PRESIDENT’S MESSAGE Shane Wagoner – Wagoner Homes, Inc.

Success Well, it is November and I find myself reflecting on the past 12 months. It was this time last year I accepted the position of President of this great Association. Looking back, I don’t think I really knew what I was getting into! I got great advice from those who have previously held leadership positions in this association. But more importantly, I have learned that there are many members that care deeply for the HBAWS, and some of the most important guidance and support I received came from them. After the many phone calls, meetings, special events and conversations, there is one thing that I take away from this experience. It is that everyone genuinely wants the HBAWS, and those associated with it, to succeed. We all have different ways for making that happen, and perhaps even different reasons for wanting that to happen. But, this drive for success is universal and unwavering, no matter the challenges. It reminds me of my favorite quote: Success is measured not so much by the position reached in life, but more so by the obstacles you overcome to succeed.

We have overcome many obstacles in the past few years and as a result, our Association continues to be a positive force for those involved in our local industry. This resiliency is due to the effort and willingness of our members to step up when needed. As I have said before, this is a great Association because of the amazingly talented people that make positive things happen. Therefore, as our industry evolves, so will our Association and success is inevitable. This month, Chris Thompson will be nominated as the HBAWS’s 52nd President. If elected, I look forward to handing him the reigns, as I think he will do a great job leading the Association in 2014. He will definitely need our continued support, since he will be taking over the Association with new leadership as our current Executive Officer transitions into retirement. There will be some uncertainty ahead as a new Executive Officer is chosen and settles in. However, change is usually coupled with opportunity. I’m confident that whoever the next Executive Officer is, he or she will bring novel approaches and new ideas, as we continue to make the HBAWS a successful organization.

Value in Your Landscape

GUEST COLUMNIST - Jeff Allen, Jeff Allen Landscape Architecture, LLC In today’s economy many of us are looking to get the ‘The Best Deal.’ The best deals are not always the lowest price especially when you are investing in your home. Most clients discuss what they hope to get a return on from their investment and are not willing to spend a penny more. As a designer I recommend to my clients to look for value. I define value both from a market stand point where prices are well defined i.e. stone/plant material cost per square foot to hourly labor rates. Beyond that I delve into a subjective value; the role of the process of that leads to the finished product. What was the experience during the design phase, construction phase and post construction. Were we responsive to your questions, concerns, did we give you all your options to make intelligent decisions that you are happy with the end result? Together these make an intrinsic value. Our role in this is one of advocacy for our clients and guidance for the contractor to ensure a smooth rewarding experience; hence it is good for everyone. Many contractors are competing to stay in business and the successful ones are doing so by the value they bring to the table- expertise, professional accreditation, liability insurance coverage and dedication to their craft. When interviewing contractors (beyond seeing the quality their work-see my previous article on hiring a landscape architect) I look for intrinsic value mainly with regard to service. Landscape materials are relatively fixed based on current market pricing and your contractor should be able

to obtain the best material at the best price effectively and efficiently. A landscape professional should have all of his professional licenses, insurances and have knowledge of local regulations. Most importantly how does your landscape professional communicate? This is critical during the construction and maintenance phase regarding scheduling, material samples for review, response to questions or concerns and follow up. The post construction phase for gardens and landscapes is to me the most important. Your garden/landscape is a living system that requires care and is changing as it develops. The quality of a well-managed landscape/garden can increase the value of your investment where a poorly maintained one can cost more money to repair and in some cases reconstruct parts of the garden. I enjoy this phase as I revisit many gardens I designed to see how they have grown in. I love to ask my clients are you enjoying your new terrace, outdoor kitchen or herb garden. What I am asking is does the design meet your goals we established in the initial design phase, has your quality of life improved, have we created a positive impact on your life? Valuable assets in your landscape: A good functioning irrigation system, Healthy Trees, A well designed and maintained landscape Studies have indicated that your investment in your landscape can increase the selling value from anywhere from 5 to 15%.

