Welcome to the Hilton & Hyland Report, the first incarnation of our now regular quarterly examination of the Los Angeles real estate market. Since its inception, Hilton & Hyland has become internationally known as the premier Beverly Hills real estate brokerage. As a leader of the luxury real estate market, it gives us great pride to present a comprehensive report of the First Quarter 2016. Throughout the following pages, you will find detailed analysis on all key neighborhoods in the Los Angeles area, along with specific insights into the ultra-luxury market. The major theme in the most recent fiscal quarter was that of limited movement. The federal government’s adjustment of interest rates, combined with the policy changes that may temporarily dissuade some foreign buyers from purchasing homes in the U.S., created a relatively stagnant Q1 in terms of housing movement. When looking at the ultra-luxury market across Los Angeles, price per square foot numbers continue to show impressive growth as time progresses. Since Q1 2015, the average price per square foot of homes priced $5-$15 million increased 26.7%, a greater increase than we’ve seen in years. The biggest quarter-to-quarter jump taking place between Q4 2015 and Q1 2016 (a 13.1% increase). There is no question that Los Angeles luxury real estate continues to be one of the most sought-after commodities in the industry.
