PRESIDENT’S MESSAGE Shane Wagoner – Wagoner Homes, Inc.

MAKE IT WHILE THE SUN IS SHINING My kids started back to school and football practice has started. It’s the inescapable signs that summer is over. We joined a pool this summer with high expectations of spending sweltering days in the coolness of the blue water. While we had a few of those days this summer, we had just as many days hanging out in the car watching the radar on our Smart Phones. We’d sit in the car while it rained with the little one jumping from seat to seat, just so we could take advantage of the 30 minutes in between each green blob on the radar to get out and swim. I found myself saying, “come on kids, we got about 20 minutes! Let’s get our money’s worth while we can.” The good thing is that the pool stayed cool from all the rain water and didn’t feel like a sauna! I remember growing up hearing people say, “… make it while the sun’s still shining.” I really see the truth in that this year. I have seen landscapers and workers huddled up under gas station canopies waiting for it to stop raining so they can go back to work for the few minutes they have before it starts again.

watch the radar and forewarn our fellow members when we see those blobs heading our way. When we see the skies beginning to grey, we can gather at the gas station canopies. Maybe even get the 2-for-1 hot dog special while we ride the next storm out together. Sounds like a Social Event. This is where you can start hanging out to check out what someone else’s radar screen shows. What do you say? We kicked off our Fall Membership Drive on Aug. 27th and it will run through October 24th. We also have our Continuing Education Blitz on Sept. 10th at Piedmont Natural Gas. Last but not least, our Fall Parade of Homes is quickly approaching and will be held on Oct. 12, 13 & Oct. 19, 20. No pressure on Sam Morgan with Morgan Builders, Inc. to get it done with all the rain we’ve had. Good luck Sam! We know you can.

Women Build 2013

You Can Help Build It, Too!

We can learn a lot from the guys under the gas station canopies. We have to keep working hard while the sun is shining, but keep an eye out for the next blob on the radar screen. One of those blobs is a rise in interest rates. As you know, the low interest rates have incentivized buyers to make a deal on a home. However, they’ve started ticking up, and as they rise, it will most likely decrease the number of buyers in the market. How will we be affected by this? What will offset this? How much control do we have? The truth is that we don’t have much control. But, luckily, we have the Association. Together, we can collectively

ASSOCIATE MEMBERS COMMITTEE GUEST COLUMNIST - Carol Hammond

A different view of Green Building When most of us in the building industry hear the term “green building” our minds go straight to saving both energy and the environment. Let’s take it one step further outside the box. As we emerge from the economic downturn we have learned some valuable lessons. Hopefully the years of the McMansion are ending and we can get back to building only the home we need, not so much the large, bland, cookie cutter structure that gives us a lot of square footage and not much else. Don’t get me wrong. I don’t want us to spend less money on our homes (although that is a positive side effect), I want us to spend smarter. The size of our homes has been on the rise for years now. Wikipedia1 states that the average house built in 1978 was 1780 square feet compared to 2479 square feet in 2007. Another stat shows that less than 1% of homebuyers acquire homes less than 1000 square feet. Acclaimed architect, author and speaker Sarah Susanka is credited with starting the trend in 1998 with the release of her book The Not So Big House. She has published a total of 9 books encouraging us to build “better, not bigger”. The process has to start in the design phase. We must emphasize well planned design over size, making the most of every square inch. There are architects and home designers that are making a good living concentrating primarily on this group of potential clients.

Here are a few things to consider: 1.) A smaller home requires less building materials to construct thus costing less initially. 2.) A smaller home requires less of the homeowners time to maintain. 3.) A smaller home requires less of the homeowners time to clean. 4.) Taxes and insurance are less on a smaller home. 5.) A smaller home equates to a smaller mortgage giving the owner more opportunity to create financial independence. Less debt, less risk. 6.) A smaller home encourages family bonding. With a larger home comes isolation. Less square footage forces families to be closer, literally! Living in a smaller home encourages its owner to remove clutter and baggage by paring down belongings and creates less temptation to accumulate “things”. It frees up its owner to do more of the things they love with the time and money they’ve saved. Yes, Wikipedia has a page titled “Small House Movement”. There are many similar articles out there on the World Wide Web, just Google it. 1

What if we only built what we truly needed and made it really nice? Instead of spending money on empty square footage that costs a fortune to heat, cool and maintain, build a moderate size home with the smartest building practices and sustainable materials. Insulate it well with the most energy efficient insulation, doors and windows, and finish it and furnish it with the things we love.

