CORPORATE AND COMMERCIAL LANDSCAPE TRENDS

Mr. Chris Razzell Executive Director Bachelor of Landscape Architecture, Royal Melbourne Institute of Technology Registered Landscape Architect Australian Institute of Landscape Architects

When we (ASPECT Studios) talk about trends in landscape design for corporate, commercial or retail landscapes, people expect that we bring something new and brave into existence. But we are not looking for anything "shiny and new", our approach is based upon sound and well understood principles to make places all people enjoy and remember. Understanding of place is based upon a few fundamental basics in landscape architecture and good design application and or interpretation. These enshrine the ideals of protecting, enhancing and regenerating each place. We approach each commission with respect and with the intention

that we want to achieve something for the future, to make places that are comfortable for people to inhabit and above all attempt to enshrine sustainable principles. The design outcome should manifest clarity of purpose and a fusion of practice and theory in its attempt to strive for innovation. It should seek to be responsive to the audience and exert its influence to deliver quality outcomes at a human scale. Equally the design should seek to raise awareness and understanding in the community of environmental and cultural values and processes – the places we have come from and the places we hope be going towards. Practitioners seeking to set trends in landscape design are well to be reminded of the 10 Principles of Good Design by Dieter Rams who introduced the idea of sustainable development. His way of thinking is something we can all draw from, in particular "It avoids being fashionable and therefore never appears antiquated…" In other words less is more or as a good friend of mine is keen to state "half as much and twice as good". Today we see designs full of "stuff", meaningless junk for a throwaway society. The trend in corporate, commercial and retail design is to weld together the meaning of place and to be fit for purpose or as Dieter Rams would say, "Good design is a little design as possible…Less but better."

density environments with multi-use buildings, designing a building or park in isolation is no longer possible. Designers of the built environment must understand the sequence of spaces both inside and outside the building and the performative program requirements of the habitable open spaces. It is my belief that environmental and human sustainability – or, the longevity of our environments and the perseverance of the human species – is intricately tied to the design of buildings, landscape open space, the public realm and urban infrastructure. The key to making our cities more livable in the future lies on the quality and accessibility of open space and the public realm. The urban infrastructure that knits these multifaceted components together serves as the connective tissue and fabric of the city. Within this understanding, we can begin to work on modeling and designing new places for corporate and commercial projects. The future of our work as landscape architects, planners and designers of the urban environment will need to address the following challenges: • An increasing need for collaboration. No project exists in isolation, and Landscape Architects, Architects, Planners and Engineers – along with owners and developers – will need to collaborate more with creative problem-solving solutions. Good designs are no longer just bringing in high aesthetic, functional value, or social good to our urban environment, but rather requiring a holistic approach that addresses the multifaceted social, economic, and environmental problems. Tools that facilitate good dialogue, design evolution, and promote innovative and practical solutions will become a part of the design process. • Creating settings that are human-scaled, friendly, inviting and sustainable is the basic requirement for all projects that add a fragment to our urban fabric. Whether it’s through the selection of appropriate building materials, promoting the responsible use of natural resources, the trend will be to preserve, conserve and renew while also creating habitats designed for people first. • Creating projects that harvest energy to create high-performing systems that are sustainable, offset our energy demands, and prioritize conservation and renewal. • Understanding how to create a design that respects the local culture, context and environment. In an increasingly global planet, respecting and drawing from the local culture for design form and expression allows the creation of unique projects and development. • Respect and anticipate major environmental challenges facing our planet: sea level rise, natural disaster and catastrophic events, preserving air quality, the availability of natural resources, and reducing waste creation. • Create places where people can interact, where they inspire future innovation, and foster a unique sense of place within the project.

