PCI Builders, Inc. is a family owned, Triad based company. PCI has been building quality homes since the late 1970’s. Second generation home builder and real estate partners, Greg Ciener and Chris Thompson, strive to individualize each home, while maintaining their High Standards for Quality Construction. The 2011 Spring Parade Association House is being built on Lot 18, Macy Lakes in Kernersville, NC. It is the fourth “Energy Star” & “Certified Green” home in this conveniently located subdivision. Stop Waiting, Plug In and Re-connect I hope everyone is gearing up for Spring! Warm weather is upon us along with the desire to enjoy nature. Don’t stay locked in your comfortable set ways – stand up and re-connect to your fellow associates in the building industry. Here are several ways to get outside and get involved that will help you reap the benefits of your HBAWS membership: •
Check out several of the Remodelers Council members’ projects during the weekend of April 16 & 17 at the Showcase of Remodeled Homes – sponsored by Ferguson.

HOME BUILDERS ASSOCIATION A S S O C I A T E G UE S T C O L U M N WEBB HEATING & AIR CONDITIONING Jeff Sessoms If you’re like me, you have probably spent some time the last couple of weeks starting to clean up the yard. Raking or mowing the last remnants of fall off the grass, trimming shrubs and bushes, even plugging the yard so it’s ready for seeding and fertilizing. Sometimes it seems as if there’s no end to the list of things to prepare. One more thing to add to your list is your air conditioning system. If you have a gas furnace, you probably haven’t thought about your A/C system until now. If you have a heat pump system, you still may not have thought about the A/C. As you’re trimming the shrubs around that condensing unit beside your house, take a second to think about how it works. Does it keep you cool in the summer? Have you had to make minor or even major repairs to it recently? Do you have doubts about how long it will last, as you look at the faded metal and rust on it? If any of those pop into your head, it may be time for a pre-season checkup. It’s a good idea to have regular maintenance performed on your system. Just like you do with your car, lawnmowers and other major pieces of equipment, your HVAC system should be checked out regularly by a factory-trained technician. A preseason checkup can make sure things are ready for the heat of summer or the cold of winter. It can keep your system running smoothly and efficiently. With rising costs of power, it’s important to make sure your system is running as efficiently as possible. Problems can be caught and repaired before they become major issues. Signing up for a maintenance contract is an easy way to keep things monitored. We will contact you as your inspection is due. You also receive discounts on repairs and labor rates.
Another thing to think about, if you’re interested in keeping energy costs down, is what to replace your system with if you’re at that point. Geothermal uses the constant temperature of the earth to condition the air in your home. Statistics show up to a 60% reduction in monthly energy costs. A second option is solar. Sunsource Solar Heat Pumps allow solar panels to be connected to your HVAC system and will collect power to help run the units. If your system is not running during the daytime, that power will be offloaded to your home and can offset additional power consumption. Feel free to contact us with any questions on these items. Excellent tax incentives, both state and federal, are available on geothermal and solar.

April is almost here, time for The Showcase of Remodeled
Homes! We have great entries this year so let’s talk it up with our customers and suppliers and work together for a great turnout! In a recent survey, 54% felt that the housing market has stabilized and that home values will not continue downward.
After our recent decline in housing values, homeowners are a bit less mobile and it is also projected that
remodeling expenditures should see annual growth of 3 ½% over the next several years. Consumers have an increased awareness of environmental issues, and lesser mobility. This, in part, is creating a focus on energy efficient projects and projects that have a longer time to realize a return on their investment. So let’s go green! I think we all realized that this would be a slow recovery, but I do think we have hit the bottom of the housing market and it is straight up from here.

book sale to be held in April. This is a major fund raiser for the Center and a good time to “spring clean” and donate your used books for a good cause. On Forsyth County Tax Office’s Geodata site, if you add the “Beltway” map layer, the right-of-way will show up when you access

Schedule THE NORTHERN BELTWAY WHAT and WHERE. The idea for this 34 mile, multilane freeway has been around for at least 25 years. It consists of two major sections: (1) The Western Leg that begins in southwestern Winston-Salem at NC 158 (Stratford Rd.) near its intersection with W. Clemmonsville / Jonestown Roads and then curves west and north to US 52 below Rural Hall. (2) The Eastern Leg picks up at US 52 and loops east and south by Walkertown and Kernersville to US 311 between Winston-Salem and High Point. Ultimately, the beltway will become part of I-74, a highway that will run from Davenport, Iowa to near Myrtle Beach, South Carolina.

(Although the formal right-of-way acquisition process has not begun, some properties that have gone through a “hardship case” request procedure have been purchased.) WHAT’S HAPPENING NOW. The most recent news about the beltway’s construction, which has been delayed for many years, is that right-of-way acquisition of sections 5, 6 and 7 of the Eastern Leg Extension (Business 40/421 to US 311) is delayed until 2020. However, in recent months Mayor Allen Joines and Ralph Womble, who represents the W-S area on the NC Board of Transportation, have hopefully made progress in getting NCDOT to begin that work sooner. In addition, State Senators Garrou and Brunstetter have introduced SB 107 which, if approved, will cut the taxes of occupied corridor properties to 50% of their appraised value. So, stay tuned; there may soon be a little good news for some property owners who have lived in corridor limbo for too many years and for everyone else who wants to see this beltway finally get underway. We’ll all keep our fingers crossed. 13
