President’s Message Rich Achor – ARENA Builders Change & Adapt for Today Is that light at the end of the tunnel or is it a train coming at us? Has your business picked up a little? Have you seen an increase in inquiries? Do you have a little more in the book? What does it mean?
Our businesses must continue to learn to adapt. We need to learn to adapt. Think continuing education – think new individual skills – think new opportunities to capture for your business.
How are you planning to react to the “good news”? Planning to hire, planning to buy some new equipment, planning to exhale. Think you made it?
Jack Welch was the extremely successful senior executive of GE in the 80s and 90s. His style and practices were widely studied and mimicked. He would not succeed today with those same practices. He would have adapted and changed his methods and his practices to meet today’s markets. The key is to manage your business for today with a serious eye on the future horizon.
What did you learn from the past few years? Have you changed your business model, changed your business’ focus, changed your procedures, changed your people? Will you go back to doing things the way you did in 2006? Will you rehire the same people, the same type of people, for the same positions? Not sure? Try this. Go into the closet, the attic, the garage, wherever you store the old pictures, the high school and college year books and take them out. Look at the pictures, evaluate the groups, read the articles about the drivers- the most important things. Do the people look the same today as they did then? Do people the same age today even look the same as they did then? What made the groups? Why did those people group together, are they together today? Would they be if they could? Do the most important things seem so important now? Are they the same things? Do you want the same haircut you had in high school, what about college? What about the clothes? Makes me wonder about teens and 20s with all their tattoos, but maybe I am just old.
We do not live and work in a marketplace of early adopters (old marketing school lexicon). The greater Winston area is not filled with people that have to have the latest and newest thing. They want quality and currency but will wait until things are proven. Winston did not get heavy into subprime lending, Winston did not lead the nation into recession and unfortunately we will not lead the way out. This is a great thing. Smart business people will realize this and will adapt their businesses accordingly. Think how advantageous it is to be able to see what is happening elsewhere, knowing that it is coming here, only you have time to adapt then react? I think that light just might be the beginning of the recovery. I know we have all made it this far, while many haven’t – we ARE survivors, we are adapters.
The point? It comes down to change, to adaptation. In almost every aspect of our lives we change and adapt every day. Our businesses and our business lives require the same. Nothing stays the same. If our businesses stagnate, they die. 3
REMODELERS UPDATE Chuck Hicks, President, NAHBR, HBAWS The NAHB Remodelers March meeting was held in the manufacturing facility of Winston Shower Door. Gary Reese and crew put on an awesome show of running product through the entire cycle of shower glass production - from cutting the panels from large glass sheets to running them through the tempering furnace. We had a great turnout of remodelers and associates. If other providers of services or products would like to host one of our monthly meetings, please contact me and we will discuss specifics. I attended the Lead Based Paint Certification training sponsored by the HBA in March. It was a well run class and very informative. There is a lot to learn, the responsibility level is high, and you are tested on

the material, but the requirements can be comfortably achieved by our companies with a little extra effort & cost. I am still trying to determine the additional cost to a job, but I would expect it to be up to $2000 on most jobs. I would like to hear from others on what their cost expectations are. Since these additional costs will impact our competitiveness verses noncertified contractors, I was thinking about ways to promote our members to the general public. Perhaps we need to do an ad highlighting the requirements of the new EPA rules, and encouraging homeowners to ensure that their contractors are in compliance with the new law. Your thoughts as members to increase the awareness?

The Showcase of Remodeled Homes will take place May 15 & 16. We have a goal of 9 to 10 entries. Bob Vaughn, Cabinet Studios, is chair of the event this year and we appreciate his leadership. Our next meeting is Tuesday, April 13 at 6:00 pm at the Deacon Tower. Erik Anderson with AndersonMoore Builders and DreamMaker Bath & Kitchen will be the presenter. Our topic will be time management. I attended Erik’s class last month in Raleigh at the Builders Institute and found it to be a very useful class. The Women’s Council had a very informative meeting in March. Our speaker, Dr. Dennis Moser, Principal of the Career Center not only brought us up to date with current events at the Career Center but also shared the plans for the new Career Center which is scheduled to open the Summer 2011. Our speaker for our April meeting will be Daisy Rodriguez whose is with the Second Harvest Food Bank. Ms. Rodriguez will be providing information on the Kids Café Program and the Backpack Program. We will also be discussing our plans to sell “skirts” at the upcoming HBA golf tournament. The proceeds from the sale of the “skirts” go to Hospice in memory of Darlene Good. We will also be collecting books to be donated to the Shepherd’s Center for their used book sale which will be May 6, 7 and 8.

