What a busy day residents from Kings Park in Ferndown had at Monkey World in Wool recently! A great day where they saw monkeys swinging around and sunbathing. They stopped for a picnic lunch in the beautiful gardens and for a bit of a rest as they did a lot of walking. After lunch they carried on to see the orangutans and chimpanzees. WINKWORTH MARKET OVERVIEW 2021 We are now approaching the end of what has been an incredibly busy year for Winkworth Westbourne who have continued to sell more homes in Bournemouth than any other agent throughout 2021. Ben Jesty, Director of Winkworth Westbourne sums up 2021 and what he feels is in store for 2022.

proved to be a busy year and in fact far exceeded even my highest expectations.

“2021 has to go down as one of the busiest and most challenging markets we have worked in over the past twenty years however I can safely say, we have enjoyed every minute of it and it is shaping up to be the most successful year we have ever had. We have been trusted to sell and let more properties than ever and are on target to complete the sales on almost 200 homes for the year and a similar number of rental move-ins during the last twelve months.

Despite the fact that children were to be off school again throughout January and February, people were being advised to work from home where possible and retail and hospitality restrictions were still in place, the vaccination rollout commencing early in December 2020, gave a huge amount of long term confidence after what had been such a worrying and unpredictable year for everyone. The ‘game changing’ vaccine rollout resulted in buyer and seller confidence dramatically increasing very early in January and demand for buying, selling and renting property was hugely increasingly with applicant registrations up 30% year on year for the first quarter.

Following a very strong end to 2020, I was confident that the first half of 2021 would exceed the previous year in terms of activity, price increases and sales with the stamp duty holiday in place until 31st March and pent up demand still spilling over from 2020 however, if the last eighteen months has proved anything, it is just how unpredictable things can be and making any kind of accurate prediction is not easy! Thankfully, my predictions were correct and 2021 certainly

This enabled us to operate in the safest possible way for both our staff and customers, yet ensured our productivity and customer service levels were not affected in any way.

The number of buyers registering with us from London and other large cities has yet again continued to increase this year. We all expected a reduction in activity when the stamp duty holiday was due to end on 31st March however Rishi Sunak threw another lifeline to the property market in March by extending the deadline to 30th June. Furthermore, to smooth the transition back to normal, he doubled the nil rate stamp duty band to 30th September which resulted in huge savings for any potential buyers who could complete their sales prior to these dates. This continued to fuel the market right up until quarter 4 with us agreeing record numbers of sales resulting in an increase of 79% for the same period the previous year. The number of buyers registering with us from London and other large cities has yet again continued to increase this year. The trend in buyers from these areas who are now able to work from home for longer periods or indeed who are just re-assessing priorities, looking to relocate to the South Coast not only for a better quality of life, but also to take advantage of the price gap between London and here has grown more than we ever expected. We firmly believe this trend will continue throughout 2022. With Winkworth having over 60 offices in London and many more in the surrounding areas, our independently owned local offices tend to be buyers first port of call when looking for their next property in our area.

We are extremely proud to have once again remained the number one position for both the number of sales agreed in the Westbourne area and indeed in Bournemouth throughout 2021. Furthermore, we were extremely proud to be awarded Gold in the British Property Awards for Best Estate Agent in Bournemouth (Postcodes BH2 - BH4) having won the same award for lettings in 2020. I believe this is largely down to the professionalism and enthusiasm displayed by our long standing team. We strive to offer a complete and professional service to every client and understand that the future growth of our business entirely depends upon the service we provide. We have also invested tremendously in new technology again this year including our high profile website, a range of targeted marketing using social media campaigns including Facebook and Instagram

and the addition of a large interactive touch screen television in our window at our prominent high street office in Westbourne which has just been refurbished. Predictions for 2022 are going to be tough due to the ongoing uncertainty surrounding Covid, the inevitable rise of the Bank of England base rate and the end of the stamp duty holiday however, I am being encouraged by the number of new applicant registrations we are receiving on a daily basis, even now we are entering the notoriously quiet Christmas period. We are still carrying out a good number of market appraisals with potential vendors wishing to move early in 2022. Despite to the uncertainty, borrowing is still at an all time low with a number of very attractive fixed rate offers available. Even with interest rate rises next year, borrowing will remain low in the grand scheme

