This past year, rising mortgage rates have slowed the red-hot housing market. Over the past nine months, we’ve seen fewer homes sold than the previous month as home price growth has slowed.
All of this is due to the fact that the average 30-year fixed mortgage rate has doubled this year, severely limiting homebuying power for consumers. And, this month, the average rate for financing a home briefly rose over 7% before coming back down into the high 6% range. But we’re starting to see a hint of what mortgage interest rates could look like next year.
As long as inflation is high, we’ll see higher mortgage rates. Over the past couple of weeks, we’ve seen indications that inflation may be cooling, giving us a glimpse into what may happen in the future. The mortgage market is eagerly awaiting positive news on inflation. As Ali Wolf, Chief Economist at Zonda, says:
“The housing market is expected to face continued uncertainty heading into 2023 as consumers, financial markets, and policymakers work through their respective challenges in today’s economy. . . . we are watching for any additional stability in the MBS market, signs of cooling inflation, and/or less aggressive Federal Reserve action to give us confidence that mortgage rates are past their peak.”
As we get through the inflation battle and start to see that coming down, we should expect mortgage rates to follow. We’ve seen nods of this over the past couple of weeks. As the Federal Reserve works to bring inflation down, mortgage rates will come down as well. Bill McBride from Calculated Risk says:
“My current view is inflation will ease quicker than the Fed currently expects.”
As we look toward this year, we certainly hope he’s right.
Mortgage rates will come down – it’s just a matter of time. The hope is we continue to see more positive news on inflation, and that’ll bring mortgage rates down. This will give prospective homebuyers more buying power and lead to more homeowners throughout the country.
2 tbsp. butter
2 medium sweet potatoes, peeled and shredded (about 4 cups)
1 garlic clove, minced
1/2 tsp. salt, divided
1/8 tsp. dried thyme
2 cups fresh baby spinach
4 large eggs
1/8 tsp. coarsely ground pepper
In a large cast-iron or other heavy skillet, heat the butter over low heat. Add sweet potatoes, garlic, 1/4 teaspoon salt and thyme.
Cook, covered, until potatoes are almost tender, 4-5 minutes, stirring occasionally. Stir in spinach just until wilted, 2-3 minutes.
With the back of a spoon, make 4 wells in potato mixture. Break an egg into each well.
Sprinkle eggs with pepper and remaining 1/4 teaspoon salt. Cook, covered, over mediumlow heat until egg whites are completely set and yolks begin to thicken but are not hard, 5-7 minutes.
1 pkg. Crescent Rolls
8 oz. Jimmy Dean sausage
1 c. shredded hash browns – thawed
1 c. shredded cheese
5 eggs
1/4 c. milk
1/2 tsp. salt
1/2 tsp. pepper
2 tsp. parmesan – grated
Preheat oven to 375 degrees. Take the Crescent Rolls out of the fridge 15 minutes before making.
Spray small sheet pan (10×15) with nonstick spray. (TIP: For a deeper style pizza, you can make in a 9×13 casserole dish!)
Brown the sausage in a skillet and drain. Spread the rolls on prepared pan.
You will have to press and work the dough a little to make sure it covers the pan…pinch the pieces together.
Spoon sausage over the crust. Spread the potatoes over the meat. Spread the cheese over the potatoes.
Combine eggs, milk, salt, pepper, parmesan together in a separate bowl. Spoon the egg mixture evenly over the cheese.
Bake for 25-30 minutes or until eggs are set. Oven times vary so check it about half way through.
16 oz. loaf of French bread
8–10 eggs
1 1/2 c. unsweetened almond milk (or milk of your choice)
1/3 c. real maple syrup
1 1/2 tsp. vanilla extract
1/4 c. butter, melted
8 oz. cream cheese, cubed
1 pint blackberries (or raspberries)
Preheat oven to 375 degrees F.
Spray 9×13 baking dish with olive oil or nonstick of choice.
