As Canadians, one thing that we have come to realize recently is the importance of asking the hard questions about where products are manufactured and how the goods that fill our homes are helping fuel our economy. More than ever, homeowners are choosing to shop local and support local artisans, tradespeople and family owned companies. Who says smaller isn't better? Years ago, Nate Berkus and I discussed how trends were moving towards items that create conversations. At the time, we were talking about accessories from other countries. Today I truly believe that, as Canadians, we have begun to see the abundance of talent that exists right here at home. We are drawing inspiration from designer spaces from coast to coast and creating an eclectic mix of styles that represent our great country. (Check out local products and spaces from each province starting on page 94). Each province offers a wealth of design ideas right at our fingertips and as Canadians, we are always willing to help a fellow neighbor with friendly advice. (See tips from Canadian Pros on page 56). For those who have taken the time this past year to hone in on their skills and build their own small business, I applaud you for your courage and strength. Running a business is never easy but know that small businesses are the backbone of the economy and you are not alone. There are many great ideas filling this issue to help you whether you are working from home or trying to navigate through your new venture! (See our Business & Careers section starting on page 80). This entire issue has been carefully filled with curated content that celebrates Canadian style, fashion, products and best of all, people.

AR My favorite plant story is about my first winter with my fiddle leaf fig. First I seriously underwatered it and it lost a bunch of leaves, then it got spider mites, then I overwatered it and it lost a bunch of leaves. I was sure it was going to die! I’ve figured out a good routine with it now, but they’re such picky plants when it comes to their growing conditions. Mine has its own humidifier. I like telling this story to remind people that plants can be tricky and that I make mistakes and struggle with them sometimes too. The houseplant hobby is basically 80% persistence! CHT If you could have lunch with any one person in the world, who would you pick? AR Ru Paul. In interviews he is hilarious but also makes these really profound observations about society, politics, mental health, and gender. I’m a big Drag Race fan! CHT What is one plant you haven’t had a chance to own/grow yet that you’d love to attempt? Amanda Roberts, host of HGTV's Plant Mama web series, is a full-time grad student who is currently working on PhD in political science. She resides in Ottawa with her partner, their cat Artemis and their dog Gordon. Amanda's love for plants began as a young girl when her grandmother gifted her an African Violet. After nearly killing the plant, she brought it back to her grandmother who helped bring it back to life. Amanda aspires to that level of green-thumb-ness to this day. Houseplants have become increasingly more popular with millennials like herself over the past few years. (Which makes total sense as plants are such a fun hobby and a great way to make your home feel cozier too.) Plant care can be really intricate and the amount of great information out there can be overwhelming. With Plant Mama, Amanda's goal is to keep it simple and approachable while still covering all the basics you need to get

started. In the future, Amanda hopes to build on that foundation by exploring niche topics like caring for particular plants or dealing with pests. Reflecting on the first season of Plant Mama, Amanda says the biggest learning curve as an introvert was finding ways to keep her energy up in order to be "on" all day. The entire season, including 6 full episodes and lifestyle b-roll, was filmed on set in Toronto over the course of three days. The key was finding time for things that would give her that much needed few minutes of quiet to bring back her enthusiasm . That included things like reading a book for five minutes while a shot gets set up, having a snack or a coffee, even doing a few yoga poses while the producer adjusts a shot! CHT Do you have a personal favorite plant story?

AR I think carnivorous plants are fascinating and beautiful! They can be a bit high maintenance, so I haven’t given them a try just yet. CHT What is your favorite room in your house? AR I love our living room. It has a big south-facing window, so it gets really good light. My cat Artemis has beds hanging on the window and she's there often. The room is crammed with plants on every surface, including the floor. I actually buy more surfaces to put plants on. It’s a problem but I love it!

Michael Bobula

“Bunny”

Batista

Michael Bobula: I would pick my grandfather, I could say any famous person on earth but there is so much information about anyone who is famous. My grandfather wasn’t famous and I have no information about him except what I remember as a young boy. He passed away when I was very young. To be able to talk to him now would mean the world to me.