Giving Children the Best Christmas For a lot of people, Christmas is about spending time with family, but what happens when children have more than one? If not handled carefully, talk of Christmas can descend into conflict Jonathan Whettingsteel and arguments about where children spend the festive season. Partner and Family Law Specialist Top Tips For Child Arrangements Over Christmas: 1. Plan Ahead. Discussions should be had as soon as possible. That way, if there is disagreement, there is time to resolve it. 2. Child First. A good way for parents to try and reach an agreement, and overcome the desire to spend as much time as possible with their children, is to focus on what the child needs or wants. 3. Compromise. It is always best if parents, who know their children and what is best for them, can find a solution between themselves. 4. No Point-Scoring. Parents shouldn’t try and outdo each other, either in terms of time presents. 5. Keep Records. Arrangements are best confirmed in writing, (an email conversation will suffice) so there is a clear record of what has been agreed.

If you need help If they cannot agree, a lot of parents find benefits in using Mediation. This is where an independent, neutral third party assists in discussing and negotiating through a situation.

The process is voluntary and a Mediator cannot make a binding decision, but if parties can reach a solution a ‘Memorandum of Understanding’ can be drawn up to record what parties have agreed to. In certain circumstances this be drawn up in to a Court Order, but only if it is deemed of benefit to the child. There are alternatives to Mediation. Collaborative Law is where parties sit around a table (or in different rooms if they don’t want to meet face-to-face) and engage in negotiations with the support of their solicitors providing legal advice. This too is a voluntary process and any decision is not legally binding. A couple can also choose to undertake Arbitration where the decision of the arbitrator is legally binding on both parties. The parties jointly agree an arbitrator, (a professionally trained and qualified expert who effectively performs the role of the Judge) prepares paper evidence and the arbitrator then hears from each party before making a decision. Arbitration is often a very effective way of resolving a dispute where the issues are limited or narrow, such as arrangements for Christmas. Practical and on point, to save your dining table from any spillages: “Dress it with a tablecloth and table runner in contrasting colours,” suggests Brookman. “If your theme is gold and white, for example, choose a white tablecloth with a gold runner, and add in splashes of both colours through your accessory choices, such as place settings, napkins, cutlery, and crackers.” Another neat idea for napkins, Jessica Hanley, founder of Piglet in Bed, suggests adding seasonal winter flowers like holly, dried oranges or berries to your place settings, for an extra special touch. “Tie these to your napkins with some natural twine or string, to bring a burst of nature in from the outdoors, and pull your festive tablescape together.” Short on napkin rings or holders? Roxburgh says you can give napkins a really professional finish with a few simple updates. “Firstly, I like to spray mine with a delicious scent that matches the Christmas ambience. Habitat has a Hyacinth and White Birch room spray (£7) that’s perfect, and when your guests shake out the napkin, it will emit a refreshing fragrance. “Then, I handroll the napkins before tying them with coloured ribbon – choose whatever colour best matches your table scheme – and you can even tie on a little decoration or mini bauble.”

“In this day and age, most people have enough matching tableware for a small get-together, but when numbers tend to increase for Christmas, it’s fun to mix it all up. As long as it’s reasonably coordinating, it can look much more festive and not overly formal,” says Roxburgh. However, if you’re happy and willing to “twin your table with the rest of your décor”, as Brookman puts it, then keeping your theme consistent is important. “If you have a red and gold theme running throughout your home, for example, it’s probably best not to contrast it with blues and silvers. Your table décor should be an extension of the rest of your home.” She also says to make sure every accessory adds something to your table, “whether that be personalised name cards, or beautiful statement serving plates”. To create a more pared-back look, Emily Dunstan, home buyer at Heal’s, says to opt for a palette of earthy, natural tones, and focus on building texture to make the most impact. “Add greenery with sprigs of holly, fresh rosemary or fragrant fir branches, to create a scene that all your senses can enjoy,” she notes. “For the dinnerware, keep to a simple white palette and look for hand-glazed ceramic pieces, such as the Nordic Sand collection, which will carry beautifully natural imperfections. Grey Goose Candy Cane Lane INGREDIENTS 50ml Grey Goose Vodka (£30.99, 70cl, Amazon) 30ml fresh espresso 20ml peppermint syrup (available from Amazon) Crushed candy canes to rim the glass. METHOD Crush candy canes onto a small plate. Wet the rim of a chilled martini glass and gently dip the rim onto the plate, ensuring it gets a nice coating. Fill a cocktail shaker with ice. Add the vodka, espresso and syrup, shake vigorously and strain into the glass.