PROFESSIONAL WOMEN IN BUILDING NEXT MEETING: Sept. 3, 5:30 p.m., HBAWS At our August Meeting we had a guest speaker, Sam Safrit, he is with Newborns in Need. He explained the program and how they help mothers in need by providing a bag full of essential goodies while the mother is in the hospital. They are in need of money and donations to keep this program going and the Professional Women in Building decided last meeting that we would donate a monetary amount to them and in the September meeting we each would bring baby onsies to help them stock the gift bags. Please go to http://www.newbornsinneed.org to check out how they help newborns and ways you can help out this great program. Our next Professional Women in Building meeting will be September 3rd. Please feel fee to bring any items you would like to donate to this great cause to the HBA office.

If you would like to be a part of the Professional Women in Building contact Gisela: Giselal@hbaws. org or Tracy: Tracy@SolarRealty.net.

SPIKE UPDATE What’s In It For Me, Why Should I Join an Organization? 1. Internal Networking : The easy and best way to network with people who have similar interests is joining an organization that focuses on it’s industry. It can help you with your career, hobby or anything that you are passionate about. 2. Social Skills : As a professional you want to learn how to interact with others from diverse industries and backgrounds. Step out of your comfort zone and build your social skills to network.. 3. Professional experience : If you join a organization , you will get exposed to many that can help you professionally. For instance, if you are a builder, joining Home Builders Association of Winston Salem will help you keep your finger on trends, sales, and new building techniques. 4. Personality development : If you join an organization, your communication skills will improve because you are interacting with different people. You may learn even more if you are on the executive board. You learn to balance your business and organizational work focusing on your goals. 5. Leadership Skills : If you become part of an organization and a committee, you take up the responsibility or challenge to be a leader and you learn what it takes to be a leader. This showcases you in the public eye as well.

NEXT MEETING September 4, 11:45am, HBAWS

RSVP:

Megan Parks, meganp@hbaws.org 336-768-5942

6. External Networking : Organizations usually try to schedule events where you can network with the public. It is a wonderful way to get connected to the consumer. 7. Organization and Management Skills : Many of us are not familiar how an organization works and how to manage everything. If you are participating on the board or in a committee you get to learn how fundraising works, how finances work, how to market for event, how to work as a team. It helps you in the long run for your business. 8. Friendships and Fun : Life is not just about career and making money. It is about building friendships and having fun. You get a chance to meet people and build good friendships.

dbell@risingconceptsinc.com 4140 Clemmons Rd, Ste. 290, Clemmons, NC 27012 phone: 336-998-7123 http://www.risingconceptsinc.com HBAWS Member: 4 years Residential elevators are becoming the new appliance for multilevel homes. A residential elevator can enhance any home’s aesthetic appeal while adding function and luxury. For those with mobility issues, an in-home elevator or stair lift can dramatically improve quality of life and increase independence. With the baby boomer population aging, now is the opportune time to incorporate residential elevators or stair lifts into new built homes as well as upgrade current residences with an addition. According to the latest U. S. Census bureau statistics there are over 40 million people in the United States that are 65 or over. This aging population combined with the steadily increasing life expectancy in our country presents a large target audience for in-home mobility services. If your client isn’t quite ready to install an elevator in their new home, some extra planning prior to new construction can make it easier to add one in the future. We provide construction tips to make it easier to make new homes “elevator ready,” making the home attractive to new buyers if they decide to delay the elevator purchase.

Some of the important benefits of a residential elevator are:  Baby boomers aging and wanting to stay in current home or build new homes  It makes multi-level homes much more accessible  Homes are more marketable, livable, valuable  It makes it easy to get people and things from floor to floor  Building up more economical than building out  Dramatic design feature that makes people proud of their homes  Priced comparable to other home upgrades  Easy to incorporate in home design  Increases your home resale value
