Mixed use developments are important in the creation of diverse and sustainable urban environments. Designed effectively, they can produce vibrant new neighbourhoods for residents, opportunities for businesses and employment growth, and thriving public spaces. However, combining multiple uses such as retail, leisure and residential introduces a number of challenges. At Squire and Partners we extensively explore our three core values of design – culture, innovation and craftsmanship – to ensure mixed use developments are a benefit to the occupier and to the community. In mixed use schemes animation is provided by including a wide range of uses which are ideally complementary to each other and relevant to their context. Large and small retailers, offices, leisure activities and cafes and restaurants will attract visitors and provide goods and services to local residents, as well as promote the character and individuality of the development. A good mix will provide continuous animation to the development 24 hours a day, enduring the elements of each changing season throughout the year, while also providing private space for residents. Integration of both private and affordable accommodation allows for flexibility in building and site layout and attracts a variety of residents. Multiple access points for residents and commercial tenants create both public and privately accessible shared spaces and encourage activity throughout the site. Thorough analysis of the historical uses and the current needs of the site will result in a development that is knitted into the local context both aesthetically and in the choice of uses and activities. Carefully planned visual and physical routes throughout the site ensure permeability, easy pedestrian flow and the comfort of the residents and users. Opportunities for innovation in mixed use developments can be found in many aspects of the design process. Using our Greenwich Creekside development as an example, we identified an opportunity for a shared rooftop garden and multiple sky gardens, an amenity that is under-utilised in the UK, which would provide additional spectacular, flexible and generous outdoor space for all residents. New public routes and communal spaces encourage social events and activities and offer views through the space. Building fabric also provides a unique opportunity for craft and innovation. At Greenwich Creekside the façade needed to be dynamic but within a limited budget. The design responded by breaking down the facade into four simple panel types comprising clear, fritted and opaque glass, and metal ventilation panels as either openable shutters or louvres. The modulation of the facade animates the building, providing depth, layering and shadow, as well as relate to the opaque panels installed on the adjacent Laban Dance Centre. The result is the creation of a new ‘crafted industrial’ vernacular. Commercial units at ground floor will have lasting value if they designed to be adaptable according to function and easily reconfigured for future uses or shared use, depending on need. Finally, when considering a mixed use development, the art of craftsmanship can be overlooked, but it is an integral aspect of the project. The materials used throughout the development should reflect the surrounding context both physically and culturally. Using local materials and craftspeople encourages community engagement in the site and continues a sense of history. Traditional craftsmanship should be encouraged, as well as the adaptation of traditional methods in the use and manipulation of new materials. These themes of culture, craftsmanship and innovation inform the ways in which mixed use developments can be designed to encourage the creation of new, thriving communicates and neighbourhoods in urban environments.

