The flowers are in full bloom. the grass is green and the fresh, warm summer breeze is upon us. After months of being cooped up in our homes, we see a glimmer of hope at the end of the tunnel. It's hard to believe how many things that we put off in our everyday busy lives! The rickety door that needs to be fixed, the squeaky hinges, the unfinished reno project and all the little things that seem to end up on the back burner. While home, many of us have taken the opportunity to tackle those much-needed-to-do projects. Some of us have also faced the reality that there are rooms in our homes that have been overlooked, much like Monica Geller from Friends and her dirty closet in her impeccable New York apartment. We all have that one room that we can't seem to finish. whether it's the basement bathroom, chaotic craft room, or our kid's rooms that never seem to quite look like those that grace the pages of these magazines! If only our kid's rooms could be freeze-framed like the ones you see on the page - everything perfectly in place and immaculate. I guess that's what you could call the Calm Before The Storm! I feel incredibly blessed to have brought you 15 years of inspiration, 100's of designer spaces, thousands of carefully curated designer products and countless talented designers. This issue pays tribute to the last 15 years, where our dedicated team has spent innumerable hours sourcing the best products, most beautiful spaces and, best of all, down to earth advice to transform your home into a designer space! Cheers to the next 15 years!

CELEBRATING 15
WE CATCH UP WITH DESIGNER GLEN PELOSO LOOKING BACK AT THE LAST 15 YEARS Losing both of my parents and witnessing the aging process first hand gave me a new perspective of both life and home. It opened my eyes to how homes are used and supposed to function and how they bring joy and wrap themselves around the identity of the owner. This has helped me to bring more purpose and meaning to what I do. MY BIGGEST ACCOMPLISHMENT wouldn't be work. Of course, there are hundreds of projects that I'm really proud of but creating a happy home and happy family is even better. Those things fill your work with new knowledge and understanding. My daughter, a lovely young lady, can always offer another perspective from her vantage point on beauty, design, social issues and more. Hearing the perspective of youth is amazing. My partner brings me a more corporate point of view as well as a first generation immigrant perspective. It's an accomplishment because it is in a constant stat of flux of situation and emotion. They are people living in a space. The design of that space has to accommodate the people, which sometimes means the best “look for the architecture of the room, has to be let go of in favor of the people. Every designer knows those things but to understand them truly is different.
Glen Peloso has been contributing to the magazine for over a decade and has graced our covers multiple times including these two covers from 2008 And 2012
THE BEST ADVICE I could give my younger self would be to RELAX! I would have counselled younger me to doubt yourself less, focus only on the people, take in as much information as possible from everywhere, make the best decision available and move forward. The point of what designers do is to help people live a better life in a specific space. That's what gets me up and is worth caring about. THE NEXT 15 YEARS If I could have a 15 year supply of any one item, it wouldn't be toilet paper! Many things like wine, coffee, chocolate, shoes and scotch come to mind but I could lose those. What I wouldn't want to lose is books and learning. My maternal grandfather used to say "People can take all of your possessions but what you know, is 100% yours, always!" I love learning something new, understanding different perspectives and having input into creating something new or better. I HOPE TO... travel more in the next 15 years! You learn so much when you travel. You get to marvel at structures and people's ability to solve their unique local environmental issues. It's humbling to visit places like Pompeii and Herculaneum and realize that the structure of life, family, design, function, entertainment and even running water have been around since 79 AD! It's also interesting to discover what is considered beautiful, a concept that is not universal and varies from region to region, and learn to understand why it is considered beautiful to others.

Crystal is the traditional gift for a 15th wedding anniversary so it’s only fitting that most of the pieces in this tablescape are glass or crystal! Additionally, using glass and crystal pieces allows more of the patterned tablecloth below to show through, adding a touch of blue garden florals through-out the setting. For an extra touch, a personalized cookie at each place setting does double-duty as a table card! Cookies, Stephanie Anne Cakes www.stephanieannecakes.com

Typically, it is recommended that centerpieces sit below the line of sight so guests can visit. For a bolder, more elegant look, raising the centerpiece so the bulk of the florals are above the line of sight is the perfect alternative!
Potted succulents are a great addition to a garden themed tablescape! Not only do they add a lovely touch of nature to each place setting, but they make the perfect take home favor for your guests as well!