Tear up bread into large chunks, placing them in the pan and spreading them out evenly, they should fill up the entire casserole dish.
In medium bowl, whisk together eggs and then add almond milk, maple syrup and vanilla extract.
Pour mixture evenly over bread chunks. Cover and place in the refrigerator*.
Evenly distribute blackberries and cream cheese on top. Pour melted butter evenly over the top.
Bake at 375 degrees F. for 30 minutes (middle rack and uncovered), or until golden brown.
Serve warm with real maple syrup (feel free to add a little powdered sugar on top if you want).
*Overnight: You can still make this without letting it sit overnight, but the longer you let it sit (up to 12 hours) the better it will turn out. That being said, I have made this multiple times with only letting it sit 5 minutes and it will still turn out!
3 c. Dannon plain yogurt
1 c. Smucker’s fruit and honey spread (the Triple Berry version)
1 1/2 c. granola
1 c. blueberries
1 c. blackberries
1/2 c. quartered strawberries
Prepare a large sheet pan by placing a layer of parchment paper on it.
In a large bowl, combine the yogurt and spread and mix well. Spread the yogurt/spread mixture on top of the parchment paper. Use a spatula to even the mixture out.
Sprinkle the granola on top and use the spatula to press down on the granola.
Evenly place the blueberries, blackberries and strawberry quarters on top of the granola. Place the sheet pan in the freezer and chill for 2-3 hours or until the mixture has frozen together.
Before serving, crack the bark in multiple pieces. Leftovers should be placed in a freezersafe bag in the freezer.
1-1/2 lbs. baby red potatoes, cut into 3/4-inch cubes
1 tbsp. extra virgin olive oil
3/4 tsp. sea salt, divided
3 medium limes
1/4 c. unsalted butter, melted
1 tsp. ground chipotle pepper
1/2 lb. fresh asparagus, trimmed
1/2 lb. broccolini or broccoli, cut into small florets
1 lb. uncooked shrimp (16-20 per pound), peeled and deveined
2 tbsp. minced fresh cilantro
DIRECTIONS:
Preheat oven to 400°.
Place potatoes in a greased 15x10x1-in. baking pan; drizzle with olive oil. Sprinkle with 1/4 teaspoon sea salt; stir to combine.
Bake for 30 minutes. Meanwhile, squeeze 1/3 cup juice from limes, reserving fruit. Combine the lime juice, melted butter, chipotle and remaining sea salt.
Remove pan from the oven; stir potatoes. Arrange asparagus, Broccolini, shrimp and reserved limes on top of potatoes. Pour lime juice mixture over vegetables and shrimp.
Bake until shrimp turn pink and vegetables are tender, about 10 minutes longer. Sprinkle with minced fresh cilantro.
4 chicken thighs
2 tbsp. lemon pepper seasoning
1 tbsp. cooking oil
2 cloves garlic
2 c. chicken broth
1/4 c. chopped parsley
1.5 c. orzo
2 oz. feta, crumbled
Blot the chicken thighs dry with a paper towel, then season both sides liberally with lemon pepper seasoning.
Heat a large deep skillet over medium. Once hot, add the cooking oil. Add the seasoned chicken thighs, skin side down, and let them cook undisturbed until browned (about 6-8 minutes for bone-in skin-on thighs).
Flip the chicken thighs and cook until browned on the second side. The chicken will be cooked most of the way through at this point but will finish cooking when simmered with the orzo. Remove the chicken to a clean plate.
While the chicken is browning, roughly chop about 1/4 bunch of parsley and mince two cloves of garlic. After removing the chicken from the skillet, turn the heat down to low, add the minced garlic, and sauté the garlic in the residual fat for about a minute.
Add 2 cups of chicken broth to the skillet and stir to dissolve the crispy browned bits from the bottom of the pan.
Add the orzo and half of the chopped parsley. Stir to combine. Finally, return the chicken to the skillet, skin side up.