The essential feature of a mixed use building is that it brings back space in the city, and so enhances its liveability: the mixed use building as city in city. A successful mixed use building is a building, or complex, that houses a number of planned uses and public functions. That much is clear, of course. A mixed use project might include offices, homes, hotels, retail outlets, cultural amenities, and sometimes also industrial functions. It is like a miniature city within the urban fabric, in which people live, work and meet, relax, eat and shop. It may seem obvious to design and create buildings in this way, but in fact mixed use buildings have not been around for so very long. Some fifty years ago, it was still axiomatic among planners in western countries to separate all urban – and agricultural – functions both spatially and in terms of their planned use. The industrial revolution of the 19th century brought about a seismic shift in this direction, while the inexorable rise of the automobile, freeways and cheap gasoline took the process still further. Of course it would be going too far to give a description of the entire history of the zoning of cities here. Nevertheless, the growing realisation of how effective and efficient this far-reaching separation of functions could be is an essential aspect of the story of the mixed use building. Because originally this separation was indeed effective.To give just one example: it was for good reason that noisy and polluting factories were built far from cities and residential areas. Industrial zones could only be accessed by train or car. But the deindustrialisation of western cities eliminated this direct necessity. What remained were cities with commercial centers that were dead, deserted and dangerous at night, and dreary suburbs bereft of culture, dynamism or anchoring. With overcrowded roads for all the commuters, while the open landscape steadily disappeared. Social cohesion came under pressure and direct human contact declined.Open work floors, spacious atriums and flexible workstations enhance interaction, work quality and employee satisfaction in an office building, and so improve a company’s financial performance. The same principles apply to the city. Mixing functions in the urban environment creates new spatial, economic and social conditions. New constellations are formed.Increasing urban density reduces the number of commuter miles, and high-quality public transport helps in this. Road congestion is diminished. Journeys are made on foot or by bicycle. The public domain is given back to the people. The quality of life in the city is enhanced. Mixed use buildings contribute to this process. Buildings with multiple functions boost the synergetic effect. What is more, intelligently designed mixed use buildings can adapt themselves to their use and their users. The volume allocated to a particular function can be flexible. And a mixed use building can give back space to the city, through the creation of public areas not only around the buildings, but also in them and on them. These public spaces may include parks and gardens; sometimes more private, sometimes completely public, and with all gradations in between.Good management and social control are the keywords here. The Amsterdam canal belt can be seen as an example of best practice in this context. In 1613, the expansion of the overcrowded mercantile city of Amsterdam was begun with the digging of the canal network. The waterways provided transport: the wealthy merchants’ grand canalside houses also served as warehouses. Four centuries later, they are still standing. The buildings have gone through many changes of function: from warehouse to home, to office, to hotel, and sometimes back to private home again. But they are still there, thanks to the robust urban planning framework and the public spatial domain of the canals.With the prognosis that by 2050 the world population will have risen to 9 billion, 70% of whom will live in cities, the challenge is to make and keep these cities livable. Not with collections of towers and blocks and concrete roads, but with intelligent and well-designed buildings, and a public domain that offers space and forms a sustainable and healthy living environment. The projects in this book give a good impression of what these cities may be like.

Located in the evolving Hapjeong neighborhood in downtown Seoul, adjacent to the Hapjeong train station, Mecenatpolis is a transit-oriented destination featuring a composition of three high-rise luxury residential towers, one high-rise class-A office tower, and an expansive, open-air mixed-use public realm at its base, inspired by the elegant form and curve of a natural canyon. Anchoring the soaring landmark towers, and providing a new social destination for people is an open-air village comprising nearly 90,000 square meters of retail and dining, as well as an events auditorium and public park for recreational and cultural activities. The park will serve as an outdoor garden where sculptures from local students will be displayed. Terraced balconies, glass bridges, landscaped roof gardens, open-air spaces, mesmerizing water features and a grand central plaza all

reinforce the idea of a fluid and choreographed circulation system at the core of the retail complex. The high-rise towers include over 160,000 square meters of luxury housing units and nearly 50,000 square meters of creative office space. The organic design of the complex evolved by reinforcing key connections through the site from the station to the surrounding neighborhoods, creating a fluid pedestrian experience within the retail, while making the best use of the location in this emerging neighborhood next to one of Seoul’s busiest transportation hubs. Realizing the highly active nature of the city's residents, the new urban destination celebrates the outdoor experience as a retreat from the fast pace of the surrounding city — an urban park that will stimulate the resurging community while providing a dynamically integrated pedestrian place, authentic to the culture of Seoul.

Trump Towers Istanbul is a mixed-use project, bringing an office and a residential tower together on a large, shared podium which houses a major shopping center, and serves as a terminus for intercity bus lines. The ascending and descending form differentiates the floor plans from one another across the height of the two towers. Therefore, rather than a single character to each unit there is variance. The two towers have a compact design that maximizes the space as much as possible.

The architecture and interior design were carried out together to harmonize the space and ensure efficiency, while eliminating wasted floor area within the narrow plans. The ratio of transparent and opaque surfaces on the facade were carefully considered to achieve a maximum balance in terms of both lighting and heating. Rather than having a central system which heats or cools every volume at a fixed amount, each unit has its own control, so that tenants can control their own internal environment.

