PRESIDENT’S MESSAGE Steve Hurst – Steve E. Hurst Construction Everybody loves a Parade! You can feel FALL in the air! I love this season with the cooler temperatures, the tree color changes, football, the fair and “O – yes, the Fall Parade”. As Keith Rogers says, “Everyone Loves the Parade”. He says that often at the HBA office because he knows, like several others of us, that the work involved leading up to the Parade can be stressful and hectic. Our HBA staff and Parade Committee do a wonderful job of pulling everything together to make this big event a huge success for our builders and associate member companies. You will see in this month’s newsletter how you can get involved and to help celebrate all those participating this year. The Golden Homes Awards this year will be held at the newly renovated WinMock @ Kinderton. The dinner price will be worth having the opportunity to see what great things have been done to this historic barn. Catered Affairs will be serving the dinner which is always top notch. The Awards Program itself is a great way to celebrate the hard work of our entries which we have 38 this year. This must attend event will be October 18th.
The other Parade event that you won’t want to miss is the Open House – Extravaganza Breakfast at this year’s Association Home. This is a free event and allows everyone the opportunity, to not only tour this wonderful home built by Buck Horn, but to also tour all other Parade entries that same morning. Please rsvp and join us on October 20th in Brookberry Farm. Our final association gathering for the year will be on November 15th for our Annual Meeting and dinner. This event will be held on the 4th floor of the Deacon Tower. We will be holding our officers election and induction for 2012. Membership is about getting involved, networking and building relationships. We hope to see you at any or all of these great fall events.

ASSOCIATE GUEST COLUMN TRANSITIONS
Four years into the second-worst recession in a century, you’re still standing (or at least sitting, and reading the Newsletter). Congratulations! Survival has been no mean feat, and we’re obviously not at the end of our trials. And yet, contrary to the exaggerated rumors of homebuilding’s demise, we in the Winston-Salem/Forsyth County market are beneficiaries of a number of vibrant and compelling market drivers. The continuing elevation and recognition of Wake Forest University and its affiliated medical, research and graduate schools into the nation’s top tier, Forsyth Tech’s remarkable transformation into a potent skilled labor resource, the presence of a national financial institution with outstanding management and extensive local commitment in BB&T, the myriad of cultural and artistic venues, and the pragmatic and positive approach to business by our elected officials are all integral components of our community. If location remains the mantra of real estate value, ours is hard to beat; and geography has only a minor role in that appeal. Is there a common thread in the perception of our town, our community? Is there a fundamental basis to believe that we are the exception to the dismal statistical norm that we daily see trumpeted in the media? As builders of individual homes, developers of neighborhoods, and affiliates to all aspects of this, do we have cause for a greater sense of optimism than the next MSA down the road? I believe we do. And, although many of the reasons lie in our heritage and are by definition fixed, or rooted, our greater attributes today are a result of a successful transition as a community from a company town to a broad-based economy. A century ago, the merger of the Moravian Salem with the industrial Winston created a unified municipality of broad vision which became the largest city in North Carolina barely a decade later. A concentration of power and wealth proved a mixed blessing until the 1980s, when we entered into a protracted era of reinvention, diversification, and frankly, a crisis of identity. We knew who we had been-the physical reminders were all around us – The Reynolds Building, fabulous art deco creation of Shreve And Lamb, precursor to The Empire State Building and monument to an empire itself. Old Salem, a national architectural and social treasure nearly lost to apathy; the Internationalstyle Wachovia Building; the opulent but tasteful homes of the early industrialists and entrepreneurs designed by Charles Barton Keen and Luther Lashmit. But what would we become, beyond “bucolic”? A quarter-century ago, the leadership of Dr. Thomas Hearn, Ed Pleasants, Paul Wiles, Jerry Long and others pushed us down a path of enlightened engagement and broad participation. In our industry, innovators initiated planned residential developments in fact as well as in name, neighborhoods which encouraged local homebuilders to create a variety of offerings, with thought given to the relationship of each home to the whole. The level of sophistication and the realization that the consumer would pay for quality motivated a commitment to excellence and innovation. All of us have been beneficiaries of this-we as an industry have contributed measurably to the outstanding quality of life which defines us. We should rightfully be proud of this.
A Postscript Proposal
Many references in this narrative have been to the physical aspects of our town and our county – the buildings and homes which provide the visual context of our community. The reasons are several – our living and work spaces are of course an integral part of our lives, they affect our perception of ourselves and others’ of us. More importantly, for our purposes, we who are reading this are major contributors for the built environment that others will judge after our work is done. There can be not doubt that we are in the midst of an important transitional period today. We are challenged daily by economic, political and financial obstacles. Those still standing are doing so, I believe, due to a commitment to excellence, to a faith in principles of fair dealing, of cooperation and innovation. Membership in, and participation in, the HBA WS is an indication of this commitment, and an avenue toward professional and creative growth. The transition from our current environment to one of less restraint and broader participation should prove interesting. Kudos to each of you, and high hopes for the speedy arrival of the next cycle!