Brian “Bunny” Batista, President of the Calgary Allied Arts Foundation and co-founder of the Calgary Underground Film Festival, has always been an artist. In 2017, Brian took a leap of faith and moved into cSPACE King Edward. He spent months creating paintings and amassing studio supplies and equipment in order to open and teach the first classes. The studio has been growing and thriving every since, teaching skill based art through demonstrations, lectures and handson techniques. This approach fuses a Western methodology with the classical model in a refreshing and exciting way. The curriculum is holistic with a goal to increase the quality of fine art by encouraging the proper training of practical art skills. At Atelier Artista, students learn to see in new ways and to improve their skills through hands-on engagement and academic exercises. The studio offers a variety of classes and workshops as well as multiple drop-in sessions with live figure models. Art is for everyone no matter what demographic, skill level, age, race or gender and Atelier Artista is a safe place to discover your creativity. Located in a gorgeous heritage building, the studio is full of inspiring visuals with great light and large north facing windows full of live plants.

CHT: If you could go back 20 years, what advice would you give your younger self?

Canadian Home Trends: If you could have lunch with any one person in the world, who would you pick and why?

MB: Have more discipline in yourself. Goals are just a wish if you don’t have strong discipline. Also, read more books.

Brian Batista: I’d have lunch with Marcus Aurelius or Manly P. Hall. I think both have interesting ideas and philosophies to live by and I’m certain a dinner conversation with either would be incredibly fruitful.

Michael Bobula has worked in the construction industry for many years, taking on a variety of different roles. In 2014, Michael attended a cottage show in Bancroft, Ontario where he met a gentleman who was chopping wood with an axe, creating lumber in the traditional hand hewn method. The gentleman agreed to teach Michael and by late 2016, Michael's passion for this traditional craft became his primary business. A member of the Ontario Wood Association, Michael's goal is to keep the art of hand hewing alive. He finds pride in knowing that every carefully crafted piece is unique, custom and handmade with no prefabrication. Canadian Home Trends: If you could have lunch with any one person in the world, who would you pick and why?

CHT: What is your favorite room in your house? MB: My livingroom has a high ceiling with a beautiful wood beam at the top and a comfortable sofa with a wood burning fireplace. It is an excellent place to enjoy a good book and a glass of wine. www.vintagewoodcrafters.ca

CHT: What is your favorite room in your house? BB: My bedroom is decorated floor to ceiling with my art collection including a wall of all “pink” artworks. www.atelierartista.com

Tips from the Pros

OUR EXPERTS SHARE SOME OF THEIR BEST ADVICE FOR YOUR HOME AND LIFESTYLE!

There is not a single reason to go a penny over budget if you set your budget ahead of time and build a plan that’s going to fit within that budget, accounting for 25-35 percent contingency for things you can’t anticipate. There are two things that cause people to go over budget. The first is not having a detailed plan. If you’re guessing on how much you might spend on flooring but haven’t actually picked the flooring you want, it might not add up they way you planned. The second is making additions to the renovation over time and making changes, such as upgrading materials, which end up costing more and eating into your contingency.

Bryan Baeumler Island of Bryan, HGTV

If you take the time to create a solid budget, plan your design details in advance and enter the project determined to prioritize what needs to be done over cosmetics, you should know exactly what your renovation is going to cost the day you start - or even before!

The term Cosmetic Dentistry is a little misleading because a number of the procedures referred to as cosmetic dentistry are not strictly for cosmetic purposes. There are a number of health benefits that can come from cosmetic dental procedures. A fixed bridge, for example, may be used to correct a bite problem rather than just repairing stained or chipped teeth. Cosmetic dentistry can have both health and psychological benefits because when you look good, you feel good too. It’s been medically proven that smiling can improve your health and help fight disease. A great smile is an important part of your health and contributes to your overall happiness.

Dr. Ed Lowe, Dentist The Lowe Centre

Buying or selling real estate at an auction is the most pragmatic and transparent way to sell a property, according to Bruce Brady, an industry expert. The money and time spent on MLS and showings will only generate offers according to what buyers are willing to pay. The auction system is more transparent. Everyone knows exactly what the offers are and you can see the other buyers standing right next to you! That is why auctions are catching on. In Australia, for example, they buy and sell real estate primarily using the auction system.

Bruce Brady, Realtor Bruce Brady Real Estate

There are a couple ways to approach an auction sale including an MLS assisted sale or straight auction without MLS. Having the right team to aide you through the process helps to ensure your house gets the exposure needed so you can spend less time worrying about selling and more time doing what you love.

With Kitch, you can mix and match a wide variety of styles and finishes for your IKEA cabinets to create the perfect, unique design for your home.

If there is one piece of design advice that I would swear by, it is this. ALWAYS buy quality! It is much better to have less of something that’s great than a lot of stuff that’s not so great. Focus on classic, high quality pieces.

