Regulation Halloween is around the corner and our annual Fall Parade of Homes is here. The leaves are changing, and the temperature is starting to drop. I just closed on a home and I couldn’t be happier. The buyers were pleased and I consider myself fortunate. As success seems more difficult to achieve in our industry, I am glad to have had the opportunity to sale a speculative house in a difficult market. I plan to start a couple more and keep my fingers crossed for more success. Success has become tough for small independent builders in part due to rising costs. I have vented about this before but in reality, the numbers are showing this to be true, maybe more so than we thought. A new study by the National Association of Home Builders (NAHB) shows just how much government regulation affects the price of a new home. The study indicates that regulation imposed by the government at all levels account for 25% of the final price of a new singlefamily home built for sale. Nearly two-thirds of this is due to land development for the finished lot. Just over one-third of the house price is a result of costs incurred by the builder after purchasing the finished lot.

This study is nothing new, it just puts a startling number to what we already saw happening. If this doesn’t change, people will only be able to afford a one bedroom house due to regulatory inflation. They’ll have to fill it with bunk beds just to make sure everyone has a place to sleep! Maybe that’s too sarcastic, but my point is that a change is in order. Supporting your local HBA is a way we can all have a voice at the state and national level, supporting common sense policies and advocating against those that are imbalanced and oftentimes, unnecessary. Reach out to other members, have them reach out to nonmembers and let’s work together to grow our membership, so our voice can be even louder. Get to know your state representatives. To be honest, when I first joined, I didn’t personally know our state reps. Now that I have gotten to know them, I have found them to be great people. They are very knowledgeable and more than willing to have a discussion about policy. I don’t know about you, but I’m too big and getting too old to sleep in a bunk bed.

Residential elevators are becoming the new appliance for multilevel homes. A residential elevator can enhance any home’s aesthetic appeal while adding function and luxury. For those with mobility issues, an in-home elevator or stair lift can dramatically improve quality of life and increase independence. With the baby boomer population aging, now is the opportune time to incorporate residential elevators or stair lifts into new built homes as well as upgrade current residences with an addition. According to the latest U. S. Census bureau statistics there are over 40 million people in the United States that are 65 or over. This aging population combined with the steadily increasing life expectancy in our country presents a large target audience for in-home mobility services. If your client isn’t quite ready to install an elevator in their new home, some extra planning prior to new construction can make it easier to add one in the future. We provide construction tips to make it easier to make new homes “elevator ready,” making the home attractive to new buyers if they decide to delay the elevator purchase.

Furniture and fixtures can be rented from the HOLLINS Exposition Services – rental forms will be provided upon registration. Other Information: • $100 deposit per booth space is required at time of registration (cash, check, Visa or MasterCard). • All spaces will be assigned on a first come, first serve basis, depending on the time and date the completed application is received at the HBA office. However, please note that booth sales on the first day of registration will be handled in accordance with the guidelines set forth by the Triad Home & Garden Show Committee that are explained in item number one. **Please realize we are not holding your space from last year, only giving you the opportunity to purchase a booth(s) in the 2014 Show.** • Show management reserves the right to review and approve all requests for booth space. And remember when designing your booth that no physical/visual barriers taller than 4ft. may be placed within 3ft. of the aisles to as not to intrude on neighboring booths’ visual space/design. • There are no restrictions on a company purchasing a booth next to or near a competitor in their industry. •

At our September Meeting we nominated our 2014 Slate of Officers and had a 2014 planning meeting. We had great ideas proposed and over half the year is already planned out. Our October meeting will be our BUILDPAC meeting. It is always a fun and entertaining meeting. BUILDPAC is a great cause and we hope everyone can donate to it. Our November Professional Women in Building meeting will be our installation dinner and then Christmas is just around the bend.