THE CITY DUNE SEB BANK Copenhagen, Denmark

An open space in front of a bank does not necessarily need to be anonymous, grey, and void of people. On the contrary, SLA designed the area as a green and welcoming "open foyer" for the public and employees of the bank alike. The result is a sustainable and fully accessible urban space. Like a giant dune of sand or snow it slips in between the buildings, thereby creating a spatial coherence in the design. Simultaneously, the urban space, elevated 7 meters above the surroundings, ensures the mobility of pedestrians and cyclists, leading from SEB and the harbor past The Danish National Archives and on to the Tivoli Congress Center. The City Dune, as the urban space quickly came to be called, is made of white concrete, borrowing its big, folding movement from the sand dunes of Northern Denmark and the snow dunes of the Scandinavian winter. The folding movement and the contour of the terrain not only handle functional

008

and technical demands from drainage, accessibility and lighting to plantation and the creation of a root-friendly bearing layer. It also offers a variety of routes for customers and employees of SEB as well as ordinary Copenhageners, creating an ever changing urban space. The trees and herbaceous borders are placed in fissures between the horizontal planes. Both deciduous and evergreen plantation has been utilized to achieve the metabolism of water throughout the year in addition to enhancing the microclimatic environment with wind and shelter. The trees and plantations are not arranged to emulate nature. It is a new manner of seeing and experiencing nature in the city. The ambition is to create an urban view of nature through a design that clarifies the presence of nature as a process, while simultaneously supporting acclimatization and other functional conditions.

Being the first up-scale shopping mall in Chiang Rai, Central Plaza provides a generous outdoor space for the public to enjoy. This proposal presents this space as a cultural plaza and park that embraces native culture and identity with various activities to enrich local suburban life.

Chiang Rai, Thailand

The landscape design encapsulates the mountainous scene surrounding the site through the interpretation of the northern mountainous contour line characteristic. The contour pattern is reflected in the stark pavement pattern and the shape of undulating flower mound, step, seats, and water cascade. Simple local materials like sandwash and terrazzo are used to construct the pavement and the fluid seat respectively. Their flexible nature makes constructing natural form possible.

Photographer Mr. Wison Tungthanya

The selection of native plants further enhances the northern atmosphere as well as corresponding to regional ecology. Red Silk Cotton tree – locally known as Ngiew Tree – is the main feature. It is majestic in form and famous for its flower as an ingredient in traditional delicacy. During January to March, Ngiew's bright orange flower blooms in profusion and is accompanied by orange flowers of Trumpet Vine which covers the wall on the façade and other flowering shrubs on ground. Shma's collaboration with world renowned local earth artist, Master Somluk Pantiboon, is resulting in a series of 5-piece sculpture floating over cascading water feature. Placed as focal point of the landscape, the ceramic sculpture is depicting the life cycle of "Ngiew flower" from budding to blooming to withering.

SOWWAH SQUARE Abu Dhabi, UAE Sowwah Square is the first development within the larger Sowwah Island master plan in Abu Dhabi and is intended to be the centerpiece of the island development. On the southern edge of Sowwah Island, the main urban space is located on top of a two-level retail podium and creates a landscape setting for the Sowwah Square complex. Future phases of the project will include a 5 star Business Hotel, serviced apartments, and additional retail complex adjacent to Sowwah Square. The Public Realm has been designed so that these future developments can be integrated into the landscape scheme. The podium landscape as a whole has been designed as one large plaza space, with each of the areas having a different character and function. Sculptural mounds provide micro-climate environments as wind protection and cooling to the local surroundings. They also add spatial intimacy, framing outdoor rooms, which mitigate the impact of the mega-scale skyscrapers in the site. The information gathered during the pedestrian, vehicle, and program site studies has been used to inform the landscape design strategy. The straight line pedestrian linkages and vehicular movements are used to structure the public realm and the design concepts have been used to infill the public realm structure.

THE ENBW CITY Stuttgart, Germany

The EnBW City concentrates all of the company's real estates in Stuttgart at one spot. Crucial for quality and acceptance of the entire facility are integration into the urban context and design of the grounds. The envisaged concept for the outdoor areas provides a flowing transition from the urban structure and space layout into a valuable natural area. This is achieved by gradation from the urban piazza and courtyards towards the gardens in the rear area and by integrating a transition zone covered with trees towards the forest.

044

The stone piazza at the foot of the high-rise building becomes the public center of the quarter. At the piazza the line of trees along the road is interrupted to create a gesture of welcome towards the city. It serves as outdoor area for the adjoining restaurant and may also be used for public events. The three courtyards' representative character is supported by classical landscape elements. The concept of the landscape design focuses on the elements of natural energy water, wind and sun.