HOW DO THE NEW LEAD PAINT RULES AFFECT YOU?
Do you do renovation work in homes, child-care
facilities or schools built before 1978? If so, you need to know about new regulations regarding the removal of lead-based paint.
A history lesson The federal Environmental Protection Agency recently adopted rules for contractors renovating, repairing or painting structures built prior to 1978 to ensure leadsafe work practices. The EPA gave states the option of creating their own state-run program, and North Carolina elected to do so. On January 1, 2010, North Carolina’s Lead-Based Paint Renovation, Repair and Painting (RRP) Program went into effect. The North Carolina Lead RRP Program meets the minimum requirements and is no more restrictive than the federal program. Key differences in EPA vs. N.C. Lead-Based Paint RRP programs Most importantly the North Carolina Lead-Based Paint RRP Program went into effect Jan. 1, 2010, instead of the April 22, 2010, effective date of the federal EPA program. Therefore, businesses currently performing any renovation, repair or painting work in a structure built prior to 1978 should already be certified to perform this work. The maximum fine in North Carolina is $750/day versus the potential $37,500 daily fine from the EPA. In addition, the fee structure for certification or recertification of a renovation firm is different. In
North Carolina only the renovation firm must pay a fee; there is no charge for certified renovators within a certified renovation firm. Applicability The North Carolina Lead-Based Paint RRP Program applies to homes, child care facilities, and schools built before 1978. Enforcement Enforcement of this program falls under the purview of the N.C. Department of Health and Human Services, not the local building inspectors. Any questions, concerns or comments about this program should be directed to NCDHHS Lead-Based Paint Hazard Management Program at (919) 707-5950. Training As of the writing of this article, the N.C. Department of Health and Human Services has not yet certified any trainers to teach the N.C. Lead-Based Paint RRP Program; however, EPA-certified teachers will be allowed to teach the program in North Carolina until mid-2010. The trainers are teaching according to EPA guidelines, not the North Carolina program, which may cause some confusion. When looking for a trainer, the local association should first consult the list of trainers posted on the NCDHHS Web site: http:// www.epi.state.nc.us/epi/lead/lhmp.html. An 8-hour initial training course is required for certification. Are Today’s Homes Built “Too Tight”? As a specialist in building products that increase the energy efficiency of a home, there is one line of protest I hear constantly; “Today’s homes are built too tight.” With all of the horror stories of mold and indoor air quality problems that seem to pop up constantly (think Oak Ridge Elementary School), building a home with very little air leakage scares a lot of builders. Conversations with these builders often lead to examples of old drafty farmhouses that never had a single problem. They had fresh air drafting in constantly with no mold issues, and they are still standing over one hundred years after being built. Logical thought would lead one to conclude that maybe the protest has some merit. Let’s take a closer look. A drafty farmhouse is not really a fair comparison to modern construction. Insulation and HVAC systems require a much different approach to building. We can’t allow today’s homes to be drafty, because the HVAC system would pull air through the walls and rob the insulation of its R-value. Not to mention, our hot and humid summer air being pulled into a cool wall system would lead to some major condensation and mold problems. Protecting those walls and the conditioned air inside them is what building a tight house is all about, and it’s not hard to do without the risk of mold. The solution is simply designing good mechanical ventilation and using the right housewrap. The HVAC system needs to be correctly sized to properly cycle and dehumidify the air, and it should incorporate a fresh air exchange. A little extra money spent here goes a long way to improve indoor air quality. A good housewrap will keep the wall system dry, and stop air from moving through the walls. Builders beware – not all housewraps are the same. Cheap wraps are woven and perforated, give little protection from moisture
and they are very poor air barriers. More expensive versions are not all the same either. Coated wraps allow very little water vapor to pass through them, which can trap moisture in the wall system. The ability to allow water vapor to evaporate through a wrap is measured by it’s perm rating. The higher the rating, the higher the vapor transfer. A good rule of thumb is a minimum perm rating of 20. A non-perforated, non coated wrap with a perm rating of more than 20 is the best option. It turns out that the myth of building too tight is incorrect. Stopping airflow through the walls and providing an HVAC system that is properly designed is the best approach to stopping mold and improving indoor air quality. This will help to remove excess moisture effectively and also introduce fresh air into the home. A good housewrap will protect the insulation, keep out water, and allow any incidental moisture to evaporate through it. With current building standards and modern technology, it is essential to build a “tight house” to protect the insulation and energy efficiency of the home. That’s right, the party and nonpartisan primaries are