LIVING BEFORE

The original deck at this home in a subdivision of Kingston, Ontario needed to be replaced as it was crudely built and the stairs were not in the correct location. The homeowners contacted Haight's Carpentry, a Craft-Bilt dealer, for an estimate on aluminum water tight decking with glass railings and a partial covered roof system. Realizing the benefits of working with a dealer who was also a contractor, the homeowner decided to team up with Haight's Carpentry to oversee the project which is taking place in three stages.

STAGE ONE

After taking care of designing the project, drawing up plans for the building department and securing necessary building permits, the first stage of the project involved demolishing the deck. New sauna tubes were dug, a new deck was framed and the stairs were relocated. A Craft-Bilt Desert Sand water tight aluminum deck was installed in full 20' lengths with matching stair treads. The deck was finished

STAGE TWO with a glass railing system that features Craft-Bilt's unique hidden fasteners. To create shade for the upper deck, Desert Sand rafters where installed with a Northlander Skyview Structural Polycarbonate roof in a bronze tint. This spring, stage two of the project was on the agenda. This involved turning the space under the deck into an outdoor room that offered an enclosed space the homeowners could use in any weather. The water tight aluminum decking above made this possible without worry about water dripping thrrough the deck into the lower patio. A Craft-Bilt 4 Stacking Window System with a bronze tint vinyl cladding and posts, rims, joists and beams in matching aluminum were used to complete this space! The current deck is absolutely gorgeous but this fall, stage three will involve creating a second enclosed space on the upper deck. The roof will be extended to fully cover the deck and the upper glass and railings will be replaced by a clear sliding glass wall system. This will allow greater flexibility as both the upper and lower areas will provide full shade along with protection from inclement weather and insects. Projects built by Haight’s Carpentry www.haightscarpentry.com; Craft-Bilt, www.craft-bilt.com

This beautiful upper deck and roof were already in place but the homeowners wanted to convert the area into a flexible room that could offer full access to the lower deck and pool area but that also be closed up in the evening to keep insects out. A black aluminum 4 Stacking Window System with trapezoid vinyl panes and accordion folding doors from Craft-Bilt offered the perfect solution. The room offers minimal obstruction of the gorgeous views overlooking the Bay of Quinte in Carrying Place, Ontario. The accordion doors can be pushed easily to the side for a clear view out over the backyard. When closed, the space now offers an outdoor living space that is useable rain or shine, with protection from the elements and pesky insects as well.

trend WATCH

Glasses are seen as a fashion accessory but they don’t just need to look good, they need to be comfortable and work for your lifestyle. Like shoes, having multiple pairs of eyeglasses that are specialized for your different activities will provide you with the best visual experience! Here are some of the top choices in fashionable eyewear right now.

OVERSIZED METAL FRAMES This trend is seen mostly in a thin metal frame in trendy shapes including aviator and square. Think 80s flashback styles! BEST SUITED FOR: Low to moderate prescriptions due to the larger lens size. LENS RECOMMENDATIONS Opt for thinner lenses called High Index. They work really well to minimize the thickness of your lenses and they are much lighter. Thinner lenses look better in thin metal frames like these, especially when looking at your glasses from the side. Add an anti-glare coating. A great anti-glare coating should make you think there is no lens in your frame! Your anti-glare should also include an easy-to-clean layer that reduces fingerprints and keeps your glasses looking cleaner longer.

OCCUPATIONAL EYEGLASSES With so much time spent on devices, there are many lens options to help you reduce eye fatigue. BEST SUITED FOR: Wearers looking for all-day comfort.

ROUND PLASTIC FRAMES

LENS RECOMMENDATIONS

This is a beloved classic style that looks great on nearly everyone. Trending colors range from classic black and tortoise shell to crystal clear and pastel colors.

Progressive wearers, opt for a custom tailor-made lens. Basic progressive lenses are made using pre-set measurements that represent the average wearer and the average frame. Since most of us are not average, premium progressive lenses will be manufactured based on your exact measurements and those of the specific frame you have selected. You will never be able to go back to a non -custom pair after you’ve experienced custom lenses.

BEST SUITED FOR: All wearers due to the round lens shape and thicker plastic frame.

LENS RECOMMENDATIONS Opt for a blue light filtering lens. There are blue light coatings that are applied to regular lenses and there are lenses made from a blue light blocking material. Coatings can be approximately 10%25% effective, while a blue-blocking lens can provide 95%+ protection. A blue-blocking lens paired with a blue light coating will offer 100% protection! Ask about anti-fatigue lenses. There are special lenses made for Single Vision wearers that spend a lot of time reading or on devices. They include a very light reading field (0.50/0.75) towards the bottom of the lens. These lenses will feel like your regular lenses, but will help relieve eye fatigue commonly associated with extended use of devices and extensive reading.