URBAN DOCK LALAPORT TOYOSU Tokyo, Japan

The plan for this project considers the entire landscape as an ocean, and the people who travel through the area as voyagers. This site was previously a shipyard, and this project will be constructed by reclaiming two old docks. Three waves of "green", "water" and "earth" are layered over the reclaimed land, with a cafe, radio station and museum scattered throughout to resemble several "islands", and white benches with foam and coral motifs floating above the waves. Voyagers travel freely through the space, experiencing new discoveries and encounters, sometimes letting their bodies be swept in the current, and sometimes navigating through with purpose. The overall vision of the landscape in this project was to create opportunities for a wide array of discoveries and encounters – including new lifestyle discoveries, a rediscovery of Tokyo, and a discovery of new places of interest – while working within the parameters of a symbolic background of 054

the old shipyards, from which the entirety of Tokyo Bay can be seen, as well as a contemporary city setting and Toyosu. In LaLaport Toyosu, the designers have depicted the ocean through the overall landscape design, but in the Wave Garden they depicted waves, and placed white benches in the shape of foam and coral above them. The undulating ground was very popular with children, and even though there was no play equipment, the space was one in which people felt like spontaneously running around and playing. Additionally, LaLaport Toyosu has incorporated unique and playful design concepts throughout the entire facility, such as designs that draw from the memories of the old shipyard, areas for appreciating the beautiful setting sun along the ocean horizon in the evening, and various other landscape graphics.

Kawasaki city Kanagawa, Japan

The area around the Kawasaki Station used to feel like a heavy and dark industrial zone. Lazona Kawasaki, which was built in the area of the old Toshiba factory site near the Kawasaki Station West Exit, was conceived to "create a new city", with large buildings, several squares, and about 300 shops. As the landscape designers for this project, they wanted people to weave the important stories of their lives in this new, reborn city. To achieve this, they prepared various lifestyle "stages" for people on the site, with the

motto "let's walk through the city like a movie!" Playgrounds for children, places where mothers with little children can gather, event stages, etc. They tried to make Lazona Kawasaki into a place where everyone who visits can be the leading role in their interaction with the city. This Shopping mall, which celebrated its opening in September 2006, is located next to the central station and constitutes the center of the business district of the city of Kawasaki. 065

The design seeks to create dialogue between architecture, the layering of horizontal flows the site requires, and the significance of site, and to form a place of warmth, niches, and unpredictable spaces.

Melbourne, Australia

The podium landscapes are seamlessly integrated with the imposing architectural façade and enveloping canopy form, through the creation of a topographical "carpet" that spreads outwards from the building, blurring the interface between public and private, active and passive, building and "landscape". The design deconstructs the typical 90 degree relationship between landscape and building by creating a language of tectonic landscape forms that operate as ramps, seats, garden beds, platforms and decks. The paving wraps up into the lines of the building itself. An orchestrated series of stairs rising 14 meters from street level and enveloped by the grand canopy form, establish private podiums, office courtyards, and commercial spaces, generate pedestrian engagement, and further assert the historic presence of Batman's Hill. The multiple stories

Photographer Andrew Lloyd

operating in this design show a rich design poetics and the multiple nature of space. Timber platforms conceal irrigated podium planter boxes connected into the stormwater recycling system, and which contain copses of drought tolerant Banksia and small Eucalypts with under plantings of native grasses and strappy shrubs. Additional white stone surfacing to all vertical surfaces for safety and legibility is continued into a faceted "white snake" wind amelioration wall that shields the main stepped podium landscape. Extensive wind modeling informed the design of this wall element which emerges from a series of outdoor "sunroom" terraces. The integration of strong landscape forms and sophisticated urban design has created a connective, multifunctional and successful urban space, a corporate plaza for the public, and a place of significance within the new Docklands precinct.

