BEL-AIR The Q3 median price of a home in Bel-Air (which now extends out all the way to Mulholland Drive) was $2,145,000, an 11.4% increase from Q3 of last year. This is good news for Bel-Air residents, as their homes continue to become more valuable and sales in the Bel-Air neighborhood are up over 10% from this same point three years ago.

BEVERLY HILLS The average price per square foot of a home in Beverly Hills continues to be the area’s strong point. Sales volume declined this past quarter (a trend seen in many luxury markets this past quarter), and inventory is has ballooned to its highest point in three years. A select few very high-end sales have helped maintain an impressive average sale price of $4,259,081.

BEVERLY HILLS POST OFFICE Beverly Hills Post Office remains one of the most volatile markets, and the pros and cons of this were illustrated this past quarter. On the one hand, median sales price of a home jumped almost 7% to $2,550,000, a tremendous sign of life in the neighborhood. Conversely, property values enjoyed their highest ever point in Q3 2015, and have fallen since a year ago. All the while, sales volume remains consistent.

BRENTWOOD Brentwood’s stable three-year-growth appears to have peaked in Q2, as the median sales price of a home fell to $1,660,000. Still this figure marks a 20.9% increase since Q3 of 2013, and there’s no question that Brentwood remains one of Los Angeles’ hottest neighborhoods.

HANCOCK PARK Hancock Park continued to assert itself as one of Los Angeles’ most desirable markets for value growth. The neighborhood has enjoyed a median price increase of 24.6% over the last three years, with 6.9% of that growth taking place between Q2 and Q3 of this year. The average price per square foot of homes has increased, even more, 28.7% in the last three years.
HOLLYWOOD HILLS Hollywood Hills was one of the luxury markets hardest hit by the past quarter’s stagnation. Home sales tumbled 17.5% and inventory remained high. The silver lining is that of the homes that managed to sell, values increased as the price per square foot of a sold home reached its second highest point in three years, $793.

MALIBU Malibu’s slight decline in inventory and a minor increase in sales has led to a modest increase in home values, as the neighborhood closely mirrored the productivity of Q2 2016. The median sales price of a home in Malibu this past quarter was $1,788,000, up 14.6% from this point last year.

PACIFIC PALISADES The Pacific Palisades shook off the dust of Q2 to set a record-high median sales price of $2,500,000, a 28.4% increase from three years ago. The average price per square foot of a sold home also climbed to $989, another record. No matter how you cut it, property has never been more valuable in the Pacific Palisades.
SUNSET STRIP The Sunset Strip remains the most consistently stable market in all of Los Angeles. Over the past three years, the median sales price of homes has stayed within $225,000 of itself, never dipping below $1,200,000 and never rising above $1,487,500. This past quarter was no different.
WEST HOLLYWOOD West Hollywood home prices regressed towards the mean in the latest quarter, with sales volume also taking a slight dip. Similar to Hollywood Hills, the homes that did sell, sold at impressive values when compared with the sales of recent years, and there’s no doubt that West Hollywood property values will continue to climb in the coming years.
CENTURY CITY Century City returned to earth after a stunning Q2, with prices regressing towards the mean. The median price of a sold home was $900,000, a 12.5% increase from three years ago. Prices may well spike soon, as inventory in the area has shrunk towards record lows. Look for the neighborhood to enjoy a spike in values in the upcoming quarters.

Throughout the following pages, you will find a detailed analysis on all key neighborhoods in the Los Angeles area, along with specific insights into the ultra-luxury market. This most recent quarter endured a slight dip in highend production, after a flurry of activity was seen in the second quarter. Although high-end activity in the recent quarter slowed down, the market itself is still very much a buyer’s market. Housing prices have taken a slight dip, which dictates that ownership remains a very attractive investment for value across all segments of the Los Angeles home marketplace. In addition, no segment of the market was more stagnant than the Ultra-Lux market, and this is a trend that can be seen throughout numerous luxury markets in the nation, although Los Angeles has stayed ahead of global trends, and remains one of the strongest markets to invest in. This has coincided with a slight appreciation of lower value homes (properties under $5,000,000), a market that was quite healthy last quarter. Inventory remains consistent, and overall sales volume is still in a much better place than it was even just three years ago.