Make your own natural decorations Want to give your children some festive craft tasks in the run-up to Christmas? RHS experts offer four projects to keep the little ones busy. If your children are looking for something to do in the run-up to the big day, there’s a cornucopia of natural decorations they could be making to add eco-friendly interest to the festive scene. Garlands of natural tinsel, willow stars and bowls of beautiful bulbs are all possibilities, according to the team from the RHS’ Campaign for School Gardening.

Many of the materials, such as pine cones, can be found for free in local parks, public gardens or woodland – and seeking out treasures on a family winter walk can be almost as much fun as the crafting itself. “With the school holidays upon us, we’ve put together these low-cost, wintry activities for young people to try, and [they] can largely be done indoors so they’re perfect as the nights draw in,” says Alana Cama, RHS Schools and Groups Programme manager, who offers these suggestions: WILLOW STARS Stars made from naturally-bendy willow or

Then, taking a stem of around a metre in length and holding it at the thick end (which becomes the handle), bend into a star shape before securing the end with string or a cable tie. Leave the stars bare for a pared back Scandi-chic look, or jazz them up by decorating with other natural materials such as leaves or pine cones, stuck on with PVA glue. Hang by cutting off the handle and attaching a length of string or ribbon. NATURAL TINSEL Ditch plastic in favour of natural tinsel to treat the birds, whose food can often be in short supply over the winter months. Wildlife-friendly snacks such as slices of apple and orange, cranberries and stale popcorn can all be strung along a length of natural twine to create an eye-catching garland to hang outside, or even adorn an outdoor tree. Cookie cutters come in handy for creating fruit circles or other festive-shapes before threading on to the twine. To complete, tie knots at each end to secure and, once hanging, be sure to remove any fruit that starts to look mouldy to prevent any harm to birds or other creatures.

BEAUTIFUL BULBS A purse-friendly gift from the children that can help lift people’s spirits during what can be a tough time of year, is a colourful container bursting with bulbs such as daffodils, hyacinths or amaryllis. “Young people will have great fun planting bulbs in pots, which they have decorated, to give to someone special or to a neighbour,” says Cama. For December planting, choose ‘prepared’ bulbs that have been kept in the cold for a period to ‘force’ early flowering once they are grown indoors. Simply add a layer of grit at the bottom of your pot (with holes for drainage), before adding compost and positioning your bulbs. Fill with more compost leaving the top third of the bulbs uncovered, then water a little before giving as a gift. Let the recipient know to keep the container in a warm, sunny spot such as a windowsill and they will be able to enjoy the beautiful colours of your chosen bulbs throughout January and February, a great way to help beat those winter blues. BIRD BAUBLES Help our feathered friends and attract wildlife to your balcony or garden by making a bird bauble. You’ll need bird feed – for example a wild bird seed mix, dried fruit or popping corn – some fat such as suet or lard (kept at room temperature to soften beforehand) and an open container such as an old yoghurt pot. Thread the container with string so it can hang and decorate to give a more festive look. Mix the food and fat together before spooning into the container, pressing down and leaving somewhere cool to set. For a more rustic option, push the mixture into the crevices of an upside down pine cone. Hang outside and watch for the birds to find and feast on it. Stylish reusable Christmas trees and trimmings These fabulous faux festive finds will make decking the halls extra special, says Sam Wylie-Harris. O Christmas tree…! While many of us love the scent of fresh pine needles and thoughts of heading home with a freshly-cut tree, it’s not always practical or penny-wise to have a real tree. Which brings to mind reusable or artificial Christmas trees – and there are some super options these days. Simple to transport, put up and take down and box away until next year, with the added bonus of branches that never droop and a tree that looks as beautiful on Boxing Day as the day it landed on your doorstep, there’s a lot to love. Are there any stand out projects you have been particularly proud of this year? Along with continuing to nurture many existing relationships, we had great success this year with bringing on board some new key accounts for us within the hospitality sector as well as eduction and UK travel with the book of ‘Staycations’!. Also a product that has really stood out for us is the introduction of our ‘Branksome’ bench (pictured right), which we launched at the start of spring and has since become our best-selling bench! This bench is inspired from and is our modern take on a well-known traditional teak classic, which will sit beautifully within any setting. Over the last couple of years with people spending more time at home, the gardens have become a type of sanctuary. Did you notice a difference in what people chose to order? Absolutely! More people than ever were investing in our new and bespoke outdoor furniture options for their own personal spaces. With not being able to go away so much, or as easily, we found lots of people deciding to spend some of their holiday money on things for their home instead. The great thing about our products are, that you only have to buy them once and then – enjoy! The pandemic saw many people take on home improvements themselves. Were you able to accommodate this trend with your material? With recent times being very different to what they were nearly 2 years ago due to the pandemic, our business has too seen the changes in the way people make decisions on how they use their time and so how that impacts what they buy.