Place a lid on the skillet, turn the heat up to high, and let the broth come to a full boil. Once it reaches a boil, turn the heat down to low. Let the skillet simmer on low for about 15 minutes, or until most of the broth has been absorbed.
Fluff the orzo around the chicken a bit with a fork, then top with the remaining parsley and the crumbled feta. Serve and enjoy!
2 cloves garlic
1 tbsp. olive oil
1/2 lb. ground beef
3 c. riced cauliflower
1 10 oz. can diced tomatoes with green chiles
1 15 oz. can black beans
1 tbsp. chili powder
1 tsp. smoked paprika
1 tsp. ground cumin
1/2 tsp. dried oregano
1/4 tsp. salt
1/8 tsp. pepper
2 oz. cheddar cheese, shredded
1 avocado
1 tomato
1/4 c. finely diced red onion
1 handful fresh cilantro
Mince the garlic. Add the garlic, olive oil, and ground beef to a large skillet and cook over medium heat until the ground beef is browned.
Drain the can of black beans and add them to the skillet along with the diced tomatoes with green chiles (not drained), chili powder, smoked paprika, cumin, oregano, salt, and pepper. Stir and cook until the skillet is simmering.
Add the riced cauliflower to the skillet (no need to thaw, if frozen). Continue to stir and cook over medium heat until the cauliflower is tender (about five minutes).
While the beef and cauliflower are heating, dice the tomato, avocado, and red onion. Roughly chop the cilantro.
Top the beef and cauliflower mixture with the shredded cheddar. Place a lid on the skillet, and let it heat over medium for a few minutes, or until the cheddar has melted.
Once the cheese is melted, top the skillet with the tomato, avocado, red onion, and cilantro. Serve immediately.
12 oz. shrimp, if frozen thaw (41-60 size)
1 fresh lemon
4 cloves garlic
2 Tbsp butter
1.5 c. long grain white rice
2 c. chicken broth
1/2 c. water
1 tsp. seasoning salt
2 tbsp. chopped parsley
Juice half of the lemon (you'll need about 2 tbsp juice) and slice the rest of the lemon for garnish.
Mince the garlic. Add the garlic to a deep skillet along with the butter and sauté the garlic over medium heat for 1-2 minutes.
Add the rice and continue to sauté for 1-2 minutes more. You should hear the rice begin to snap and crackle a little as it sautés in the hot butter.
Carefully add the chicken broth, 2 tbsp lemon juice, water, seasoning, and chopped parsley. Stir to combine.
Place a lid on the skillet and turn the heat up to medium-high. Allow the broth to come up to a full boil. Once it reaches a boil, turn the heat down to low and let it continue to simmer for 10 minutes.
Lift the lid briefly in order to scatter the shrimp over the surface of the rice. Replace the lid and allow the skillet to continue to cook over low for an additional 5 minutes.
Remove the skillet from the heat and allow it to rest. After resting, lift the lid. The shrimp should be opaque and pink.
Use a fork to carefully fluff the rice and partially stir the cooked shrimp into the rice. Add the leftover lemon slices and sprinkle with extra chopped parsley, if desired. Serve hot.
1 tbsp. avocado oil
1 1/2 lbs. chicken breast sliced into thin strips
2 tbsp. taco seasoning (divided)
3 c. onion, julienned
5 heaping cups julienned bell peppers
1 1/2 c. Brown Jasmine Rice
1 heaping cup mushrooms, sliced
1 can (14.5 oz.) fire-roasted tomatoes
1 can (4 oz.) diced hatch green chiles
1 3/4 c. broth
1 heaping cup shredded cheddar cheese
Salt and pepper, to taste
Preheat oven to 375°
In a large cast-iron skillet over medium heat, add oil and let it get hot, about 1 minute. Add chicken, 1 tablespoon taco seasoning, and salt and pepper and saute for 2-3 minutes until browned (chicken does not have to be cooked all the way through). Remove from pan and set aside.