I always joke with my clients that no matter how much emphasis you put in the living room or dining room, everyone will always congregate in the kitchen. This design works so well because the bar seating is outside of the kitchen triangle. The person hosting can move fluently around the kitchen while the guests can gather around and still contribute to conversation. Not every vacation home is located at the lake! This downtown penthouse was formerly a bachelor pad. This cottage is one of two summer homes situated on a remote 7.5 acre island near Minaki, Ontario in the Lake of the Woods. When a new generation took ownership, it was time to update this 1970s cottage and fortify the operating systems. Given the space is only accessible during the summer months, the new owners wanted to maintain the rustic, simplicity of the structure, but add in a few creature comforts and leverage the beautiful westward views. This included adding new decking, an outdoor shower, a 16’ stack stone fireplace, a cedar-clad ceiling, new window and door trim, a fresh coat of paint and a variety of new fixtures and finishes. The cottage also got an upgrade to its solar system, water pump, propane system and electric generator. - Pam Melin, www.consideredspace.design; Builder, Kelly Gibson, www.laclu.biz
To make room for a built-in sauna, we completely renovated the master bathroom and moved the shower and toilet for a better layout. While the vanity, faucets and lighting have a vintage feel, the tub, shower and wash basins add a modern balance to the space. We added a whimsical floor tile and placed a window next to the side of the tub to overlook the ocean. I love the feel in this room. I could live here! - Ami McKay, www.purebyamimckay.com BONUS: Click here to see this whole home in our 2020 COTTAGES Special Edition

This unique cottage is situated on a private 11 acre island in Lake Muskoka and it is truly a one of a kind, modern cottage. It was built in 2014 for a family that wanted a very private and spacious cottage. With over 8,500 sq. ft. of living space, the cottage boasts six bedrooms, six bathrooms and a 1,200 sq. ft. spa with a Finnish dry sauna and Turkish steam room. A 1200 sq. ft. guest cabin is also located on the property. The cottage is designed to offer the best in luxury cottage living including smart toilets, imported tile, a swimming pool and hot tub, a wine cellar and a boathouse. The cottage also features three wood burning fireplaces including an outdoor fireplace on an expansive cedar deck.

COTTAGE STYLE What makes a cottage a cottage? If it’s because it’s different than a house, how so? Ideally, an abode with the cottage moniker delivers a space geared towards a simpler, more relaxed lifestyle. Perhaps without some of the modern conveniences of the big city, it compensates by bringing one closer to nature and the marked absence of some of life’s usual stressors. You don’t have to live deep in the woods or right by the sea to understand the appeal of cottage style design. With its clean look and unique personal touches, it’s not hard to see why this aesthetic continues to inspire us. SHABBY CHEEK Though cottage style has been around forever, it has also had different design trends impact the execution of the look. If you’re lucky enough to have an actual cottage outside of the city, then much of the job of connecting to nature has already been done for you. However, this design look is also possible in the city and is usually affordable. When working with a budget, stick to simple lines and natural elements. A space in which a family heirloom gains focus against a soothing backdrop, a well-chosen vintage fabric covers a pocked wood table, and a handful of wildflowers stand tall in a glass bottle. STAY IN NEUTRAL A calming color palette that plays nicely with any other color is always the best place to start for a cottage design reboot. As a foundation, a crisp, clean white provides the perfect backdrop for any number of accent colors. Layered whites are also a distinctively cottage look. Perhaps not as practical for daily life but certainly contributes to a luxurious atmosphere for a weekend retreat. There is nothing more relaxing and elegant as white on white. Make sure to mix in subtle patterns and natural textures, like rattan and linen, so that the look remains sophisticated and cohesive. LIGHT BRIGHT Cottage design is all about creating bright and airy spaces. Look for ways to bring natural light into the space. Leave large windows untreated, add in a skylight or install a variety of different kinds of lighting to underscore the depth of the space. Put all the lights on dimmers to control the quality of the light. Cottage interiors tend toward either refined minimalism or eclectic maximalism but both benefit from a unified lighting scheme.