Single Vision wearers, opt for a HD lens. A High Definition lens will give you edge-to-edge clarity and eliminate what is known as the “fishbowl” effect. If you have a moderate to high prescription, you know exactly what this is and shall be very happy to see it gone once you try HD Single Vision lenses.

Hybrid Work Strategies Over the past year and a half, many companies have had to transition some or all of their staff to a work at home environment. As a result, hybrid work strategies are becoming a growing trend as companies realize the benefits of offering a flexible work environment. A hybrid work strategy enables employees to work from home while still engaging at the office for community and collaboration. A recent study conducted by Angus Reed discovered that this trend is growing in popularity among employees with 39% of them saying they prefer a hybrid model while 29-34% would look for another place of employment if a hybrid model was not adopted in their current workplace! Of course, working from home does not work for everyone. According to the experts at POI Business Interiors, there are many things that should be factored into the decision including the home environment, type of work (focus work vs collaborative work), individual personalities (introvert vs extrovert) and the ability to separate worklife and homelife. For

some, working from home may elevate productivity while for others, an office environment may be a better setting. To successfully incorporate a hybrid work strategy into your workplace, POI experts suggest you consider performance, privacy, productivity, flexibility, individual needs and connection! The work from home experience should replicate the office experience in terms of creating an environment that supports individual comfort and wellbeing while enabling productivity. A hybrid work strategy involves working with each employee to create a plan that supports physical comfort and safety, takes individual personalities into consideration and ensures a healthy worklife and homelife balance is maintained. Technology will also play a large part in this plan, from proper lighting to reliable connectivity and of course, virtual collaboration between office and home with software applications that keep everyone connected.

IF YOU’RE THINKING OF TURNING YOUR HOBBY OR SIDE HUSTLE INTO A BUSINESS, HERE ARE THREE TIPS TO HELP GET YOU STARTED! CREATE HUMAN CONNECTION ONLINE By staying in touch with your community online, businesses can build relationships with new and existing customers to help them with their next purchase. Many customers prefer to message small businesses directly on Facebook or Instagram to ask questions about products and for personal support. By answering questions directly and in a timely manner, you can help build positive business experiences.

From Side Hustle

TO FULL TIME BUSINESS

WHETHER YOU’RE A COOKIE CONNOISSEUR, CANDLE-MAKING HOBBYIST OR WOOD-WORKING EXPERT, CANADIANS ARE THRIVING AS WE TRANSFORM OUR PASSIONS INTO BUSINESSES. The last year has challenged a lot of us to rethink or change our line of work. When starting a new business, it’s important to reach your customers where they’re shopping – and these days that’s online. Stand out by building positive connections with your community to create awareness and understanding about your brand’s story and products.

BE DISCOVERABLE Anytime you want to share your latest products or services, be sure to use hashtags and location tags across your social media channels. Ensuring those keywords are featured prominently will help make your business easier to find and help people browse products. Decide whether to use a popular but relevant hashtag or to create a unique hashtag for your business or both. Encourage customers to tag your business on social media to help build community and reach a new customer base.

CREATE A CLEAR PURPOSE Customers are drawn to businesses with a purpose and values they align with. For example, championing a charitable cause, sustainability efforts or promoting diversity and inclusion can go a long way in building deeper connections. Creating a clear purpose, whether it be towards a social or environmental good, can help a small business build brand reputation, and in turn, attract loyal consumers with shared values. Every single one of these organizational resolutions are legally required, and can only be done by a lawyer. Without step two, your business is not incorporated and risks dissolution.

Careers & Business

The second step needs to be completed during a specific period of time or your business may be dissolved, leaving you scrambling to carry out the second step yourself. Rectifying the dissolution can be needlessly time-consuming and expensive, and you will have to start all over again. The common-sense approach is to just consult a lawyer from the very beginning. This will give you the satisfaction and assurance that a capable professional is handling your affairs. You will be at peace knowing that the future of your business is in good hands. Best of all, a lawyer can also handle other legal issues, such as contracts, Privacy Agreements and Terms and Conditions, trademarks, licences and permits, and tax planning.

Incorporation Basics Do I need a lawyer to incorporate my real estate business?

Incorporating your business involves a two-step process.

- Appointing the directors and officer.

Step One: Articles of incorporation are prepared, filed and issued with the Ministry.