Add onions, a little salt and pepper, and saute for 2-3 minutes until slightly softened. If needed, add a splash of broth if you need to deglaze the pan and speed up the cooking process some. Add peppers and remaining taco seasoning and saute for another 2-3 minutes.
Add rice and mix well to combine and let toast for 1-2 minutes. Add in the cooked chicken, fire-roasted tomatoes, green chiles, and mushrooms, and mix well to combine. Add broth and carefully stir to make sure it is well incorporated. You want to make sure you have enough liquid so you can see a little on the top, but not completely covering everything. Not enough liquid and you will be left with uncooked rice. Too much and it will be too soggy and won't absorb. See the pictures for reference.
Cover with tin foil and bake for 45 minutes. Remove the foil and bake for another 5-10 minutes until all the liquid is absorbed. The rice should be cooked through and fluffy. Remove from oven, sprinkle with shredded cheese, and bake for another 1-2 minutes until cheese is melted.
Top with toppings of choice and enjoy!
1–2 tbsp. olive or avocado oil
1 large onion, diced small
4 large celery stalks, chopped
3 garlic cloves, minced
1 1/2 c. cassava orzo, not cooked*
3 c. vegetable broth
13.5 oz. can full-fat coconut milk
5 c. organic broccoli florets, steamed
1 1/2 c. shredded non-dairy cheese
Optional: some breadcrumbs on top for crunch or spices like red pepper flakes, basil, black pepper and sea salt to taste and you can add in some protein too if you’d like
Warm a large 12-inch cast iron skillet with the oil then add onion, celery and garlic and cook for about 5-7 minutes or until fragrant (if you don’t have cast iron skillet – use a pan then you’ll have to add everything to an oven-safe dish)
Next add the orzo, vegetable broth and coconut milk and sit all together and bring to a boil
Lower heat to a simmer, cover and cook for 1520 minutes (stir ever 5 minutes or so!)
Preheat oven to 425 degrees and add in the broccoli to the skillet and mix in
Add skillet to oven to bake for 10 minutes then sprinkle cheese on top (if using breadcrumbs add these now too) and add back to oven and cook for 5 minutes then broil for 1 and enjoy while warm!
4 pieces 5-6 oz portions of salmon
4 tbsp. of cajun spice (more if you like it super spicy)
4 tbsp. garlic powder
1 tbsp. kosher salt
1/2 tbsp. freshly ground black pepper
3 tbsp. olive oil
Juice of half a lemon
Half a lemon sliced
2 lbs. of asparagus (woody stalks removed*)
Olive oil
Preheat oven to 450°
Place the salmon pieces skin side down on a large enough sheet pan to accommodate the fish and the asparagus.
Drizzle oil over the salmon and the veggies.
Drizzle lemon juice over the salmon and veggies as well.
Sprinkle the cajun spice, garlic powder, salt and pepper over the salmon and the asparagus.*
Rub the mixture all over the salmon making sure that it is nicely covered in spicy goodness.
Place the lemon slices on top of the fish.
Toss the asparagus so it is evenly covered as well.
Place into the oven for 15 minutes or until the fish is flaky.
CHICKEN MARINADE:
5-6 chicken thighs skin on, bone-in
1/4 c. avocado oil
2 tbsp. garlic minced
1 tbsp. ginger minced
1 tsp. smoked paprika
1 1/2 tbsp. Dijon mustard
1/4 c. pure honey
1/2 c. balsamic vinegar
2 tbsp. dried oregano
1 tsp. kosher salt
1/2 tsp. black pepper
ROASTED VEGGIES:
7 c. vegetables cut into chunks, see notes
2 tbsp. garlic minced
3 tbsp. avocado oil
Kosher salt to taste
Black pepper to taste
Preheat the oven to 425°.
Adjust the oven rack to the middle position. Line a baking sheet with parchment paper and set aside. Mix together all the ingredients under "chicken marinade" and toss the chicken thighs well. Set aside while you prepare the vegetables. I like to let the chicken sit for about 30 minutes to let everything really marinade.