Located in Yeouido with a mass transit capacity and superb access, IFC features three class-A office towers that will be a major destination for the financial industry and a 5-star hotel with 434 guestrooms. IFC Mall and cinema/entertainment facilities also occupy three basement floors. The elevation is a metaphor of natural, uncut crystal which,

when returned to earth, blends right into the surrounding greenery. With strong focus on sustainable building design from the initial stage of the plan, the project aims to acquire a Green level in LEED certification.

Main elements forming the composition of the complex are the 213 meters high “A” tower and the 130 meters high plate of the high-rise “B” block. Both multistory buildings are connected with each other by a pair of parallel eight-storeyed buildings of block “B”, forming an atrium space between them, filled with natural light in spite of giant buildings nearby. The whole aboveground part of the complex rests on the three-leveled stylobat, where the underground parking, trade and sport facilities are located. Office and living entry zones, sport-grounds, playgrounds, and recreational facilities are situated on the roof of the stylobat. Offices and trade center are separated from blocks A, B and C. The main tower (A) and the low-storeyed prisms of block B are raised 17 meters over the stylobat top, standing on 50 symmetrically positioned vertical and tilted columns made of carbon black reinforced concrete. Lightweight “alpolic” facade panels having 8 different shades of color emphasize the height of the main tower. Composition of the panels was set to make a mosaic gradient

from bottom up: from marble white on the very top, to the dark tints of Jurassic stone on the bottom. The “B” block plan is also very sculptural. It has a woven basket-like composition of facade planes. Their interlacing flat surfaces turn either to the sky or to earth in turns, changing the color of reflection accordingly, to create wider variety. Three different types of facade panels are used in facade facing. Two-storeyed prism of the trade center contains a supermarket on the first underground level, trade galleries, club and restaurant. Office block was added to the composition by the client at the closing stage. It consists of two parts of different height, which have a common atrium at their meeting point in the center. Black and transparent (for the vertical parts) glass is used on the facade.

海牙新巴比伦大楼

New Babylon is the transformation from a closed and introverted 1970s building into a high-rise cityscape, seamlessly integrating work and living space. To take maximum advantage of the building’s structural integrity while avoiding costly and undesirable demolition work, MVSA decided to embrace the existing structure within a two-tower high-rise complex. The addition of living space, combined with the building’s central location, is a major contributor to sustainable urban development. The two towers contain 335 luxurious owner-occupied and rental apartments. The apartments start at level 2 and range from 90m² to 280m² for the penthouses, each having its own balcony or roof terrace. The program will increase from 44.500m² up to 143.000m² in total. On the first two floors one will find shops, restaurants, cafes and additional commercial functions. On the floors right above that, as far up as to the 11th floor, there will be the offices and

the conference center. The ‘old’ Babylon will remain to be a combination of a hotel and offices. Within the building one can experience the spatial weaving of the office floor with the lower shopping floors. The impressive glass atrium roof enables one to also see the towers from inside the building and to feel their presence. The open character of the façades in their turn reinforce the relationship of the buildings base with the public space of the squares and streets around the building. Thus New Babylon creates new spatial conditions in which people live, work and recreate. The synergy related to that will give an impulse and momentum to revitalize this city’s prominent location.

