VIC NORTH
ANN ARBOR, MICHIGAN
Located adjacent to The University of Michigan central campus, Vic North is designed as a 132,000-square-foot development on the north side of South University Street and is the newest luxury, mixed-use high-rise in the South University district of Ann Arbor. The building includes 57 apartment units ranging from two to six bedrooms per apartment, aimed primarily at housing university students.
Amenities include roof-top patios with interior lounges, fitness and yoga rooms, and study areas.
The first floor of the building continues the tradition of retail frontage shopping and dining that South University area has long been known for.
VIC SOUTH
ANN ARBOR, MICHIGANVic Village South, located in Ann Arbor’s South University district, will provide premier student-based and affordable housing units. This new high rise development will also include commercial/retail space at ground level, along with resident parking below grade.
The building’s 13-story facade is a composition of brick, metal panel, and stone accents. The stone is carried through to frame the building’s main residential entry, while the corner at the vibrant intersection of S. University Avenue and E. University Avenue is designed as an urban open space to enrich the pedestrian experience at the sidewalk level. Topping off this 150foot building, a rooftop patio will provide magnificent views of central campus.
This building is part of the Vic Village development which includes the highly successful Vic Village North located just across the street.
CLAY TERRACE CARMEL,
INDIANA
Hobbs+Black is leading the team to transform the existing Clay Terrace mall by removing the four existing retail buildings and reworking the existing road dividing the mall.
Two primary structures, with retail on level one and commercial and residential above, will surround a new public central park that will include amenities for shoppers and residents. The new retail is anchored by new food and entertainment uses that will support the new 24/7/365 community nearby
The center will also include a new, over 100,000-square-foot Class A office building and a five-story parking deck supporting 1,000 vehicles to round out the live, work, and dine experience.
CITY CREEK CENTER
SALT LAKE CITY, UTAH
City Creek Center includes the redevelopment of Block 75 and Block 76 in downtown Salt Lake City, Utah into a mixed-use development occupying the majority of the two 10-acre blocks. Hobbs+Black was the architect of record for the central retail and above for-rent residential apartments, the glass-enclosed skybridge connecting the two blocks, and the elevator and escalator lobbies in the below-grade parking garages. The retail tenants surround a large open air court on both blocks and line a main east-west retail pedestrian street that can be fully sheltered by a retractable glass roof.

150 BAGLEY STREET
DETROIT, MICHIGAN
Hobbs+Black was hired to convert the 18-story office portion of the United Artist Building located at 150 Bagley Street in Detroit into an apartment building that will include miscellaneous retail shell, storage, and amenities.
The work includes the basement level which will house storage and retail shell. The first level will be primarily retail shell and apartment amenities. Levels two through 18 will be apartments.
The scope of work includes all phases of architectural services from conceptual through to construction administration.
WOODWARD CORNERS
OAK, MIBeaumont Health System continues to excel in the provision of the highest quality healthcare to Greater Detroit and Southeast Michigan. As the provider of choice for clinical and patient care excellence, Beaumont continues to expand its service offerings and mission for patient care, research, and teaching. The healthcare system also understands the changing face of healthcare from acute care to chronic treatment. All of these attributes, plus the founding of Beaumont University, have placed pressure on the existing Royal Oak Main campus.
Immediately adjacent to the hospital campus is a 17-acre parcel which extends to the major street intersection of Woodward Avenue and 13 Mile Road. The health system is the landowner of the parcel which presently hosts a community shopping center. This master planning effort considers redevelopment of that site; removing the shopping center and replacing it with approximately 500,000 square feet of mixed-use development in a series of buildings. The facilities are organized along an artery extending from the main hospital to the major street intersection and providing a view corridor of the entire medical campus.
Anticipated facilities for the development include: a 300,000 square foot, multi-use ambulatory care and university teaching facility; a series of multiple facilities that are flexible for clinical/general office/retail - ranging from 18,000 to 42,000 square feet; a 100-suite hotel to accommodate patient and family lodging; and plaza and park facilities for outdoor events.
The anticipated development provides additional building facilities and creates a walkable community which integrates a patient care and community open air environment. The concept will ultimately strengthen the Beaumont brand and provide for a wellness environment interlaced with the adjoining neighborhoods. This program provides Beaumont with a long-term platform for planned growth.
ROYALTHE VILLAGE OF OKEMOS
OKEMOS, MICHIGANMeridian Township has approved a massive development proposal in Okemos, designated The Village of Okemos. The development hopes to create a place for people to gather as a community, providing entertainment and a unique shopping area. It is expected to create 100 new jobs and will include about 200 apartments and 50,000 square feet of retail space.
The area is bordered by Ardmore Avenue and Okemos Road to the east and west and by Methodist and Clinton streets to the north and south. The site includes seven buildings totaling nearly 280,000 square feet. Most of the buildings will be four stories tall. Some will have a fifth story.
A $20 million brownfield plan is anticipated for environmental remediation of the residual contaminants from the previous dry cleaner and gas station on site.
325 NORTH OLD WOODWARD
BIRMINGHAM, MICHIGAN
325 North Old Woodward represents a unique effort at blending a highdensity mixed-use development into an urban setting. The ground level includes retail spaces, while the middle two levels of the four-story structure are intended for office use, with approximately 48 parking spaces being provided in an underground structure.
The fourth level is composed of 16 residential condominiums with walk-out terraces. The lobby can be accessed from an integrally designed storefront or from the underground parking area.
The architecture is mutually responsive to the inherent character of this setting. Smaller punched windows wrapped delicately with carved stone accents articulate openings and provide transition from the lower level stone base to the upper level brick facades.

RED CEDAR
LANSING, MICHIGANRed Cedar is a major mixed-use development on the eastern edge of the City of Lansing, Michigan. The 32 acre campus involves the creation of a mixture of new uses for the community including healthcare, student housing, retail, hotel, and hospitality with structured parking along the banks of the Red Cedar River. The newly formed campus provides support for two substantial opportunities: unification of the City of Lansing’s eastern border with Michigan State University and a partnership between private development and regional governing authorities for management of a major storm water route benefiting the area community.
THE BALMORAL
BIRMINGHAM, MICHIGANThis development consists of a new, five-story, multi-use, high-rise building containing one floor of flexible retail space for services such as banking and restaurant; two floors of office space, one floor of commercial space, and one residential unit. An additional level of underground provides on-site parking for 40 vehicles. Site modifications included new concrete sidewalks and parking adjacent to Woodward Avenue.