In a large bowl, add all the vegetables and toss them in garlic, avocado oil, salt, and pepper. Mix well. Transfer to the prepared baking sheet and make sure they are spread out evenly in one layer. If there is not enough room, use a second sheet.
Place the chicken thighs on top of the vegetables and bake for 35-40 minutes or until the internal temperature of the chicken reads 165 degrees Fahrenheit.
HOT HONEY CHICKPEAS:
1 tbsp. avocado oil
2 tsp. minced garlic
1 15 oz. can chickpeas (drained)
1/4 c. honey
2 tbsp. sriracha
1 tsp. salt
1 tsp pepper
1/8 tsp. cayenne (optional)
1/4 tsp. crushed red pepper (optional)
BOWLS
2 c. cooked brown rice
4-5 stalks celery (chopped)
4 medium carrots (chopped or shredded)
4 tbsp. ranch dressing (optional, for topping)
Cilantro (for topping)
DIRECTIONS:
In a skillet or sauce pan, heat up the oil and garlic over medium heat.
Add in the chickpeas.
Whisk together the honey, sriracha, salt, pepper, cayenne, and crushed red pepper in a bowl.
Pour the hot honey sauce over the chickpeas and bring to a simmer.
Cook for 5-6 minutes, stirring occasionally, until the sauce begins to thicken and reduce.
Remove from heat and let cool as the sauce continues to thicken for 3-5 minutes.
Serve the hot honey chickpeas over cooked rice along with celery, carrots, cilantro, and a drizzle of ranch dressing!
MEATBALLS:
1 lb. 93% lean ground turkey
1 egg
1/3 c. panko breadcrumbs
2 tbsp. fresh basil, finely minced
1 tsp. Dijon mustard
1 tsp. Italian seasoning
1 tsp. cumin
1/2 tsp. garlic powder
1/4 tsp. cayenne pepper
1/2 tsp. salt
Freshly ground black pepper
SAUCE:
1 (24 oz.) jar your favorite pasta sauce
4-6 large basil leaves, julienned
1/2 tsp. red pepper flakes
4-6 oz. Burrata cheese, cut into large pieces
In a large bowl, use your hands to combine the turkey, egg, bread crumbs, basil, Dijon mustard, Italian seasoning, cumin, garlic powder, cayenne and salt and pepper. Mix together until well combined and roll into 16 golf ball sized meatballs.
Place a large skillet over medium high heat and add in olive oil. Add meatballs and brown on add sides; this should take about 5 minutes. You don't need to cook them all the way through.
Once meatballs have browned on all sides, reduce heat to medium low and add your tomato sauce. Spoon the tomato sauce generously over the meatballs. Bring to a simmer, cover with a lid and cook for 10-15 minutes while you make your pasta (if making).
After about 10 minutes, add the basil and burrata in the tomato sauce and/or over the meatballs; cover and continue cooking for 5 more minutes or until the cheese has melted into the sauce.
Serve meatballs over grain or pasta of choice. Would also be great over spaghetti squash.
1 lb. spicy bulk pork sausage
1 lb. lean ground beef
1 (28 oz) can diced tomatoes
1 onion, chopped
1 (6 oz.) can tomato paste
2 tbsp. distilled white vinegar
2 tsp. chili powder
1/2 tsp. salt
1/4 tsp. red pepper flakes, or more to taste
10 c. shredded cabbage
DIRECTIONS:
Heat a large skillet over medium-high heat. Cook and stir sausage and beef in the hot skillet until browned and crumbly, 7 to 10 minutes; drain and discard grease.
Stir diced tomatoes, onion, tomato paste, vinegar, chili powder, salt, and red pepper flakes into sausage mixture.
Fold in cabbage. Reduce heat to mediumlow and cook, stirring occasionally, until cabbage is tender, 20 to 25 minutes.