The town of Viladecans is situated in the county of Baix Llobregat, in Barcelona province. The Vilamarina sector, residential, commercial and tertiary area situated to the west of the Parc de la Marina, is situated between Avinguda Germans Gabrielistes, the street that borders the park, and the Carretera de la Vila road, which communicates the centre of Viladecans with the new railway station situated beside the motorway. The building was designed with a great prismatic base of three storeys that occupied the entire site. The primarily commercial ground floor is laid out around the shop and entrance to the dwellings on Avinguda Germans Gabrielistes, which was envisaged as a great pedestrian thoroughfare with the power to relate the whole with the park and the town with the station. The shopping centre, conversely, was situated adjacent to the Carretera de la Vila road. The mall or central axis was laid out parallel to the street with its main entrances at either end, leading to the railway station and the town centre, and

acting as a passage that communicates Viladecans and its station. The 320 dwellings are distributed in ten blocks of 12 storeys, interrelated on the first and second floors by a strip of duplex apartments over the shop on the avenue, with the aim of bringing new life to the street and revitalizing the front overlooking the park. The dwellings in the tower blocks (three per landing) are laid out facing east and west, prioritizing views of the park over the south-facing orientation with views of the agricultural park in the delta. The guiding idea of unifying the whole led us to use just two materials in the façade, for both the commercial base and the tower blocks. The complex functions as a neighbourhood with all the necessary facilities and services, at the same time joining up with the old town of Viladecans, continuing the town’s growth towards the new transport systems.

The goal of the project is the restoration and insertion of a mixed-use program of social interest. Such program included the New Headquarters for the Architects Association of Madrid, its Cultural Foundation, a nursery, a day care and senior center, mixed sport facilities and a music school. The program is regarded as an opportunity to consolidate a very diverse array of activities and interests in a single architectonic response. The project operates on two different gazes...a long one that relates naturally to the context, as it proposes a generous garden with trees that "stitches" different green spaces within the city,...a green "chamber" for the Gardens of Pedro Ribera...defining a space for men to live and interact. "The shade of a tree" is regarded as a space of unparalleled value. The true transformation

of an urban space is produced both trough its buildings as well as its trees. If we are able to pass on a garden with trees in this part of the city as inheritance to our children, we will have built valuable urban heritage. The value that the project seeks is to create a serene -yet full of lively contentmentatmosphere. A place of quietude that embraces life,...a place for reunion. A secluded space with an open character. A place where trees are discovered through transparency at street level...an open space where life unwinds naturally. Honest and clear construction, a doric attitude, an approximation to essence, where matter reveals its natural values...the understanding that, "in architecture, honesty is an intellectual position".

长春明宇金融广场

The project is located on the landscape axis of Changchun Jingyue economic development zone, composing of six 100-150m high of five-star hotel (including serviced apartments), commercial office buildings, apartments and a four-storey commercial complex, combined with 120,000 m2 of green space landscape, which will form a comprehensive urban plaza. The hotel tower is located at the most north-east of the A plot, adjacent to the recreation square in the North, overlooking the entire square to the north, with intentions of forming a portal with other buildings southward. The hotel (including serviced apartment) is 150m high, and the standard floor height is 3.6m, the four floor podiums of the hotel mainly accommodates supporting facilitates . The main entrance is located on the second floor, vehicles can get to the second floor through the ramp, which enhances the momentum of the hotel entrance; the banquet entrance is located on the first floor, thus banquet crowd can be separated from hotel guests, which guarantees the quality of the hotel. Commercial office buildings: two commercial office buildings, a 150m and a 135m respectively, locate on the west side and the south side of the hotel respectively.

The standard floor height is 4m. the tall well-lit two-story office lobby embodies the splendid image of office building entrance.Upon entering the lobby, the lift halls of lower floors and upper floors are completely independent, and each elevator reaches their respective floors.the use of the group control system makes the elevator run intelligently, which reduces the waiting time of passengers, thus increases efficiency dramatically. Nearly 11m deep column-free rental space between the outer curtain wall and the core tube, meets the standards of commercial offices, and is easily separated into a single or multiple units for rental. The 4m floor height also ensures the comfort of commercial office buildings. The 1.1m deep suspended ceiling and 10cm raised floor will meet the distribution of communication system and network, while also ensure the reasonable distribution of the efficienct central air conditioning system.. Apartment: a 135m high building is placed in the southwest corner of the A plot, which is close to the side of Cai Yu xi Road, and the standard floor height is 3.6m, and it stands symmetrically with the commercial office buildings on the east side. Two 100m high apartments are symmetrically positioned in the B plot, and the standard floor height is 3.4m.

