Founders' Letter. Welcome to the Hilton & Hyland Quarterly Market Report, our examination of Q1’s sales figures of the Los Angeles real estate market. In 2019, we brought to the market some incredible, architecturally significant listings, and earned unique features in the international press. The LA residential market remained in high demand, as the average home spent a mere 68 days on market. The average sales price per square foot of the ultraluxury $20 Million+ market rebounded by 86%, jumping to $2,310 per square foot from $1,240 per square foot in Q4 of 2018. As the leading luxury real estate brokerage in Los Angeles, Hilton & Hyland enjoyed a massive 43% of the $20 Million+ residential market share in 2018, a slight increase from years past. We also maintained a dominant 25% market share of the $10 Million+ local residential market and 21% of the $6 Million+ local residential market respectively. Discretion continued to be our specialty as 39% of our top transactions of the year were offmarket listings, with 22 of our 56 sales priced above $10 Million being sold confidentially. We are also proud to have represented the highest sale in the history of Los Angeles in Q2 of 2018, a $110 Million confidential Malibu estate. Throughout the following pages, you will find a detailed analysis on all key neighborhoods in the Los Angeles area, along with specific insights into the luxury market. As the definitive leader in the luxury real estate market, it gives us great pleasure to present this comprehensive report.

Known for its eye-catching modern hotels and model units, from the bustling streets of New York City to the sandy beaches of Florida, ASH NYC, an AD100 firm, is heading out West with the opening of a new staging office in Los Angeles. The move marks a continued growth spurt for ASH Staging. The company’s 25-person team completed 150 projects in 2018 and 100 the year before that. The new location is the third staging office to open for the Brooklyn-based firm, after its second debuted, in the Hamptons. Along with an office and inventory warehouse just east of downtown, ASH has also opened a beautiful showhouse in Venice, fully furnished by the firm with items from its expansive inventory of custom pieces, as well as with objects from local designers and makers.

According to public records, the historic property has been owned since 2002 by noted choreographer/video director Fatima Robinson, who is offering the Normandie Avenue abode for lease fully furnished.

Other outstanding attributes include original bathrooms with dazzling vintage tile, a speakeasy, and a plush home theater with a disappearing screen. As for the al fresco areas, along with multiple patios, there’s a redwood barrel sauna and outdoor shower.

Tucked behind vine-covered gates on a 5,995-square-foot lot, the tile-roofed residence is accessed via a quaint adobe courtyard. Awaiting inside is high drama and flair to spare,

In the living room, you’ll find vaulted ceilings with stenciled beams, a massive arched stained-glass window, an imposing fireplace, and two pairs of French doors, while the home’s five bedrooms feature crown moldings, steel casement windows, and wrought iron details.

The 4,271-square-foot residence is available for a monthly rent of $14,500. Jonah Wilson of Hilton and Hyland has the listing.

Built in 1956, this polished post and beam in the Hollywood Hills is looking sharp after a thorough overhaul. The house was designed by Case Study architect Craig Ellwood and James Tyler, who at the time worked for Ellwood and designed many of his commissions. The home last sold just 10 months ago (for $1.82 million). Since then, it has been renovated with new terrazzo flooring, a fully remodeled kitchen, and new appliances and fixtures. Fortunately, the residence retains its elegant modern style, with floor-to-ceiling windows, wood-paneled walls, and a handsome brick fireplace that serves as a partial divider between the living room and dining area. With 1,688 square feet of total floor space, the property includes a two-bedroom, two-bath main house and a detached guest studio suspended over the driveway. The house sits on a roughly one-third-acre lot with views across the entire San Fernando Valley. The grounds include a grassy backyard and a slender infinity pool.