1 tbsp. olive oil
1 medium jalapeño pepper, chopped
2 cloves garlic, chopped
1 (15 oz.) can black beans, rinsed and drained
1 (14.5 oz.) can fire-roasted diced tomatoes
1 c. yellow corn
1 c. quinoa
1 c. chicken broth
1 tbsp. red pepper flakes, or to taste
1 1/2 tsp. chili powder
1/2 tsp. ground cumin
kosher salt and ground black pepper to taste
1 medium avocado
1 medium lime, juiced
2 tbsp. chopped fresh cilantro
Heat oil in a large skillet over medium-high heat. Sauté jalapeño pepper and garlic in the hot oil until fragrant, about 1 minute.
Stir black beans, tomatoes, corn, quinoa, and chicken broth into the skillet. Season with pepper flakes, chili powder, cumin, salt, and black pepper; bring to a boil.
Cover the skillet with a lid, reduce heat to low, and simmer until quinoa is tender and liquid is mostly absorbed, about 20 minutes.
Add avocado, lime juice, and cilantro; stir until combined.
2 1/2 tbsp. avocado oil split in two
1 1/2 lbs. boneless & skinless chicken thighs
2 tbsp. arrowroot flour
2 tsp. kosher salt
3/4 tsp. black pepper
1 yellow onion diced
1/3 c. bone broth or chicken broth
7 oz. sun dried tomatoes, in olive oil drained
8 garlic cloves minced
15 oz. canned coconut milk
2 tbsp. nutritional yeast
4 c. spinach lightly packed
2 tsp. Italian seasoning
Kosher salt to taste
Black pepper to taste
Cut chicken thighs into 1 - 1 1/2" bite-size chunks. Transfer to a large bowl. Add half of the avocado oil, arrowroot, salt, and pepper. Give everything a nice stir and be sure it is evenly coated. Set aside.
Heat up a large skillet over medium heat for 2 minutes and add the oil. Let that heat through for another minute. Add chicken to the pan, and cook for 4-5 minutes each side until golden brown but not completely cooked through. Transfer to a bowl or plate with a slotted spoon and set aside.
Add the diced onion to the pan and cook for 2-3 minutes until soft. Add 1 tablespoon of oil from the sun dried tomatoes and minced garlic. Cook for 1 minute, stirring often. Add broth to the pan, scraping from the bottom of the pan and stirring frequently. Cook until broth has reduced down by at least 50%.
Add sun-dried tomatoes to the pan. Fry for 2-3 minutes until quite fragrant and well combined, stirring occasionally.
Add coconut milk and nutritional yeast to the pan. Once the coconut milk has reached a boil, turn the heat down to medium-low. Add spinach to the pan and stir until slightly wilted, about 1 minute.
Add chicken back into the pan and sprinkle with seasoning. Stir frequently for another 7-10 minutes, letting all of the flavors marinade and allowing the chicken to cook all the way through. Season with additional salt and pepper if necessary.
Top off with fresh lemon wedges and chopped parsley.
FOR THE SPICES:
1 1/2 tsp. cumin
1 1/2 tsp. coriander
1 1/2 tsp. turmeric
3/4 tsp. garlic powder
1/2 tsp. dried oregano
1/4 tsp. cayenne
1/2 tsp. salt
Freshly ground black pepper
FOR THE VEGGIES:
1 head cauliflower, cut into florets
1 medium sweet potato, diced into ½ inch cubes
1 red bell pepper, cut into chunks
1 red onion, cut into chunks
1 c. frozen or fresh corn
2 tbsp. olive or avocado oil
1/2 medium lime, juiced
1 (15 oz.) can black beans, rinsed and drained
OTHER:
8 tortillas of choice
1 avocado, sliced or diced Sliced red cabbage, for crunch
Preheat the oven to 400°. Line a large baking sheet with parchment paper. Depending on the size of your sheet pan, you may need to use two pans in order to fit all of the veggies.
In a small bowl, mix together all of the ingredients for the spices so they are well combined: cumin, coriander, turmeric, garlic powder, oregano, cayenne, salt and pepper.
