The 22nd annual Triad Home & Garden Show took place in downtown Winston Salem at the M.C. Benton Convention Center. Visitors enjoyed over 150 exhibits, garden areas, a variety of seminars, door prizes, and a Marketplace area. Attendees to the show received valuable information to help jumpstart their spring renovating projects, learn about eco friendly products and services, plus help promote the American dream of home ownership. In addition to serving as a great resource to consumers, the show supported the local community - a portion of the event proceeds benefited Habitat for Humanity of Forsyth County.

The HBAWS member Preview Party was hosted by STOCK Building Supply. The event, which was held the evening before the show opened to the public, included food and beverages and a great opportunity for HBAWS members and their guests to see the show. (continued page 5)

President’s Message Rich Achor – ARENA Builders

Change...

Change…what a scary thing. It seems the majority of us are wired internally to avoid and in many cases despise change. Change is uncomfortable, it requires us to think, it requires us to do things differently, it feels strange. Change involves risk; will things be better or get worse? Change IS a necessary reality if you want to survive and thrive.

Change is constant, it is a given. In my math classes the teachers used to talk about constants and givens, is this the same? Somewhat.

How many of our businesses are the same as they were a few years ago? Same goals, same people, same directions? How many of these businesses will be the same in a couple years? Think the tried and true ways are the key to long term success? General Motors and Chrysler thought so too. They held onto that belief so long they failed. Anyone think the government is going to show up and save YOUR business? (don’t hold your breath, you don’t employ enough union workers, or build armored personnel carriers) What’s the point here? Right now we are all just trying to find a way to get to tomorrow . If we don’t look for ways to change, look for what the market is telling us we need to adapt to/for, we will be GM but without the safety net. Now is the best time to change, nothing seems right anyway. Look at that opportunity you shunned 2 years ago, does it make sense to look at providing that product or service now? Look at the business model that has you outsourcing some of the in-house things you do. Look at the model that has you adding a department to bring that activity inside that you buy from a service provider. Question the questions, challenge the “givens”, try something you never would have thought of doing .

being different was the norm. (at least the parts of the ‘70s I remember). This should have prepared me to be a great devotee of change. Nah, it is still unsettling.

We all have our egos and our visions of who we are, me included. I have for years proclaimed, “I am a builder, I build new, I don’t remodel”. Why?, my ego said builders are licensed, builders are educated, builders are cool, any unemployed “man’s man” with a pick up and a circular saw can be a remodeler, I am a builder. I was continually asked at open houses, Spring Festivals, Parades of Homes , can you do an addition for me? Can you finish my basement? Can you update my home? My response : “I am a builder, I build new, I don’t remodel”. Let me refer someone who specializes in that. (I did refer other HBAWS members) Reality check; change was underway and I was missing it. Yes, the barrier to entry to be a remodeler is quite low, Bubba and his pick up can and does secure a number of projects but on the other hand some of the most professional and most peer respected members of our association are “remodelers”. Guess what? They were not above building a custom house for someone just because they were remodelers while I was passing remodels to them. Change it can be an ego thing.

So what should we change? Everything? No and certainly not all at once. Some things are best left unchanged; spouse changes are usually not a good idea (expensive, messy, ugly and most of us, me especially, would definitely not do better with that change) Religion –it tends to be bedrock and bedrock is fundamental and of course being a member of the HBAWS, how else would we get the opportunity to pontificate on such a thought as change. Change so YOU can survive and thrive.

REMODELERS UPDATE Chuck Hicks, President, NAHBR, HBAWS The NAHB Remodelers February meeting was well attended and featured Jeff Sessoms of Webb Heating and Air speaking to the group about how to achieve increased energy efficiency with HVAC equipment and installation.

The next major event for our members is the Showcase of Remodeled Homes on May 15 & 16. We have 6 confirmed participants to date. Our goal is a minimum ewsletter 2010 in of HOMEBuilders 9 entries. Certifying Green The Triad Green Building Council program for March 15 is “Certifying Your First Home”. This council meets the third Monday of each month and has helpful topics and programs for the Green building professionals. The meetings start at 3:30 p.m. at the Magnolia Manor. Annual company membership is only $75.00.

A CGP, Certified Green Professional designation program will be offered in May by the council at a Winston-Salem location. You can get more details about the council, and the programs offered at, http:// www.triadgreenbuilding.org/

Mabe, Hank Myers, Chuck Hicks, Steve Hurst and Chris Fishel, in recently completing the requirements and becoming Certified Aging In Place Specialists (CAPS). This certification allows their companies to expertly remodel homes for maturing adults. This gives older individuals the opportunity to remain in their homes safely, independently, and comfortably, regardless of age or ability level and with the reassurance of being able to call their house a “home” for a lifetime.

WOMEN’S COUNCIL Rosemary Howell, President

I would like to thank all the Homebuilder members who supported our raffle during the Triad Home and Garden Show and also the members who donated money at the January meeting. I would also like to thank Nora Fain and Janet Neal for all their hard work on our Women’s Council booth as well as New Garden Nursery for donating the beautiful pots and plants that were part of our raffle prize. Sheri Coram with Prudential Carolinas Realty purchased the winning ticket at our Preview Party on Thursday. Thank you also to all the volunteers who staffed our booth during the show.

Our speaker at our March 2nd meeting will be Dr. Dennis Moser who will be updating us on the plans new Career Center and what is going on currently in the Career Center. One of our Lewis Wilson Scholarships is awarded annually to a student at the Career Center. We will also be discussing and scheduling our other projects for the remainder of 2010.

We would like to invite anyone that is interested in our Women’s Council to join us at one of our meetings or contact Valarie at the HBA an office for an application to join.