R O A D T E S T: F O R D F O C U S S T- L I N E X E D I T I O N – A C L A S S L E A D E R I N T H E F U N FA C T O R L E A G U E Few cars stick in the mind of someone who drives dozens each year; some better than others, and the original Ford Focus was one of the few whose first drive is vividly recalled, from 1998. It was a game changer for anyone who enjoys the act of driving and has meant that every succeeding Focus has a lot to live up to, and rather stiffer competition. The good news is that the Focus is still a class leader in the fun factor league. My test model, a (very) mildly sporty STLine X Edition, provides a slightly lower and firmer suspension with nothing extra under the bonnet, but the Focus can still make the winding road home something to anticipate with relish. Power comes from a 1.0-litre EcoBoost, 3-cylinder turbocharged petrol engine with electric assistance, making it a mild

hybrid. With 155PS - there’s a lower powered 125PS – my test model i s priced at £27,535. Give the car a gentle poke with the proverbial sharp stick and it will fairly gallop along, and it also feels lively and responsive in corners, a lot like that now aged first of the line from the last century, in fact. It passes the benchmark 62 mph in 9.2 seconds and on to a top speed of 131 mph. All this and a combined 52mpg. The generous standard equipment list includes auto lights and wipers, auto dimming mirrors, keyless entry and start, heated seats and steering wheel, power folding door mirrors, heated windscreen, active cruise control, rear privacy glass, wireless charging, climate control, navigation and Bluetooth and power adjustable driver seat.

On a more practical level, the newest Focus has found enough space in the back seat for a couple of lanky adults to enjoy the ride and the boot is plenty big enough for family duties. Ford has, thankfully, kept buttons and knobs for features like adjusting the audio and heating while giving the cabin a touchscreen feel elsewhere. It looks classy enough, if arguably not something to give a Golf a sleepless night. Discreet styling highlights include STLine badging, smart alloy wheels, red brake calipers, a flat-bottomed steering wheel, alloy pedals and red stitching on the upholstery and steering wheel. The ST-Line offers a sporting look without the harder edge of the more performance versions and in the test car’s Fantastic Red paint finish – an £800 extra cost option – looks very classy.

ROAD TEST: S KO DA S U PER B IV – AU TO M OTIVE AC R E AG E! It may come as a surprise to many who have cast doubt on Skoda cars over the years that the Czech manufacturer keeps company with the likes of Peugeot and Mercedes Benz as one of the oldest car manufacturers in the world. Founded in 1895 as Laurin & Klement, now their top-line models, they are part of VAG and produce a plethora of models from eco to equipment laden SUVs. The Superb has been a feature of the Skoda range for some years and in its latest guise has taken on even better eco credentials with plug-in hybrid versions. They are badged iV and use the 1.4 TSi petrol engine combined with a 85kw electric motor and plug-in charging. With a potential pure electric range of 37 miles it’s enough for a commute, and offers three drive modes – e-mode, Sport and Hybrid. You can choose pure electric, hybrid where the car decides or sport where both combustion and electric power combine.

In electric, or sport, it produces very decent acceleration with the benchmark 62 mph arriving in 7.8 seconds, which for a large car like the Superb is impressive. Mated to the 6-speed DSG automatic transmission it’s a relaxing and comfortable drive. There’s space aplenty for all and rear occupants are particularly well catered for with enough legroom for even the tallest person to stretch out. The acreage continues in the boot where you could carry enough supplies for a veritable army.

As with all plug-in hybrids a home charger is an essential to make the most of the electric side of the Superb, not to mention being easier and more practical. For those who feel range anxiety prevents moving to a pure electric car the hybrids offer a very sensible alternative with a combustion engine to increase practicality. Priced from £36,530 the Superb iV range is offered in hatch and estate form and comes with an impressive basic standard equipment list that includes adaptive LED head lights, privacy glass, heated front seats, leather, power driver’s seat, navigation, climate, keyless entry and start and electric heated, adjustable and folding door mirrors. If you need a spacious car, a very spacious car, with all the toys, eco credentials and one which you could drive for hours and emerge fresh and relaxed, then the Superb really does live up to its name. Obvious play on words bu t it has to be done!

