PRESIDENT’S MESSAGE Steve Hurst – Steve E. Hurst Construction Giving Thanks November is the month we take time to be thankful for things that are important to us. We have just finished with our fall Parade of Homes and I am Thankful for all of the people who made this year a success. I would like to start by thanking our HBA Staff ( Jerry, Megan, Beverly and Gisela). They put in a lot of extra time in and it is Greatly appreciated. To all of the People on the Parade committee, we couldn’t have done it without you. And for the builders and developers who entered this year - your homes make this event, without them we would have no Parade of Homes. Thanks to all of the suppliers who provide us builders with great products, for the sub contractors who labor with us in building a Quality product and for the realtors who help us market the finished product. This event takes hours of time and efforts on several different fronts and to all of those involved I would like to say THANKS! A special thanks is given to Buck Horn for building our Association house. You are in our thoughts and prayers and we wish you a speady recovery. Since I have thanked just about everyone and everything, my thoughts are now focused on how we engage our potential homebuyers and get future custom contracts: 1.Extract Objections: Ask questions that help you understand your potential buyer habits, lifestyle, and desires so that you can build a home around their needs. Remember that buyers need someone to ask questions that help them express what they’re looking for. For example, instead of asking what a client thinks of a floor plan, ask, “What questions or concerns do you have about this floor plan?” Asking what bothers them about the market, the home, the builder, or the neighborhood gives them permission to share their true opinions. Salespeople sometimes tell me they don’t want to ask such questions because they don’t want bring up conflict. But the truth is, when customers have concerns, there is conflict within them, whether they admit it or not. All you’re doing is bringing it out so that it can be addressed. 2.Pay Attention to Nonverbal Communication: When we ask a customer what they think of a kitchen, our natural tendency is to look at the kitchen while they answer. But, since 93% of communication is nonverbal, we can engage our customers better if we look at them while they respond. This also allows us to see if there’s any difference between what they’re saying and what they’re feeling. When there is a difference, it’s our job to call their bluff and say, “Look, I want to help you find the best possible home for you. I’m getting the sense that this kitchen is not what you envisioned. So, tell me, how does this kitchen compare to what you’ve imagined?” Again, having an opportunity to address any concerns or objections moves you one step closer to providing your prospect a solution. 3. Give Clients an Assignment: Your biggest competitor is the conversation that happens when you’re not around because you aren’t there to influence it or resolve it. But, by giving your clients an assignment, you can make sure your voice is the one they hear while they’re poring over pamphlets and brochures at their kitchen table. Don’t stop at extracting and verbally addressing needs. Take it a step further by writing down everything your client said was important to them in one column; how your home meets those needs in the next; and a blank column after that for the other homes they are considering. This ensures that you stand out from the other builders because you were the only one who made a summary of how the home met their needs. Eighty percent of buyers don’t return for a second visit. Engaging clients increases your odds for a return visit, or better yet, a sale, and decreases the likelihood that you become just one in a tall stack of eliminated options. In conclusion it is very nice to be part of great association! Take the time this month to enjoy Gods blessings on your family and business. Reflect on your past success and lean on them. Don’t Dump.Donate. You’re about to approach a new remodel customer with your quote. These days, you need to have an edge on all those remodelers who might offer a lower quote but are just not as good as you. You can have that edge by becoming a “Habitat Remodeler Partner”. HBAWS Annual Meeting - November 15 RECOGNITION OF MEMBERS Some think of the HBAWS Annual meeting as a time to vote for the next years Board of Directors and Officers. Some think that the final membership meeting of the year is to induct those directors. And, some think it is a time to recognize those members that not only volunteer but do so in an unselfish way to help move the association forward. Actually all three are correct so please join us on November 15, at 6:00 p.m. on the 4th floor of the Deacon Tower. More importantly this meeting is a time to be thankful as we approach Thanksgiving that our industry is as strong as possible even with the continuing downsized marketplace. We should all be thankful and the staff at your HBA appreciates each and every member and what you do for our association. REMODELERS UPDATE Mike Scardina, President, NAHBR, HBAWS Well the holidays are upon us once again! 2011 has definitely been a fast year and before we know it, it will be 2012! Today, all banks are much stricter on loan terms than they were in the past, and that is a good thing in the long run. Unfortunately, with the drop in housing values, many of our clients no longer have the equity they once did in their homes and if they do, they are much more careful about using it! We have learned over the past couple of years that, at least in the short term, real estate does not always go up! Many remodeling projects in the past were funded by home equity loans and our customers assumed they would always recoup those funds upon sale of the property or simply in appreciation. Not always the case! Our November dinner meeting we will feature Mr. David Millsaps with New American Mortgage. David will be discussing the ins and outs of FHA 203K programs, an alternative financing option available to us for remodeling projects. I look forward to seeing everyone there!

HBAWS - CE Blitz: November 10, 2011 Builders take your 8 hours of required CE in ONE DAY! Associate members welcome to take part as well. The Education Committee has planned these special CE Blitz events for your convenience. All you have to do is register and show up. This CE Blitz will be from 8:30 to 4:30 and held in the Piedmont Natural Gas. Lunch will be provided. Builder company attendees will get 8 hours of credit, all in one day. Two hours will include Codes and Inspections from our local Inspections department. The fee is $50.00 for the full 8 hours and lunch or $25 per individual subject.