EXTERIOR COLORS There are a lot of things to factor in when looking to change the outside of your home. Here are a few things to consider: ROOF COLOR: Is it brown tones or black/gray tones? Choosing colors with a similar undertone will ensure a more cohesive look. NEIGHBORING HOUSES: Are there a lot of gray or brown houses on the street? Consider something different: not so different that you will be the landmark, but different enough to be interesting. Trends are going away from neutrals for exteriors so don't be afraid of using a navy blue with white trim or vice versa. DETAILS: Are there areas that can use some additional detail? For example, you can beef up support posts by cladding them with Fir or Cedar to bring a natural element in or use a paint grade wood if that is better suited for your style of home. GARAGE DOORS: Just because they came white doesn’t mean they should stay that way. I like to use a color a few shades darker or lighter than the body of the house and apply paint with a satin sheen for added interest. FRONT DOOR: Do not forget the front door! It should be a totally different color than anything else on your house to make it the focal point that invites people in. Benjamin Moore has some fabulous colors in their Grand Entrance collection that are worth a look.

For the past 20 years, Kencrete Contracting has been turning concrete surfaces into decorative works of art. Kencrete is well-known for providing friendly, professional service, a clean job site, top quality workmanship and on time completion. Ken is passionate about working with each customer to ensure a clear vision of their project and bringing it to life for them. We sat down with Ken McLennan of Kencrete Contracting to learn a bit more about his business. CHT What made you decide to get started with decorative concrete? KM I originally started when the decorative concrete trend was just starting here in British Columbia. The more standard finishes had become repetitive and lacking in challenge so the opportunity to try new styles was appealing to me. CHT What inspires your designs? KM The designs are generally inspired by the setting. I
try to blend the design with the existing home as well as the landscape and nature surrounding the project. CHT What trends are you seeing right now? KM Stamped concrete is still very popular because of its versatility but thin, crisp sawcuts are growing in popularity in some areas. It's also popular for areas to be separated into several smaller pads of varying shapes and sizes with either river rock or turf in between the panels. This style is popular because it is very open to adaptation and has a classy, modern, sleek look. CHT What is a common mistake you see homeowners making? KM The only common mistake that I get from customers is the belief that good concrete won't crack.
The truth is, there is no way to guarantee that it won’t. What can be guaranteed is that with proper grade prep, rebar installed and cuts, we can control where the concrete cracks to a large degree and most of all guarantee that any cracks that do occur will never separate or heave and become a trip hazard. CHT If you could go back 15 years, what advice would you give yourself? KM Without a doubt, I would tell myself to do a better job of taking care of myself and learn when to take a break.

ORIGINS OF COLOR Color is a powerful thing. Color has the ability to affect our emotions and change our mood. Research shows that the psychological effects of color, combined with our own biological conditioning and cultural impacting, can affect all areas of our life. I find color to be a fascinating thing! Here are a few interesting facts about color through out history! Paint Me In... Mucus? According to Wikipedia purple dye was originally made from a mucus that was harvested from the spiny dye -murex sea snail which is found in parts of the Mediterranean Sea. The Right White? The color of the White House is Whisper White. Behr and Dulux both have colors with this name! Color of the Millennium Cerulean blue isn't exactly one single color. It varies between azure and sky blue. Pantone nominated it as the Color of the Millennium in 1999. Pink is For The Boys In the early 1900's pink used to be the "designated" boys color rather than blue. Pink is a lighter version of red which has strong masculine ties therefore pink was seen as being stronger and bolder - more suited for boys. Prehistoric Paint Yellow is one of the oldest colors. Made from ochre pigment, it dates back to the prehistoric times where it was found to have been used in cave drawings. Most people associate yellow with happiness and optimism. One mistake homeowners often make when planning a renovation or new build is that they underestimate the impact that their staircase can have on the look of their home. There is nothing quite as disappointing as walking into a home that has been recently updated to a more modern esthetic only to be greeted by an old staircase painted to try and blend into the new look! A staircase is a highly visible feature in most homes and can seriously effect the look and value of your home! John Berman of Berman Stairs has been the go-to source for quality, custom staircases for many years. John believes it is important to maximize the beauty and usability of your staircase to ensure it does justice to the rest of your home. John and his team can handle every aspect of your staircase project from the initial design to manufacturing and installing, ensuring the final product is exactly what you dreamed of. Berman Stairs is known for offering personal, on time service for every project. Your stair designer works with you to create an unparalleled balance between beauty, quality, cost and timeless design. For most
projects, quotes can be prepared in just three business days with shop drawings from an architect ready in just a week, using the latest version of AutoCAD. They can also secure engineering stamps and provide striking, full-color renderings of your project! Once your drawing is complete, you can build and install the staircase yourself or have them manufacture and install it for you! This gives you flexibility and complete control over your project. Berman Stairs also offers custom premade staircases, which sounds somewhat like a contradiction but it's all about finding balance between quality, beauty, cost and timeframe while also offering flexibility. With custom premade staircases, the project is given the same level of unique design, precise manufacturing, and material selection as with a full custom staircase
design or build. The only difference is it shows up in one easy to install piece that your builder can install themselves. This can save you on cost and time, especially if your build requires multiple staircases. Berman Stairs offers both traditional and modern styles, allowing you to find the design that will fit your home perfectly!