希慎广场

Hysan Place is a holistically integrated commercial development composed of retail mall and office building. It is the first private initiative to create one of the most sustainable skyscrapers in Hong Kong. The design deviates from the common norm of skyscraper design in Hong Kong. Instead of a conventional tower + podium composition, the design proposed a new typology. Tectonically it is a vertical stacking of rectangular volumes (boxes), challenging common perception of scale and proportion, therefore diminishing the distinction between tower and podium. The design also capitalizes on latest statutory codes and regulations (e.g. flexible site coverage and green features) and resulted in a complex composite urban skyscraper form with a series of setbacks, terraces, large scale openings which all create a unified and memorable impact on the urban environment.

Despite its compactness of program, the building form has a distinct quality of openness, transparency and permeability with the above green features. Apart from its exceptional visual quality, the design also has distinct environmental impact by improving the air quality and heat island effect of the district. Despite its complexity of functions (office / retail), the design has achieved a holistic, harmonious unity. The building form simulates a stacking of boxes, with its offsetting and displacement creates large urban windows as well as variety of green roof terraces. The interplay of solid and void creates a spatial rhythm vertically throughout. The different functional components (office / retail) adopt similar material for its external enclosure to achieve a harmonious expression, seamlessly transforming from top to bottom.

Gonzalo Moure Lorenzo

Gonzalo Moure Lorenzo (Tuy, 1958) is a licensed architect by the Madrid Technical School of Architecture (ETSAM), where he has been a Professor at the Architectural Design Department since 1991. His work has been distinguished with architectural prices, nominated for the European Union Prize for Contemporary Architecture - Mies van der Rohe Award 2013 and selected to be included as part of the Contemporary Spanish Architecture Archive; he has participated in different displays and exhibitions of Spanish architecture and taken part in the exhibitions at the Spanish Pavillion of the IX Biennale di Architettura di Venezia. He has been visiting professor, participated in courses, seminars and conferences at several Spanish and European universities like the Bauhaus University in Weimar (Germany); he’s been a lecturer at some architectural heritage conventions in El Salvador, Merida y La Rioja; his work has been included in national and international publications.

Squire and Partners are an award-winning architectural practice who have been designing and executing buildings on key sites in London and internationally for over 35 years. The practice’s approach to design assumes that every site has its own history, character and needs. Derived from a sense of place, buildings respond to underlying themes of materiality, scale and proportion which are common to their locations, whilst revealing a commitment to contemporary design and detailing. [BP] Architectures Jean Bocabeille and Ignacio Prego founded their [bp] Architectures agency in 1999. Together they have completed a dozen buildings in France and abroad. Schools and nurseries, social and private housing, institutional buildings… They’ve had a chance to try their hand at all kinds of projects and contexts. In 2011, after 15 years of fruitful collaboration, they decided to go their separate ways and try out a more personal style. Jean Bocabeille set up JBA (www.jb-a.fr) and Ignacio Prego founded IPA (Ignacio Prego Architectures). They both still belong to the collective Plan 01 (www.plan01.com) and they still share the same premises in Paris’s 12e arrondissement.

Amann Canovas Maruri Atxu Amann, Andrés Cánovas and Nicolás Maruri associate in 1987 and settle in Madrid. Since then, they have focused on searching new housing units types and housing blocks reconfiguration, according to contemporary public space and urban issues. As an office they have received more than seventy national and international awards, such as, Best State Subsidized Housing Block by Government of Madrid, Best Architectural Proposal by the Government of Murcia, First Prize Biennale Zaragoza and National Housing Award forefront. His most recent exhibitions were held at the AA in London, in NAI Rotterdam in IIT Chicago, Arizona CAPLAN, in the Venice Biennale, at the Cervantes Institute in Rio, Sao Paulo, Paris, Rome and New York, AEDES Gallery in Berlin, at the RIBA in London, and in many colleges and halls of architecture in Spain. They teach at the ETSAM (Madrid School of Achitecture). His work has been broadcast in more than three hundred magazines and books worldwide.