Add the cauliflower florets, diced sweet potato, red bell pepper, red onion, and corn (if using) to the prepared pan. Drizzle with avocado oil and lime juice. Sprinkle spices all over the veggies. Use a tong or clean hands to combine all the veggies so they are well coated with the spices and oil. I find that using hands is much easier!
Roast the veggies for 30-40 minutes, stirring halfway through. You’ll know they are done when sweet potatoes are fork tender. During the last 5-10 minutes of baking, remove the pan from the oven and add the rinsed and drained black beans right to the sheet pan with the veggies. This is simply to warm the beans in the oven without needing to use another pot or bowl!
Serve on charred tortillas.
INGREDIENTS:
11.5 oz. milk chocolate chips Ghirardelli
16 oz. marshmallows regular size
DIPPING OPTIONS:
Graham crackers
Fresh fruit strawberries, blackberries, raspberries
Pretzels
Apple slices
Cookies or Nilla wafers
DIRECTIONS:
Preheat the oven to 350º.
Pour the chocolate chips into an 8-inch cast iron skillet and lay evenly.
Melt in the oven for 3-4 minutes.
Remove from the oven and place the marshmallows tightly into circles over the melted chocolate.
Return to the oven for an additional 3-4 minutes, until the top is golden brown.
Be sure to watch this! Do not broil.
We want heat all around the skillet to keep the chocolate chips melted while the marshmallows puff.
Serve with graham crackers and fresh fruit.
2 c. heavy cream
1/2 c. powdered sugar
1 tsp. vanilla
1 lb. strawberries sliced
7.2 oz. graham crackers (1.5 sleeves)
In a stand mixer or with a hand-held mixer, beat the cream, powdered sugar and vanilla until stiff peaks form.
Place a very thin layer of cream on the bottom of a 9×9 square pan. Next, add a single layer of graham crackers.
Top with 1/3 of the whipped cream and smooth with a spatula. Add 1/3 of the strawberries in an even layer.
Repeat layers 2 more times, ending with strawberries. Arrange the berries in a pretty pattern, if desired.
Cover with plastic wrap and refrigerate for at least 4 hours or overnight before serving.
INGREDIENTS:
1 21-oz can cherry pie filling
1 15-oz can crushed pineapple
1 box white cake mix (18 ounces)
1 1/2 sticks (12 tbsp.) butter
DIRECTIONS:
Preheat the oven to 350º.
Dump the cherry pie filling and crushed pineapple into a 9-by-13-inch baking dish. Stir together.
Sprinkle the cake mix over the top of the fruit. Slice the butter into tablespoons and distribute evenly over the surface of the cake mix.
Bake until the top is brown and bubbly, 45 minutes to 1 hour. Serve with whipped cream.
1/2 c. oil, such as canola or peanut
1 1/4 c. granulated sugar
3/4 c. all-purpose flour
1/2 c. natural cocoa powder
1/2 tsp. salt
2 large eggs
2 tbsp. water
1/2 c. chocolate chips
Heat the oven 350°. Prepare an 8-inch metal baking pan. Arrange a rack in the middle of the oven.
Pour the oil into the 8x8-inch metal baking pan and gently swirl the oil around the pan and up the sides.
Add the dry ingredients to the pan. Add the sugar, flour, cocoa powder, and salt to the baking pan.
Add the eggs and water and stir well. Crack the eggs directly into the baking pan and add the water. Use a sturdy spatula or wooden spoon to first puncture the yolks and then mix the batter until completely wet, about 1 1/2 minutes of stirring.
Stir in the chocolate chips (save a few to sprinkle on top). Use the spatula to spread the batter in an even layer, being sure to work it into the corners of the pan.
Bake 25 to 28 minutes. Bake until a knife inserted in the center comes out mostly clean, 25 to 28 minutes.
Cool the brownies on a cooling rack for 15 minutes before cutting into 9 squares for serving.