ANSWERED...
WHEN SHOULD YOU SET UP A HELOC (HOME EQUITY LINE OF CREDIT)? Now, more than ever, this is an important question that every homeowner should be asking themselves. Generally, the answer is - right now. Most homeowners wait until they have a financial need to set up a HELOC but setting up a HELOC in advance is a smart way to ensure that you are prepared and have immediate access to funds when unexpected life events or emergencies occur.
Setting up in advance is a smart way to ensure that you have immediate access to funds. Establishing a HELOC generally involves a legal fee and the cost of a home appraisal. Once this is done, you do not incur additional costs until you actually use the available funds. That means your HELOC can sit there waiting until you need it! HELOC is a revolving line of credit secured by your home. Homeowners can access up to 65 per cent of their home’s value. Homeowners can pay back however much they want, whenever they want, as long as it covers the interest costs. When getting a HELOC, you offer your home equity as security which allows you to get a better interest rate. The typical interest
rate is Prime (currently 2.45%) plus 0.5%. It can be as low as Prime if you have a great client profile and employment history with your bank. It has been proven many times already that HELOCs are actually a smart way to borrow in an emergency – much better than credit cards or lines of credit, and definitely better than collapsing investments before giving it a chance to recover from the decline caused by COVID. According to industry watchers, Canadian banks are expected to tighten access to home equity lines of credit (HELOCs) when coronavirus-linked government assistance programs end in a few months, as lenders seek to limit credit to already-stretched borrowers. Setting up your HELOC now ensures you don't run into restrictions that may be added in the near future. very important. It's not just about the volume of items you own but also the way it is stored and made available when needed. In today's era of busy households, couples working, and simply not enough time, it is very easy to fall behind on organizing and making a home look "airy" at all times. Having a closet space, kitchen cabinet, bathroom vanity or even bedroom furniture not used efficiently can create an impression of an untidy home. Adding on to your home is often the first thing people think to do but why would you build an addition to your house when you can create an organized space using already existing floor, wall, and ceiling space? For example, creating more space in the garage by putting in a ceiling storage rack OR organizing a walk-in closet using space-saving hangers, cloth shelving units, and floor storage boxes OR buying a space-saving closet that allows you to tuck away all those seasonal items you don't really need to access regularly. My personal advice for those who need more space and are contemplating on building an addition to their home would be to consider the option of getting the best use of the basement or attic space they have available and to consider what space they are currently underutilizing before choosing to add on. WHAT SHOULD I KNOW ABOUT SELLING MY HOME DURING THIS TIME? In the midst of this unprecedented time I think we can all agree that we are experiencing anxiety and stress about the new status quo. When it comes to real estate we are adjusting to new protocols and much higher levels of caution and volumes of paperwork as a result. It has been an interesting adjustment to say the least. The current market is experiencing low levels of inventory which is resulting in multiple offers and a lot of real estate transacting above market values. This is a surprise to most sellers I meet with.
It is essential to ensure your home shows as best as it can! The world at large is relying on the internet with its on-line resources when shopping in general but also with property. I think now, more than ever, it is important to do your due diligence when selecting an agent. Some tips that I think are essential in considering: 1. What is the on-line presence of your home? 2. How many photos? Video?
3. Who is seeing my home online? 4. Where is my home on-line? It is essential to ensure your home shows as best as it can because buyers are relying on their on-line experience before viewing. People are cautious as to how many homes they are viewing so ensuring yours stands out is essential. I include home staging in my listings which is more essential than ever! Ensuring your paint is freshened up, windows spotless and furniture placed perfectly matters in how it can be represented online. OUR EXPERT Marcia Bergen www.marciabergen.com

1. USE AN EXPERIENCED REAL ESTATE AGENT. An agent that has experience in your area will have knowledge of buying patterns in your neighborhood and can help guide you to ensuring your home is listed and sells to the right audience to get top dollar! 2. WORK WITH A PROFESSIONAL HOME STAGING COMPANY. Whether you use the home stager to complete the full home stage or you just hire them to do a consult and then do the work yourself, a professional home stager can look at your home with unbiased eyes and point out things potential buyers will notice that you might not!
Nothing shows as well as a freshly cleaned home. 3. GET THE HOME CLEANED. Nothing shows as well as a freshly cleaned home. A complete home