Erick van Egeraat

Kokaistudios was founded in Venice in 2000 by Italian architects Filippo Gabbiani and Andrea Destefanis. Established with the dream to create a collaborative office of talented architects associated together to work on challenging and interesting projects on a world-wide basis the firm started with offices in Venice, Copenhagen and Hong Kong. From these early expansions the firm developed a multi-cultural and multi-disciplinary approach to projects which helped lead to the establishment in 2002 of the Shanghai office which today is the heart of Kokaistudios operations worldwide. Group of over 30 architects and interior designers are united in developing interesting and innovative commercial, institutional and hospitality projects in the field of architecture, heritage architecture, and interior design.

During his over 25 years of successful practice, Erick van Egeraat (Amsterdam 1956) built a highly diverse portfolio containing ambitious and highprofile projects in the Netherlands, Europe and the Russian Federation. Colboc Franzen & Associates Benjamin Colboc, Manuela Franzen and Arnaud Sachet make up the Franco-German trio at this Parisian agency established in 2004. Benjamin Colboc and Manuela Franzen started working together in 2000. They have won several awards including the 2001 CIBBAP housing for the homeless prize. Sergey Skuratov In 2002 Sergey Skuratov organizes his own architectural bureau. By that moment he was already professionally well known and he also had certain authority as a professor in Moscow architectural institute and also as an architect who builds quite a lot working together with other well known local architects. Rafael de La-Hoz Rafael de La-Hoz (Cordoba, Spain) is an architect (ETSAM) and MDI (Master’s degree in Management for Construction and Property Companies) from the Polytechnic University of Madrid. For more than two decades he has managed his own architectural studio, specializing both in urban planning projects and in the design and construction of notable architectural complexes in Spain, the United Arab Emirates, Hungary, Portugal, Poland or Rumania, with a wide presence nowadays in France, Saudi Arabia, Turkey, Marocco or Panama. His work has been described in several monographs and specialized national and international journals.

Holzer Kobler Architekturen

Annette Gigon and Mike Guyer Annette Gigon and Mike Guyer both graduated from the ETH Zurich and established their office together in 1989. With museum projects such as the Kirchner Museum in Davos, Museum Liner in Appenzell and the archaeological museum and park in Kalkriese near Osnabrück, Germany, they attracted international attention. Since 2012 Annette Gigon and Mike Guyer are Professors of Architecture and Technology at the Swiss Federal Institute of Technology (ETH) in Zurich. For their work Gigon and Guyer have been awarded many prizes within the country and abroad, including the Fritz Schumacher Prize in Germany, the RIBA Fellowship in Great Britain, and the Daylight Award, the highest endowed architecture prize in Switzerland.

David Chiperfield

H o l z e r K o b l e r Architekturen was formed in Zurich in 2004 by Barbara Holzer and Tristan Kobler. The studio operates internationally, covering a broad spectrum of activities from urban planning to architecture, from scenography to exhibition curatorship. A multidisciplinary team comprising architects, designers, graphic artists and curators shapes its special approach to projects. Close collaboration with clients in both public and private sectors is integral to Holzer Kobler Architekturen projects, as is a tightly knit network encompassing business, academia, research, arts and culture. A second studio in Berlin was founded in April 2012.

Sir David Chipperfield studied at Kingston School of Art and the Architectural Association in London. After graduating he worked at the practices of Douglas Stephen, Richard Rogers and Norman Foster. He established David Chipperfield Architects in 1985 in London and opened further practices in Berlin, Milan and Shanghai. David Chipperfield has taught and lectured worldwide. In 2009 David Chipperfield was awarded the Order of Merit of the Federal Republic of Germany and in 2010 he was knighted for services to architecture in the UK and Germany by Her Majesty Queen Elizabeth II. In 2012 David Chipperfield was Curator of the 13th International Architecture Exhibition of the Venice Biennale.

