The 23nd annual Triad Home & Garden Show took place in downtown Winston Salem at the M.C. Benton Convention Center. Visitors enjoyed over 120 exhibits, garden areas, a variety of seminars, door prizes, and the new design showrooms. This marketing event is to benefit our member companies of which 72% of the exhibitors were HBA members. “The Triad Home and Garden Show marks the beginning of the real estate season for builders, associates and homeowners alike. I spoke with many attendees who told me they come to this show every year and it marks the beginning of Spring for them. When I asked many of these attendees how long have they been coming to our show, I received many answers like 5, 10 and even 15 years. I have found that the Triad Home and Garden Show is a major marketing event for my business, said Steve McSwain, event Chairperson.” Attendees to the Show received valuable information to help jumpstart their spring renovating projects, learn about new products and services, and affordable solutions to both indoor and outdoor home improvement projects. In addition to serving as a great resource to consumers, the show supported the local community - a portion of the event proceeds benefited Habitat for Humanity of Forsyth County. The HBAWS VIP Member’s Only Party was sponsored by STOCK Building Supply. The event was held Friday night during the show and included food, beverages and networking time with other HBA members. Thank You STOCK Building Supply for your dedicated and long lasting support of our show. Many exhibitor door prizes were given away, with the grand prize being the Lawn Tractor from James River Equipment - Smitherman. This year they gave away a John Deere® D110 lawn tractor with a bagger, valued at over $2,000. *A list of prizes and winners is shown on page 11. The Triad Home & Garden Show committee members put together a great show, led by Chairperson Steve McSwain, Maplestone Construction LLC., and a host of wonderful volunteers. Special thanks to Missy Easter – Nationwide Insurance/Missy Easter Agency for performing a variety of tasks, including scheduling volunteers, providing lanyards for the VIP Members Only Party and cheerleading along the way! Hurst Construction Top 10 NCHBA ACTIONS TO BENEFIT MEMBERS IN 2010 One of the many benefits of being a member of HBAWS, NCHBA and NAHB, is the peace of mind you have knowing the North Carolina Home Builders Association is working diligently to protect the interests of the home building industry. To summarize our most important work in 2010, we have compiled a document entitled “Top 10 NCHBA Actions to Benefit Our Members in 2010.” While it was difficult to narrow down the work NCHBA did in 2010 to just ten items, we feel these actions resulted in the biggest member benefit. HOME BUILDERS ASSOCIATION A S S O C I A T E G UE S T C O L U M N Alan Tate Real Estate, Jennifer Sammons Quick Tips to Help You Sell Your Home: Staging 101 In today’s market, competition is thick and you must take extra steps in making your home stand out from the crowd. How can you do this? Well, it’s really easy, it just takes a few minor attitude adjustments and you moving out…just kidding, you do not have to move out. You do have to take the Home out of your House. What I mean to say is, depersonalize your home and turn it into a model. This house is now on the market and your goal is to sell it. Everything must have a place and less is more. Here are a few quick tips to help you stage your home and sell faster for more money. • Less furniture in a room can make a room feel bigger, even if you think that showing your massive bedroom suite/living room suite with all 5 or 6 pieces clearly shows what the room can hold, think again. You have just eaten up useful floor space for your potential buyer’s wants and needs and your room is viewed as small and cramped. • Clean your windows, inside & out. Let them see clearly all of the potential in your home and outdoor living space. Also, change your mini blinds out for 2” faux wood blinds or if you don’t want the investment…just take them down completely. • Remove all the knick-knacks and items that you do not use on a daily basis from all countertops (kitchen & baths), bookshelves and furniture. Your collectibles are distracting to the space and your buyers. The buyer’s can’t see past your stuff to visualize their belongings in the home. • Update the fixtures. Thanks to the big box stores, lighting and fixtures have become more and more affordable. You can replace most fixtures for less than $100 each. Try not to get caught up in the trend colors…remember that is personalizing. Stick

with polished chrome or brushed nickel. Currently polished chrome fixtures for lighting and baths are making a major come back. They are classic colors that never go out of style and they are the least expensive. By the way, do not forget to change out switch covers and outlet covers to match or go neutral. NO BRASS! • Spruce up the entry. Make someone want to enter your home. You remember “don’t judge a book by it’s cover” well, that’s what people are doing when they drive by your house. They are assuming that a rundown porch or entry could only indicate a neglected interior. A new rug, fresh paint on the door, new (black) shutters new (black) light fixtures and live plants in good condition will add major value to your curb appeal. • Finally, Re-evaluate. Have you, your spouse, a friend and/or family member walk through the house and point out things that stand out, take the good with the bad. Remember try not to take this personally…this is no longer your “home”, it’s a house that’s on the market. Highlight the good areas and fix the bad. You are moving on and the ultimate goal is to sell!