Once you’ve met with your realtor and the house is prepared to list, a professional cleaning company can give your floors the extra shine… the counters and cupboards some extra sparkle… and ensure your kitchen and bathrooms are the show-stoppers of your walkthroughs. Plus, when it's time to move, your home is clean and ready for the new owners! Peerani's Flooring is a family-owned business with locations in Mississauga and Stoney Creek. Peerani's is known for providing the best in quality, style and service at the lowest price possible by working closely with customers and supplies throughout the process. Peerani's showroom offers a selection of over 1000 flooring options in various types, colors and styles. We chatted with Zain Peerani to learn a bit more about Peerani's. CHT What inspires your product selection most?
Peerani’s Flooring www.peeranisflooring.com
ZP Our number one priority in selecting products is always quality. After quality, we consider styles, finishes, colors and then prices. Of course, our customers are another major deciding factor as we work to carry products that will satisfy the taste, budget and quality expectations of our clientele. If a product isn't meeting those expectations, we will stop carrying it. Likewise, if a product is particularly popular, we will look for more options that offer a similar look.
CHT What trends are you seeing right now? ZP We're noticing that “Saw-Mark Finish” floors and super wide floors up to 11” wide plank are a popular choice right now. Lighter colors; NOT pure natural (Golden/Yellowish) tones but various shades of beige, off-white, lighter grays & sometimes even shades of white are the most popular colors this year. Herringbone patterns are making a comeback and growing in popularity, especially for dens/home offices and entrances where a more unique finish is desired. CHT If you could only sell one product for the next 15 years, what would you pick? ZP I would pick a medium tone brown color engineered hardwood in a wide plank from one of my suppliers like Elegant Floors. Medium tone brown
colors are a timeless choice that never goes out of style and will stand the test of time. I would ensure I selected a supplier like Elegant Floors because they don't compromise on quality and provide the best possible product at the most reasonable prices! CHT What is one common mistake you see homeowners making when selecting flooring? ZP 90% of the time, homeowners are only concerned with appearance (color and style) and price. They fail to consider the structure of the product and its suitability to their home environment. For example, if buying engineered hardwood, most consumers are not aware of what type of finishes it has been prepared with, if the products are being tested and are safe to use, what is the top veneer, is it sufficient enough for a family of 5 with a pet, etc.

Having spent most of her childhood re-arranging the house, staging seemed like a natural fit! CHT What do you find inspires your style most? JT I love the Scandi style, as well a neutral palette with mild use of color. Of course, some projects require much bolder use of color, and we can meet that need as well. CHT What can clients expect when they start a project with you?
Simply Irresistible www.stageandsell.ca
JT They are always surprised by the speed and ease of our quoting, booking staging and on-going communication. They don’t need to do much by way of hand holding us, we are very organized and punctual and like the postman, “rain, sleet or snow…the Stagers at Simply Irresistible will always show.” We like to put
a fun spin into our working relationships. CHT What are some of the hottest trends you’re seeing right now? JT I have noticed a lot of colorful kitchen cabinetry with vintage accents as well as wallpaper! It seems to be everywhere! (Although we don’t recommend that for staging!) CHT What is one common mistake you see homeowners making when staging their homes? JT They over do the de-cluttering and leave just furniture in each room. It ends up looking like they fled the country and are having a distress sale. This is not a good idea when trying to get ready to sell. De-clutter yes but keep key accent décor pieces and art properly hung. You should also have beautiful pops
of color, but keep it on the mild side. Stay away from Lime Green or bright colors. CHT If you could have a 15 year supply of any one item, what would you pick and why? JT Toilet paper! That is not a pandemic joke, I am Polish /Ukrainian and my Grandparents taught us to stock up on TP and other items. In the last few months, that advice really paid off! CHT If you could go back 15 years and give yourself one piece of advice, what would it be? JT Besides skip the first marriage and go straight to the second one? It would have to be not to worry about what other people think about what I am doing in life, unless they are the ones paying my bills.
ULTIMATE DESIGN CHALLENGE We’re all about the play of contrast in this chic mid-century executive home office. KITCHEN Design Editor Karla Dreyer shows you how she gave this kitchen a fresh look on a budget! Text Karla Dreyer | Photography Janis Nicolay
BEFORE THE REFRESH
This outdated kitchen did have a few things going for it. First, the layout was good and did not need changing. Second, the existing cabinetry was in great shape, just outdated! Because the client was working within a budget, I decided to reface the cabinets instead of replacing them!
Design by Karla Dreyer, www.karladreyerdesign.com; Photography by Janis Nicolay, www.janisnicolay.com
I worked with Renuit, a professional refacing company, who came in, measured the space and then had the new cabinet faces built off site (about 6 weeks). Once completed, they were installed and within a 6 hour time frame, the kitchen was completely transformed for a fraction of the cost of new cabinetry!
Saving on the cabinetry allowed us to use the remaining budget to update the countertops, fixtures and appliances to give the space a completely new look from top to bottom. I love the way the sage green looks against the gorgeous white quartz countertop in a suede finish which looks modern and fresh. I also ran the countertop material up the backsplash to give it a more cohesive look and not break up the kitchen. The finishing details of matte black in the hardware and faucet, and wood in the pendant light and stools give it a mix of materials and warmth. We also did black stainless steel in the appliances, giving the kitchen an updated look.