- Issuing share certificates to shareholders, specifying the number of their shareholdings, class of shares, and percentage of ownership.

Step Two: Organizational resolutions, which organize the new corporation and issue shares to the shareholders, are prepared. Since articles of incorporation are generally provided to the public for free, you can actually do step one yourself quite easily, and save a ton of money in the process. Step two, on the other hand, can only be done by lawyers. This includes electing directors, appointing officers and issuing shares to shareholders. Organizational resolutions are also prepared, including:

- Confirming fiscal year-end, corporation’s bank, accountant and solicitor. - Providing consent to exempt itself from the requirement to prepare audited financial statements. - Indemnifying directors and officers. - Obtaining an official minute book that houses all of the corporate records.

However, hiring a lawyer to incorporate your business comes with both pros and cons. Keep reading to discover if hiring a lawyer to incorporate your business is the right move for you. What are the pros of hiring a lawyer to incorporate your business? Tax benefits Ontario’s real estate professionals are now allowed to incorporate businesses by setting up a Personal Real Estate Corporation (PREC). Business owners can take advantage of the tax savings and deferrals obtained by setting up a PREC. Non-voting shareholders for tax purposes When incorporating a company, an experienced lawyer will consider the business owner’s short-term and long-term goals and will account for them. A common example is where a business owner wants to someday pay out some of the company’s profits to shareholders without giving them any decision-making power. A lawyer will plan for this, allowing the corporation to make those payments and potentially

issue separate classes of shares. Invest via the Personal Real Estate Corporation (PREC) Your lawyer will be able to help you invest excess cash in incomeproducing assets. Should you decide to invest in real estate, incorporation will allow you to more effectively structure your real estate holdings.

SUCCEEDING

online

What are the cons of hiring a lawyer to incorporate your business? Accounting and legal expense Of course, a lawyer is going to cost you. But, the amount that you will save in tax advantages (and avoiding future fees from your mistakes) will be substantially more. No shield of liability Having a lawyer incorporating the business does not protect your company from liability. You can still be sued by clients or others. Of course, having a lawyer on board will help you future-proof your business and help you avoid being put in situations of liability. Cannot advertise to the public The corporation cannot be known by the public, and so you cannot advertise the corporation to the public. You would have to advertise under a different name. CANADIAN DESIGN is elegant and relaxed. While we do focus on comfort and functionality, the industry is growing and I think we're starting to really push the boundaries.

MY FAVORITE THING ABOUT VANCOUVER is being surrounded by nature, from the mountains to the ocean, but still being able to have the convenience of the city. I always say, it's the only place where you can ski and sail in the same day… which I have done!

LOCATION, LOCAL CULTURE AND NATURAL ENVIRONMENT are a big factor in design. The location always informs the design, whether it's with the materials we are using, or how to optimize the light in the space. Not to mention, we love to fill our clients’ homes with art by local artists. There is so much talent to explore!

I WOULD LOVE TO DESIGN A PROJECT in Montreal, Quebec. Its rich architectural history is something we don't necessarily have here in Vancouver and I would love to get creative with all of the unique design opportunities.

MY FAVORITE THING ABOUT LIVING IN BC is the outdoors! We live in the most stunning province. I am constantly influenced by the colors of nature that are reflected in the incredible beauty of our province. Natural fibres, wood and stone are important for design in BC.

CANADIAN DESIGN is globally influenced design. We are a multi-cultural country with influences from all around the world. LOCATION, LOCAL CULTURE AND NATURAL ENVIRONMENT result in a noticeable difference between West Coast and East Coast design. People love BC for its nature and are concerned about preserving it so sustainable design is really important for West Coast design.

ENTERTAINER’S

kitchen

Photography by Mar n Knowles www.mkphotomedia.com

Designed for a young couple who loves to cook and entertain, this kitchen needed to allow them to enjoy both activities to the fullest. A large island with a bowl sink and dishwasher is just the start. The kitchen also features a professional 8 burner range with a strong but quiet hood, an integrated fridge, freezer, wine cooler and fridge drawer, a steam oven and a coffee station. Every inch of the kitchen is specifically designed to maximize the use of space with a lift for the KitchenAid mixer, a recycling center, a spice rack drawer, a bookshelf, a knife drawer, cabinet pull downs and more. Because the homeowners were not very tall, a ladder was also included in the design to allow easy access to the upper cabinets for storage.