Furniture and fixtures can be rented from the HOLLINS Exposition Services – rental forms will be provided upon registration. Other Information: • $100 deposit per booth space is required at time of registration (cash, check, Visa or MasterCard). • All spaces will be assigned on a first come, first serve basis, depending on the time and date the completed application is received at the HBA office. However, please note that booth sales on the first day of registration will be handled in accordance with the guidelines set forth by the Triad Home & Garden Show Committee that are explained in item number one. **Please realize we are not holding your space from last year, only giving you the opportunity to purchase a booth(s) in the 2014 Show.** • Show management reserves the right to review and approve all requests for booth space. And remember when designing your booth that no physical/visual barriers taller than 4ft. may be placed within 3ft. of the aisles to as not to intrude on neighboring booths’ visual space/design. • There are no restrictions on a company purchasing a booth next to or near a competitor in their industry. •

SPIKE UPDATE Power of Planning As independent contractors, real estate professionals must have strong plans in order to reach goals and stay on point. I believe this is important for anyone in business and in life if you want to consistently hit your target. November is a planning month for us at Coldwell Banker Triad Realtors. We begin to plan our overall vision for the coming year as well as meeting with our agents to brainstorm on their goals and ways to get there. My article this month revolves around the elements of a strong plan. I hope it helps someone reading this newsletter!

First, you must know how to write a solid goal. It must meet the following criteria: Think SMART: S- Specific, M- Measurable, A- Attainable, R- Relevant, and T- Trackable For example, “ I want to increase my income by 30,000.00 next year.” does not meet all the above criteria. It does not offer specific ways to earn or how much you will earn each month. Secondly, you must have short term and long term goals in your plan. Short term can be 30-90 days while longer term would be 6-12 months. (short term successes encourage us to keep going) Next, you must write each goal down. This is important as you need to see them and say them in order for them to be REAL! The next step is to decide on strategies and tactics which you will use to reach your goal. These will be specific steps or actions that will lead to success. For example, if my long term goal is to make 30,000.00 more dollars in 2014 then one strategy would be to close more sales. The tactics to do that could be: join a networking association to make more contacts and therefore increase my odds of a lead for business. There will typically be 3-5 tactics for every strategy. At the end of the day, if you have a strong well thought out plan you will have more success because you hold yourself accountable to action. You also are free to tweek when necessary because you already have a route to follow and now you just need to bend a bit. It is the RIGHT time to plan for a successful 2014. Don’t put off what will surely pay off!

Under the leadership and hard work of Missy Easter we have supported children in need = S.C.A.N. (Stop Child Abuse Now) by raising over $ 1000.00 thru an organized police escorted Bike Ride. Those of us who were able to assist the day of the event were rewarded to see the bikers enjoying themselves and the gratitude felt by the SCAN staffers and board members. For our October meeting we raised $ 200.00 for our Build Pac efforts. Missy Easter hosted our “BLACK JACK for BUILD PAC” event in which we all appreciated our good food, company & camaraderie. We were joined by our just-past, present, and next HBA Presidents… we welcomed & enjoyed having Steve, Shane, & Chris w/ us for the fun Poker games. GO VOTE! Elections are coming up quickly on Tuesday, November 5th and it is more important than ever to participate in the process. Last week, I was talking with some business people who are concerned that some recent decisions by elected officials have been impacting their businesses with undue regulations and ordinances. Many are also simply tired of partisan bickering. But, no matter how frustrated you may be with your elected officials or politics, the elections are a time to make your voice heard. When it comes to elections, they have repeatedly come down to near even-Steven results. For example the 2000 Presidential election was decided by a mere 537 out of almost 6 million votes cast in the State of Florida. Here locally, in the Town of Lewisville’s 2011 election for Councilman, the difference between the top two vote getters, 19 votes! This trend, plus the likelihood that our local elections will again be close this year makes it imperative that our members get out to vote on November 5th to make sure our cumulative voice is heard. The Partners in Housing, Winston-Salem Regional Association of REALTORS® (WSRAR) and Home Builders Association of Winston-Salem (HBAWS) have five current members running for office this year.