APPLIANCES SHOULDN'T BE AN AFTER THOUGHT
CONSULT A PROFESSIONAL
It is important to select appliances before designing a new kitchen so that the design can incorporate the appliances correctly. This means ensuring that the designer and cabinet maker have all the measurements and that space is left for product services like plumbing, venting and electrical. These often require more depth then the specifications suggest in order to fit properly. Designing around your appliances also allows you to ensure the correct appliances are used for the space. For example, a hood fan or downdraft that is too long or uses the wrong duct size will not allow for adequate air flow, causing issues with smoke alarms going off. - Bruce Johnstone, www.alpinecanada.com
Ask yourself how much do you need to change. Are structural/layout changes necessary or are you just looking for a cosmetic update? If you're happy with the layout of your kitchen and your cabinets are structurally sound, refacing (replacing doors with new styles and professionally refinishing the rest to match) or refinishing (professionally refinishing existing cabinets and doors) are a good alternative to tearing out and replacing your cabinets. Not only is there less waste, but it's more affordable! Granite Transformations, www.granitetransformations.com
There are a lot of details that go into ensuring your kitchen is both stylish and functional. Even if you are fairly handy and want to do much of the project management yourself, it's worthwhile to consult with a professional design expert to help fine tune your remodel/renovation plan. They can offer tips and advice, often recommending ideas and solutions you hadn't already considered! - Lucy Cortese, www.beyondmarbleandgranite.com

Brass fixtures with marble details add a touch of classic luxury.
The two areas that homeowners are most likely to underestimate their requirements are in budget and time space. Many homeowners assume a kitchen renovation can be designed, organized and ordered in a short period of time. Quality trades and designers are often booked 3-6 months in advance and once a project starts, it can take 6-8 weeks to complete (up to 8-12 weeks during the peak renovation season in spring/summer).
Warm gold and pink tones add a soft, feminine touch of glam. All Selections Available from Upper Canada Specialty Hardware, wwww.ucsh.com
Homeowners also tend to overestimate their budget, falling in love with images they see online before really considering what they can afford. It is important to set a budget and then shop around to see what your dream kitchen will really cost. While it may be possible to build your dream kitchen on a smaller budget, it may require compromising quality which will cost you later on. It is important to set a budget that you are comfortable with, be transparent with the designer and contractor about your budget, and then allow them to guide you in selecting options that will result in a kitchen you love without compromising quality. - Tetiana Paratchuk, www.kitchenland.ca

