PREFACE
MOVING FORWARD BY MIXING USES Cities are the future. By 2025, 1.8 billion people will be living in them and everything from apartment unit layouts to hotel branding to integrative technology is adapting and paving the way. In the past, heading for the suburbs was a mark of maturity and financial stability, but people are now seeking out the benefits of urban, mixed-use living: employment opportunities, the potential for a car-free lifestyle, access to cultural activities and shorter commutes to name a few. Recent studies have even shown enhanced well-being and better health outcomes for people living in walkable places. As architects and urban designers, we were considered ahead of our time decades ago when we insisted that mixed-use, European-style downtowns with walkable amenities were the way forward for both suburbs and cities alike. Our predictions are are coming to fruition as everyone from fresh university graduates to retirees flock to once-spurned downtown areas. To be sure, mixed-use developments present their own set of design challenges. When architects design a building, they usually have a specific end-user in mind, whether it’s a mall shopper, a hotel guest or an apartment tower resident. On the other hand, designers of mixed-use developments must appeal to a range of people without losing sight of the integrity and identity of each component. From our perspective, the best mixed-use developments create mini cities within the wider urban framework and they can also be a way of urbanizing the suburbs, delivering the best of the city environment to car-dependent towns. No matter where it is, at its heart, an exceptional mixed-use development strikes the right balance between components, which is really the foundation of the all-important “sense of place” that every architect strives for. Take Los Angeles for example: In 1997 when RTKL began discussing our plans to regenerate a section of the city’s downtown that has since become known as LA LIVE, it was a blighted neighborhood albeit with a great location. After implementing our mixed-use master plan and a number of other strategies to draw young people and families, the once desolate area is now worthy of the entertainment capital of the world; crime has gone way down and the population has quintupled in the last decade. The City Crossing development in Shenzhen, China is another great illustration of a mixed-use development completely transforming a neighborhood with walkable retail, residential buildings, office towers and a renowned hotel all in one place. Mixed-use development can achieve the same thing in other cities, countries and towns, but how do we get there? The short answer is that we start with detailed research, cultural immersion and meticulous planning, but the reality is always more nuanced than that. It’s much more than planning different types of buildings; it’s also about understanding the spaces between buildings and how architecture, planning, landscaping and environmental graphics interact with each other and, most importantly, how people connect with the built environment. The result is that instead of having one strong component, a top hotel or a popular shopping center for instance, you end up with an urban hot spot that draws people for a lot of different reasons. Finally, after figuring out why people will come, you have to figure out how they’ll get there. That involves integrating transit, vehicle and pedestrian traffic in as many ways as possible because mobility is the physical backbone of any community and the cornerstone of sustainability. In China, government and transit agencies along with private developers are taking a close look at the relationship between transportation and land use and, inevitably, how design can unlock the added value of properties near transit, much to the delight and interest of urban planners everywhere. Now more than ever, enlightened, mixed-use, transit-oriented planning and urban design is essential to the continued health of our cities, growing populations and the world.

Buyaka is located in the Asian part of Istanbul, Umraniye district. This district is one of the subcenters of trade and residential zones. Buyaka was designed without using a thematic overlay. The design approach portrays an honest intent to do with its program as a mixed use building. It attempts to reflect a sense of integrity with its formal language, emphasizing that good design doesn’t need thematic overlays. In architecture, meaning and content has been transposed. We are living in an era where the authentic has lost its importance and has been overruled by the superficial and fake realities

The 119-level tower in Wuhan, China will be comprised of about 300,000 m2 of floor area, including about 200,000 m2 of offices, 50,000 m2 of luxurious apartments and condominiums, a 45,000 m2 five-star hotel, and a 5,000 m2, 27-meter-tall private club with spectacular views at the tower’s penthouse level. Wuhan Greenland Center features a uniquely streamlined form that combines three key shaping concepts—a tapered body, softly rounded corners and a domed top—to reduce wind resistance and vortex action that builds up around supertall towers. The building’s extremely efficient aerodynamic performance will allow it to minimize the amount of structural material (and the associated embodied carbon) needed for construction. The tower’s three corners rise from its tripod-shaped base and taper upward, culminating in an arched tip above the dome at the top. The corners will be of smooth curved glass, contrasting markedly with the more textured curtain wall cladding the body of the tower. The curtain wall will enclose a composite concrete core with steel framing. Apertures in the curtain wall at regular intervals will assist in venting wind pressure against the tower; the apertures will also house windowwashing systems and air intake and exhaust systems on mechanical floors. In addition, the As+GG interiors studio is developing the tower’s fluidly sculpted interior public spaces, many of which reflect the tower’s exterior silhouette. The conical silhouette is visibly echoed in the entrances to the primary elevator bank from the main lobby, as well as in the shapes of the elevator cabs and other public spaces. The lobbies and other amenity spaces within the tower also feature sweeping, fluid lines and a neutral blue-gray palette that recalls the reflective glass of the exterior wall. Longemont City is located in the west of the new Chengdu East Railway Station. Namely, it is at the junction of Chengdu-Deyang-MianyangMeishan-Leshan urban economic zone and Chengdu-Chongqing economic zone. Relying on this High-speed Railway Station, the project will include entertainment, shopping, tourism, leisure and other commercial services. Longemont City, together with the station, forms a tight group. On the one hand, the railway network radiates the entire Sichuan Province, even the whole country; on the other hand, the metro lines around the site radiate the whole city—Chengdu. It will revitalize the superior resources of the region by taking advantage of the role of the east station as a traffic hub, which will promote the overall development of the region and that of the public area in front of the station.