BUILDING PROFESSIONALS REMODELERS UPDATE Mike Scardina, President, NAHBR, HBAWS Now that The Triad Home & Garden Show is behind us, I would like to thank the 18 NAHB Remodelers Council members that participated with booths at the Show. How many of us realize that President Obama has appointed his Deficit Reduction Commission? The commission’s goal is to balance the budget by 2015. While the deficit needs to be addressed immediately, do we realize that they are discussing or considering eliminating or reducing the Mortgage Interest Deduction? This deduction (M.I.D.) has been part of the income tax code since its inception in 1913. This would simply be another tax on the middle class; 65% that claim this deduction earn less than $100,000 a year and 91% earn less than $200,000. This could also effect deductions on state & local property taxes, low income housing credits, depreciation for residential rental property, home equity loan interest, and create higher taxes on our primary residences when sold! Our customers use home equity lines to pay us, they often need to sell their primary residence to buy our new and remodeled homes! 81% of Americans think the M.I.D. should remain as is, and 70% say they would oppose any political candidate that would support changing or eliminating the M.I.D. We can not allow a change like this to occur, let’s all support the efforts of NAHB and make sure the M.I.D. remains in our tax code.

Professional Women in Building started fundraising for 2011 with raffle ticket sales at the Triad Home and Garden Show. On Sunday, by the close of the show over $650 was collected from raffle ticket sales which helps fund the Lewis Wilson Scholarship Awards. We are still in need of fund to reach our $1000 goal for 2011, which will allow us to offer two $500 scholarships to worthy students. We are very pleased with the support shown by our local community, especially in consideration of the current economy.

Our appreciation goes to our friends at New Garden Landscape and Nursery for their donation of beautiful potted plants and plant stands for the PWB door prize at the Triad Home & Garden Show. Also, we would like to thank the other generous members who provided donations for the giveaway. These donations enable 100% of our proceeds to go into the LWSA fund. Thank you to our wonderful PWB volunteers who staffed the booth during the show.

CHANGE OF USE

Working With Local Government Pays Off A couple of years ago, the WSRAR REALTORS® Commercial Alliance created the “Change-ofUse Taskforce” to solve a major problem that was hindering commercial real estate brokers in doing their job and turning new and expanding businesses away from Winston-Salem and Forsyth County. The Taskforce has been working for two years now to improve the frustrating, time consuming, and expensive problems encountered whenever someone wants to change the occupancy of a building. It is difficult to get a reliable answer from the city if you just want to know how a particular building can be used. For example, if a building is zoned business you might be told there are several types of businesses, offices and other uses (such as a daycare or a restaurant) that could be located there. However, after you or your client are ready to move in, you learn that multiple, sometimes expensive, upgrades to the building are necessary to meet building code, fire code and other codes to be eligible for “your particular use,” - even though the building met these codes for the prior use. The Taskforce, led by Charles Miller, Miller-Hatcher Commercial Real Estate, soon grew to include City/

County staff, commercial REALTORS®, architects and builders, who have shared information and tackled the problem together. Sharing information helped us and City/County officials and staff better understand why determining the uses permitted in a building has been difficult and why major changes locally and statewide are needed. The short term results are a new request and reply process available on the WS/FC Inspections Depart. Website: http://www.cityofws.org/Home/ Departments/Inspections/Articles/Inspections. Click on “Forms & Fees.” Then choose the Change of Use/ Occupancy Form that can be filled out on-line and submitted electronically. Instead of spending thousands of dollars on detailed plans prior to knowing the magnitude of the costs of making required building and other code improvements, you now have the option of an inspection and assessment of a building by local government staff for just $250. This is a real bargain for what you get! We think these improvements will result in more accurate and timely answers from Inspections Staff, bigger cost savings, and more businesses choosing Winston-Salem and Forsyth County to locate and expand. The Taskforce hopes members will use the new Change-of-Use request process and the optional inspection/ assessment program. Your feedback would be greatly appreciated. However, the Taskforce has just begun! Look for even bigger and better changes as the group continues to work on making the reuse of existing buildings easier for everyone. 9

Finally a fundraiser that people will want to be involved in! We decided to do an NCAA Tournament fundraiser to raise money for NC BUILD-PAC. It will be a 50/50 drawing like many of you are used to, but participants will fill out a bracket and pick the teams they think will win.