Creative Kitchens www.creativekitchensmb.ca
LQ I like to give customers the most detailed, thought out designs possible. It's always a challenge working around existing architecture such as beams, posts and other odd shaped walls. Finding a way to custom fit cabinets around these obstacles to make them focal points or blend them in so you don't notice them seems to be motivation for me to design some neat looking kitchens. I want Creative Kitchens to be different from other companies so going above and beyond in those ways sets us apart and inspires me to
keep trying new things and spend the time necessary for each project to be unique. CHT What trends are you seeing in kitchen design right now? LQ In our area, two-tone kitchens are very popular right now. Base cabinets and/or islands are usually in a dark wood stain with wall cabinets in a white or light grey. This "trend" started in 2015 for us and is still popular! This past year, we have started seeing a lot of colorful islands which are really fun to design. For those who aren't quite that outgoing but want to make a statement, white cabinets and a marble look alike countertop are choices that don't disappoint and are always a show stopper. CHT What is one common mistake you see
homeowners making when designing a kitchen? LQ This is not so much a mistake but the one thing we wish homeowners wouldn't do is use fillers. A lot of companies out there have cabinets that come in 3" increments only. This means if those cabinets don't fit perfectly between the walls you are working with, fillers have to be used to fill the gaps. This is one big reason to go with custom cabinetry. Cabinets are ordered to the sixteenth of an inch and no fillers are used. Homeowners often assume custom will be more expensive but that isn't necessarily the case either! CHT If you could have a 15 year supply of any one item, what would you pick and why? LQ As weird as it may sound, restaurant garlic mashed potatoes. They don't get better than that!

CHT: Your most recent design in Toronto and the contemporary build in North York (part of Toronto) have been receiving quite a bit of notoriety. Can you tell us why? AFCH: Both are very cool designs. Two totally different styles and yet both are getting a lot of attention. We design about 65% of the homes we build. The Toronto home we designed and the North York home was by a third party architect. CHT: We can tell the level of quality finishes is at a higher level than most homes; consistent with homes we’ve seen you build a decade ago. During these more challenging times, how do you maintain that level of quality? AFCH: We only have one level of quality and that is near excellence. There is no such thing as perfect, but you can come close. So if near excellence is your baseline, it’s a matter of partnering up with the right type of client. We rather build fewer homes than compromise on lesser quality. CHT: That is an interesting perspective. Most of the time we would think the clients are shopping around for builders. Are you saying that you also interview the clients to see if they fit your business model? AFCH: From design to finish of the build, pending upon the size and complexity of the home it can be a 14 to 24 month relationship. It’s a marriage of sorts,
for that period of time. It helps if you like each other and that you share the same integrity, vision, and expectations. CHT: What do you mean by expectations? AFCH: Some people want the cheapest possible build at the fastest possible time line, with the best possible quality. If they truly want that, we tell them that we can deliver two of those three...LOL. So back to your question, realistic expectations are important. A fair price for delivering great quality on time is a reasonable expectation that we hope our clients will share with us. CHT: We have noticed a change in your industry. Many more builders are popping up over the past few years than we have ever seen before. AFCH: There are many guys out there that got into the custom home building business using Daddy’s money; a lot of them have come from abroad and have no formal education or experience in the building industry. They depend on the knowledge of the trades/ contractors to help them get through the build. This usually is a recipe for disaster. CHT: Why is that bad? AFCH: The client is entrusting the builder with one of their most important and perhaps most expensive purchases in their lifetime. They are spending hard earned dollars on an investment that they expect to have the quality capable of being passed down from generation to generation. If the builder is not knowledgeable, then the trades/contractors will not be corrected on their shortfalls, areas of improvement or at times, faulty workmanship. CHT: What projects are you working on now? AFCH: We have two homes that are in the interior finishing stage, one home that is in the building envelope construction stage, we are waiting for a building permit for another home and are in the design stage for a new client.

arting shots NATIONAL DESIGN EDITOR GLEN PELOSO ANSWERS YOUR SMALL SPACE DESIGN QUESTIONS. HOW DO I BEST OPTIMIZE THE SPACE IN MY NEW APARTMENT?
WHAT IS THE BEST WAY TO ADD STORAGE IN A SMALL SPACE?
Start with what is most important to your way of life: do you love to entertain, love television, love the view, love to read, etc - and make your first love the focus. Select furniture that has legs or glass so that you can see as much floor space as possible to make the space seem larger. Do your best to select furniture that has more than one function and make sure you select sofas and chairs with narrow arms or none at all, as wide or rolled arms take up space and the wide arm has the same function as the narrow one.
Go up. If you have a room that is ten feet by ten feet and has a ten foot ceiling you have one hundred sq ft of floor space and four hundred square feet of wall space. If I were to build a cabinet along one wall and it was twelve inches deep, I would consume ten square feet of floor and give you 200 square feet of storage. HOW DO I PLACE FURNITURE IN A ROOM WITH LITTLE WALL SPACE? Float the furniture in the middle of the room. You don’t have to place
everything up against the walls if you have smalls walls. Use an area rug to define the space as opposed to the walls. - Glen Peloso, www.grafus.ca. Click here for more of Glen’s small space tips.