To bring in the couple's welcoming and warm personalities and maintain flow with the rest of the house, three different finishes were used. A combination of paint and wood finishes add character to the space and gives the impression of a "collected look." Door styles were also selected to give a subtle touch of unique personality within the space while still maintaining the modern feel of the rest of the home. Since many of the high end appliances were already owned and in almost new condition, they were reused which freed up budget for extra details like a kitchen faucet that filters water and supplies both still and sparkling water on demand! It's important, when designing your dream kitchen, to think beyond the pretty images you see online or in magazines. A true dream kitchen design should focus on function and organization that is customized to you and how you live. A well-designed kitchen has drawers and cabinets allocated for every single type of item in your kitchen. You do not want to spend thousands of dollars renovating a kitchen to then realize that there is not enough room to store your glassware, or that your recycling bin does not work for your lifestyle. You also need to consider the flow between your work centres, how many cooks work at the same time in the kitchen, how you like to entertain, the size of your These are factors that you need to discuss with a professional so that you end up with a beautiful kitchen that you will actually enjoy using! MY FAVORITE THING ABOUT LIVING IN CALGARY is the mountains and the friendly people. On the whole, we’re a fun and cultured bunch and not the cowboys most people think we are. I'D LOVE TO TAKE ON A DESIGN PROJECT on Vancouver Island (Victoria to be exact). I’d love to design a home that has a view of the water! We are so landlocked in Alberta, it would a lovely backdrop to pull inspiration from.

CANADIAN DESIGN is guided by the imagery and textures found in our landscape, especially in Alberta where views of vast expanses of land and open skies are immediate as you leave the city. This often results in a neutral palette of creams or grays grounded by warm earth tones, ranging from ambers to deep greens or shades of blue. Although we are landlocked in Alberta, blue seems to resonate with many of our clients for its calm and familiar qualities, inspiring a clean yet inviting space for anything from gathering and entertaining to more reflective and tranquil moments. Some of the most popular requests right now are neutral palettes accentuated by bold colors, mixed metal accents, soft textural elements, and the incorporation of bright spaces and natural light.

When we started planning this home, we had young urban homeowners in mind. Building one of our largest projects to date in Calgary’s most sought-after inner-city communities will help provide couples or young families not only a beautiful home, but an urban lifestyle as well. This home offers panoramic urban views from every level of the home which is poised on a beautiful South facing lot with unobstructed views. Multiple outdoor terraces and a walkout basement capitalize on the stunning views of the downtown skyline! This home features over 2,500 square feet of living space with many modern luxuries including an extended 12’ island, built-in ceiling speakers throughout, heated flooring, upgraded built-in appliances, hardwood floors on all upper levels, painted ceilings and extensive custom detailing. Designed with a walkout

basement and an extended rear yard that leads to a rooftop patio on top of the double detached garage, the outdoor space is just as desirable as the home itself! For young urban homeowners who appreciate accessibility and style, the greatest feature of this home is its fantastic inner-city location in the heart of Bridgeland. It is within walking distance to the trendy shops and restaurants along 1 Ave NE, a quick bike ride to downtown, and just a few streets away from major roadways to provide ease of access in and around the city by car. Perched on Drury Avenue with South exposure at the rear, this home was intentionally designed with oversized windows to allow for maximum natural light and incredible city views from sun up until sun down. CANADIAN DESIGN is warm but fresh. Practical yet elevated. Clean but intriguing.

MY FAVORITE THING ABOUT SWIFT CURRENT is the people. Saskatchewan is known for its friendliness and I think it rings true that we’re very friendly here and always ready to help a stranger if needed. It’s been more than once I’ve been offered a full meal before leaving a client’s home. Also, the sunsets here have got to be some of the greatest in the country.

I’M FOREVER INSPIRED BY our beautiful Canadian Prairies. The range of colors in our landscape, even in winter, always amazes me. On the Prairies, we are a practical people. Our clients gravitate toward materials that look great but can also stand up to the demands of life in the Prairies. We’re so integrated with nature here and I see that coming through in my design work with the use of natural materials and a variety of warm textures like linen, jute, wool, and leather.

I'D LOVE TO DESIGN A PROJECT in Quebec City. The architecture is the closest thing to Europe I’ve seen in Canada and I was just dying to poke my head inside one of the little stone row houses with colorful doors and shutters.

CANADIAN DESIGN is hard to define. There are so many cultures in Canada that there is not just one specific design aesthetic. One of the most beautiful things about design is that it is subjective. Everyone has different styles and tastes that are greatly influenced by fashion, trends and climate. These play into the uniqueness of every project we complete.

