffle and knife we were able to raise enough money for one full scholarship but we are still deficient by $ 289.00 in raising enough money for the second scholarship. We will not be awarding the scholarships until the Spring, so if you or anyone you know would like to donate to the Professional Women in Building to help us reach our goal, we would greatly appreciated it. Our next meeting is March 5th at the HBA office. One of our members, Cathy Marks with Powerhouse Cleaners is the speaker. Something members may be surprised to know about your company: We quarry two types of rock in Gold Hill, NC - one supplies typical construction aggregate markets and the other is used by our next door neighbor to produce light weight aggregate for specialty applications (high rise buildings, long span bridges, offshore oil drilling platforms, etc) all around the world. That rock is heated and ‘pops’ like popcorn to a point that it takes a new shape and becomes much lighter... even to the point it can float in water! Testimonials from NCBA Members I work for a well-established, family-owned general contracting company, and I serve as EO of a small HBA. I started filing the Rebate claim forms earlier this year. I almost didn’t bother, because I just couldn’t believe that rebates in any significant amount were actually available. If the economy were not so depressed, and if I were as busy as I was 5 or 6 years ago, I would have never given it a try. I’m glad I did. SPIKE UPDATE The “Eyes” Have it! Did you know that 84% of the population is visual? In other words, show me, don’t tell me! As real estate marketing experts, we must provide the very best visuals to the consumer. If we do not do this, we miss buyer opportunities. Photos and video are no longer options to attract a buyer. You Tube is the second most used search engine now. So why am I writing about this today? Simply, presentation/value bring buyers to the table. Builders, vendors, Realtors alike must present themselves and their product in a superior manner to compete. I am challenging my real estate community to raise the bar on photography and video. Take a look at your listings. Would you want to look at the property? Builders, what does your product look like inside and out? Clean, shiny, staged are several words that come to mind when taking quality photos or video of a new home. Let’s all make a commitment as we go into the spring market to present ourselves and our product in a better way! See you at the Spring Parade!!

Thank you... Triad Home & Garden Show Exhibitors & Volunteers: Thank you for participating in this year’s show! We appreciate you - whether this was your first show with the HBAWS or if you are a loyal annual exhibitor or volunteer. We are proud to have had you help us celebrate our 25th Anniversary this year! This being the second year for the show at the LJVM Coliseum Complex- Education Building, we continue to hear positive feedback from the consumers regarding the location and free parking! Our attendance reflected that of last year with a 15% increase. This year’s crowd on Saturday was the best in the past several years. Even with the cold rainy Friday and extremely warm Sunday, we still matched last year numbers. Many of you will likely be contacted by the ACS Show (called the Home Show of Winston Salem) that is being held later this spring. Just be reminded that this show is produced nationally and is not affiliated with any of our local HBA’s.