R O A D T E S T: JAGUAR XF As car marques go few can match Sir William Lyon’s Jaguar, especially when you consider it started off in Blackpool building sidecars. In its modern incarnation Jaguar is now one of the companies that is leading the charge to electrification. Their aim is to have a completely electric range by the middle of the decade, their start being the critically acclaimed iPace However, my Jaguar drive was the long standing, non-electric, XF. It’s a car that has been around since 2008 and which has seen evolution rather than revolution in its modernisation. Sharper lines, a visually lower stance with a deeper front grille give today’s XF a mean and imposing stance. Finished in metallic grey with a black interior the test car certainly enhanced this look, especially with the external black pack. As always Jaguar don’t stint on the standard equipment and my R Dynamic HSE doesn’t disappoint on the technical or comfort front. At £44,760 it’s somewhat of a bargain in the sector. Although only a 2.0-litre, 4-cylinder engine sits under the bonnet it’s a powerful one that propels the XF past the benchmark 60 mph in 5.8 seconds and on to 155 mph. Add all-wheel-drive and this is

a Jaguar that runs as well as its four-legged namesake, albeit with somewhat more longevity than the big cats in the wild who are sprinters rather than marathon runners. I’m a fan of more traditional, lighter and arguably more British interior style rather than the dark hues present in my test car. That said it didn’t detract from the impressive comfort and quality of the XF’s interior. Not too long ago I criticised the XE and XF for what I saw as a drop in quality. That has certainly been rectified and the XF feels like it is back where it belongs on that side of the quality equation. There’s also a lesson for the digitisation obsessives in car design, it doesn’t have to be complicated and can be intuitive, as the XF demonstrates perfectly.

On the road the XF doesn’t disappoint and despite the mere 4-cylinders retains a commendably refined air. With ride options ranging from sport to waft mode it’s a delight to drive. Rosemary infused roast potatoes

SERVES 5-6 (VG)

INGREDIENTS

Turn on your oven to 200C, add a couple glugs of olive oil into a baking dish and place in the oven to heat up. Place a large pot with water on a boil and add 3 large pinches of salt

2. Meanwhile peel the potatoes and slice in half at an angle. Once the water is boiling, add the potatoes along with 3 springs of fresh rosemary and boil for 10-12 minutes or until your knife can slide through them but with a little resistance 3. Drain the potatoes, removing just the rosemary stems (keep as many of the leaves as possible as they stick into the potatoes when cooking) and place the potatoes back into the pot you boiled them in, place the lid on and give them a couple firm shakes. This helps to break them up and to get nice and crunchy 4. Remove the baking dish from the oven, place the potatoes inside (you should hear them sizzling from the hot oil/dish). Drizzle over a good few glugs of olive oil across the potatoes making sure each is covered evenly, along with a good few pinches of salt and pepper and place in the oven for 30 minutes. 5. Remove from the oven, turn the potatoes so they cook evenly and place back in the oven for 25 minutes. 6. Crispy bacon-basted turkey SERVES 6-8

Pop a sprig of thyme under the skin of each breast, then smooth the skin over with your buttery hands. Place the onion, lemon, bay leaves and garlic in the cavity. 7. Cover the tin loosely with foil and roast for the calculated cooking time. 30 minutes before the end of cooking, increase the oven temperature to 200C/180C fan/Gas mark 6, remove the foil, baste the turkey and return to the oven. 8. When the turkey is beautifully brown and cooked through,

remove from the oven and leave to rest on a warm platter covered in foil for up to one hour. Pour the fat away from the roasting tin, leaving just the juices. Serve the remaining salt mix as a seasoning alongside the rest of the meal.

Festive Red Cabbage INGREDIENTS

1tbsp vegetable oil

SERVES 6-8

1. Heat the oil in a large, flameproof casserole dish, add the onions and cook on a medium heat for eight to 10 minutes, then add the star anise and cinnamon stick.

Ginger and orange-glazed baby carrots SERVES 6-8

INGREDIENTS

1. Bring a large pan of salted water to the boil and add the carrots. Simmer for five minutes

1. Pre-heat your oven to 200C. Carefully slice a large butternut squash down the middle