We are also looking forward to having Wanda Wilson back soon at our meeting. Wanda is currently recuperating from a fall during one of our many snow falls. Wanda we miss you and wish you a speedy recovery.

Cody Marcum, Principal Financial Group Are you protecting your most valuable asset?

Your ability to work and earn a living is your most valuable asset. Most of your income is earned income. When you stop working, your income stops. When protecting your most valuable asset, you should ask yourself, “How long could I live on my savings if my income stopped this very second?” It’s shocking that many people in the richest nation in the world, are within six weeks of personal bankruptcy.

Your chances of becoming disabled are high. If you’re currently between the ages of 25 and 45, your chances of becoming disabled for at least 90 days are greater than one in three . Statistics show the longer a disability, the less likely the person will return to work.

The logical solution has been to buy some form of disability income protection coverage through your insurance agent. Like most forms of insurance, disability income has its own language.

To make sure you choose the kind and amount of coverage you need, here are some suggestions to consider when shopping for disability income policies.

• Consider buying a policy that is guaranteed to be renewable and can only be canceled if you fail to pay the premiums. You purchase insurance to make sure you get a specific result. Always buy quality coverage from a reputable carrier. Also, with a noncancelable policy, premium rates can not be raised at anytime for as long as you own the policy. Your rates will never go up.

• Look at the definition of disability. When you buy disability coverage, you are actually buying the insurance company’s definition of disability. There are three basic definitions: Presumptive Disability: If your sickness or injury results in the loss of your eyesight, power of speech, hearing, use of both hands, both feet or one hand and one foot, then most insurance companies will consider you totally disabled. Not only that, but many companies will waive the elimination period and you could start receiving your benefits immediately.

Occupational Disability: You’ll want to avoid insurance policies that have an “any occupation” definition. If the policy pays only if the insured is unable to perform any occupation that reasonably fits, then his/her chances of getting paid are small. You want a disability policy that considers you disabled if you can not do the substantial and material duties of your regular occupation.

Partial, Residual and Income Loss: Look for a policy that will pay a proportional benefit if you have a partial or residual loss of income.

Many definitions of disability are concerned with your ability to work part-time and do all of your regular duties; or coming to work full-time and only being able to do part of your regular duties.

You need to be thorough in reviewing any clauses. To resolve this confusion, several major insurance companies have adopted loss of income provisions.

• Once you find a satisfactory definition of disability, look for other provisions that fit your needs. Some questions you may want to ask are:

How long should my disability benefits last? This depends on your age, income and cash position. Usually the shortest benefit period is two years. Other plans pay for five years or to age 65. Many people purchase coverage that lasts until age 65. If you can’t afford age 65 coverage, buy the longest benefit period you can afford.

Many companies will allow you to upgrade coverage if your health is good.

How long must I wait to receive benefits? Companies have various elimination periods ---the period of time after you’re sick or injured before benefits begin to accrue. The elimination period can be as short as 30 days or as long as one year. The shorter the elimination period, the more expensive your policy will be. Many people choose either a 90- or 180- day elimination period. Your elimination period should consider your savings and your assets.

How does my disability policy meet inflation? Quality disability insurance companies offer cost of living agreement (COLA) riders.

Companies offer a wide variety of COLA riders. Determining which you buy should be based on your age, your income and your length of time to retirement.

What else should I look for? Most high-quality policies contain a rehabilitation clause. No matter how good your disability policy may be, it is not a substitute for your ability to work and earn a living. Insurance companies are interested in getting you back to work, and will often help you get rehabilitated.

• Find a knowledgeable insurance agent. When looking for an individual disability income insurance policy, you should find a knowledgeable insurance agent, especially one who specializes in your profession. He or she should know and understand professional disability product lines from all of the major companies and available association coverages.

• Don’t be afraid to ask for sample policies. Make sure you read them. In insurance, only what is in the policy applies. Like other financial products and services, review and update your disability plan annually.

Remember, insuring your income could be the most important thing you ever do. Even though a disability may leave you unable to earn an income, purchasing a disability income policy helps protect your ability to meet your financial obligations!

GOVERNMENTAL AFFAIRS REPORT Nancy Gould - Joint Governmental Affairs Director

LEAD BASED PAINT REMINDER, & OTHER NEWS New lead based paint rules begin this April This January, North Carolina became the third state in the nation to administer and enforce a Lead Renovation, Repair and Painting (RRP) program that becomes effective on April 22, 2010. This federal EPA program mandates that contractors working in homes and child-occupied facilities built before 1978 be trained and certified in lead-safe work practices by the state of North Carolina. Similar EPA requirements will be in place nationwide by April 2010, but the North Carolina program will operate in lieu of EPA’s program allowing for greater local oversight.

Whether you are a real estate broker, property manager, home owner or general or subcontractor who does remodeling, a must read for you can be found on North Carolina’s Lead-Based Paint Hazard Program website: http://www.epi.state.nc.us/epi/lead/ lhmp.html REALTORS know already that they must provide potential buyers or lessees of older homes brochures about lead based paint hazards. The RRP program moves beyond notification to any work being done on a on homes built before 1978 that disturbs 6 sq. ft or more. It requires training and certification of certain contractors, subcontractor, employees and their firms. Both HBAWS and WSRAR are offering certification courses, and additional classes can be found on the EPA and the North Carolina Lead-Based Pain Hazard Program websites.

New Winston-Salem and Forsyth County Meeting Times Just a few months ago, the Forsyth County Commissioners changed its meeting time from 7:30 PM to 6:00 PM.(2nd and 4th Mondays of each month).

Now, the W-S City Council and the City-County Planning Board are following suite. Beginning in April, the City Council’s new meeting times are as follows: •