REMODELERS UPDATE Mike Scardina, President, NAHBR, HBAWS Wow this has been a fast year! It is no wonder, every time we turn around it seems like it is Friday again! I have noticed building has picked up in a few neighborhoods which naturally is a good sign for all of us. Many homeowners though are reluctant to sell there existing home to build a new one, home values are still down. This creates a great opportunity for all of us. Many who would just build or buy a new house a few years ago are deciding to stay put and invest in their current homes; to make there homes more comfortable to live in. This creates great opportunities for us as remodelers, whether it means a new or updated kitchen, outdoor living spaces, or simply painting and “freshening up” the place. Our October dinner meeting we will have Mr. Matt Winnicki with us. HBAWS BRINGS HOME TWO STARS AWARDS! The North Carolina Home Builders Association presented 44 prestigious STARS awards at the annual STARS Awards Gala on September 14 at the Hilton Charlotte Center City Hotel. The STARS Awards program honors the achievements of home building industry professionals from North Carolina and surrounding states. Winners received recognition in areas such as marketing and advertising, web design, landscape design, interior merchandising, architecture/ floor plan and special projects. Awards were also given to local home builders associations. Home Builders Association of Winston-Salem received two STARS Awards honors for the best of the home building industry: Best HBA Communication Campaign “Build with Professionals” and Best HBA Membership Directory. 9

GETTING THE MOST FROM YOUR LOCAL ELECTIONS MARK YOUR CALENDAR If you live in one of our several smaller municipalities, you have the opportunity this fall to make a big difference in your town’s future. How? – Simply by making sure you VOTE on November 8th (and on October 11th if there is a primary). This election is extra important not only because of our current economic situation, but also because these are our local, “in your own backyard” elections that affect us so directly.
DO YOUR HOMEWORK Hopefully, residents of Kernersville, King, Mocksville, Lewisville and our other towns know the candidates personally, so making the decision about who’s the best should be fairly easy. Even so, in addition to your general perceptions, I encourage you to do some homework and find out what your local candidates have done to support the major principals we support as REALTORS® and Home Builders. Here are three that I think are important: 1. Building Better Communities Sensibly and ensuring a high quality of life at reasonable costs and sensible regulations that are shared by all. 2. Promoting Housing Affordability and Home Ownership through programs that help fellow citizens buy and keep their homes, and making sure regulations don’t make homes less affordable or overly burden property owners. 3. Ensuring Economic Vitality. A strong, healthy economy sustains our home towns. Economic development should be a top priority because to spurs new opportunities, creates jobs, increases the tax base and invigorates our communities.

Our October meeting is the last regular meeting of the year and as I look back a small group of women have again made an impact with quite a few local charities. During 2011, we have collected food for the Second Harvest Food Bank, donated used books to the Shepherd’s Center, had a “no baby shower” for SCAN’s Welcome Baby program, donated wine for the HBA fund raiser, supported the Habitat Restore and their gala this November. We also have given our award to a student a Forsyth Technical College and at our October meeting we will rename the award “Lewis and Wanda Wilson”. Our November meeting is installation of our 2012 officers and in December we will have our annual Christmas Party. At the November meeting, we will be collecting toys for needy children. I am proud to be involved with such a wonderful group of women that have made a difference in our community in such tough financial time.

There’s still a lot of doom and gloom talk about the economy and our industry, but there’s nothing like attending a Spike Meeting to knock all the negativity off of your attitude. Meeting for lunch once a month, the Spike Committee discusses both recruitment and retention of membership. It’s a great place to put your finger on the pulse of our local building environment and to network with other building professionals, and lunch is free.
