Additional Information: The HBA Bylaws limit the number of HBA Directors to 27, a majority of which (at least 14) must be Builder members. All Builder members are noted with a (B) following their names and all Associate members are noted with an (A) following their names. Each officer, the Immediate Past President and the President of each council and the Chairperson of the Associate Members Committee are also members of the Board of Directors. PRESIDENT’S MESSAGE Steve Hurst – Steve E. Hurst Construction

The next time you come to a HBAWS event, look around at your fellow members. I guarantee that more than half of the people you see will be associate members. These are people who are essential to the home building process and help enable our industry to provide Americans with an unrivaled selection of quality homes. Among the ranks of associate members are subcontractors, sales and marketing specialists, architects, interior designers, title and settlement experts, lawyers, people in the financial services industry, product suppliers and manufacturers, and many more who are essential to the challenging task of providing housing for a growing population. Associate members are also essential to HBAWS and to the NAHB federation, offering sponsorships, devoting countless hours at committee meetings and volunteering at special events, and strengthening our industry in the process. Most importantly, our associate members help broaden our perspective so that we can assess issues more objectively in the context of our entire industry.

Our HBA is strong when individual members are strong, and doing business with other members is a great way to strengthen the association while ensuring that the people you work with understand the issues and concerns that affect your day-to-day operations. NAHB has established an award to acknowledge their importance of associates to the national federation. The NAHB Associate of the Year Award recognizes associates who have made outstanding contributions to their local, state and national associations and to the home building industry. Each state is invited to submit one nomination for the NAHB Associate of the Year and the Society of Honored Associates Awards. A panel of judges selects up to five outstanding entries, and the most outstanding associate is named the Associate of the Year. The others are inducted into NAHB’s prestigious Society of Honored Associates.

In recognition of the thousands of associates who volunteer their time and services to NAHB and its state and local affiliates, NAHB has designated September as Associate Member Appreciation Month. NAHB has always appreciated the dedication and enthusiasm of its associate members, but in today’s unsettled – and unsettling – housing market environment, we appreciate that dedication and commitment more than ever.

The Bill Polley BuildPac Award acknowledges the associate member who epitomizes the loyalty and diligent BuildPac fundraising efforts of the late Bill Polley, a past Associate BuildPac Subcommittee chairman.

During September – and every other month, for that matter – I urge all HBAWS members to get to know one another better, learn about each others’ businesses and whenever possible, to do business with other members.

Associate members are invaluable to our businesses and an essential part of our proud history, tradition and spirit. Let’s all thank them this month by doing business with a member!

WHAT IS THE GREEN INDUSTRY’S VALUE PROPOSITION FOR THE FUTURE?

We at New Garden Landscaping and others in the landscape and nursery industry have been using the term ‘green’ for a long time. We refer to ourselves as the ‘Green Industry’. There are many ways we can become ‘greener’ based on the latest meaning of the word. This can be through our recycling efforts, use of organic products, better plant selection, etc. But what makes this important is the value proposition of it all. Let’s look at it a little deeper (no pun intended). The value proposition for the green industry in the future must focus on the unique ways in which quality of life is improved for our clients. Over the years research has validated the emotional and environmental benefits of flowers, plants and trees. Green industry products and services improve several factors including: emotional health, enhance employee innovation and ideas, strengthen feelings of compassion, decrease worry and anxiety, build stronger communities, mitigate environmental externalities and improve the economic value of homes-just to name a few.

The green industry cannot overemphasize the importance of this quality of life message, particularly in focusing its differentiation strategies in the future. Whether one is a member of the Boomer, Gen X or Gen Y generation, quality of life is a “higher order” need that is important to them. As the downturn in the economy has increased anxiety for the Boomers about retirement, they are proactive in seeking new solutions to dealing with age. They view this new stage as one of life as a time of activity and fulfillment not idleness. Gen X is the most ‘time starved’ generation. They juggle career and family obligations but maintain a strong workfamily balance. The Gen Y generation is just getting started. They have a lot of firsts: home, job and most important, first independent income. They are balancing spending for necessities and spending for entertainment. They are concerned with style as much as function and utility. All of these generational attitudes come down to one thingenhancing the quality of their lives through emotional wellbeing, ecosystems benefits and economic paybacks. Below are a few items to consider as a part of the landscape around us.

REMODELERS UPDATE Mike Scardina, President, NAHBR, HBAWS It seems fall is arriving a little early this year! After a very hot summer, I for one find this to be a nice change. Everything seems to be moving right along; our economy seems to be improving and it seems everyone is busier than they were a year ago. One noticeable difference has been the size of the contracts. Everyone I talk to says they are doing more smaller jobs, instead of the large, full blown remodels. This creates a lot of extra running and planning; it leaves many more things to “fall in the cracks”. How is our organization and communication? Our September dinner meeting we will have with us Austin Jones, he will be showing us new shower systems that is supposed to save us time and money! Don’t miss it!