right around the corner, so I hope this short article will encourage you to vote May 4th and it will make it easier for you to get ready to vote. In doing my research for this article, I found the best source of information to be the NC State Board of Elections (www.sboe.state. nc.us). I encourage you to visit it, and here’s just a little that I learned from visiting the site: See Your Ballot Ahead of Time After typing in enough “voter information” for the site to identify you, it will pop up your specific sample ballot, and you can view and print it. This is most helpful if, like me, you have trouble remembering which districts you live in. The sample ballot shows you all the people and seats on which you will be voting come May. Among the primary races are those for the US Senate and House, NC Senate and House, County Commission, Sheriff, School Board, Clerk of Superior Court and Court of Appeals Judges. Key Dates and Other Ways to Vote Did you know that Friday, April 9th is the last day to register to vote or change party affiliation before the May 4th Primary? Or perhaps you want to vote early? From April 15–May 1st you can vote at a site in your county where you can cast what is called a “One-Stop Absentee Ballot.” Just contact your county’s board of elections to learn the location. You can even request (by April 27th) that an absentee ballot be mailed to you. Simply fill it out and return it by hand or mail by 5:00 PM on the day before the elections. In addition, don’t forget there is also curbside voting for those who don’t wish to get out of their cars, at each polling location on May 4th and at the early voting sites. They sure make it easy, so there’s no excuse for not voting! What’s Not There Unfortunately, for all the candidates except the Court of Appeals races, neither the State nor County Boards 14
of Elections provide much information about each candidate. The most you will find is the office being sought and the candidate’s name, address and phone numbers. (I was at least hoping for a website address for each.) However, as part of the 2010 Primary Voter Guide found on its website, the NC State Board of Elections has included detailed autobiographical information and personal statements for candidates running for judge of the NC Court of Appeals. So, it is at least easy and fast to learn about the judges’ races. Hopefully, I have now armed you with the basics about the voting how’s, when’s and who’s you’re choosing between for this May’s primary elections. So, please go print your sample ballot and get to work doing a little of your own to make sure we all vote for the very best candidates to run in the general elections this fall.

HBAWS is excited to announce our participation in the 2010 statewide Ronald McDonald House Sport a Shirt, Share a Night event that occurs April 23. This sixth annual casual day is held in support of the children and families served by the North Carolina Ronald McDonald Houses. Individuals at businesses, schools, universities, and local hospitals will purchase tee shirts for $10 each and wear them on the 23rd. Each shirt sold through the W-S House supports the families of critically ill children being treated at our community’s hospitals. These families may stay at the House and are able to use our Family Room facilities in both Brenner Children’s Hospital and Forsyth Medical Center. Sport a Shirt, Share a Night events makes this possible. Last year almost 20,000 caring people purchased shirts. By purchasing and “sporting” t-shirts, donors will “share a night” with a family in need. It is simple to participate: 1. Designate April 23rd as a Sport a Shirt, Share a Night day and wear the shirts to work! 2. Appoint a Team Coordinator to encourage others in your company to make a $10 donation in exchange for a Sport a Shirt, Share a Night tee shirt. 2010 Charitable Fund Form Supporting the Jimmy Johnson Memorial Vocational Education Fund
Again, this year, your Vocational Education Committee is working with our Charitable Contributions Committee to solicite charitable donations and to choose the charitable causes on an annual basis. Our primary benefactor will be the Jimmy Johnson Memorial Vocational Education Fund at Habitat for Humanity Forsyth County. All contributions will be made to and awarded through the Winston-Salem Foundation/HBAWS Charitable Fund. Your Board of Directors has already committed $9,500 of HBA funds toward the $20,000 goal for JJMVE. Dollars raised for the JJMVE Fund are used to cover the hard costs of constructing Habitat houses built by vocational education students, one house by the Career Center and one house by Forsyth Technical Community College. This fund is also seeded by an annual appropriation from the W-S/FC School System and is matched by corporate sponsors, including the REALTORS®, for the sole purpose of supporting the educational and building efforts of the Career Center of the Winston-Salem/Forsyth County School System and Forsyth Technical Community College. “Learn by doing” has always been a tried and true technique in Vocational Education. The JJMVE Fund is a great way for the HBA to support the Career Center and Forsyth Technical Community College in their efforts to train and educate future professionals in our field.
