BEL-AIR The Q2 median price of a home in Bel-Air (which now extends out all the way to Mulholland Drive) was $2,085,000, a 13.8% decline from Q2 of last year. The good news for Bel-Air residents: the average price per square foot of Bel-Air property is near a 3-year-high ($1,089), and an impressive 43.3% higher the neighborhood’s 3-year-low.

BEVERLY HILLS Beverly Hills home values grew from Q1 to Q2, marking the first increase in price per square foot since Q3 2015, and only the second increase in the last six quarters. The average price per square foot in Beverly Hills in Q2 was $1,336, meaning value is still abundant throughout the city.

BEVERLY HILLS POST OFFICE Beverly Hills Post Office remains one of the most volatile areas in Los Angeles. The previous two quarters have remained steady with an average median price of around $2,400,000. Although 16.1% below the area high of $2,850,000, this Q2 metric remains significantly higher than last year’s low point of $1,734,000.

BRENTWOOD Virtually no area of Los Angeles has enjoyed a more stable three-year-growth than Brentwood. Since Q2 of 2013, the median price of homes has increased 22.9% from $2,400,000 to $2,950,000. The average price per square foot of homes during that same period has increased 22.5% from $844 to $1,034.

CENTURY CITY Century City enjoyed its highest priced quarter ever, with a median sales price of $2,250,000, an unbelievable 70.1% higher than the same metric’s value in Q2 of 2013. The area was also more active than it had been in nearly two years, with 53 sales.

HANCOCK PARK Hancock Park joins Brentwood as one of the most stable and consistent growth markets in Los Angeles. The median price of a home in Hancock Park this past quarter was $1,550,000, up 29,3% from Q2 2013. The average price per square foot of a home was $662, a vast improvement on the $547 average of three years ago.

HOLLYWOOD HILLS Although not as active as it had been in mid-to-late 2015, the Hollywood Hills still enjoys more sales than most other areas in Los Angeles, with 146 units sold this past quarter. The average price per square foot regressed to $811 after Q1 set a record of $944.

MALIBU Malibu’s high-end market enjoyed a tremendous flurry of activity, with the median price of a home climbing to $2,788,000, a 10.4% increase from the next highest quarter in the last three years. Across all aspects of the Malibu region, the average price per square foot of a home climbed to $887, a 12.4% increase from the previous quarter.

PACIFIC PALISADES The Pacific Palisades would have to be labeled as one of the great “opportunity” markets in Los Angeles, with a median sales price of $2,500,480, 19.3% lower than its Q1 2015 high of $3,100,000. While median prices have fallen, the average price per square foot of homes in the Pacific Palisades has steadily grown over the last three years, up 25.4% to $1,003 in Q2 2016.

SUNSET STRIP As buyers moved into Q2 2016, the Sunset Strip enjoyed steady value growth, while also reinforcing itself as one of the most desirable neighborhoods in Los Angeles. The Strip enjoyed a third consecutive quarter of median price increase, climbing to $1,826,000. Homes also sold quicker, and for a greater percentage of the original listing price than in Q1.

WEST HOLLYWOOD Since Q1 2015, West Hollywood property values have risen to a level they had failed to approach in the years past. Prior to Q1 2015, the area had never eclipsed a median sales price of $1,253,260. Since then, the average median sales price is $1,540,000, the most recent quarter setting the record high at $1,612,000.

Welcome to the Hilton & Hyland Market Report, our examination of the 2016 second quarter sales figures in the Los Angeles real estate market. Since its inception, Hilton & Hyland has become internationally known as the premier Beverly Hills real estate brokerage. As a leader in the luxury real estate market, it gives us great pleasure to present this comprehensive report. Throughout the following pages, you will find a detailed analysis on all key neighborhoods in the Los Angeles area, along with specific insights into the ultra-luxury market. This most recent quarter enjoyed much more activity than the period that preceded it. Rates remained low, money was relatively cheap, and most Los Angeles areas saw a significant property value increase. When looking at the ultra-luxury market across Los Angeles, the most recent quarter produced the highest median sales price in over three years, and a 2.97% increase since Q2 2015. Homes also moved much quicker than in previous quarters. The average number of Days on Market (DOM) for a Los Angeles home in Q2 was 65, tied for the lowest in years. Across the board, the market has shown that it remains one of the most reliable and sought-after locations in the world, with increased values, and decreased turnaround time.