GOVERNMENTAL AFFAIRS REPORT Nancy Gould - Joint Governmental Affairs Director

Tired of Sticks? Then Let’s Try a Few Carrots! Often I’m reporting on proposed or newly adopted regulations that make life more difficult and costs everyone more money - seems like it’s always more sticks! This month, however, I’m happy to be able to report on three positive endeavors that give us a few carrots. GET YOUR INCENTIVES HERE! About a year ago, an a few people who care about green building and development met and formed the Green Incentives Group of the Triad (GIG). Since then participants, including representatives from the Triad Home Builders and REALTORS® Associations, the Triad Real Estate and Building Industries Coalition (TREBIC), Foothills Sierra Club and Triad Green Building Council, have worked together to develop and encourage the adoption of green building and development incentives. The result is a short “menu” of incentive ideas from which our local governments can choose to implement. The first local governments (Greensboro, High Point and Winston-Salem) the group has approached are receptive to looking at the incentives more closely and eventually implementing some of them. Kernersville is only Triad community that already offers a green building incentive in the form of a building permit rebate. In addition to a rebate program, GIG’s menu includes other incentives such as increased housing densities and/or expedited plan review in exchange for energy efficient and environmentally sensitive new homes and developments. BIG STEP FORWARD For many years the real estate, our building and economic development sectors have asked for the development and building plan approval processes of

Winston-Salem and Forsyth County to be improved. With the number of national, state and local regulations in place today, the overall process has become longer, more complicated, and more uncertain – not to mention frustration. This past June the City Council approved the creation the Development Review-Related Advisory Committee, whose task is report to the public and City Council, within a year’s time, on recommended changes to the City/County development review process. The Committee will consist of 9 citizens, most being from professions that use the process often, and will include the government affairs directors for HBAWS/WSRAR and the W-S Chamber of Commerce. I am honored to be on this committee and anxious to get to work on helping put Winston-Salem and Forsyth County on the map as great places to do business. SPECIAL CONTINUING EDUCATION CLASS COMING OUR WAY WSRAR Government Affairs was recently awarded a $1500 grant from NAR to assist in bringing NAR’S Smart Growth for the 21st Century training course. In addition, the Association was also successful in receiving approval of the course for 4hrs. of continuing education credits by the NC Real Estate Commission. This course will educate participants on what defines Smart Growth, why it is happening now and is important, and how we can prepare our lives and businesses for the changes we’ll most likely see in how our cities and counties grow in the near future. We will publish a date and time for the class soon, but in the mean time, we recommend that you hold open the first couple of weeks in March 2012. Builders and real estate professionals won’t want to miss this special class. Oh, did I mention that we hope to be able to offer a discounted course fee? (That’s the carrot!).

PROFESSIONAL WOMEN IN BUILDING Rosemary Howell, President

Professional Women in Building presented their annual Lewis Wilson Scholarship to John Christian on July 26 at Forsyth Technical Community College. PWB raises funds each year that are set aside for charities and to provide financial assistance for vocational education students at FTCC / WSFCS Career Center. At the August PWB meeting, members voted to donate wine for the HBA wine raffle in September with proceeds to benefit Habitat for Humanity Forsyth County/Vocational Education Program with FTCC/WSFCS. PWB will also sponsor an event at Habitat Restore in October. New officers for PWB will be elected in October and plans will be made for the coming year. In 2011, Professional Women in Building provided support for more than eight local charities. We are proud of the impact this small group of women has made in our local community and will continue efforts through various projects throughout the new year. New members are always welcome! My friend and Spike Committee Chairman Rick Busch likes to start off with the use of famous quotes, I felt this one should hit home to all of us. Many times during our life, we will become a member of something, or volunteer our services to help someone or to make something better. Each and every “member” of the HBAWS has a duty and responsibility to be the best they can be at whatever they do. Whether you are a builder, a realtor, or an associate member, you joined HBAWS for a reason. Your ideas and participation are priceless and I strongly encourage you to get involved in one of the many committees our association offers. One of those committees that I participate with is the Spike Club. Our committee is responsible for recruiting, involving, and retaining members. “Spikes” strengthen and build both our association and the industry in which we work. Membership development is vital to the future of the HBAWS and being part of our group will allow you the opportunity to meet new incoming members, help coordinate their growth within the association, provide you the avenues to stay in touch with our members (new and old), and we even provide a free lunch at our monthly meetings.

I have had the opportunity to experience a few local “HBA’s” and I can say that HBAWS has a tremendous foundation that strives to keep us informed and up to date on important issues that we need to know about. The support staff is second to none, and our “veteran” members have done a wonderful job with all the efforts towards continuing education, vocational education, and striving to set a standard above the rest. But we need you to get involved to help ensure our future will be the best that it can be. In closing, I will give one last comparison…Its similar to joining a fitness club or local “Y”…You can join and pay your dues, but if you never get involved, you will never get anything in return.