KROMHOUT BARRACKS Utrecht, the Netherlands

Karres en Brands designed the urban plan landscape and public space for Kromhout Barracks as part of the Komfort Consortium (a partnership between Ballast Nedam, Strukton, John Laing, ISS, Karres en Brands landscape architects and Meyer and Van Schooten Architects). The general staff of the Dutch Land Forces Command is based at the Kromhout site. Accommodation and facilities are provided for a total of more than 3,000 Defence employees. In the overall design, water as a historic means of defense was reintroduced in the form of a large mo at around the office buildings of the Strip, thus creating a relationship with the nearby Kromme Rijn River. The Complex presents its public face to the world through the location of the office buildings on the "Wegtot de Wetenschap" road. The offices in the Strip stand like slats in the landscape, ensuring through views between the Wegtot de Wetenschap and the greenery of the Wedge park area. Seven gardens are placed between the buildings, each with its own character and layout. The parade ground, where events and presentations can be held, is also situated on the Strip. Because of the clear zoning strategy in the Strip it is easily possible to use the area even more intensive with no loss of quality. The Field aims to create a relationship with the spatial structure of the adjacent University grounds. The scale and structure of this site is taken up and continued. The grounds are laid out with sweeping flagstone paths, lawns and trees. The central park area, the Wedge, is the green foundation of the urban development plan, and brings the whole complex into balance. 090

Cristalia 商业园

CRISTALIA BUSINESS PARK Madrid, Spain

The landscaping for Cristalia Business Park also includes the development of civil works and a small sports area in a parcel of over 50,000 square meters. RTKL's design scheme emphasizes interior spaces and uses landscaped and gardened green areas, restaurants and park terraces to create a quiet and attractive environment for pedestrians and workers inside the buildings. Moreover, RTKL established a series of spaces that are inspired by the Spanish landscape and vernacular built environment: a central water feature with an adjacent grass surface reminds one of the river shores; the 102

rhythmic placement of olive trees reminds one of Southern Spain; and the geometric rows of seasonal scent plants and flowering shrubs remind one of the cultivated fields of Spanish countryside. RTKL selected local species of plants and trees to reduce cost, maintenance, and environmental impact. Accordingly, a minimal amount of paved surfaces cultivate an undisturbed sanctuary feel. Environmental graphic enhancements round out the space offer a unified vision of the natural, regionally-inspired space.

The first point of address for the project was to break away from the stereotypical multi-themed landscapes, featuring a disparate array of European landscape types from various countries and to attempt to set a bold contemporary benchmark. The design, drawing on the forms of furniture frames and cushions, establishes a strong brand identity, thematic and structure to the site, while providing insertions of human scale placemaking for visitor amenity. The site is wrapped in a strong gesture of cantilevered steel elements that creates a memorable and celebratory visual presence, welcoming visitors, 114

creating rhythm and highlighting the site's organization. Within the site, stone "cushions" provide seating elements, and soft planting beds are juxtaposed with the smooth rounded edges of linear seating. Distinctive frames emerge from the hardscape to provide both wayfaring and shelter. The retail public canal edge has been developed in an open, park-like setting. It promotes greater interaction with the canal through a series of promenades, connected by ramps and steps, along which public boating facilities and stone wharfs are located. The bridge, linking the two development phases, features a colored balustrade that works to make an elegant transition between the different colored, large building facades of the two phases. The colors gradually turned from grays and browns to more vibrant greens and reds over 130 meters. This single gesture assists to unite the two parts of the development into a single cohesive river front experience. Water sensitive urban design is incorporated into the landscape design, ensuring all street runoff is treated on site before being discharged into the surrounding canal system.

BURJ KHALIFA TOWER PARK Dubai, UAE

Situated on 11 hectares of land, the "green oasis" encircling the Burj Khalifa tower includes plazas, gardens, pools and promenades that create a human-scale frame for the tallest tower in the world.

By using native plantings and sustainable water features for cooling and comfort, the project aims to improve the micro-climates surrounding the building and provide respite from an exceedingly hot desert climate.

On the ground, the scale of the building is nearly unfathomable – the residential high-rises that form the backdrop for the tower look miniscule by comparison. Given the dominance of the building, it was important to create a landscape that both featured the building, yet still provided refuge in places from its awesome mass. The inspiration for the Burj Khalifa groundscape was the intricate and beautiful patterning found in the region's Islamic art, architecture, and gardens.

