The public had the opportunity to visit homes throughout the triad over twoweekends. As always, this event gave builders and real estate agents many opportunities to meet potential buyers and answer their questions. The variety of entries offered the latest amenities including fire pits and extraordinary outdoor living spaces, as well as forward thinking architectural details. The 2010 Spring Parade Association Home in Milburn hosted the Open House Breakfast on April 29. This magnificient home provides the buyers with a dual fireplace in the dining/living areas, large screened deck overlooking an expansive lot dotted with large trees, built-in shelves with graceful lighting, and a gorgeous master bedroom with shower/garden tub and walk-in closet. The Open House Breakfast & Tour gave HBAWS, WSRAR & WSMBA members the opportunity to view Parade homes and network along the way. Special thanks to Buck Horn Construction for building this year’s Spring Parade Home as one of the fundraising events for our association. Building House and Building Dreams May 2010…Spring Parade of Homes….seemed like a futuristic time only a few months back. The house is full of visitors; couples, families, neighbors, groups of two, three and four women, the comments are positive, the questions are telling, the mood is positive (am I dreaming? If so don’t wake me up!) This is the picture around me as I write this note in my mind. I am at my entry into the 2010 Winston Salem Homebuilders Spring Parade of Homes. It feels good to be “back in the game” to talk with people excited about new construction, to discuss decorating trends, to explain the benefits and costs of Energy Star and Green construction. Traffic the first weekend is good, realistically not 2006 good, but certainly better than anything we have seen since. Is everyone a buyer? No, they never have been. Are some of the people beginning to become “friends” because they have shown up at Parades and prior festival entries of ours so many times you remember their names? Yes. Am I having fun? YES! Does this positive Spring Parade mean we can collectively exhale after holding our breath wondering if we will survive? No. It means we have an opportunity. How we handle the opportunity will determine how we remember 2010’s Spring Parade. Did you take any names? Have you followed up with any of the visitors? Have you developed a new relationship with a vendor that grows your business? Is 2010 better for you than 2009? For most of us that answer is yes. Now the question is what does that mean? Do we go back to what we used to do? Do we continue exactly as we have for the past couple of years? Do we readjust? Evaluate your situation, adjust your plan, and act. As things get healthier, we need to remember to also get healthier. What do you do to relax? What do you do to give back? Is your personal house in order?
Some of us dream of time on the golf course, if you are one of them, hopefully you found time to join us for our spring outing. Some of us dream of sitting on the beach, reading a book. Some of us can’t wait to get to that mountain bike and the trails. Whatever it is you long for, remember to find a reasonable amount of time to actually do it. If you have survived this economic period you are probably a type “A” personality, which unfortunately means you probably dream of golf, the beach, the mountains, whatever, but actually find it next to impossible to justify actually going/doing the dream. We all have heard of or even know the businessman/woman who toiled 6 or 7 days a week for 40+ years to achieve their business dream, decided it was time to chase their relaxation dream, only to have the big guy call their number within a single moon’s cycle. They got the work hard part right, they just got lost in the play hard part. I love building houses, I get a thrill out of seeing the excitement in a family’s faces as they walk thru a new house envisioning their life there, I enjoy the challenge of working out the opportunities that come up putting that paper plan on/in the ground and making it a reality. Maybe I like it almost too much, if given the chance to follow my relaxation dream or talking to a potential home owner, planning the next steps on a house, reviewing that potential neighborhood, I always lean toward the building dream and not the relaxation dream. Thankfully I have “an ace in the hole” making sure that the relaxation side gets some attention, my wife lets me know it is time to step away, time to go play. Thank God for her, hopefully each of you have someone to help you find balance, maybe it is your mother, if so May is for Mother’s day…to all of you who are Mother’s –thank you and best wishes! Whoever it is that brings you balance, find them, listen to them, thank them and then sneak back to the office to work on that next project.