ONE THING I LOVE ABOUT SASKATCHEWAN is the sense of community everywhere you go. We work with so many amazing people across the province. The prairies, often considered plain, can be extremely beautiful. Our province is so full of color and vibrance, it is known as the “Land of the Living Skies.” I WOULD LOVE TO DESIGN A PROJECT somewhere in the mountains! The different types of landscapes, terrain and color schemes! I would love to do a log cabin. There are so many different architectural and design elements you could incorporate and would need at a different altitude.

OUR LOCATION HAS A HUGE IMPACT on design. We have to keep in mind the climate we have in Canada. In some areas, we get heavy snowfall in winter. This means most of our designs must incorporate mudrooms. Due to our climate, we need this area to store heavy outerwear, large boots and all equipment needed for our cold winters! We have to always design for drastic weather changes!

BEING IN WINNIPEG, there are many diverse cultural influences to take inspiration from and we are surrounded by so many forests and lakes that it is hard not to incorporate some of that into my projects. Having lived abroad for the past seven years, this home had been a rental space until recently. The homeowners decided to completely renovate, furnish and decorate the space to suit their own tastes now that they would be returning to live in the home. Inspired by a tufted blue headboard that the homeowners had fallen in love with, the master bedroom was designed to provide a calm and serene space that the parents of two could retreat to at the end of a busy day. A soothing palette of whites and grays creates a relaxing atmosphere and allows the beautiful headboard to be the focal point of the space. It features a unique shade of blue that adds just the right amount of color for interest but is muted enough to maintain that calm, relaxing feel. Adding a few pops of gold into the design brings a bit of warmth and luxury to the room. The layout features a simple and functional design with a king bed, flanked by two side tables, a comfy accent chair in one corner and a modern dresser in the opposite corner. To ensure a soft and comfy sleeping experience, we focused the budget on the bed. The bed frame and headboard are custom made and finished with high quality bamboo sheets, a duvet cover and down filled pillows that are luxuriously soft. CANADIAN DESIGN can be very different depending on where you live. One common element that seems to be a big influence for us is the climate. We spend so much of the year indoors that we crave a cozy, bright and comfortable space. When we do get to enjoy the outdoors, we are all in!

MY FAVORITE THING ABOUT LIVING IN SOUTHERN ONTARIO is the access to a world class city, with all its restaurants, galleries and culture with unspoiled wilderness just a few hours north. I truly believe we have the best of both worlds. WE RECENTLY COMPLETED A NEW BUILD IN PEI with an ocean view. It was amazing. The client lives here in Toronto so we were able to collaborate with her. She wanted high style but also to incorporate the casual down east vibe. We enjoyed this project because we could marry our usual design sense and also create a vacation retreat for their family.

www.pizzaledesigninc.com

IN TORONTO, we are fortunate to have a global influence, I believe more so than anywhere else in Canada. As a result, our clients are very savvy and expect a high level of design. This also means that design often includes unique touches from other cultures.

#shoplocal Banks VS Private Lenders

favorites

DESIGNER JACKLYNN LITTLE'S FAVORITE LOCAL DESTINATIONS www.jacklynnlittleinteriors.com

“Being labeled as ‘high-risk’ by the banks, doesn’t mean you’re out of options!” When applying for a loan or mortgage, there are many options to discover and it is important to work with the right people who understand your situation is unique and should be treated as such. Choosing to work with a private brokerage or a major Canadian banking institution is your first big decision. There are a number of reasons why potential homeowners are turning to private companies more and more. among those reasons is having the banks label you as ‘high risk.’ You may think your finances are in order and you will qualify for a loan but there are certain instances where it may not be as easy as you thought. There are a few issues that may lead to you being labeled as high risk, some of which could include being recently divorced or even self-employed. A private mortgage company will be able to offer you different loans and mortgages and work with your financial situation regardless of your marital status or occupational title. If you are self-employed, you must be prepared to show documents as proof towards your finances. This may include business credit scores, proof your down payment is not gifted, contractual agreements proving expected income and revenue for the future fiscal years, and much more.