MADA s.p.a.m.

Max Dudler

Founded by Mr. QingYun Ma and ZhanHui Chen in 1996 in New York and, launched in Shanghai in 1999, MADA s.p.a.m. has been developed into the most energetic and creative design firm in China. Based on its trans-cultural mission and cross-pacific practice, MADA has become one of the most visible firms both in China and around the world through its critical thinking and participative practice. MADA s.p.a.m.'s work has been widely published and exhibited, including the first cultural facility exhibited in the Venice Biennale, the Pompidou Center in Paris, and the first solo show from China in Aedes Gallery in Berlin. Currently they have more than 50 designers and architects based in the head office in Shanghai.

Max Dudler was born in Altenrhein in Switzerland. He studied architecture at the Städelschule in Frankfurt am Main and at the Hochschule der Künste in Berlin. After working for Oswald Matthias Ungers, he founded a studio with Karl Dudler and Pete Wellbergen in 1986. In 1992 he set up his own firm, with branches in Berlin, Zurich and Frankfurt am Main. Max Dudler is professor at the Kunstakademie Düsseldorf. His Hambach Castle project in Neustadt an der Weinstrasse was honoured with the DAM Award for Architecture in Germany in 2012.

Architekturbuero Andrzej Kapuscik The study begins its activities on the year 1992 under the name Pfeifer-Zurdo Arquitectos, following the original founders Juan Pfeifer and Oscar Zurdo. On the year 2002, the study welcomed as partners the architects Eduardo Di Clérico, Walter Pfeifer, and Amelia Qüesta, and updated the name to PfZ Arquitectos/ Pfeifer-Zurdo-Di Clérico-Pfeifer-

Qüesta, as it is known to this day. Their professionals are part of an architecture group which specializes in mixed uses, urban planning, malls, residence buildings, hotels, and office buildings.

Architekturbuero Andrzej Kapuscik was founded by A. Kapuscik in 1996 in Vienna. In 2002, as a consequence of having won several competitions in the country and an adoption of a clear orientation towards the market in Poland, Andrzej Kapuscik, founded a new office in Warsaw – A. Kapuscik – Biuro Architektoniczne sp. z o. o. closely co-operating with the main office in Vienna. The creative potential of the offices is based on a long-lasting experience of their founder and architects co-operating with it for many years, as well as the creativity, ambitions, and a huge engagement of the team of young, talented architects.

BAU BAU was established in 1989 by professor Joan Busquets as an office for urban planning, urban design and architecture. Over the last 20 years BAU has gained international reputation for the successful implementation of complex design issues in the public realm. From beginning 2004, he leaderships BLAU team on Chinese projects such as Ningbo, Nanjing, Beijing, Wuhan, Tianjin, Shanghai, Rizhao and Shenzhen. He has been awarded recently the world-known Erasmus Prize from The Netherland in 2011; the Country Cultural Prize in Urbanism of Catalunya Spain; the Grand Prize in Urbanism from France in 2012.

PK ARKITEKTAR PK ARKITEKTAR is an icelandic based architecture and design studio estabilished in 1986 by the architect pálmar kristmundsson. Recently completed architectural projects comprise office buildings, single-family houses, sports facilities and interiors. PK ARKITEKTAR has finalized a master plan and completed two buildings at höfdatorg, an 80.000 square meter mixed-usage area in the center of reykjavik.Twice nominated for mies van der rohe awards, the studio has its work published in several design and architectural magazines such as A10, Forum (sweden), architectural review (uk), nikkei architecture (japan), living architecture (denmark), bauwelt (germany), ait (germany), wallpaper (uk), architecture mag (us), frame (holland), domus (italy), opus (germany) and l´architecture d´aujourd´hui (france).