REMODELERS UPDATE Chuck Hicks, President, NAHBR, HBAWS The NAHB Remodelers April meeting was held in our normal venue - the superb Deacon Tower. In lieu of a speaker, each attendee spent several minutes telling the group about themselves and their company. Thanks to Steve McSwain for running the meeting. The Lead Based Paint EPA rules are now in effect. Certification right around the corner. We have 6 confirmed entires. We is now mandatory for those working on pre-1978 houses ask that all the members and associates talk up the Showcase that test positive for lead paint. The HBA is still providing over the next 2 weeks to their clients, customers, friends, and training classes, so please contact the HBA office for more associates. Our advertising budget for this year was reduced information. Important Day in Raleigh At the Board of Directors regular meeting on April 21, HBAWS President Rich Achor, ARENA Builders, stressed the importance of attending the NCHBA Legislative Conference on June 8 and 9. As part of the 2nd Quarter Board meeting, the NCHBA coordinates a Legislative Day. The morning of Wednesday, June 9, 2010 will consist of a briefing followed by a visit to the NC General Assembly where each member is encouraged to meet their state senator and state representative. Visiting our legislators will pay dividends down the road. Our elected officials need to hear from our industry so their decisions reflect an understanding of our business interests and concerns. If you are interested in joining some of our Board in Raleigh, please contact Jerry Herman at the HBA office. The Board of Directors holds its regular monthly meeting on the third Tuesday of the month at 4:00 p.m. at the HBA office. Each month the Board summarizes the key actions taken at the previous month’s meeting. New Traditional design in Brookberry Farm 2010 Fall Parade Association Home
The 2010 Parade Association Home is underway on Lot 246, Brookberry Farm! The footings have been dug and framing is starting to pop up on the New Traditional design being built by Keith and Mark Rogers of Keith Rogers Homes, Inc. “Brookberry Farm is the perfect location for an Association Home, with great amenities and a close in location.”, according to Keith Rogers. Lee Ross of Prudential Carolinas Realty will market the home in the mid $500 range. Lead Renovation, Repair & Painting Certification classes... WHAT YOU WILL LEARN: Lead-Safe Work Practices, Strategies for Implementing Work Practices, Documentation and Recordkeeping Requirements.
In 2008 the US EPA announced new rules for contractors who renovate or repair housing, childcare facilities or schools built before 1978. Under the new rules, contractors and workers must have documented training and practice lead-safe work practices to reduce potential lead exposures during renovation and repair activities.
The requirements apply to anyone, such as painters, plumbers, electricians, and contractors, who could potentially expose children to lead dust during their work.

JUNE 9th - NCHBA & NCAR LEGISLATIVE DAY June 9th will be a very special day at the NC Legislature Building because hundreds of Home Builders and REALTORS® from across North Carolina will both be roaming the halls and visiting their local state representatives on the same day. Normally the state associations have visits to the legislature on different days. Therefore, this year’s trip will be extra fun, interesting and important. Here’s what longtime HBAWS member and past NCHBA President, Paul Mullican, has to say about Legislative Day. “As an HBAWS member for 37 years, I have learned that Build-Pac is a very wise investment, I send my check every year. Another wise investment and time well spent is attending Legislative Day in Raleigh (and Washington). Our legislators love for us to come to town, and they appreciate you taking time to see them. Why? We are votes. And when you sit them down, make eye contact, talk about your particular situation and tell them you need help, it really makes a difference. They want to hear from you and they will listen! Nothing beats a personal contact.” WSRAR and HBAWS make this all easy by providing a van and coordinating carpools that leave WinstonSalem in time to arrive at the legislature at 9AM. You can lean back, sip on your coffee and leave the driving to us. Upon arrival, you are briefed on and given a list of important legislative issues our representatives need to know about. With a map of the building in hand, we then, as a group, make brief visits with our state senators and house of representative members in their offices. Most are two-way dialogues, so you not only get the opportunity to share what is important to real estate and building professionals, but you also learn a lot about each representative from meeting them faceto-face and hearing about their work and priorities. The trip is fun, but its purpose is extremely important. As it gets more and more difficult for all levels of 14
government to find adequate funding, it gets more and more critical for each of us to learn about the decisions that are being made for us and to let our elected officials know where we stand. 2010 Charitable Fund Form Supporting the Jimmy Johnson Memorial Vocational Education Fund
Again, this year, your Vocational Education Committee is working with our Charitable Contributions Committee to solicite charitable donations and to choose the charitable causes on an annual basis. Our primary benefactor will be the Jimmy Johnson Memorial Vocational Education Fund at Habitat for Humanity Forsyth County. All contributions will be made to and awarded through the Winston-Salem Foundation/HBAWS Charitable Fund. Your Board of Directors has already committed $9,500 of HBA funds toward the $20,000 goal for JJMVE. Dollars raised for the JJMVE Fund are used to cover the hard costs of constructing Habitat houses built by vocational education students, one house by the Career Center and one house by Forsyth Technical Community College. This fund is also seeded by an annual appropriation from the W-S/FC School System and is matched by corporate sponsors, including the REALTORS®, for the sole purpose of supporting the educational and building efforts of the Career Center of the Winston-Salem/Forsyth County School System and Forsyth Technical Community College. “Learn by doing” has always been a tried and true technique in Vocational Education.