Water in the Emirates is scarce and becoming scarcer; in addition to using low water/drought tolerant native plant species, the design of a state-ofthe-art irrigation system that uses recycled water from the tower's cooling equipment helped to ensure efficient usage of this precious resource while still reducing the heat island effects on the ground, cooling the air with extensive softscape, and providing shade and mitigating glare with an extensive tree canopy comprised of more than 15 different species, including Date Palms, Silver Buttonwood, Banyan Trees, Olive Trees, and Laurels. Besides the environmental benefits, the use of indigenous plantings and locally-sourced materials arrayed in patterns that reference Islamic aesthetics further the theme of locality by providing a culturally and historically aligned counterpoint to the stark modernism of the tower itself.

Indigenous plant materials and local stone paving are woven across the groundplane in a complex geometric pattern reminiscent of the region's spider lilies as well as the formal gardens and mosques that spread throughout the gulf region. 128

LITE-ON ELECTRONIC HEADQUARTERS Taipei, Taiwan, China The 10,152-square-meter project centers around the slender Artech-Inc. designed tower which rises 25-story above a large podium. SWA created a sustainable landscape of linear gardens, pools and sleek waterfalls inspired by the building's view of the Gee Long River. Instead of the typical tar and gravel, a green roof covers the podium – the first of its kind to be envisioned and built by a private developer in Taipei. As a model of sustainable design, the green roof stores stormwater and then reuses it for irrigation. The rooftop gardens slope from the second story down to street level, emphasizing the expansive city and river views. Additionally, the design unifies the podium garden and the courtyards below with the surrounding landscape. In response to the heavy rains and periodic typhoons in this area, the roof garden supports low-growing ground cover and shrubs that can sustain high-wind. The shallow soil layer provides roof insulation for the building

288

without adding too much weight. Trees were planted on the ground level and in protected areas to allow for better root growth and anchoring. Thanks to the sloped roof, the drainage system is also better equipped to handle torrential downpours. At the rear of the site, the podium sits one story above street grade and provides a main vehicular entry into a recessed Atrium Court. Located in the back half, the tower presents a second vehicular drop-off area along the front building face. From this point, the podium garden slopes toward the boulevard and a fountain feature begins to step with the incline. Long, linear planting beds, lawn panels and granite walkways highlight the river vista. Halfway down the sloped garden, a light well opens to the sky and the granite walkways become pedestrian bridges across the well, providing views of the tropical almond grove below. Additional camphor tree orchards flank the garden on both sides and palms serve as street trees along the boulevard edge.

A Fusion of Trees and Architecture, Floating Above the Avenue.

and in addition maximize the building experience to its full extent.

This is a commercial facility being planned that is to be built in the city center.

The building is shaped around trees and provided with a large forest on the roof. A large tree, taller than 13m, produces a comfortable atmosphere to entice people walking on the street. Considering that maximizing the worth of the customer's visit, the designers started by designing a bowl-shaped open space at the roof top. Human eyelids are least burdened when looking down, so people automatically look at the bottom of the bowl-like open space. There is a mild sense of privacy, without our eyes meeting those of the strangers on the other side. They intentionally follow the same action, look at the same spot, and have the same feeling. The act of sitting, which is quite private, creates a space in which to spend with the friends whom you go out with, and good feeling and comfort brings a concatenation of sympathetic feelings with strangers who are present.

Zones on the ground floor with expectedly expensive rent are designed to attract high-end brand boutiques as tenants through individualized facades rather than standardized facades on most buildings for rent. Above these stores float large masses of commercial facilities which resemble the shape of a hand holding trees. The trees on the roof level as well as the patios that filter through interior shopping areas allow customers to experience the garden outside while shopping. Therefore, the "Upper Forest" plan is a drastic departure from conventional department store floor plans with window-less interiors forcefully directing customers' attention to shopping. Up on the roof top lies a towering sky forest which will elongate the endurance of one's visit 304