This is why it is so vital to sit down with a trained professional and discuss everything you need to know before moving forward with your loan or mortgage. Another one of the reasons potential Canadian homeowners are turned down is what’s called the Stress Test. The Stress Test involves a number of things, but mainly revolves around the ‘what if’ component of whether or not the borrower can pay off their mortgage if the rate were to be higher. This ensures the major banks that if the market fluctuates and rates need to be adjusted, the borrower will still be able to pay off their monthly bills and overall loan. Many times, potential new homebuyers are turned away due to the fact they can only cover a certain amount. Although that may qualify them for mortgage, if they do not pass the Stress Test, they may encounter a number of road blocks preventing them from obtaining their loan. If you have the money for a mortgage, you should be able to qualify without having to go through the process of a Stress Test or otherwise. Working with a private mortgage broker ensures you do not need to go through this and may still qualify for the loan or mortgage you desire! www.jmsmortgages.com

Benefits of

A Full Time Buying Agent

In this super fast paced, everchanging and competitive real estate buying market there are tremendous benefits to working with your very own full-time and professional real estate agent. Full-time real estate professionals like myself, live and breathe in the real estate market and have their finger on its pulse. We are in tune with the fluctuations in supply and demand and the true value of the properties you may be interested in. Many properties can be under-priced to generate multiple offers or can be over-priced to try to capitalize on the market situation. It’s imperative to have someone dedicated to your success and your happiness, to help you navigate what is a great buy and what is great value for your hard earned money. Working closely with your dedicated, professional full-time agent ensures that your best interest will always be paramount. You will build a close working relationship where your agent will truly get to know you and your family. You’ll benefit from having

someone who knows you, on your side, making sure your hopes, dreams, needs and wants will be remembered and focused on. They will always be available to answer your questions or ease your mind when you have concerns. They will be by your side from your first meeting, to the follow-up after you move in and whenever you need them for years to come!

Stone Sun Pendant by Christy Haldane, Georgia O'Keeffe Studs by Micheline Roi, High Park Signet Ring by Alastair Crombie

Some things to consider when searching for your real estate agent: What are their real-world reviews like? Are they full-time and always available to help me at any time? Are they a volume sales person focusing more on the number of sales rather than on you? Do you feel a great connection with the agent? You could be working together for a long period of time. Ask yourself if a part-time or discount agent can provide the level of service, trust, dedication, time and professionalism that you deserve. Paul Mann, www.mannestates.com

To add functional living space, the charming young couple who own this home wanted to convert the basement into an entertaining area that would include a guest room, workout area and spa-like bathroom. The design needed to utilize the space in the current structural foundation layout but with good flow and functionality. They knew what they wanted and had excellent taste but they were also open to suggestions. This allowed them to work together with the design and reno team to create a beautiful basement that they will be able to enjoy for years to come! One of the favorite rooms in the space is the bathroom. When planning the renovation, the designer suggested a sauna and that inspired the design for the bathroom. A mosaic tile floor and accent details work together with the sauna design to create an extremely functional yet zen like space. While budget was a careful consideration for most of the finishes, the bathroom, the gym and the shiplap wall in the bedroom were aspects where a little more was invested to create a stunning finished look. In the gym, the designer suggested a glass wall which would allow the gym to be separated while still keeping an open, airy feel to the basement. Capable Group Inc. www.capablegroupinc.com

CANADIAN DESIGN is as diverse as our population and landscape. There’s a strong emotional connection to tradition and historical architecture. In new design, it’s a modern aesthetic prevailing, one that is sleek and tailored with natural materials and texture. A mix of traditional and modern is a very Canadian design brief. When it comes to dècor we are all about the mix. Canadians are definitely getting bolder and more creative with their decorating style. Overall, I think Canadian home design has a very strong hotel/resort influence, designed with 5-star amenities and smart technology to boot.

MY FAVORITE THING ABOUT NOVA SCOTIA is the ocean. I love living on the coast beachside, with the salt air, ocean breezes and fog horn. Being within minutes of numerous beaches and hiking trails is wonderful. The coastline is breathtaking and the sea and sky are ever changing. In every type of weather, it is captivating. There is an abundance of heritage architecture that is uniquely Nova Scotian. The lifestyle is simple and unpretentious, with no crowds, no traffic and no parking issues ever! LOCATION, LOCAL CULTURE, NATURAL ENVIRONMENT definitely have a distinct influence on my design approach and aesthetic. I am drawn to natural beauty and I’m inspired by the coastal palette, textures and local vernacular. A sense of place and appropriateness is key to my design approach. I strive for materials and selections that won’t look out of place in their setting or at odds with the local lifestyle. It’s a casual sidedoor culture and drop-ins are the norm. Whether your visitors are still in fishing gear, or show up wind-whipped and soaked, they’re welcomed in to pull up a seat and have a yarn. I'D LOVE TO DESIGN A PROJECT on the north-western shore of Cape Breton Island, near Margaree Harbour, with views of the highlands and the Cabot Trail winding along the coast.
